Property Ratings at The Columns at Pilgrim Mill
If I could give it 0 stars, I would. The appliances in the kitchen were ancient and inefficient, the plumbing was leaky and prone to issues, maintenance was slow to respond to requests, and the heat pumps aleays caused condensation on the cheap windows. It almost made paying their egregious $1,300 early termination fee worth it. If after this you still think it is worth living here, this is my advice: document, document, document! They will try to blame you for any issues 3ven uf you did nit cause them. Take photos of every cubuc jnch of your unit and patio so they can't blame you.

If you want to feel less than human when making reasonable requests at your apartment complex, this is the place for you. If you value a clean and safe living environment… look elsewhere. I’ve been here 3 years and it’s gotten worse and worse each year as the rent continues to increase each year. Brian is great, Allison is hit or miss and Lacee is TERRIBLE - she gives the absolute worse service I have ever received. This apartment complex just needs to close down.

To start with the parking is terrible, especially for visitors. The only visitor parking is near the entrance gate. My friend's apartment was in the furthest building from the entrance which leaves a guest with a good hike. A miserable hike in bad weather. The black mold in my friend''s apartment was the worst thing. I helped him move his belongings to his new home and saw the mold firsthand. The mold was crawling it's way up the walls from the baseboard upward about two feet. It ruined anything that may have been touching the walls. When my friend reported this issue to management sometime ago, their response was to spray the walls with Clorox. Clorox will not kill or contain black mold. Management also asked if they had been drying the condensation off of the windows. I don't think that condensation on the windows is going to cause a mold problem across the room to the far wall. I think the apartment building has a moisture problem seeping up from the concrete slab that the building sits on. It doesn't appear that management wants to accept this and spend the funds required to resolve the issue. They seem to want to camouflage the problem. I'm glad my friend moved his family to a new location. It's no place to raise a family.
PLEASE READ THIS REVIEW CAREFULLY IF YOU ARE CONSIDERING THESE APARTMENTS..FOR THE SAKE OF YOUR HEALTH AND THE HEALTH OF YOUR LOVED ONE-STAY AWAY FROM THESE APARTMENTS... These apartments have been by far the worst we have ever lived. And we have been renting for the last 9 years in 3 different states.. I'm writing this review as my last attempt to settle the matter before i pursue a legal action.. We all know that any landlord is required by law to provide proper living conditions for their tenants, free from health and safety hazards, often referred to as an "implied warranty of habitability"..For the last 2 years my husband , myself (now pregnant) and two kids have been living in an apartment contaminated with "BLACK MOLD" known as "Stachybotrys chartarum"..As a result my husband has been diagnosed with Acid Reflux and had 3 endoscopies over the last 2 years, lost days of work, my kids constantly having headaches, and we lost furniture, child car seats, and luggage... My husband is in drywall and painting business. He knows from experience that drywall that has been compromised by the mold you must replace it or it will come back..Instead of taking our problem very seriously, they keep telling us to wipe out our windows (which is not why i'm paying full rent and mentioned in the contract) One day last week while we were gone they came without ever warning us or asking permission and sprayed concentrated clorox all over..As soon we walked in, we couldn't breath and had to spent that night at my parents house.. Below are attached pictures from our apartment. This whole thing has been the worst nightmare. We are feeling drained, frazzled and simply put exhausted. We have never had so much fear and anxiety for our health than right now.. No matter who you are, no matter where you come from or what you do for living, NO ONE deserves this.. NO ONE EVER DESERVES this treatment..
If I could rate it lower I would. This company punishes everyone who comes to visit their family/loved ones because they didn't plan before hand in putting a complex above swampland where there is no possible way of expanding parking. They attempt to rectify this in one way by selling reserved spots which just get parked in by the visitors because they only have 15 spots for them anyways or go park and Kroger and walk a mile I guess is their idea...not sure if they are capible of thinking to be honest. If you are thinking of moving here then don't because truthfully there isn't any room for anyone else as its already past full capacity. They shouldn't charge such a premium price to be so under accommodated for in certain areas.
Just moved out after 17 months. Rented because we were building a house. Had to extend our 13 mo lease by 4 months because the house wasn't ready. They increase the rent by $260 a month for the additional 4 months and when we only provided 46 days notice they charged us an extra one month rent to go month to month and then prorated us for pet fee, utilities, and 27 days we were NOT there. Plus they were able to rent the unit because we vacated 10 days before our lease expired. No parking available unless you pay for reserved spaces. There are literally not enough spaces to accommedate the number of apartments if each apartment has two drivers. You come home late on a weekend you'll park outside the complex or get your vehicle stickered. They are very quick to repair things and email you "how did we do" for your feedback. They don't email about regular maintenance. They fail to email you notice of when your 60 day end of lease is coming up so they can stick it to you in extra fees. If your rent is one rate ou will pay an additional $25 - $80 a month in additional fees for water, trash, pet, pest control, etc. I've never been fee'd so much in a rental situation before. There are literally doggie poop stations everywhere but the doggie poop is everywhere and not enforced so you cannot walk anywhere without dodging poop. The children cannot run without being in poop. The grounds are horrible. The management changed three times while we were there except an older lady that was nothing but rude and knew everything - although she was wrong most the time. Gutters hanging off the building. Nasty stairwells. Grounds were not landscaped nicely. This was the worst apartment complex we ever lived in. Black mold in the windows - all of the windows. I could go on but why was you time or mine. Don't rent here unless you have no option. Live in yor car.

We'd like to better understand what happened and how to make things right. Please reach out to the leasing office if you would like to discuss further.
3 bedroom, 2 bath. Large closets, plenty of floor space. Pros: Master is separated from the 2nd and 3rd bedroom. Acceptable counter space in Kitchen. Nice alcove large enough to fit almost any big screen TV. 2nd and 3rd bedrooms are quite reasonable. Conveniently located next to GA 400 and Lake Sydney Lanier. Nice pool & common area facilities. Easy move-in access to higher floors. Stairs are straight so there is no zig-zagging for furniture. Each apartment has a nice patio area outside of front door. On-site courtesy officer routinely walks the premise watching for suspicious activity. Offer garage availability for an additional fee (starting $125 /mo). Schools are awesome: Chatahoochee Elementary and Little Mill Middle School. Cons: 1) Broadstar TV (Dish reseller) service is very expensive and their customer service and installation is incompetent. 2) Internet speed was acceptable through same Broadstar provider. 3) Columns Complex is not electric-car friendly at all. 4) No security system capabilities. 5) strict vehicle policy - two car maximum
Overall a great place to live. I have been here about 3 weeks now and so far the only negative thing would be the parking. Seems like there's not enough spaces for the building im in. If I get home late I have to park away from my building and walk a good distance. It can be frustrating sometimes. Other than that its been great. It's a pretty quiet place and the people here are really nice. The staff was very courteous and professional. They were also very quick to respond to a broken garbage disposal in my apartment when I first moved in. The apartment itself is very clean and the grounds are well maintained. So far I have been pleased with this place and would recommend it.
