Property Ratings at The Courts at Fair Oaks
This place used to be nice. The property has changed hands four times in the last fifteen years. The office staff changes over each time. As long as Westminster is the property company that owns this place, you don't want to live here. Their only interest seems to be filling the apartments with residents. There are dozens of units that are empty at the moment (I don't know the number or if this is the usual and the ones in my walking path are the vacant ones now). I do know that more than at any other time in the last 15 years, that residents are staying for one year and then leaving. I'm looking forward to leaving myself soon. There are some good things about it though. The two main maintenance staff members are both very good at what they do. The neighborhood is also super safe. I've never seen any sort of vandalism or intentional damage. It's also in a great location. There are plenty of trees, which seems to be absent in many adjacent complexes. Had I written this review a few years ago, my review would have been higher. But it's a bad environment right now. My new lease offer went up 11% from last year as well. Hard pass.
Genuinely a god awful place to live. I have lived here since October of 2020 and let me tell you all the mess that has happened. First off, the ice machine of our fridge doesn't properly work. When we turn it on, it just leaks all over the floor and gets underneath the flooring. Not only does this lead to potentially having mold, but all maintenance did was leave their fan and not fix the machine whatsoever. We have had pest problems since January. We have had mice and rats, and it takes so long for maintenance to follow up on requests regarding this. I have had to contact their maintenance team three times just for them to come, only for them to barely check anything and not resolve the problem. These are both mice AND rats. I also see a bunch of rats running around the garbage disposal area. If you wanna live here, I guess get ready to live with some rats too. We have had people trying to come into our complex in the middle of the night by knocking on our door or jostling the handle. This is extremely dangerous, and I am a young female living here so this is extremely unacceptable. Our upstairs neighbor had a leak with their pipes which seeped through our ceiling. The maintenance team came in to poke holes in our ceiling to drain it, but never followed up promptly to get it covered up. The way they "followed up" was by coming in unannounced during a pandemic, where I am high risk and need to have notice in advance just as precaution. I am working two jobs and studying full time. The management just gaslights you over and over again about these issues and expects everything to be catered to their schedules. Their mail center is a mess, along with their garbage center. The "pond" they have is just stagnant water with mosquitos everywhere. They refuse to abide by the lease terms where I can terminate the lease if I find this place unlivable, which I do. They expect a two month termination of lease penalty fee, so it shows that they just care about making money and not caring for their residents. My roommate is also tired of these living conditions, and it is just extremely unacceptable. They also continue to violate privacy by coming right in without a 24 hour notice that they should legally abide by. You can find better places to live in the surrounding area that is worth the money. Avoid this place at all costs.
I have been living here for a few months and my experience has been.. subpar. I usually live on the top floor because I hate noise, and the leasing team eased my nerves saying that the flooring was concrete etc.. The people above me STOMP ALL DAY! I hear everything and it is very frustrating. Next is the gate.. they advertise a safe and gated community, but the gate is NEVER closed. Maybe once a week it seems when tours are conveniently scheduled they close them, other than that it's always open. There is literally no point in it. I will say the second entry gate is closed, but guest can't enter through there. Third.. The gym equipment is very very old, so if working out on nice and new equipment is your thing, this definitely isn't the place. The equipment still has chargers for the Iphone 4.. Fourth, THE BUGS!!! I can not stress it enough this community is infested! Flies everywhere, bugs EVERYWHERE! You can't leave a bag of trash out for an hour without bugs appearing in your apartment it's crazy. I've had centipedes, ants walk in literally from under the front door, I watched them march in like they lived here it was ridiculous. The community garbage is disgusting. Some positives... The community itself is nice and secluded, very quiet. Parking is always available by your building, and maintenance respond very quickly. Leasing staff could be a little nicer but Tracie.. She is the best! I honestly thought she was the property manager, she asks with such poise, and is very helpful and kind. I give the property 2 stars instead of 1 for her. I am planning on moving out, but I am very grateful to have worked with her to move here.
4.5 stars for property; 5 stars for leasing agent (Kourtney B.) Relocating to Virginia. This property met my expectations and requirements (gated community, reserved/garage parking (added $), centrally located in Fairfax, VA within HWY 66/495 beltway, quiet drama free location). While this property is on the higher end in cost, it does have decent amenities and overall well kept in appearance in comparison to other properties nearby. This property is also located within several shopping centers and nearby medical centers. Gave property a 4.5 stars solely because of higher end cost in comparison to other similar properties. I am basing my review for the leasing team solely on excellent service provided by Kourtney B. and quick response to questions from other team (Stephanie B). My initial search for a new residence was done online. Kourtney was courteous and answered all my questions (email and phone calls) in stride (and I did ask a lot of questions). She was also flexible with multiple changes on a request to view the property when I traveled to area on business and accommodated a short notice request to view at 430pm. She answered additional questions candidly and also willing to answer questions that I had researching both previous pos/neg reviews. I have no reservation offering my opinion if she isn't already a senior leasing agent, she should be. I have no problems recommending Kourtney to anyone considering a lease at this property. 5 stars for Kourtney on job knowledge and customer service.
I needed an apartment within two days and I got one and even had my move in date moved up for me! Kourtney made the process smooth and within minutes of signing, we had our keys! Excellent place to live with many amenities and so close to so many shops, businesses, and entertainment centers. Highly recommend this place!
This apartment was a great place to live until the management changed. We didn't have issues before but after the complex owners changed, we started having issues with maintence request being fulfilled and rodents started appearing. The pest control only put down spring traps, my cats caught more than the traps did. All in all it's still a great place to live, very quiet and great neighbors. If you don't need maintence work done or luck out and not get pest, it's a great place to call home.
I just went to the property to tour and subsequently turned around and left within seconds. I've never gotten such a bad feeling so immediately about a community. After some effort to get a hold of someone in the leasing office (about a full week before my email and voicemail were responded to, which should have tipped me off), I finally managed to speak with Tracie and schedule a tour today. The community looked beautiful, I liked the area and I was very excited. I showed up at the leasing entrance, at the scheduled time, wearing my mask in these covid times (having been given no further instruction on how the tour would work) and waited outside as the door was locked. Inside, a woman (later identified herself as Tracie) walked by, looked at me with a very unfriendly facial expression, kept going without acknowledging I was there, then disappeared. I looked to see if there were any signs or instructions on the door on what I was supposed to do but there was nothing. She returned a few moments later with the most annoyed expression, tone and demeanor, cracked the door open, and said in an overtly irritated tone "Is there something I can help you with?" as if I were ruining her day by showing up. I was very taken aback by how she presented herself to me. I identified myself and told her I had an appointment at this time to tour. She did not crack a smile and just said flatly "ok, we'll get started in a moment." Mistakenly thinking she was holding the door open for me and wanting me to enter, I started to step into the leasing office when Tracie practically closed the door in my face, gave me the nastiest look and told me in the most condescending demeanor possible: "No. you can't come in here." There is NO mistake or confusion about how she chose to address me: it was not to inform or re-direct me. It was intentional nastiness. I told her I was no longer interested, turned around and left, with Tracie yelling after me "Well I'm sorry but you just can come in." (It was more than evident from her tone that she was not sorry) I completely respect whatever the safety protocol and rules are for touring the community; but beyond wearing a mask, no touring instructions were explained to me prior to arriving. There is 0 excuse for the way the way Tracie presented herself. If this leasing staff treats you like this before you've even toured (when they're usually trying to woo you), imagine what life will be like after you move in. 10/10 avoid.
This is the worst management team I have ever seen. I do not want to give any stars to them, their whole management team is unhelpful at all, once you moved in, they will not care about your needs anymore. Different staff will make up different answers to you, so do not trust a single word from them, they are all liars. We have suffered from the noise issue for more than half a year, each time we came to them, they promised that they will take actions but did nothing at all. They also promised me an apartment transfer, but they keep postponing the transfer procedures to prevent you from making a transfer. Each time they will tell you that they are sorry but can do nothing. They tell you the prepared answers but no actual actions, I don't know why they are working here. If they keep doing in this way, they will lose more and more residents. Find any other place instead of here.
The office staff is TERRIBLE and not organized. The complex has new management as of mid 2019. Move out processes are terrible and is done in a way to make you spend money after you've left. If you have a pet, you WILL get charged for damages even if they don't prove that the damage occurred. They can tell you that a green alien threw up in your place and basically they want you to believe THEM that the damage is there even when you can't see it. Find a better place
Terrible management and terrible professionalism. Maintenance is a joke, they spend more time riding golf carts than doing their jobs. It took multiple work orders before anyone even came to look at the lock on our door and when they finally did, the “fix” was replacing two screws when the holes had gotten too used to even grip the grooves on the screw. Outdated and amenities are poor. They’ll tow your car even when you are a resident and offer no help of any form. Don’t live here
it is a nice community, i have been living there for 3 months, before i sign the contract, i talked with the manager about parking rules for my commercial vehicle, and we did agree for parking to any empty space until the towing company gives a decal for the vehicle. After 3 months i just received a notice about new parking rules effective by Aug 1st. unfortunately i get towed same day when they just handed out the parking notice. That is ridiculous. They made me pay $160 for towing my car, and they were not clear on the notice sheet about the new rules. the community is really good, i have no complain so far, but i can not say same thing about the unprofessional office crew or whoever is responsible for that... be aware for everything that they say, because somehow they make themselves right and let you pay the expenses.
This apartment complex has a lot of amenities and is in a great location. The apartments have also been renovated in the past year. These apartments are minutes from numerous shopping centers, major routes around Norther Virginia, and a short drive to the Metro. However, the management continues to drag down what could be a great complex. With slow to respond maintenance both to the grounds and the individual units, the value just is not there like it truly could be. If the management can find it within itself to provide the level of service the tenants need this would be a 5 star complex consistently.

The gate fell on my car and lights did not work the first month. But its pretty and maintenance is good.
The rooms are large and the complex is close to the center of town. The fitness room is definitely one of the nicest I've seen. Parking is not a problem here. The location is great! It is nice not having to travel far to get to multiple farmer's markets and organic/natural stores.

The apartment complex is a 10-15 minute drive from the nearest metro in Vienna. There's a lot of Asian and Indian restaurants in the area. For the supermarkets, there are good choices of Wegmann's, Walmart, Safeway, and Giant. We've got a 24-hour fitness center, tennis court, nature trail, outdoor grills, and swimming pool. Drama free apartment!
Great location, close to everything, shopping, 66, rent is average for the area. Quiet neighborhood, buildings on the older side but updated amenities. Front desk is OK, not the best, not the worst, maintenance crew is average but response is slow. There are garages available for rent which is very nice option. Nice clubhouse area for rent too.
