The college town of Aiken is located in southeastern South Carolina near the Georgia border. It is home to the University of South Carolina Aiken and to Aiken Technical College. The city is roughly 18 miles northeast of Augusta, but unlike its neighbor, golf doesn't reign supreme here -- polo does. Property Ratings at The Colony at South Park Apartments
This is one of, if not the most attractive, apartment complex in Aiken with a great location right off Whiskey Rd. Unfortunately, the management ruined the experience for me. I will start with the cons since I rated them 2 stars, but please read the pros at the end, because there are a few. Cons: - By far my biggest complaint is how poorly maintained the pool was. It looked awful most of the summer, and was frequently closed for deep cleaning on the weekends, when people were actually not working and would have liked to enjoy it. They also advertise propane grills but what they fail to tell you is that you can only use them during the summer, because when the pool is closed for the season the gate is locked and you cannot access the grills. - Trash compactor (which you are forced to pay for monthly) was constantly overflowing. Management threatened us with fines if we threw trash into the compactor, that we are forced to pay for, when it was overflowing. I guess we were supposed to just leave bags of trash in our apartments until they emptied it. - There were almost always immobilized vehicles in the parking lot taking up spaces that could have been used by residents. Complaints to management resulted in nothing being done. - I have seen fake reviews left on Google by the front office staff to boost their ratings. - Management is supposed to work Saturdays but almost never did. - Rent is unreasonable for what you’re getting but unfortunately this seems to be a problem all across Aiken. - Don’t bother emailing the corporate office at BH Management because all they did was forward my complaints to the apartment manager. Nothing got done and I felt like I had a target on my head. Pros: - Nature preserve adjacent to property great for walking. - Maintenance is awesome. They get to service requests right away. - Never had any issues with cockroaches, pests, etc. - No problems with noise and I felt safe. Overall would not live here again unless there was a change in management.

Beautiful location, very nice staff. The apartment is very nice and there is a pool and dog park as well as other amenities. It is close enough to walk to a restaurant and some shopping. Beautiful, quiet location.
Everyone at Colony South Park is awesome. If you have a problem they take care of it very quickly.
I have been a resident at Colony at South Park for over a year and it has been a good experience. While there have been some issues and there always will be at apartment complexes, the communication has always been good regarding these matters. In my experience, the maintenance team is great, usually resolving issues in a very reasonable time frame.
I am so glad I chose the Colony! It is a great place to live! People go out of their way to be friendly and helpful!

The Colony at South Park Apartment is truly a beautiful and safe place to live in. The place is well maintained, the staff are polite and very accommodating, and everything seems to be organized. And, it is conveniently located and close by to a lot of establishments including grocery stores, hospital, dollar stores, fast food chains, gas station, etc. It's like living in a big city, but having the peace and quiet of a rural community.

The Colony at South Park is a lovely place to live, seemingly isolated but actually very close to town, restaurants and other shopping. The apartments are adjacent to the world class equestrian training areas of Aiken with polo and Thoroughbred training within daily walking distance - my favorite part of town. Management is professional, responsive and quite cordial. All the best parts of Aiken surround you yet you are tucked away in a forest atmosphere.
Overall, Colony at South Park is a nice place to live for the price. It is nicely shaded by the trees surrounding the area. It is located near many restaurants/stores etc. The pool is a nice size. Parking has never been an issue. Maintenance is great here, timely and friendly.
The Colony at South Park is a wonderful place to live, from the well kept landscape, to the pleasant maintenance staff, and the always helpful office staff. I recommend it to all of my friends looking to move!
I love living at the colony and this maintenance problem not being resolved correctly does not change my position about being a resident. Ive lived here seven years and this is the first time I have not been pleased with the maintenance staff.

Colony at Southpark is a wonderful place to live. The grounds are spacious and well kept. They are in a perfect location in Aiken, SC. All of the office and maintenance staff are polite and respectful. I would highly recommend these apartments.

The place is beautiful and the service is always super nice and helpful. There are fairly large roaches in our apartment and the trash dumpster is not emptied frequently enough which is why I am giving 4 stars Instead of 5.

We have been looking at the Colony for several months since we knew we would have to move in May. We originally met with Ashley, who was great. We discussed options and getting approval for our rollback to be on the property since we answer calls 24/7. Ashley spoke with her boss and it was okay and would be written in the lease. I officially applied at the beginning of last week and paid the reservation fee. Ashley called and said we would have to put a half month deposit. I told her that I was confused because we had no evictions, no background, and income was more than sufficient. I let her know that I would speak to my husband and let her know. She said to let her know by the end of the day because she was off the next day and wanted to refund our reservation fee if we were not going to get the apartment. I did call back that day, but, as usual, nobody answered.I wasn't really concerned because we were going to go through with the lease, so I didn't need my money back.Friday I received a voicemail stating that if I didn't let them know by end of business they were canceling everything.I didn't get this until 10:30 pm when I got off work.I called Saturday to be told that everything was cancelled and they were not giving me my money back.I let Cortney know that I work 7 days a week between two jobs and that I hadn't received their voicemail until late and that I could come in Tuesday with everything. Courtney said okay.She then informed me that taxes would not be sufficient income proof(Ashley had told me it was).I showed up Tuesday with all requested documentation. Courtney was rude from the moment I introduced myself and wanted to know, and I quote, what my problem was.She told me I'd have to pay all the app and reservation fees again because it had been more than 14 days (it had been 9 at this point).As frustrated as I was, I still wanted to get this apartment. I have three kids and this place is nice, clean, and quiet.Cortney agreed to hold off on the fees and see if she could get them waived. She was supposed to call me back Tuesday afternoon.I still haven't heard anything.I have NEVER been given the run around, mislead, and flat out lied to in my ENTIRE life.I wanted to give you my business, but I will not deal with the cluster that is this apartment complex.Nobody is on the same page.Thankfully, I found a realty company who, in two days time, has shown me an apartment, approved my app, returned every call, and finalized my lease.
We constantly had roaches, although with all our leaks I'm not surprised the bugs were such an issue. There is rarely people in the office and when they are there they can be pretty rude. We had 4 loose dogs run up to us while we were outside in the few months we lived here. Also my car got broken into. The only way to pay rent without a service fee is by person in the office, which gets a little hard when there's nobody in the office.There's also a lot of screaming kids in the parking lot every week day. I strongly suggest looking at your other options before deciding to live here.
The apartments/staff are nice but be prepared for a LOT of screaming kids outside and almost no parking. It is a very convenient location but I moved somewhere else at the end of my lease.
Its perfect! I love it the community is so excepting. The quality of the apartment is outstanding and I hope I would be able to stay here as long as I possibly can!
I absolutely love it here! It's my first apartment, and the staff are so friendly. The vibe, scenery , cost and everything I between is just awesome and it's located right in the heart of everything. I feel so safe and at peace at the Colony.
I love it here! The grounds are beautiful,staff is friendly and professional! The pool and hot tub are kept clean and usable, laundry room is clean and machines are kept in working order! Maintenance requests are handled on the same day as requested and the area we live in is accessible to parks , shopping and cultural events! I love it here!
