My son recently moved into a unit that was not turned. It was not painted fully, holes were not patched, it wasn’t cleaned, kitchen vent was absolutely disgusting,there was enough trash under the porch to fill 5-6 trash bags, bedroom downstairs had pet urine in the closet, carpet on the stairs was disgusting, dishwasher didn’t work and several other issues. Staff didn’t seem concerned although they wanted rent 8-1 and move in date is 8-16. They had plenty of time to get the unit move in ready. I would not recommend The Cottages to anyone!

I was very dissappointed when I moved in. I was given a ton of misinformation and deception from employees making it seem nice to live here but it has been the exact opposite.

The Cottages is a great place to live. Management is really making an effort to make it better each year especially by asking for feedback. Rent is getting pricier but overall we have everything we could possibly need and I believe management really wants their residents to be happy with where they live. My only complaint is broken amenities that we pay and wish we could use. However, my apartment is spacious, we have a clubhouse to workout and study in, lots of space for walks, green space, beautiful views, friendly maintenance and management who hopefully wants to only improve.

It’s a fun college community, as I live with 4 of my friends and others live in the neighborhood. The quality of the living space is sub-par for the most part, but I’ve sacrificed that in order to live with friends. It’s nice they have a gym and pool, along with multiple bus stops available so you don’t have to walk super far from your apartment to get to one. Parking is a pain, even as a resident, the visitor parking is annoying to fill out repeatedly and they have no mercy for towing 24/7 even if a friend is stopping by for literally 10 minutes.

I couldn't be happier with my experience at this apartment complex in Boone, NC. The staff is amazing, always helpful and friendly. The amenities, especially the beautiful gym, are top-notch. The location is fantastic, with ample parking spaces, a serene atmosphere, and friendly neighbors. I also appreciate the great roommates I have. Terrible customer service, will not work with you on repairs to unit even if they were current when you moved in. So many cheaper places that are closer to campus that are ran more professionally.

Think twice about getting in housing here. My daughter call for maintenance to repair broken items inside the apartment. Food compactor did not work nor did the dish washer. All appliances look good but they do not work. Also when it snows, it would blow inside the bedroom. Reported... no repair. Better get all pictures to support the wrongs. We had to pay to replace carpet that was not in the living room.
The houses are poorly maintained, so when we moved in many things were broken and the carpets were black. The trash management has been cut back so trash litters the whole neighborhood. When you move out they will charge you high fees for damages that don't exist.
I have lived at the Cottages of Boone for over 2 years now, and in that time the quality has gone down and the price has gone up. I’d urge anyone looking for housing in Boone to look elsewhere, because tenants speed through the property dangerously fast, the property is littered with garbage, and management is very slow about get anything done. Many of the people who live here drive much faster than the posted 10mph, and come screaming around corners with short sight lines. On top of that, the roads are lined with parked cars on both sides, further limiting drivers’ and pedestrians’ sight. This is particularly frightening if you’re trying to cross the street anywhere in the Cottages. Many drivers will blow past stop signs. Besides the occasional text sent out to residents warning them about speeding (and deputizing residents to report speeders), little ever seems to be done about the speeding problem. There are no speed bumps to slow down drivers. Even before they let their contract with a trash collector lapse, the Cottages has always been unacceptably covered in trash. Broken glass will stay on the sidewalk for months. There’s a dumpster taking up parking spaces that’s only supposed to be in place temporarily during move in, and it’s been there for 2 months. Some tenants will allow their front steps to become littered with beer cans. The recycling area has been blocked off with piles of trash bins. There’s a rug in a handicapped space. The most frustrating part about living at the Cottages of Boone is that management is extremely slow about getting anything done. This has infected just about every aspect of the Cottages. One of my roommates still hasn’t been given keys to our front door; It’s been 2 months. There are grills in a common area that have been broken for over a year. There are windows missing from the bus stop. The pool has been closed for months, and looks dirty and unkempt. Due to staffing shortages, maintenance requests can take weeks to be completed. There are a slew of other issues, too. The build quality of my house is nothing special. It’s functional, but it’s evident that the house was built quickly and has been thoroughly used. One of our counters bows pretty noticeably. Our floors are incredibly creaky. The porch is in rough looking shape. There are what look like black paint marks on the side of our house. Do not live here.

I moved in as a transfer student. It was my first time ever moving out, and when I took my tour and received details, it seemed too good to be true, but somehow I got it! Happiest girl alive. I stay in a 5 bedroom house and it was built very poorly. Our washer and dryer unit is going to fall through the floor any day now, as it has for friends I have who stay in a different unit. We also get charged for way too much. They will nickel and dime you for anything just so they can make money. They have an extra fee for everything and you never find out about it until after you have been paying it for a while. For example, if your unit is close to the club house, you may an extra $10 a month along with your rent. If you have any sort of "view" from any window, it's an extra $10 or $15 a month. I just recently found out we are paying extra, and we literally don't even get a view. It's crazy! The club house is nice, but some of the staff is snobby and stuck up and some aren't really eager to help. My roommates and I dread going to the club house to dodge the staff. The staff also lies about past issues with the units also. My friend signed a lease and asked about the washer ad dryer falling through the floor and they denied it. but I was there, I know 100% it happened. My ex boyfriend's sink also just caved in out of no where. it was scary, but they also denied that. When you first come in for the first time, you'll notice a really poor painting job, and if you have a pet and pay your pet deposit, you won't get your money back. (they don't tell you that until you move out). (it's also $300 and ONLY covers carpet cleaning which they do anyways after any person moves out). any other pet damage get's payed for out of pocket outside of the pet deposit. Ridiculous. But I will give them props for there roommate matching! All of my roommates and I were complete strangers to each other before we moved in, and now they are the greatest friends I have ever had! Over all, they look nice, but once you deal with it for at least a semester, theres so many issues and you pay WAY too much, and honestly it's just not worth it at all. Go save your money with somewhere else!!!

My daughter lives there and enjoys the environment and the amenities of the cottages
This complex was built very quickly and it shows. The floor boards are separating, the paneling is coming off of the island in the kitchen, and the windows fall apart when you open them. The club house is nice with a pool and hot tub but the apartment itself is pretty bad. The management team isn't quick to help and the rent is way too high.
The Cottages of Boone are the place everyone wants to live while they are in college in Boone, or they did anyways. The amenities including the pool, hot tub, clubhouse and others are a convincing way they try to get people to sign leases. While all of those things are great the actual houses and also the management are a problem that I have faced while living here. Starting with the houses, they are honestly built very very poorly. My house flooded over 8 different times with over a inch of water before they fixed the problem. ***I personally have videos of the water pouring out of my ceiling, flooding my home*** Also another problem is leaking with other substances, water will come out of the fans in the bathroom randomly and the heating system leaks so that makes our bills go up in price. There is a very small amount of insulation in the walls. In the winter, even though the heat is on the walls will be FREEZING and cause the overall temperature of the room to go down which results in more heat use. Also, it is VERY hard to keep the middle floor of the 3 level cottages the same temperature as the rest of the house. In the winter it will be very cold when it's warm in the bedrooms and hot during the summer when it's cool in the bedrooms. You will never be successful in getting the whole house at the temperature you want. I have had personal problems also that include the dish washer leaking and THE NAILS IN THE KITCHEN FLOOR ARE COMING THROUGH THE HARDWOOD so that is very worrisome. Many other small things happen every now and then but I would just say random leaks and the heating systems are the biggest problems in the house. Not to forget the nails coming through the floor. The other problem that I have encountered and MANY of my other friends and people in my community have faced is the management of the property. I have never came in contact with the property manager without her being rude or just angry when talking to me for no reason. Sometimes I am just completely shocked by her unprofessionalism. When you have a problem I would try to avoid her at any cost and try to seek out the help of a different manager or employee. The rest of the employees have been nothing but nice to me while living there. The amenities are nice to have around and use, and I love the atmosphere but it's not worth the trouble that comes with the contract. Crime is also a huge problem. Overall, I would NOT recommend this community to a friend, or even anyone.
