Property Ratings at The Cottages on Port Republic
Do you like hearing loud music and people screaming at the top of their lungs on week nights? Do you enjoy yards full of trash and beer cans? Do you just love when people play drinking games in the middle of the sidewalk? How about when people do not clean up after their pets? Well then this is the place for you! I would not recommend for anyone to live here unless all you plan to do is party. 1.) THE NOISE: My roommate and I have filed half a dozen noise complaints. Which, is extremely hard to do, shocker. If you call the sherif's office they'll come tell them to be quiet, but that itself doesn't count as a noise complaint unless you follow up with the front desk. If you call the cottages hotline then you give them your name and number for someone to call you back about it, and no one ever does. If you call the front desk the next day then they'll tell you that this neighborhood doesn't do noise complaints, even though in the lease it's a fine after the second complaint. 2.) DOG POOP: I went back and forth with the assistant manager over the fact that there is dog poop everywhere. It finally got a little better, but there's still plenty of dog poop. I think it's interesting that yet again this is something in the lease associated with a fine that they do not enforce. 3.) POOR MANAGEMENT: There is such a lack of communication. They closed the pool in the fall because of all the garbage and broken glass, they said that they would send an email when it opened back up and they never did. This spring they said the pool would open after some construction was done and that they would email us when it is open. Shocker! They never did and yet it appears to be open. Also, as mentioned before there is a lack of consistency between what the lease says and what is enforced. 4.) POOR CRAFTSMANSHIP: The houses are poorly built. Why have grouted tile for the kitchen counter? That makes no sense and is hard to clean. I have found multiple spots where hair is stuck under paint. There are water damage spots on the ceiling. The cement floor on the main level is just awful. The house is spacious and close to campus which is nice. But there are plenty of other places to live that are more affordable and other those same two things. If you are a young professional or a graduate student (or even just someone who respects themself and others) I definitely do not recommend living here. Be warned.
Pros 1. Nice neighborhood and house colors 2. Big living rooms and bedrooms 3. Adequate visitor parking (for the past year, maybe more, the trailers on Snowmass have taken up a vast majority of them on that side). 4. Decent pool; (pool can get very very dirty sometimes and the hot tub has been broken for 2 years) 5. Maintenance; Bruce and Chris are THE BEST. There is only about 3-4 of them working the whole neighborhood, but they still manage to keep this place functioning with limited resources. 10/10 for them 6. Gate; the gate is a hit or miss, it's either you love it or don’t. The biggest upset is that there is no longer a universal code for my uber/doordash drivers to get in, especially when I'm drunk and have no way to get in. Cons 1. Price hike for no reason. For the next renewal year, 22-23, there has been a rent hike of AT LEAST $50 per month for everyone, new or old resident. Office says it is due to the new renovated clubhouse which was over 1 million in "renovations" but nothing really has changed. Same equipment, just fancier (modern) layout. 2. Wifi; the wifi/cable goes out about every week and there are random wifi disconnects throughout that day. Very hard to watch Netflix or be on Zoom class when it goes out randomly. 3. Amenities; For the past semester, Spring 2022, we have been without a clubhouse and gym. They wouldn't even prorate us for no amenities or give us a gym membership. The Hot Tub has been broken for over 2 years, they claim they need a vendor to clean it, but they've been waiting on one for 2 years and counting. 4. Security; The security is very strict about parties now since this new corporate has new rules. They literally just call the cops now and they complain about the "noise", but no one else or my neighbors have a problem with it ONLY them. We just want to party responsibly and have fun. 5. Bills; the power bill can get very high. At one point my house got about a $350 power bill because the insulation in the houses are very bad. The first floor is always AT LEAST 3 degrees cooler than upstairs. Water is fairly cheap. 6. Move out charges/fines; they will charge you for the most absurd stuff, like stuff behind the fridge or washer/dryer during move out. They will literally charge you for anything they can find. I wish I was joking. Managers, Rachel and Emily are very unhelpful and fairly rude/mean. The student workers probably work better than them.
The management of this place preys on college students to collect money they don't have. Rather, they wait until late fees pile up and make it difficult for parents to step in by cutting off access to their portal and leaving only 1-2 messages and stopping! Prices charged for repairs and such are ridiculously exorbitant. Do not rent anything from this place!!!
I moved in at the beginning of January since then I have been in a conflict with the management about releasing my home/bedroom. For about 5 months now I have begged and pleaded with management to let me release but they refuse and say they are full. They blame me because I wasn't a resident at the beginning of the year and they only offer a month releasing period which is totally unfair and very pressured. They really don't care about you. If they did they would have found some type of housing on the property for me and not let me be homeless. They had 5 months!
