Property Ratings at The Commons at Drum Hill
I was visiting a relative that lives at this complex over the weekend. The hallway smelled of dog urine and that evening when we went out to dinner the marijuana smell in the hallways almost knock me over. The walls are paper thin and I heard the people upstairs talking and a dog running and your car gets broken into at night. I encouraged my relative to start looking for a safer cleaner place.
The apartments here were a good, safe place to stay. There is nothing really bad about the complex, but there wasn't really anything setting it above the rest either. The major issue we had was the pricing upon a renewal. It had gone up almost 25% more then what we had paid the previous year. The justification was they calculate the value of the apartment at what they call "market value" on a daily basis but they were unable to show any numbers behind this meaning nor would they show the new daily values. As someone who works in finances related to homes, I've never seen such an increase in my 20 year career, making it seem a little suspicious. Assuming all good intentions, it is still a VERY luck-based renewal process. As a comparison, our neighbors received a new rent rate about the same as what they had the previous year, maybe a 2% increase, and they had only renewed a few weeks prior to us. The apartment we were in was the same size, just different floors. When we first moved here, we were told that the company would work with us if we would struggle with our renewal rate as they care about keeping their tenants. This did not happen at all and unfortunately the person who got us into our apartment no longer works here. This activity is borderline dangerous and completely ruined our impression of this complex. For future tenants, ESPECIALLY those with families, think about how stressful the moving process is and then take note that you will be doing that after only a single year at this complex.
Commons at Drum Hill is a great and convenient place to live. All floor plans here have an efficient layout and offer plenty of space. The finishes are updated and sharp looking. All units offer a balcony and third floor units offer vaulted ceilings! This is a pet friendly community so if barking dogs bother you this isn't the place for you. If you have an animal there is plenty of grass and walkways to go for a stroll. The staff and maintenance is very laid back yet very responsive. I've definitely found it to be a happy medium and have had no issues. The reason I did not give this complex 5 stars is because its lack of amenities. Although there is a "clubhouse", it only boasts a small living room, a small kitchen, and a small fitness room. Compared to apartment complexes of similar size and price, this one is at the bottom. No activity space to reserve for parties, no television, no business center, no game room. There is however a nice pool area but in order to bring guests you need to purchase guest passes (additional $25 each). Also, parking is easy and plentiful but there are no optional covered spaces. There is also no additional storage available for rent.
