Property Ratings at The Cottages of Hattiesburg
I lived at this complex for 2 years while finishing college. Between a lazy maintenance and a heavy amount of miscommunication with this office management, I would never recommend anyone to live here. We dealt with many issues from pest control, no wi-fi, and no water pressure and somehow, they made it our problem to fix instead of their own. They never had any way of explaining our high light bills or move out damages (I transferred building before officially moving out) and when questioned they would lower the bill. I do not know if this is because it was student living, but a problem was never genuinely fixed until I had a parent become involved then my matter was seriously taken care of. DO NOT LIVE HERE!!!!

I have been living here a little over a 2years now, and I’m currently in the process of renewing my lease for the 2020-2021 year; which by then would make me a 3year resident. The staff is wonderful, the maintenance team is very dependable when it comes to fixing a issue in a timely matter, I personally would definitely recommend the cottages to upcoming college students or college students looking for a nice apartment in the area or surrounding area
I love living here! It is easily accessible to a lot of places in town and school. I love living in a gated community and having that extra safety precaution!
The cottages are a great place, the staff are very friendly! The have great things for you like Tasty Tuesday! The pool area is Wonderful! Love the scenery! Overall Great Place!
The Cottages of Hattiesburg for the most part is a great place to live. Despite this, there are many things that I do not like about living here. PROS: This is a great place to live if a short commute is on your list of priorities. You can bike from here to campus easily and depending on where your class is, it could be even faster than driving and having to find a parking spot. The club house has free printing and 24/7 access to the gyms and study rooms. The Cottages are great if convenience of travel and student living is of high priority. CONS: The complex is gated, but despite this there are still a considerable amount of break ins to cars and houses. There are constant overages every month. Our entire cottage was gone over the Christmas break and we still had overages. This could be attributed to the poorly constructed cottages. The walls are paper thin, I can hear most everything my roommates are doing downstairs as well as the one living upstairs with me. The water heater runs hot and maintenance will be very hesitant to turn it down unless asked multiple times. The management here is horrible and if you have anything that needs to be dealt with, it'll take at least two or three complaints for anything to be done. The appliances such as the dryer take multiple cycles to completely dry even a medium sized load.
Don’t move your college students here, unless you’re ready to pay for electricity overages, due to the dryer and air conditioning not working properly!!! Also, do not expect to move into a clean house!! Worse kept place ever!!! Bathrooms looked like they have never been cleaned, grease all over stove, dryer lint everywhere, fridge was filthy, floors, blinds, lights,cabinets still had food crumbs in them!! If your students account page works, they charge you just to pay their rent!! This has been the worst experience ever!! Can’t wait for this nightmare to end!! Other then location, it’s not worth it!!!
They don't even deserve one star. The staff makes living here even more terrible. They are all college kids therefore they have no idea what they are doing, or how to do it professionally. If you go to them with a problem they would rather try to argue with you than try to solve the problem. In addition, after making complaints to the staff/managers, you will most likely start receiving fines for no reason. On top of the staff being completely rude and unprofessional, the cottages themselves are very cheaply made, unsafe, and over priced. Save some money and go live somewhere that will treat you with respect and give you a safe environment to live in.
Before you sign your lease make sure you can qualify or want to stay there. They don't allow you and early termination fee and they make you find a sublease even if you never moved in.. they don't work with you to find one and their price and requirement are so high it's nearly impossible to find a sublease when can qualify and is also willing to pay ..
The idea of having your own house may seem nice, but trust me it's the biggest ripoff I have encountered in my life. Gated community? Talk about a gate that is always broken. Safe? Security only on Thursday-Saturday 9pm-1am. Quiet? Not at all. Pet friendly? Yes, but if you are a courteous person and actually pick up after your pet the baskets for your pet waste are few and far in between. The only thing that is nice is the proximity to USM's campus, but even then its not worth the money. I would say in my honest opinion, live a little further from campus and pay less or go live at any other student living place and you will probably have a better experience.
Visted my daughter this weekend and once again, very disappointed in The Cottages! The gate has not been closed one time all year! When we ask about it, we were told once again, it's broken! Any time something needs repairing, it takes three phone calls and two weeks for it to be repaired! The lighting is horrible! My daughters car was broken in and her laptop and bookbag was stolen! Every month we are charged extra for water and power, even when the condo is vacant 3 weeks out it the month! DO NOT WASTE YOUR MONEY! VERY UNSAFE!
My live in the bottom floor of the manor type, the smallest of the four rooms in the building with a shower stall instead of bathtub so I do pay less each month versus my roommates (I preferred the less money). But, when I wanted to get dimensions of my room so I could judge my space and items like my bed and dresser, they can't give you an actual dimension of the room but only "it can fit a queen, a dresser, and desk comfortably." With the bottom room in the manors, it is not comfortable. I have very little floor space. Grant it, my bed-frame is a little larger than a typical queen but my other pieces are so crammed in the room. The most repeating problem with our apartment is the windows. I'm not sure how these windows were installed but almost every roommate and I have problems with them. My bedroom window leaks each time there's a large downpour, but it's not as bad as my one of my roommates because it had a physical opening that wasn't supposed to be open at the top, letting in a lot of rain and soaking the floor below it. The apartments maintenance are very responded of my concern and have come to the apartment to fix it, but it seems that each time it rains afterwards, it still leaks in my room (three times I've had them come and each time it still leaks). In the living room, the window is perpetually sliding down, even when we try to lock it in place. Some how, the locks and the window do not align. We've had someone come to fix it but it still falls to leave the window open at least 6 inches. The worst occurrence in our apartment was when the kitchen window between the counters had literally fell out of the windowsill. The whole window fell out while my roommate was in the kitchen, luckily no glass shattered. The maintenance people came and have fixed it the same day with no re-occurrences. If you and your roommates agree, you can rent living room furniture. We were told three separate times on the phone that the set included a table and 4 chairs so we said yes. However, when the pieces came, the table and chairs were not there. We called about it and the people said "we've haven't given that feature for almost a year." It really made me upset that these employees were not informed of what was all included, misleading me and my roommates into paying more each month. If the apartments did not have the window problems and the miscommunication/misleading, they would be very pleasant for a college student but I'm not staying.
Read all of the recent reviews of the place before you decide to live here. The reviews were getting os bad, they deleted the reviews page on their FB account. And everyone has the same negative things to say about the community, safety and specifically management. I actually went with my friend to report the stalking after her placed had been broken into (whoever broke in, had the key. Even the cops thought it was highly suspicious and went to talk with the neighbor/stalker/neighbor.). When she reported it to the cottages, she got ganged up by all 6 staff members of the office. The cottages did not even look into the stalking from their employee, after 30 minutes of reviewing the picture documents (I'm sure the leaser would be more than happy to post the proof), they dismissed the complaint and only after her mother calling from serving overseas in Iraq stating this was unacceptable, did you offer her a new apartment-you offered her to share an apartment with the stalker. Since she took a stand to your corrupt management, she has received constant backlash. Specifically, a trash fine after she posted another true comment about your company. The trash was put on the backporch (right next to the stalker) after the stalkers had a big party. We took pictures of trash scattered around his yard, with no fine. But yet her cottage had a fine? This is truly the worst run management I have ever seen and all the comments posted all say the same things, "unsafe, break-in's random expensive charges".

While we have received some negative reviews lately, most, if not all, have been posted by you and your friend about the same specific issue which was investigated, sadly without the resolution you and your friend desired. If you and your friend feel you have been wronged and are the victim of stalking or harassment, we would encourage you to report these issues through legal channels as we stand by our findings and would love to finally resolve this matter. Otherwise, repeatedly posting false claims (such as us offering to move your friend into the same apartment as the individual who she felt was stalking her) to damage our online reputation is an immature response to this issue.
You're not safe here. There are a lot of robberies and management doesn't care. My personal information I provided (my name, number, etc) to live here, was used by an employee, who is also my neighbor. He used my information to stalk me, take pictures of my, know my class and work schedule and more. I had the proof and went to management because I was scared. They dismissed it and said, their employee was within his rights to pursue me even though he admitted to getting my information from the cottages. Since this, they have charged me for needless charges adding to hundreds of dollars. Read the rest of the recent reviews of the cottages and don't live here.
