Property Ratings at Canyon Park
Do NOT rent here! If I could put no stars I would. I repeat do NOT rent here. Rent is okay and it may look nice but this is an Absolutely horrible place to live. Gate constantly broken and not working. Office staff and complex management is an absolute joke. They never return calls/emails, or if they do answer, you won’t get any help and they give you “nonanswers.” Mail/package room is NOT secure. Packages constantly stolen. Maintenance is virtually non existent, so you’ll be paying for things out of pocket or going months without having things fixed. When the maintenance does show up, they walk in without knocking. No call, no text, nothing, to let you know they’ll be stopping by. There has been sewage damage, and I’m talking about NASTY. Black mold they tried covering up with paint, etc. They’ll also claim you “are a problem” when you are trying to get water bills fixed because you (and your neighbors) are getting charged over $3k+ which is nearly impossible water usage in just a few months, then give you a 24hour eviction notice because you are wanting said problem taken care of but they won’t fix their pipes or plumbing. I will say it one last time…DO NOT RENT HERE!!!
This apartment complex is a management disaster. It looks nice, rent is inexpensive, and the staff are friendly—but that’s where the positives end. The A/C doesn't work. It failed in June, just days before a get-together. Staff told us to buy fans (never reimbursed), and our apartment hit 85°F. It was “fixed,” but by the end of June, it broke again. More painfully, none of the windows could be slid open, and our utility bills hit $500+. Management promised reimbursement but never followed through. Also, the package room is like a sauna, packages get stolen, and the gate is unreliable. Roaches everywhere, trash pickup is inconsistent, and dog poop has been left at our door multiple times. Maintenance sometimes lies about fixing things. It’s 2025, and our A/C still doesn’t work.
BEWARE!! I have only been in this unit for 24 hours and the amount of roaches here are unbelievable to my eyes. I have purchased close to $100 in spray, roach fogs and boric acid. To no avail. The situation seems to be getting worse by the hour. They rush you into signing a lease before you have a chance to see your assigned physical unit. If I would have seen this and not their model there would be NO WAY I would’ve have moved in. AVOID AT ALL COST. If I could give a -50 star rating I definitely would.
I moved in about 2 weeks ago. Told management that some things needed to be fixed. They told me that’s not their problem, they aren’t obligated to fix it. The apartment grounds are dirty. The gate used when coming in does nothing to keep unwanted people out. All you have to do is wait until someone else opens the gate and follow them. Not a safe area also. Every apartment is only allowed 1 mailbox key so if you want another you have to make it yourself. They expect you to take care of everything on your own. Not at all happy by the apartment or management!
Do not waste your time here. Staff never shows up on phone, stove is broken, doors are not closing all the way, and the apartment has roaches in it….. I would have give 0 stars if that was an option.
I am so thrilled that they dropped the ball so devastatingly bad at this place that I will not be moving here. There were red flags I chose to ignore but now I'm grateful! They talk a big game, but that's all it is!! Note the green water as you walk in? Yes, that's how it is under the surface! They smile and tell you everything's great but they really have no idea of what's going on. I called, emailed, left messages because everything was a cluster - you can't get a reply. Then, when you do they reassure you there's nothing to worry about, everything's fine. A WEEK before move in, they tell me they RENTED MY UNIT TO SOMEONE ELSE A MONTH AGO! But they didn't know?!?! How? And no other units for another month, good luck! They are unreliable, unorganized, phony and deceivers. Do not waste your time or money here! You'll feel better elsewhere!
I was overwhelmed with the helpfulness and positivity of the staff. Faye was absolutely perfect. This place is a wonderful home for all seeking a safe, gated community feel apartment home!
