Very dirty when moving in, trouble with getting in contact with office members, gate rarely works, and valet trash is not always guaranteed. I did not complain and always paid rent on time. When moving out, I did not receive security deposit back and was charged $25 with little to no explanation or response back from office members or the rental company. Very dissatisfied.

After residing here for years, I've become accustomed to disappointment. Ineffective managers, ignored complaints, and constant noise intrusions paint a grim picture of life at The Courtney. The latest episode? Forced TV blaring in an empty gym! This is just the latest example of their disregard for residents' well-being. Years of voicing concerns have been met with silence, and now even basic comforts like quiet enjoyment are sacrificed for nonsensical "policies." Do your research and choose a community that values its residents and their peace of mind.

This complex does not even deserve a star. I have lived here for 2 years and its been HORRIBLE from the beginning. 1. having neighbors that drink 24/7 and blast music and argue and abuse each other at night, overnight, mostly from 12am-3am that you can't even sleep because its so scary hearing all the noises, thinking the ceiling is going to cave in and you write multiple letters to the leasing office to complain and nothing is done. 2. I have constantly tried to email the leasing office or call them about complaints and problems that I've had living here but NEVER have my emails been responded to, so if you like being ignored then go ahead. 3. DOG POOP EVERYWHERE! People here don't care about anybody and leave their dog poop everywhere ! I went to use the elevators one day and there was dog poop leading up to the elevator, DISGUSTING! theres just large amounts of dog poop everywhere so make sure you look at where you walk. 4. GYM EQUPTMENT RARELY WORKS 5. NO NOTICES OR UPDATES - when I first moved here, we would sometimes get emails of notices or events going on, now we get nothing, no updates on things, or notices about the complex and its very aggravating not knowing. 6. VALET TRASH - THEY NEVER COME WHEN THEY ARE SUPPOSED TO. we were told that they come at 8/9. I've had COUNTLESS days where they don't come till 12pm or 1pm or if they do come they always miss my trash, I would go out and see that everyone else trash was taken but mine, and of course I message the office about it to get some information and I got no response. 7. MAINTENANCE SUCKS : I can't even tell you how many times I've had to call maintenance because they never fixed the problem right the first time. I've had a maintenance guy come to fix something, say he was going to get an item to fix it and never came back. had another time when I was out and told them they could enter my apartment, got back home and noticed they never came and when I called the leasing office lady said that they would have to come Monday because the maintenance guy leaves at 3 ..... it was 12pm .... 8. AC IS ALWAYS LEAKING 9. if you do decide to move here, take pictures and videos of everything!!! I HAVE PROOF OF EVERYTHING THAT HAS BEEN HAPPENING HERE! I have video proof of all the noise complaints, all the emails that I have never gotten responses from, all the leaking, all the roach problems , dog poop problems ... EVERYTHING !

This is NOT your kind of your community, - If you wouldn’t appreciate seeing frequent drug raids by the police in your community. - If you wouldn’t appreciate rats parading in front of you while you are lying down by the pool. - If you wouldn’t appreciate if your car was towed even though you had a parking pass. - If you wouldn’t appreciate finding out that there were some hidden clauses on the 45th page of your lease that cost you an additional $150 a month. - If you’d expect a smiling face that is ready to serve you when you walk into the leasing office. - If you wouldn’t appreciate a management staff that is “entitled” and has a bad attitude. - If you wouldn’t appreciate if NONE of the treadmills was working in the gym. - If you wouldn’t appreciate if the elevator in your building is out of operation for months at a time. - If you wouldn’t appreciate paying for services you don’t receive, e.g., package service, valet trash. - If you wouldn’t appreciate if the grills in the community NEVER worked. - If you do not wish to pay 2 electric bills (your apartment + community). - If you do not wish to pay 2 trash bills (valet trash + community trash).

We set high standards for ourselves, and we’re sorry to hear this was not met in your experience with our community. There are several issues that you have addressed that we are working diligently to resolve. We do care about our resident's safety and will continue to work with law enforcement when there are issues that arise within our community. We would love our property to be issue-free- but I think we can agree that this is not the case. We are just as concerned with your feedback regarding unwanted pests. In working with our pest control company some of the activity in which we are experiencing can be attributed to the construction in the areas around us. This may be a factor in the increase activity with certain animals and pests we have seen in the area. We are working diligently with our pest control company to minimize the effects of the development and growth in our community and surrounding areas. The treadmills should be working with the next couple of weeks, as we wait for parts to arrive and serviced. In addition, the elevators are all fully functioning after being down due to a lightning strike that hit our property. We are aware that there have been a few areas of concern and want to assure you that we are addressing these concerns with urgency. Should you have any issues pertaining to your lease agreement, please feel free to reach out to us so that we may be able to discuss further. Do not live here! ConAm has taken over management and is a NIGHTMARE. They do not properly communicate anything with residents and when they try to, they will spam your inbox with 5-7 emails at the same time and they are the EXACT same email. They will charge you to wash your car in their "car wash station". Like I have to pay to use a hose? Thats all it is a hose and a vacuum (by the way it never works) What a joke. The gas grilles they have hardly ever work. Peoples dogs poop all over the grass and it is never picked up or maintained. They have a "dog park" and that is never maintained. They tried to "improve it", but added all these hazardous agility obstacles which the dogs do not even use. The dogs just want to run!! Valet trash is never picked up on time or is sometimes not picked up at all. They will casually come by at like 1 or 2 am sometimes. You have to schedule a time to go to the gym and the pool because of "covid". I have talked to many of my friends who's apartments complexes have lifted restrictions months ago! Why do I need to schedule at time for a gym no one even uses in the first place. I have to go to friends complexes just to use a pool without being harassed. The front gate and elevators are constantly broken. Do not get me started on their horrific parking issues and they way they try to handle it. Before conam, parking was fine. Now they have tried to do parking passes but have ran out. they try to do "reserved spots" and visitors have to get a pass from the office daily. So if your visitor shows up after 6pm and the office is closed, well good luck! They have a tow company who patrols before the office even opens up and your car will be towed. You dont even have the chance to get to the office when they open because the towing company comes 5-7am, ha sucks for you! The office doesnt care if your car is towed, they will tell you "too bad, we provide enough parking" and think its reasonable. My vehicle was towed overnight and I LIVE THERE. The office ran out of parking passes that is not my problem!! $200 you wont get back, not even a warning!! The office doesn't give a rat's behind about the residents, they will tick them off to no end and literally do not care I cannot stress that enough. Save yourself and RUN!!!!!

I've lived at The Courtney at Universal Boulevard for three leases and when Contravest owned the property it was an amazing community. It used to be well Maintained, great maintenance team, with friendly and informative office staff. While Contravest built a beautiful community, when they sold to ConAm the property went downhill fast. The new office staff do not communicate to their residents and when they do it is vague and lacks key information. Everything the office staff does lacks a clear direction and consistency. They do not care about their residents or their well being. Within the first month of them owning the property there were multiple trees blown over and landscaping issues that took the entire summer to rectify. The elevator also went down for weeks without any communication as to when it would be fixed, Key fobs deprogram from the front gate consistently, paying rent went from being simple and easy online with a bill sent to you a week and a half before it was due to getting no bill or an incorrect bill that can only be paid in the office. They consistently do not keep the grounds looking well maintained or upkeep the dog park or pet stations. It is a shame that a place I call home has become such a nightmare. I would recommend leasing elsewhere.
I’ve had nothing but expensive problems since I moved in here. The first 6 weeks the AC didn’t work (I lived on 4th floor, it was HOT). Had to threaten to break the lease to get some help to get it fixed. The office staff send rude, offensive, threatening emails regarding their rules and procedures weekly. The pool and other amenities are never open. The apartments are cheaply built (cabinets break, floor comes up, tiles uneven, and even windows that don’t close properly). They made a mistake on my lease renewal in my favor for $21. I paid the amount on the lease. I was shocked when they called and told me my rent was late. I told them I paid exactly what was on my lease which is a legal document. I can’t tell you the unprofessional things they said and called me, trying to collect the $21. I was stuck in the renewal lease and couldn’t get out of it, so the last 16 months I lived there angry about what they said about me. I couldn’t wait to move out. Now that I moved out, they are claiming that the small scratches on the cook top require its replacement. They expect me to replace the cooktop for $200 so that “they can justify the high rents they are charging for the next guest who expects a perfect cooktop.” I talked to the maintenance people there, and they replace the cook top for every move out and will expect YOU to pay for it. So, if you sign here, you better be prepared to buy a new stove when you leave. I tried to call them 21 times over 11 days to settle this cooktop issue, and no one would return my call. Getting them to answer the phone is hard, getting them to call you back is impossible. I offered to settle this by paying 50% which they denied. They also are unwilling to accept partial payments for what I agree I owe (I assume this is some kind of legal maneuvering). I have never in my 40 years been treated so poorly. Their rents are very high, I always paid on time, I followed the rules, and they still treat you like they found you under their shoe.
What started as a great place to live ended up slowly turning into a nightmare. Don't let the nice looks fool you - the cheaply made units are not what one would expect with the price tag they carry. You will hear noise from all possible directions (above, below, side to side - even in the courtyards several floors above or below you!) We got to the point where we couldn't take it any longer, and put in our required 60 days notice. Just a word of advice - once you let the office know your intention to move out, they will stop caring about you and any issues that arise (even though you are still paying 2 months of rent.) My wife and kids were verbally assaulted by our downstairs neighbor (if your kids can't levitate, prepare yourself for the onslaught of noise complaints.) When reporting the incident to the office staff, they shrugged it off and told us the standard "we'll let management know" response - with absolutely no further follow up. The hardest part has been trying to reclaim the security deposit. After fighting bogus expenses, we've been lied to multiple times about getting a refund. It's been nearly 2 months, and we still haven't seen a dime. It's really a shame - this is located in a great area, but luckily there are plenty of other options available. Don't make the same mistake we made, and choose elsewhere.
No sound isolation, corridors never cleaned and a very expensive price for nothing. Very happy to rent here in a first time, we are living a nightmare.

Wherever do I start on this horrible apartment complex. The experience my boyfriend and I had at the Courtney was absolutely horrendous. Our most pressing issue I had with this community was the pricing. I was okay with rent costs and all, but during this whole application process I was told that there would be a deposit but not how much it would be. Finally once everyone had conveniently paid their application fees did a deposit price get announced. We were told it would be between one month’s rent (1,700) and two month’s rent (3,400). I went in and spoke with the Community Manager and let her know that I was very unhappy about not being told upfront about how much the deposit would be. She also told me that my application came back on hold because of an early termination fee at another complex I am currently staying at. This was a lie, I contacted the office where I am staying and they were upfront and said they let The Courtney know I am terminating my lease early, but they never said I owed any money. After this meeting, I figured out The Courtney Community Manager had lied about me owing money to my current apartment complex. After not being told upfront about deposit fees, the website application not working, being told they did not have a paper application as an alternative, being lied to about money owed, we are fed up with the leasing staff at The Courtney. So after speaking with my roommates and discussing our horrible experience we have had with The Courtney, we all have decided we will no longer be living there and pursing an apartment there. Please be aware that they hide their fees and are not upfront and honest about any part of the application process and the staff is very unprofessional and disrespectful.

These are absolutely not the Luxury apartments that they advertise. The cabinetry are all pressed particle board, horrible to clean, fingerprints, veneer already peeling. The supposed stainless steel appliances are definitely not true stainless, they leave finger prints, and streaks, and cannot be really shined. The tiling in bathrooms are so uneven that you catch your toes on them. The bathroom doors will not stay open, it is as if the building is leaning. You always hear everyone in any upstairs apt, even their footsteps. I sometimes wonder if they left out the sound barrier insulation material. Hallways are so stained and horrible looking. Bugs, spiders, and pet droppings left everywhere, even in the playground. One child stepped in it and got it all over themselves. One resident stepped in it just getting out of her car. Advertises as being a gated community, but entire complex is opened without fencing. Office staff have their favorites and if you are not on that list, well, good luck. Trash can sit in garden areas for days and days. Workers love to ride around in golf carts, and yet the looks of hallways, grounds, elevators, etc - well you just wonder what they are doing all day. When it rains, the mulch goes everywhere, even into the pool. Hidden fees for remotes, one remote per each person on lease, $50 each. Go somewhere else.

Our current apartment is amidst all kinds of restaurants, shopping centers, and theme parks of Orlando. The apartments have beautiful open floor plans with spacious kitchens, wash and dryer in every unit, granite counter tops, stainless steel appliances, laminate wood flooring in the main living areas, tile in the bathrooms, and oversized soaking bath tubs. The buildings also have elevators, something you do not always find in apartments in Orlando! The pool is absolutely beautiful and is surrounding by grilling areas and a fire pit! The leasing office associates are so welcoming and helpful. This place is also extremely pet-friendly! Moving here was the best decision I ever made!

This is a brand new apartment complex and so far it has been great! Once the construction is completed it will be an awesome place to live. It will have a pet park, pool and barbeque area and many other amenities. I'm sure it will be deserving of 5 stars at that time! It is also located close to major theme parks and many restaurants in Orlando while still being on a quiet road away from traffic.
