I lived at The Cottages of College Station for a while, and my experience was anything but pleasant. From the moment I moved in, I was hit with unexpected, costly fees that seemed to appear out of nowhere. It felt like each month brought a new, unexplained charge, and no one could clearly explain why I was being billed so much. The constant stream of hidden fees made the whole experience frustrating and stressful. To make matters worse, the management at The Cottages is unprofessional and immature. Instead of addressing resident concerns or providing decent customer service, they frequently dismiss complaints and hide behind "policy." Getting any meaningful assistance or answers from them was a struggle. Their disorganization and poor communication left me feeling ignored and undervalued as a tenant. Overall, while the property might look appealing on the surface, living here is a hassle I wouldn’t recommend to anyone. Save yourself the trouble and find somewhere else to live.

Management is horrible and petty, they will charge you with as many hidden fees as they can.

Management is beyond terrible. The office phone is rarely if ever answered. Voicemails go unreturned. Emails are ignored. Submission form requests never generate a response. On the odd occasion you actually are able to get someone on the phone they are rarely able to help. Asking for a manager is always met with the response that they are unavailable. It is literally impossible to communicate with this apartment complex.

We moved in there was no furniture or ac, however there was plenty of trash, mildew, and random stains from the previous tenants. We had paid for furniture and did not even get beds for two weeks. Maintenance is difficult and rude, and we have had several run ins with one in particular who accused us of lying on work orders to make him look bad, among other things.
Fantastic properties and very helpful staff with a great manager who helped through the whole process, I believe their name was Victoria.
I've lived here for 3 years. The past two years, the leasing office stayed out of the way of things, and for the most part, things went smoothly - the place is nice, and the maintenance mostly does their job, so as long as you didn't have to interact with the leasing office and management, you were fine. This year has been a totally different story. The leasing office lost my roommate's lease twice, and I had to spend about 2 months practically begging the front office to do their job. They won't answer the phone - I've even tried sitting in the front office and calling the phone. I WATCHED the guy at the leasing desk pick up my call on the phone and drop it back down so that he wouldn't have to answer it. This wasn't when they were busy - this was just a random afternoon this summer when I was trying to make sure they didn't put me in a house with a dog because my roommate is allergic. They always tell me to email the same girl - I never get a response, I'm not even sure if the girl exists. I always liked living at the Cottages, I chose to renew twice - but after the terrible experience they put me and my roommates through, I will absolutely never live here again, and I wouldn't recommend it to anyone. The only reason that their average rating is as higher than 1 star is because they try to pay people to rate them higher using a community rewards program. The ONLY person this year who has EVER even moderately tried to help was a girl named Victoria. In 3 years, I've probably only met 2 or 3 leasing agents that were helpful, and they usually don't last long because of how disorganized this system is.

So....it seems that the way this complex operates is that they add "move out" charges to your college student's bill...threaten that if you do not pay in 30 days they will turn you over to a collection agency....yet they do NOT respond to emails asking for clarification or actually have someone answer their phones so you can talk to someone. What a disgraceful way to run your business. I don't have a problem paying something if I think it is correct but to throw an arbitrary amount on your student's bill and threaten collection yet NOT have the decency to answer emails...Facebook messages or phones is DISGRACEFUL. STAY AWAY FROM THIS PLACE
If you like being treated like garbage and getting milked for money, this place is for you. Otherwise, I'd find somewhere else to live. If you have a problem and try to get help, staff have no idea whats going on and management does not care. They record online that they complete work orders even though they do nothing, and although maintenance does a good job when they show up, they rarely do. They charge everyone i know that lives here extra money on rent, and if you want a charge removed from your account, it takes MONTHS. when the front gates are closed, the keys only work half the time and people treat the streets like their own drag strip.
The place looks very nice and it seems to have everything you need. WRONG. When I first moved into the Cottages there was furniture in the apartment which I never requested. I called the office and told them that I never requested furniture (there's a $40/month fee if you have your place furnished). In which the man told me that my other roommates did request the furniture and that majority vote wins.I live in a 4b x4ba apartment in which 2 of us requested no furniture and 2 of us did. There was an equal vote but they told me I still HAVE to pay for it. After fighting and yelling in the office they finally agreed to take it out, but I had to have my own furniture and they only gave me a 3 day period to get it. Once I got my own furniture in the unit, I called the office just like they instructed me and asked for their furniture to be taken out. It took them 2 WEEKS to get the furniture so I had to deal with the clutter and no walk space in my living room. I also requested maintenance because our living room fan didn't work, one of the bathroom doors didn't shut, the a/c vent in the kitchen didn't work, and our tubs didn't drain properly. Oddly. maintenance came in the unit with NO WARNING, and again they didn't fix anything that day until 2 weeks later. Maintenance will also enter your unit without warning. THERE IS NO PRIVACY. I was basically living in a dorm. The staff and manager are TERRIBLE and RUDE. Parking isn't regulated and people park close to the stop sign in the entrance where it clearly says NO PARKING. It's very dangerous where it seems that there's an accident waiting to happen. And the apartments won't regulate it. DO NO LIVE HERE.!!!
Do not live at The Cottages. The management has NO idea what they are doing, and they will charge you fake charges, lose your checks, then charge late fees for not paying, etc. The whole business is a complete mess. 0 stars
If it could be messed up, they found a way to do it. Paperwork messed up, furniture wrong, roommates split up, wrong apartment type selected, data entry incorrect, no communication at all about any problems, refusing to answer the phone or return calls on issues, misrepresenting items regarding agreements and planning, and on and on. I'm amazed they are still in business. I guess the only way is they make you hook in a lease very early and then mislead you or hide from you until the day of move-in and surprise you with all their errors that are very hard if not impossible to fix.
Most dangerous place to live in College Station. Every other day they have drunk people running into buildings almost killing people asleep inside their beds OR armed robbers holding people hostage in their own homes! DO NOT LIVE HERE!!!! The staff is NO HELP, neither is the corporate office!!!
When I first arrived at the Cottages, my first thought was that I could not afford to live in this place. It is so nice. I walked into the club and was promptly greeted by Andrew, a leasing agent, who welcomed me to the Cottages and offered me a warm chocolate chip cookie, which they prepare every week day. Every one who works at the Cottages is incredibly nice and goes out of their way to get to know you and remember you're name, even if you can't remember theirs(sorry Colton, Nikki, Megan, Katie, Joe, and Favian). The rooms are very nice and the premises looks outstanding. As long as you don't have outrageous expectations, because remember college students live here, you will love living here. Highlights for me would be that it is generally quite, the saunas and the steamrooms at the club house are really nice, and there's a pull up bar in the weight room( I love to do pull ups). Don't wait on this property because it is going to fill up fast.
I personally don't recommend living here. It's a gorgeous place, but i feel the cons outweigh the pros. So the cons are NOISE: There are constantly loud parties going on, which I'm totally down on the weekend, but it's a little ridiculous on weekdays when I hear Caroline blasting from outside my window at 3 am. POOL: The pool is fun if you're going to get drunk, but there's rarely an open spot to tan :( WORK-OUT ROOM: 0/5. Downstairs has a few machines, but half of them are broken, and upstairs 4/8 treadmills never work. Also the ellipticals make loud noises which is annoying if your in the study area right by the upstairs gym. WIFI: The WiFi is TRASH. Every hour it'll stop working for 10-15 minutes, or if your just super lucky, the WiFi decides to stop working for days :))) ROOM:There aren't ceiling fans so if your upstairs it tends to get a lot hotter than it is downstairs but like Walmart sells fans so I deal with it. PEOPLE: So since I've moved in, 95% of the people I've met either don't go to school or they go to Blinn. Nothing against Blinn, I just noticed some of them didn't care about school as much and I think this explains why there's so much partying going on during the week STAFF: Overall I haven't had the best experience with the staff. Like, I saw these guy who I live by break-in to my house, and my roommate talked to the staff about it and they did NOTHING. They even said they get complaints about them a lot. BUS: In my experience, the buses are not the most dependable. I live right by the mailboxes behind the pool which is pretty close to the front and the walk to the bus takes some time. I always had to leave like an hour before class to walk to the bus, wait on it, then get to campus, but if you're okay with it then you're good. After a whole semester of riding it though, I caved in and got a parking pass and life is 100X better. Also, at night the buses rarely run, so visiting to the library at night or night classes suck. For the pros, the living area, room and closet are a good size (i live in a duplex), the appliances have never stopped working, they have free printing, parking is usually not too bad, just not covered. Also, there's always free stuff! It's easy for visitors to come, the gates are open during the day and at night, people are in and out so much, its easy to get in, and parking isn't reserved so they can park right in front of your place if they want.
At last there is management that take the time to get things done right! My account has been messed up since I moved in BACK IN AUGUST! I would call and complain to get furniture charges taken off my account, and the then manager, Blake, would say it was taken care of, but nope, I was still getting charged wrong. I got in touch with the new accountant, Belinda, and she took care of all of it. I was surprised to even get a call back within 30 minutes of me calling, since I used to always get the runaround and the standard "they will get back to you". Sand volleyball is the best here, and the people who live here are pretty cool. The gym is nice, but some of the cardio stuff doesn't work or I don't know how to use it ha. It's gotten so much better here, and I plan to renew.
I have depression and I have 2 emotional support animals to help me cope. The manager told me today that I can only have one of them because they enforce their rules. One rule says that you must keep your dogs on a leash at all times and there was a german shepard in the same room without a leash! Most of the pets living at this complex aren't even registered to live there and they are trying to take away MY support animals!?!?! I would definitely suggest living elsewhere. Also it's February and they are signing a new person to a vacant room in my apartment. I was trying to sublease my apartment in December but all the workers were saying that they can only sign new leases for May or August. They also went into my apartment without giving me any notice when I wasn't there aka intruding on my privacy. All they care about is money. DO NOT LIVE HERE!!!
DO NOT LIVE HERE! This apartment complex is beautiful but everything else is absolutely horrible!! The employees here have no idea what they are ever doing, they do not answer your phone calls and will not return your calls either. Their system for paying rent is always messed up and always causing problems for many of the residents living here. There are so many other amazing places to live in College Station, but please save your money and DO NOT LIVE HERE!
Absolutely ridiculous management. It's like a group of first graders are attempting to run an expensive housing site. Horrible communication, no returned emails, and to top it all off, all of the snooty employees give you an attitude for simple tasks such as opening the door if you forget your key. They almost attempted to kick me out even though I had paid rent exactly on time with a cashier check, it was simply that they "lost it in the box." Internet is awful as other people have mentioned. I have called about it and the employee simply said to call sudden link and hung up. As the title states, avoid at all costs.
Do yourself a favor and live somewhere else. The management here is awful. They never email you back even after they tell you to email them the problem. The employees are of little help and never really seem like they know what they are talking about. The internet is very poor, about half the time it does not even work and the other half of the time it is too slow to do anything on it.
I love the cottages and all they have to offer in terms of amenities, but those management could use some work. Long story short, I'm not staying with the people I wanted to. Disappointing, but everything happens for a reason
