My main issues are related to the additional fees and "sluggishness" of maintenance requests. Whatever prices you're seeing for rent, be prepared to add a minimum of about $87 on top of your monthly rent due to mandatory expenses like Valet trash pickup, etc. This does not include any fees you would pay for pets or assigned/covered parking. Aside from that, they could be better about being timely and receptive to issues in the apartments for maintenance request. The laundry machines don't work - we use an outside laundry mat. I'm a bit frustrated because these are part of the reasons why I chose these apartments to begin with. It's not a terrible place to live (not at all) but the other apartments down the road are better competitors for the price. I'll update this post once these issues become resolved (if they ever do).

Criminal activity goes on here every night and the office does not care! They stole my truck on 7/12, and my neighbors truck 2 months prior. The office does not care to hire security and their gates are always broken and stay open all night. Do not move here! They do not care about their residents safety. 3 months prior to stealing my truck they broke in to my truck, I informed the office and they did not care.

I’ve been here for about 4.5 years and there have been multiple management companies and the rules and enforcement just get more and more lax. I’ve had it, I’ve talked to multiple managers including the current one Vanessa. Between neighbors grilling on their porches when it’s a fire code violation, a shooting where someone was murdered a few years ago, I’ve personally had to call the cops. The trash pick up gets skipped randomly, walls are thin so we can here constant stomping fighting, dogs and children running across our ceiling. We see ambulances and cops on the property at least 2-3 times a month. This place is horrible. We have reasons beyond cost that might make us stuck here a little longer but seriously think twice about moving here. This place is horrible and the staff won’t even attempt to remedy this stuff. I shouldn’t have to be treated like I’m a nuisance for bringing this stuff to the attention of the property office. I send a lot of emails with pictures of proof of my issues. I’ve recorded the noise problems in the past. Yet I even called today about the new neighbors and their dog barking all day and the office staff was just saying they have permission for the dog so I guess the staff doesn’t care that people have noisy pets now even though this was not the case when I moved in. I can’t wait till I can leave this place.

DON’T TRUST VISITORS PARKING UPFRONT BY LEASING OFFICE! I came to visit my Fiancé for A few days, had my car literally parked right in front of the leasing office came back to my car today to go home and ALL 4 of my TIRES AND RIMS were STOLEN OFF OF MY CAR! I had wheel locks on my car too and that still didn’t help from getting my rims and tires stolen. My fiancé went into the office to notify them to review the camera footage. Paul in the office told him that we needed to file a police report, I called the police and had an officer come. Paul was of no help at all he said that the cameras only faced the door and front entry way. Which is a LIE because there is a camera on the top left front side of the building with my car with in range and view. Office was not of any help at all, didn’t apologize for any inconvenience and was not very helpful. The office wouldn’t show the Police Officer the footage. I wouldn’t trust having friends or family to come over and park in their parking lot they might get their tires stolen! I filed a police report, I don’t feel safe visiting these apartments anymore. Thank goodness my Fiancé didn’t renew his lease and will be out of these apartments soon! Overall I DON’T RECOMMEND anyone to move into these apartments because if this could happen right in front of the leasing office, I could only imagine what could possibly happen or has happened to residents vehicles in the back. The gates don’t keep people out when they are messed up and not closing half the time.

Despite raising the rent in a pandemic, they can’t seem to get anyone to open the pool.. been going on for months- for those of us trying to stay home, the pool is the only place good to enjoy while distancing! So annoying!

Llevo viviendo en este condominio desde el año 2016, si sacan cuentas 4 años y algo, durante ese tiempo hemos pasado por muchas gerencia, unas buenas, otras malas. Pero esta última sin lugar a dudas es la peor (Roscoe Property), ya que no resuelven los problemas, decidí que es mejor públicamente compartir la situación actual que se vive aqui, desde hace ya un par de meses tengo la nevera rota ha venido ya varias veces mantenimiento hasta que la final dicen que la van cambiar, a causa de este problema he tenido que botar alimentos ya que se me han echado a peder. Desde hace tres semanas estoy esperando que la traigan y aún nada. Las escaleras son muy oscuras ya que las luces se funde y nos la cambian. Estamos muy descontentos, esto nunca había pasado.

Vivo aqui por mas de 4 años y la Gerencia a cambiado en varias ocasiones, esta gerencia de roscoe a dañado el cuidado de sus clientes. El gerente de hoy dia solo se limita a cobrar su dinero , ya que para atender las necesidades básicas como la emergencia de mantenimiento para eso el no sabe trabajar, ya que permite que operadoras como Kristy responda a un telefono pero no se ocupe en su trabajo, dormimos una noche sin aire acondicionado a 80 grados gracias al trato irresponsable de esta gerencia y su operadora Kristy, ademas de llevar mas de un mes con la nevera rota , dañando algunos alimentos, no recomiendo un lugar que diga ser luxury y parece que se vive mejor afuera en la calle, esa fue la recomendación que nos dio kristy que durmieramos afuera para una mejor ventilación y nunca e tenido un pago atrasado en 4 años y asi nos tratan

The pool isn't open when it is supposed to be open even through the restricted covid hours. The weekends, the pool either doesn't get unlocked at all or unlocked very late and closed early. you pay extra for the amenities so it is not fair for them to not be available especially during restricted hours. Apartment has roaches. I keep seeing baby roaches and they only come to spray kitchen and bathroom when requested. The doors has gaps in them so its easy for insets to get in. Ants and any other pesky insects easily obtain access to your apartment. The walls are thin and you can hear your neighbors, so its best to get a corner apartment. Getting someone on the phone isn't easy neither. The emergency maintenance person is terrible, rude, demeaning and needs to be fired.

We here at about seven months ago and it's simply I called a home . It's very lovely place the management and the stuff are very good and friendly when we ask them about any thing they try to do it as soon as possible to us and every thing in the complex is very clean because they take care every single detail . About my self I recommend this place of living for a long time .

I applied after midnight. I received follow up on my application really fast- right after 8am the same day. My application was approved and I was able to move in the following week. Great experience overall. Things were being handled very promptly and courteously by Amanda.

It is now 3:15am. I requested maintenance service about 10:00pm last night to unclog the toilet AGAIN! The answering service called them again and was told to tell me they will be here "first thing in the morning". Now what time is that??? I had to leave my apartment at 3am to use the restroom at the fitness center!
We will not be renewing our lease here. This place will charge you an outrageous fee for every little thing! Bring your trash can inside at 9:30 instead of 9-$100 fee. Leave a kids toy on your patio-$100 fee. The maintenance guys will literally stalk the apartment grounds looking for reasons to charge fees for people like they have nothing else to do. We also got a notice that our car would be towed if we didn’t renew our vehicle’s state registration within ten days and it was the same month the registration was up! But the main reason for this review is that my grandmother’s vehicle was towed from outside my building after TEN MINUTES while she came inside to use the restroom and I got my toddler changed, as she was just picking us up. It was a Friday afternoon around 1 pm and the parking lot was empty. My husband and I pay for two parking spaces and he was at work with one of our vehicles, so technically I pay for the open space she parked in. There were dozens of open parking spaces and she was not in a reserved covered parking space or blocking anyone else’s apartment. The front office person I spoke to was very rude to me and acted like she had no idea what to do to get her car back. I was told that she had to park all the way at the front office because there is no guest parking inside the complex and I would’ve had to either walk with my toddler to the front (I live all the way in the back of the complex and that is a 15 minute walk) or she would have had to walk to us, and she is a senior citizen! So for the ten minutes she was parked out front she ended up having to pay over $200 and go through the whole mess of getting her car back, and she inconvenienced NO ONE. I spoke with the front office in length to get information about getting her car back but when I later spoke with the supervisor, she informed me the front office staff all claimed they knew nothing about this incident which was a lie. There is NO guest parking and if you have visitors they have to park at the front office and you either have to go pick them up or they have to walk about 10-15 minutes to get to your apartment. The parking lot is crap and even though we pay a couple hundred dollars for two parking spaces, if we come home after 8 pm there is no parking and we are also forced to park extremely far away or all the way in the front office parking, yet there are dozens of empty covered parking spaces you can pay $100 extra each month for.
They have been several shootings and nothing seems to get done. For the prices we pay I would think they would have security to make us feel safe. I honestly feel like we are living at some low income apts when it comes to safety. My daughter and I feel like we have to carry a gun around just incase we have to defend ourselves. The pool is great and they have great security there but not where they need it the most which driving around the complex. I have been there for 1 yr and there has been 2 shooting and a lady got ran over.
ROACHES!!!! CENTIPEDES!!! SPIDERS!!! WORMS!!! CATERPILLARS!!! This place is a set up, within the first week of moving in, all these little and HUGE critters visit my first floor, "newly built" apartment daily. There is a MASSIVE roach infestation that is unbeatable, they even travel through the vent(which I have witnessed 4 consecutive times). The management chose to blame me for the problem, even though the problem existed before I moved in and addressed to them. I am afraid to enter my own kitchen; its a war zone between the roaches and I. The doors are not completely sealed so every morning there are new invaders in my household!
Great Staff and the price is unbelievable. Very Affordable and a new apartment.

First of all, I like to say Kiana was a pleasure to meet. I went in to tour the place and was sincerely welcomed by her. She was not pushy but informative. She gave me all the need to know information. The place is a great space for the price point. It has all the upgrades you would expect in a higher price point. The experience as a whole was very enjoyable. The apartments are great! I am not a resident as of yet to fairly rate the apartments on other categories...

Today I visited the complex and had the best experience ever! My first mind was to skip the complex and find something closer to my boyfriend's job but he suggested that we take a look anyway. From the time we arrived until the time we left, we had great service. The staff was the most awesome, nice, funny, and considerate people you could ever meet. We went in with a budget and he made sure we stayed under that budget.If you are looking for a great location, with great schools and easy access to everything I recommend you go check out this complex!!!

The current staff is very rude and unprofessional!! I had to wait an hour just to get a copy of my lease and still haven't gotten it! This is the second time my AC unit has went out in my apartment so I called maintenance because it was deemed an emergency and I was told that he don't come out after 8pm and I'll just have to suck it up until morning ! I hung up in his face! The pool rules sucks ! It's ridiculous how trey treat people here. The parking of course is also horrible ! I feel like that they have just thrown these apartments together any kind of way because the quality of them is horrible! So please think twice before even considering these apartments and if you're anything like me I take reviews very seriously !
Going on to be a year living here. Amenties are good. I feel safe living here. I haven't had issues with the pool business. However, i do have a BIG issue with the roaches in the apartment. There is a huge infestation. Its so fustrating more bc i have a toddler. I took a tour to see a unit in the newer side to see if i was interested in upgrading & i even saw a roach or 2 that were dead on the floor. I know there may be a roach here & there anywhere you may go but that was just a red flag & i didnt want to take the risk. I had pest control come a few times and if anything prob got worse.. Thank you commons at Hollyhock for my temporary home & i pretty much love everything else. Just not good with the roaches- and yes the parking is okay. If u dont get here before 8 u will walk long ways to ur apt.
The recent "enforcement" of the rules for the community pool at this complex has past ridiculous! There are off-duty Sheriff's deputies who approach every person/persons entering the pool, requesting your name and apartment number! These off-duty officers are on-sight from pool open to close and enforce these ridiculous rules! You are allowed 2 people per household, if there is only 1 person on the lease and there are there are NO EXCEPTIONS! You must STAY with your guests, regardless of age and they have to leave when/if you leave! Myself and two friends watched just yesterday (07/02/2017), from my balcony that overlooks the pool, several head-count by deputies and those with more than the "allotted number" in their party, were turned away! It was hurtful and shocking to watch these families with small children be turned away from enjoying an amenity they pay their hard-earned money for! My friends were so disgusted, they didn't want to go to the pool. This left me embarrassed and unable to explain this absurdness. For the few who had more guests than allowed and decided to stay, they had to literally determine which persons they had to send back to their apartment! The irony to this rhetoric is that anyone with a car can park anywhere they like; if you get home, on any day, after 8pm, there will be NO parking near your unit, unless you're incredibly lucky or someone's guest has left! Send an email to management, it goes unanswered for days with little or no explanation! The maintenance staff is good, so hopefully they won't change until I move! While I understand the need for community rules on any property, the patrolling/policing with this level of strictness is prohibitive and sad while the rules related to parking are non-existent! I've worked with Section 8 properties that are more lenient! You rent a home, especially a pricey place, to enjoy the amenities with your guests of family and friends, not to interact with law-enforcement or be turned away because you have more than the "allotted number"in your party! I'm all for ensuring people are not unruly or disruptive, but this level of policing has gone way too far! I've lived on this property for 15 months and mistakenly signed another lease until June 2018, however, this was prior to change of management! The office staff throw the "rules" in your face, but it still leaves a bitter taste in your mouth to deal with all of this!
This is a very nice apartment complex on the outside and inside ! However, the building we live in has a roach problem! I don't know if this is common to the area or what but the spray is not keeping them at bay..... it's disgusting

I must say this is the place you wanna live, I recently moved in the complex from New Jersey. I m so happy in my apartment, Janet "manager" is so humble and cooperative plus all the staff is very helpful in leading office I feel like I m living in five star Hotel where staff is always available for our help , our gym, pool and business center is also very nice . I m glad That I decided to rent my apartment in this quite and clean community.
