I’m not sure why this site has good reviews for this complex but it is absolutely a nightmare. You can find much better in this area for the same price, every bad review you read please take that into deep consideration before moving here. The front staff is incompetent and rude. Nothing gets done in a timely manner. The only good thing about this place is location and it’s not worth it. And Roy, the maintenance guy is the only one on this property that is worth anything. He is the only one that has ever been kind to me after living here for 15 months. Avoid this complex or you’ll end up like me - coming back to try and warn anyone you can at this disaster of a complex.

I don't have an option to give ZERO unfortunately, The management is the worst I ever seen. They will make sure that you should pay for their mistakes. Beware of the stupid charges and these idiots they impose all the charges they suppose to pay on you. The staff is rude and do not give a proper response if you have any concerns. I am moving out soon.
Rent is high for the quality of these apartments. When we moved in the door to our screened in balcony was not the right size. The cracks in the door were not sealed. Causing our a/c bill to shoot up. Maintenance came in one day and put a weather strip on our door to help the situation (the door never closes all the way). We were told a completely new door would fix the issue but that “probably wouldn’t happen anytime soon”. We have ants and occasional roaches coming in the apartment through the crack of our screened in balcony door/ bathroom. They also fine you if you leave trash outside your door too long. We never got fined but our trash was outside for less than 12 hours and we got threatened with a fine if it happened again. Since then, almost every neighbor does the same thing no consequences. We have had to buy our own roach, ant and spider bait and traps. We have complained about the pest issue and pest control will come by and plant baits, but the issue is never completely fixed. We sweep, mop, vacuum at least twice a week (we aren’t messy people). The only positive thing here is the location. Towel rack keeps falling off wall. Walls are thin in bathroom and bedroom- can hear neighbor’s tv show if I’m in the bathroom. Spend $150-$200 more a month and live somewhere you won’t have second thoughts. You can find a much better apartment complex with better amenities, better maintenance/upkeep.

I was initially so stoked for these apartments because they were cheap, near the town center, and near my job. They continued to be cheap, but parking is absolutely a nightmare with tiny spots and they all fill up before 5 p.m. And good luck driving through the complex, because there is literally a speed bump every 300 ft. Also - bugs bugs bugs. Literally an infestation when we were there, between spiders and roaches. Never in my life have I experienced it to that extreme, even in Florida. We have no pets and were not messy individuals, so there were no excuses. The units are just old and have terrible insulation. Don’t recommend at all unless they’re the only option you have, based on price. Also, there is no valet trash. Just one unit all the way in the front of the complex, which also happens to be the only way in and out. I don’t miss lugging my trash in my car every week.

This apartment complex is utter trash. It took us five maintenance requests and over two weeks before they came and fixed our shower, by that point I was just showering at the gym. There is always something broken at this complex and management is never willing to get it fixed urgently. The front office is nothing but incompetent and the office manager should be fired. She clearly was put into a position she has no business being in. The location seems nice until you realize you have to sit in 30 mins of traffic even though you're only a mile away and then you have to drive over 15 speed bumps before you can park 2 buildings down from yours and 6 inches away from the car parked next to you. Don't live here, there are far better places
If you move out you are doomed. They will charge you for everything even though it's not your fault and threten to submit to collections. Apartments are not that great and better places are there nearby town center. Old A/C system and other appliances. so expect to pay at least 200$ JEA on top of your rent.
Colony at deerwood is basically a college apartment complex. I moved in here as I began my doctoral studies. I made a commitment to myself that I would not bother about moving until I defended my dissertation... well, I ain't there yet and this apartment is within close proximity to so many things that I need and want... UNF, Town Center for food and shopping, local public library, expressway, places to worship... all within biking or walking distance. The trash situation almost made me want to move... but the management took care of it about 3 months ago. The trash doesn't pile up like it used to. Parking is better and I reported the lighting situation and all is well now! Maintenance has always been taken care of within 48 hours, if not, sooner. The grounds are nice and the pool is relaxing. There are families here and single people. I recommend this apartment complex for a temporary need that could turn into long term. I have successfully extended my dissertation research time for one year and I just renewed my lease for one year. I may or may not move after completing the requirements for my doctorate. The area is convenient, cozy, pet friendly and priced moderately enough to keep the rift raft out, but not too high that students can't live here. Bottom line: The is a good young family, continuing education living community.Welcome to the neighborhood!
There's always something wrong here. There are not enough street lights, cramped parking spaces and a dangerous road through the neighborhood. Trash at the compactor piles up every weekend and it's disgusting. Management has poor customer service. Issues with package delivery-they can't even give you a courtesy call when a box comes in the mail so they just pile up in the back of the front office and sit there unclaimed for months. Maintenance is rude and unprofessional. Not sure if apartments and buildings are up on all the safety codes (hallway lighting, safety of outlets in bathrooms, etc.) no one goes out of their way to help you with anything. Many units have pest problems. Bottom line is if you are looking in this area there are plenty of nicer apartments to rent in this area.
Rent is cheep it's close to work and it's not that bad. Not resigning but it wasn't bad for a short term thing
Close to the Town Center and UNF, 10 minutes to Beaches and 20 minutes to downtown. The complex is quiet and clean and the office staff is always friendly and helpful. I haven't had many maintenance issues, but when I have the response has been quick. It's a great, affordable apartment, especially for the area.
I love my apartment and how nice the staff are. The area in amazing and I feel safe. Its cozy and feels like home away from home. I really hate to have to move by the end of the year when my lease is up. But I can not afford to live here on my own. My roommate will be leaving so its going to be hard finding a nice safe place.
It's good with lake view and worth it for the price offered. There is a Gym and pool near Leasing office. Very beautiful.
Great place, large and comfy for my roommates and I. Maintenance is always very helpful if needed.
