As a resident of 4 years, it’s been a rollercoaster ride. Best thing is the location of the community. Management at the location are difficult to deal with at times, but the maintenance team gets things fixed fairly quickly. Units are in much need of upgrades and they haven’t done many. Leasing office is the best looking place in the community but unfortunately, you can’t live in it.
I wish I read the reviews before moving in on such short notice. I’d rather have my family of five crammed in with a relative until I found a safe home to feel at ease. This is the quite opposite. Day 2 and I have killed several bugs. I do no dwell comfortably with roaches. It is going on 4 am and I cannot rest from the huge spider o found crawling in my bed. The office said pest control serviced the home twice prior to my move in. I see now that this issue. I am worried about gas leaks as the reviews mentioned. Breaking the lease and having debt is far better than leaving in this place. I Cannot believe they dont keep this place tidy. Huge DISAPPOINTMENT

This has got to be the worst place I’ve ever lived in , I thought it was just my unit , that has mold in vent , dirty carpet , major roach infestation, the price is ok , however there are places not far from here that are in the same ball park , the loitering is insane , there are speed bumps however to some visitors, as well as tenants they mean nothing at all , I’m sure 1 car was doing at least 40 mph with the radio blasting all hours of the day and night , who wants to work all day then come home to this , I wanted to stay until I saved enough to buy , I cannot take anymore and will be submitting my 60 day notice .. IM DONE !!!
DO NOT RENT FROM THIS PLACE Reasons 1. Drunk maintenance guys enter home whenever they feel like, looking for God know's what (caught on video camera) 2. Water in bathrooms run constantly never fixed and water bill is high because of it 3. Gas company red tagged the furnace for it's liability to cause a fire, maintenance man stole tag and started furnace anyway. 4. Bought a radon detector (apartment did not have one and all batteries in smoke detectors were dead) and it kept going off every time I used heat. 5. Houses are leaning, roofs are constantly leaking (apartment flooded twice). 6. ROACHES ROACHES ROACHES ROACHES, SILVERFISH 7. Maintenance guys come and put a piece of paper that says terminix but terminix never comes...again caught on video. 8. DRUGS DRUGS DRUGS DRUGS 9. Staff has no idea what they are doing. 10. Rent from anywhere but here. 11. TRASH always piled up entire place stinks 12. Animals living in the roof for the entire time (1year). Heard them every night roof was starting to cave in when I left. 13. Mold in bathroom ceiling floor and God knows where else. 14. Bottom of the Bottom...its not worth whatever money you think you are saving. If you are in dire straights and have bad credit and no other choice still don't rent from this place. YOU WILL REGRET IT.
Just moved in a couple months ago, started having problems with roaches days after move in. The maintenance called the terminix man who left a small roach trap box in the kitchen. After a week the box had about 10 roaches trapped, but after a month the box was filled with over 75 roaches. Even with the spraying and the traps, roaches still crawled in our kitchen and on the walls in the living room. The neighbors wanted to form an alliance and go to the leasing office to form a formal group complaint, however they ended up moving out shortly after. There was never a time when it was safe to cook or have company over and after moving found myself worried that the roaches may have traveled with me in my furniture.... There were so many issues but this alone is why this place is uninhabitable at best. Please take this seriously and I hope this helps.
Roach infested and they think just getting Termix to spray going to help them go away. Downstairs be freezing cold and upstairs be 100 degrees with the AC on all day at 60-65 degrees. Nothing gets fixed correctly after maintenance claimed they have fixed it. Their turnover must be horrible because they are always new agents and property managers. They are horrible with keeping you informed about anything going on in your home after you call about an issue. I have to constantly call corporate because the leasing office just writes down your problems, they do not clean the neighborhood daily, nor empty the garbage compactor daily. All the houses are old, rigged with old paint jobs, and rusty.
This apartment complex refuses to receive packages from USPS. It is horribly inconvenient, and really decreasing my quality of residence. I spoke with the post office and it was the decision of apartment management to no longer receive these packages. 0/10 do not recommend.
I have lived here for nine months and since day 3 of my lease have had roaches in my kitchen. Since my home had so many entry points they just had a field day getting into my home. The entire building is infested, which was obvious to everyone except apparently management who despite several visits, walkthroughs with Terminix and time away from work still cant seem to make a plan to treat my building. Floors are very unevern, tiles and walls are patched with cheap material as stated in a previous review. The fireplaces they sell you in are incredibly drafty to where you really need to purchase a cover and space heater in the winter. Air and cooling is horribly uneven so one side of the room is frigid and the others are 80 degrees. I'm absolutely disgusted with their inadequate maintenance and have allergies to roaches, have made this clear several times and as of today and still waiting for the THIRD building manager and/or regional to contact me yet again about their plan to fix this building. Hello...its infested. What is there to discuss again? Rent is low for a reason, avoid this place.
These apartments are great for the price, considering the location. The buildings are old (not a fan of the analogue thermostat), but maintenance is usually very prompt in resolving any issues. The garbage collection is an issue - the dumpster is very often ignored and overflowing. It really needs to be cleaned up more than once a week. Open parking so you can park anywhere, which I like, compared to Two Blocks which boots your car at the earliest possible opportunity. Lots of speed bumps on the way to Buildings 30, 31 ... and I understand the purpose, but they get really old really quick. The lake itself - lake ridge, is small but nice. There are quite a few geese and turtles that live there, a good spot to chill out. Also, you get direct access to the fantastic Brook run park, which really is the best feature of this place.
Dont be fooled by the kindness and such you will get when trying to see the models- as these people are nothing more than sales people who dont give a crap once you move in. Upon moving in, I had a gas leak (which there is no doubt that maintenance & office did not smell it prior to putting me in that unit).I continued to smell gas for the remainder of the time and constantly called ATL gas & Light. They also found a gas leak in the stove, and in October 2016, the hot water heater busted and poured all over. No maintenance staff lives on site in this dump. They didnt tighten water heater & there was another gas leak. The carbon monoxide tunnel that is in the closet was not put together so was inhaling carbon monoxide as well as gas for almost 2 years. TRUST me, the neighbors surrounding me and in other units on the property have had gas leaks also. On to the bug issues- ROACHES & mice poop were there when I moved in, and were still living with me when I moved out. TRASH 1 dumpster which they claim the motor breaks, however, lived there almost 2 years and I had to dodge rats to take my trash out everyday. Exterminator does nothing- you are paying for nothing. These units are very large. They are very old and not up to code. Bedroom roof leaked & their solution was to paint over the stain. MOLD everywhere in the units in the sunrooms and in the vents. A bunch of hay is placed down instead of planting grass. There are no sidewalks kids have to walk in the street. DOG POOP everywhere! Pool- FILTHY on an EVERYDAY basis throughout the summer. Maintenance lie, they dont fix things. They put a bandaid on it. Maintenance is not friendly & they all are pissed off when they have to actually come out to fix something. The kitchens are outdated and the appliances are from the 70s, possibly earlier. Billing- "YES ENERGY". You have to pay whatever YES ENERGY tells you to pay. In addition, they charge $7.50 to send you a bill as an "administrative charge .They are charging you $100 a year to send you a bill- the sewer & water is overpriced. The AC runs about $300 a month that is keeping it on 78. I didnt have any problems with crime, it was quiet. If you want to live in gas leaks that are never corrected, with roaches to share your food, or if you want to live on a farm with hay all around you and a fire hazard, then this is the place. If not turn the other way, dont let the square footage attract you- because these apartments/townhomes are death traps!!!
The layout of the apartment is great, but whoever remodeled the apartment needs more training. The floor is lumpy and the ceilings are uneven. The materials used in the remodel couldn't have been any cheaper. I think that I might have to declare war against the bugs in my apartment. But once I contact maintenance to have all of the problems corrected, I will be OK.
