Property Ratings at The Commons At Olentangy
This management is the wost, along with their maintenance. They do not respond to you in a timely manner as it has been 90+ days waiting to hear back. THEY ONLY CARE ABOUT YOU BEFORE YOU SIGN. After you sign your just as good as the dirt in the flower beds. Definitely talk to the people in the neighborhood befoer signing. They truly only care about their comission and then want nothing to do with you. Absolutely would NOT reccommend living here. Anywhere is better, they will also respond to these messages for good looks online and still not respond to you when you reach out. They do put on a great show, should tryout for the old tv show catfish.

I recently endured a nightmarish 1.5 years with The Commons at Olentangy, and the experience has been nothing short of horrendous. 1. Unjust Charges: Despite diligently providing multiple copies and confirmation from my insurance company, management unfairly charged me for renter's insurance. They insisted on payment for January, even after acknowledging receipt of policy. 2. Maintenance Delays: It took a whopping 5 requests and 2 months to fix a water leak in my ceiling caused by toilet water. 3. Noise Issues: Noisy neighbors playing loud music late at night, with aggressive incidents between them like verbal threats and foul language with no action taken by management. 4. AC Woes: Inadequate AC maintenance caused unbearable room temperatures in both summer and winter, with no resolution from maintenance. 5. Aggressive Communications: Frequent aggressive communications, exemplified by inflexible pest control scheduling and threatening emails about holiday decorations. 6. Gym Mismanagement: Arbitrary closure of the gym at 9 pm even if it does not require staff presence, coupled with neglect of maintenance issues, including month-long absence of running water in the bathrooms (and the smell of month old unflushed toilets). There are also unaddressed vandalism issues, including stolen items and damaged property in the game room. 7. Inadequate Notifications: Important alerts, such as the need to vacate for fumigation, were only provided at the door, leading to missed notices during personal crises. (e.g. notice of action or a charge made to the account missed due to a funeral). My attempts to communicate and resolve these issues fell on deaf ears, showcasing management's utter disregard for tenant well-being at The Commons at Olentangy. Save yourself the stress and frustration – steer clear of this place.

We’re sorry to hear about your experience—this sounds less than ideal. Please reach out to us at gocommons@goldoller.com so our team can support you.
1) We caught 8 mice in our apartment and maintenance kept ignoring us and giving us glue traps rather than fixing the problem. When they did actually bother to fill a mouse hole, they did it so badly that when pest control came, the lady actually laughed and said they were going to start charging the complex more if this is how they dealt with mice infestations. At one point, my roommate and I even took off work to meet with maintenance - they never showed up. We actually began looking into how to defer our rent to the local courts instead of paying the landlord because the mice problem was so bad. They also put down a glue trap behind the oven without telling us, so there was a decaying mouse in our kitchen for weeks and we didn't know about it. 2) Bugs everywhere. Spiders, flies, hornets in the house. So many silverfish that I would actually have to shake out my shoes in the morning (the ones I kept in the upstairs closet, not thrown around on the first floor or by the door), and a few would always fall out. 3) We lost heat in the middle of the night EVERY TIME there was a big snow storm. We would tell maintenance exactly what was wrong, they would show up in the morning with the wrong parts. Even when we told them what parts they needed to bring. Multiple nights in the winter when the apartment was 30 degrees. 4) I know people who have had electrical fires from the horrible wiring. 5) Floor was covered in dirt when we moved in and it smelled like a cat pissed in the air vents. Never managed to get the smell out and we were charged for it upon leaving. Worst 11 months of my life. Don't do it.

I've lived here 5 years, every year my rent has increased $100 a month. For living in the same exact apartment. Don't believe the sticker price, there are fees on top of fees on top of fees. Management is a pump and dump squeeze out as much money as possible while spending as little operation. Cannot recommend against enough - overpriced and a nightmare

It has a pool and the apartments are Beautiful! Highly recommend
This location is in a decent area with access to a lot of close shopping and restaurants. Overall the apartments are relatively cheap, especially considering the size of the apartments. However there are plenty of issues that overshadow these benefits. The AC is frequently too weak to cool down the entire apartment, despite being set to low seventies, it is often 80+ in upper floors. Window and doors are poorly sealed and allow a lot of temperature leaks. Additionally they are often unhelpful with responding to emails and are bad with communication. Upon my moveout out of state, as AT@T internet is provided by them, they told me to leave all equipment in the apartment. However AT@T contact me saying I was to be charged a no return fee, and I was ignored on multiple occasions via email. Once I was charged for the late fee, I emailed my frustrations of the situation to the group, and they simply said they would try and return the equipment once, and ignored me when I made it clear it was too late and I would I desired to be recompensated. Overall this is not a bad place, especially for the price, but there are many frustrating aspects that makes it less than ideal. Make sure to buy fans for the hot bedroom

the apartments are falling apart. When you called maintenance say they did the work order but never come out to fix the problem. the staff acts like you have no freaking clue what you're talking about.

Do not listen to these reviews they have their family members write them that own the complex anyway their is a serious problem with partying and people breaking into cars every weekend and peoples cars getting broken into the 900s are terrible to live in the own won’t do anything about them partying even though we have cameras and proof that they are being really obnoxious I think I’m going to sue not only this complex but my neighbor as well

I have been looking for a little while for an apartment that gave me the most "bang for the buck"! I had toured the property with Dan and he was great with explaining the amenities, choices and options. I highly recommend as I put in an app myself.

I definitely wish I would’ve have found another apartment. The price that was quoted to me for my monthly rent is definitely not what I have been charged and to top it off they charge a $47.97 convenience fee on their app to pay your rent where other complexes only charge $3.99. The apartment they have me in is outdated and ran down and does not have two bathrooms advertised it is a 1.5 bathroom. I would definitely recommend anyone searching to look else where!

I stayed here for three years and while I like my place for the most part the service and community sucks that did not improve with the change in management. Street lights were regular out so walking your dog or light night jogs can feel pretty sketch. I was personally robbed (the threw a rock threw the window) in my last year, I witnessed two robberies prior to that, and was told of 2 other robberies from different parts of the complex. Never once did the office issue a statement so people can protect themselves. in 2019, there a was a large scale drug bust on the property as well. I had enough and had to leave. Not worth it.

Utilities for my 2-bd townhouse are over $300/month when we keep the thermostat at 68 degrees. There are hidden fees in the utility bill for "common area" electric&water in addition to a monthly "Community Fee" (and subpar community amenities) charged in the rental agreement. Given that they submeter with NEP, I suspect there is price gouging involved somehow. One of my neighbors moved from a 3-bd to a smaller 2-bd within the complex and their electric bill became significantly **higher.** It's a total crapshoot whether you'll get one of the drafty old units or a decent one. Insulation is terrible, the upstairs bedrooms are freezing, and maintenance does the bare minimum of repairs or marks service requests as "resolved" without doing anything. On top of all this, they recently changed out all the toilets and faucets for "water efficiency" models that are utter crap. How about some electric energy efficiency in this place??
Since Gold Oller management took over last year this complex has gotten awful and management sketchy. Electrical fires, burglaries, cars driving into buildings and managers refuse to take responsibility for what maintenance and contractors do or follow lease policies. After years of loving my home here I can’t wait to move out now.
I just moved in and the dishwasher has a part lose, and trying to figure out why (the the air conditioner on) it is making a loud noise. And once again no one is answering the darn phones. Always get the voice mail. Regretting that I signed a least.
We only lived here for 10 months, but it was horrible! Everything is falling apart, maintenance sucks, office staff doesn’t care and they use a third party electric company that charges 300% the amount aep would. When we moved in our windows wouldn’t open and when we finally found one that did, it won’t close right. There is a drawer in the kitchen that falls out when you open it (they came to fix it but it broke again in a month), our oven hasn’t ever worked (they came four times, but swore it worked). It would take 3-4x more the normal amount of time to cook something. The washing machine room is uneven and the drain overflows which builds up a layer of sutt and mold on the floor. Our electric costs $300-400 a month. Our faucets leak (they came 3x to unsuccessfully fix this) and the drain stop on our tub doesn’t work. When we were moving out the office staff would not complete my renter info for my new apartment complex. They never answer the phone, emails or requests. I had to go into the office and refuse to leave until they filled out and sent the form. They also use the third party electric company Nationwide Electric and they charge 300% the normal price for electric. We weren’t even home 1/2 of the time and our electric was still $300-400. It’s a scam! DON’T DO IT!!!!!!!!!!!
Took a week to get someone to come fix the ac my newborn was so hot and irritated had to send her to her grandmothers. The new staff is very rude and told me to call emergency maintenance which I have since Monday it is now Saturday and 85 out. It takes me being rude to get someone to come out. I don’t like being rude but when my one month is sweating while laying down with all fans on that’s when I have a problem. New owners suck. Neighbors are nice. But always loud and pool is always full with drunk people. Don’t move here unless you want a party 24/7 outside your window and want to deal with bad management and rude people at the office
The water and electric bill is always a surprise. It has yet to be consistent since moving in. The maintenance is very hard to contact and to get things done. This past summer we had to call several times for him to come and fix our air conditioning and even after coming he didn't know how to fix it. He said he would send someone who would be able to help later that day and we never heard from them again. It was only after several more calls and a threat to call corporate that someone finally came to fix it and all that needed done was for the filter to be replaced.
Wonderful place to live. Very friendly staff and excellent service.
This is a great area and community. It always feels safe and is pretty well kept both on the inside and the outside community grounds. The amenities here also are amazing! Great 24 hour fitness center and beautiful pool and lounge area. There is even a game room with multiple TVs! The apartment community is very pet friendly and even has dog parks to let your pups socialize! The location is also a very big plus! Located only 15 minutes from downtown Columbus with direct access to Highway 315! Very happy to have made the decisions to live here at Olentangy Commons!
Poor insulation, loud neighbors, terrible maintenance. On the plus side, rent is cheap whens split among roommates. Great location, too bad the houses are too old for the price.
good area but needs renovation its an affordable place with decent amenities.
This is a very large apartment complex, with units ranging from 1-4 bedrooms. There are different price ranges depending on how new of a unit you want. I've lived in the cheapest units and they are pretty bare bones, but fairly cheap. I currenlty live in one of the newest remodeled units and it is alot nicer but still nothing extrordinary. There are a lot of college students here, but I haven't had any issues with noise. I think it is mostly students who are trying to stay away from the party atmosphere of campus life. The locations is great. Very close to clintonville and a short uber ride from Grandview, short north and arena district.
