Do Not Rent Apartment 1001. My front door wasn’t properly sealed so dirt was constantly blown in. My living room flooded from the rain. My closet flooded so bad it cause mold. The closet was not usable for 5 months because it kept flooding. Their idea of fixing it was to dry it out with a fan which basically did nothing. The flooding caused a lot of my belongings to be ruined. Then there was the ant problem, which I even had some fire ants bite me at times. I would definitely not recommend living here.

Hello, and thank you for sharing your feedback. The rain and flooding are disappointing, and we understand also frustrating. We have made repairs when reported. If we failed to complete a repair or missed something, we wish this would have been brought to our attention. We never want our residents to not be able to enjoy their entire home. Regarding your front door, did you request a new weatherstrip or for the door to be adjusted? Work orders are able to be placed anytime online. Pest control is a weekly priority here, however, it is the residents' responsibility to request service when experiencing an issue. I checked your work order history and do not show a record of any front door repairs or weather stripping being requested. We could have easily repaired this for you if requested. I have reviewed our pest log and currently have no one with repeat issues or unresolved issues. It also doesn't show that you ever requested pest control to service your unit. We take residents' concerns very seriously, so again I apologize if your stay was not the best experience here and wish there was more we could have done. Your concerns are something we have reviewed with our staff and will endeavor to improve on so every resident can be proud to call our community their home. We understand that you are no longer living in our community but if there is anything we can do to repair your outlook on our community, please don’t hesitate to reach out to us. I will start positively by saying when I toured and the entire time I lived here, Andi was a great person to talk with. She was always helpful, responsive and understanding. I do like the general look of the apartments and I appreciate having underground parking available for us. However, I would not recommend living here. The insulation between apartments is non-existent. I can hear the neighbors next to me fighting and screaming daily. I can also hear the people above me every time they walk, move furniture, shut a door, take a shower and so on. It's frustrating to say the least, especially when working from home and having to explain loud noises to clients. On top of the constant noise, there is always trash everywhere. People really don't care to clean up after themselves here. They even leave their trash right outside of the trash chute instead of actually putting it in. Lots of inconsiderate and lazy neighbors here. Next are the appliances. My dryer takes 3-4 times being run to dry one set of clothes. My washer has broken 3 times and is from the 70s by the looks of it. My fridge completely broke a few months into living here and was replaced and now the freezer is so cold it has ice stacking up everywhere and the fridge is so cold it freezes anything on the top shelf (even when we manually change the temp). Lastly, the constant building maintenance issues. The water is off, or there is no hot water at least once a week in the buildings. There is always something going wrong here. Definitely do not recommend.

The scenarios you describe are disappointing, and we apologize that our services and amenities fell short during your stay. We understand the water situation can be frustrating but during repairs and emergency situations, our community is on a boiler system versus individual hot water heaters. There are definitely pros and cons to a boiler system, and this is one of those cons. We try very hard to make sure any time there is a water interruption that we provide as much notice as possible as well as making those interruptions during non-essential hours. One of the pros of a boiler system is you will never run out of hot water which is always nice when you want a long shower or bath after a hard day. Your neighbor disruptions are disappointing to hear, and it is something we have reviewed with our staff and will endeavor to improve on so every resident can be proud to call our community their home. I moved into a first floor unit at the Courts At Preston Oaks in July 2020. I like the location and amenities like the pool and hot tub. The roaches are intolerable though. They are everywhere. The pest control company has been in many times to treat but without success. I am also not allowed to transfer to a unit on a higher floor due to company policy. I will be leaving as soon as I can.

RUN AWAY AS FAST AS YOU CAN. If I could give this place 0 stars I would. It has been a nightmare since the day before I moved in. The day before I moved in, they changed my apartment because someone in the front office messed up. That should have been a red flag to start. I moved in in the middle of August and my AC was not working properly for 3 weeks, my laundry machine was not working properly for 3 weeks and there was a leak in my refrigerator for 3 weeks. Finally, when I complained enough, someone seemed to figure it out. I have been here for 5 months and it has been an absolute nightmare. Recently, there has been water pouring out from my ceiling for two weeks. I work from home and I have had maintenance in and out of my apartment for weeks leaving my place personally unlivable. I paid $800 out of pocket for a Health Inspector to come to prove that this mold is toxic. Finally, it has been "fixed" and now the apartment below me is having a leak which is leaving maintenance to basically live in my apartment for who knows how long. They will not let you get out of your lease for mold or unlivable situations. They will NOT reduce rent for major inconveniences. This place is soo bad that I am going to pay over $3,000 just to terminate my lease early. This place is disgusting. Run away ASAP.

I get home from a late night of work and somebody is parked in my assigned parking spot .. I call security and was told they called the office manager and she said that she didn’t want to tow the car because they would be upset .. excuse me I was upset because I have no place to park so remember fairness is not an option at the Courts. Now on to the weed problem it’s all over the courts property being used bought and sold here with gang graffiti on elevator doors weekly they paint over it but it doesn’t take long for it to reappear .. as soon as my lease is up I am out .. neither one of these issues were a problem when I started leasing here 4 years ago Things have taken a turn for the worse .. The office staff not wanting to upset people well other than myself because I follow all the rules.. .. has really hurt the property and loyal residents are moving .. I am the last hold out of all the people who have lived near me ..one lady was here 8 years she told me to go I am now listening..

The Courts are under constant repairs. Just in 2018, they have shut off the water 8 times. The elevators seem to break down a lot as well. The maintenance team and the office do not communicate well and it takes several tries to get simple repairs done. When it rains, the garage floods. The management seems very overwhelmed and at times hostile. The door to our mail box has been broken for weeks and has yet to be fixed. There are plenty of apartments in the same area with the same price range to consider before The Courts.

It's truly refreshing to see if and when an issue arises, the management and staff expedite on getting it taken care of. Yes, at the beginning my experience wasn't the greatest and I gave a review that wasn't the best during my first 6 months here at The Courts. That's now in the past and the credit for the changes that have taken place here at the complex is well deserved. So to The Courts at Preston Oaks management and staff... Thank you for all that you have done here! Our lease is up in January 2018 and we are highly considering on extending our stay here at The Courts for another year if we are not into a home by then. I don't understand how an apartment complex can be up and running for so long without having a shred of professionalism among the senior staff. They will welcome you with open arms and promise you a great experience but, as soon as you sign the lease, they will not even acknowledge you. The staff at the leasing reception is quite friendly and they try to be helpful. But, if you really want to move into this place, you should walk into the Asst Manager's office and talk to her as a resident. I have never met a person as rude as her in my entire life. Not only does she talk down to everyone, she is more egoistic than an accomplished nobel laureate should be. NALS really messed up when they put her in a public facing job. And the worst part is, she is the one with the final say about any issues you might have (which you will). If you want to live in a community with some peace of mind and an ounce of respect, walk right past this complex.
The apartments will seem perfect on your tour, however they will not tell you about the constant maintenance issues you will have to deal with. The complex is on a shared plumbing system. That means that anytime there is a plumbing issue with one of the units the entire buildings water is turned off for the day. This has happened 19 times and still counting in just a matter of months. No solution to this issue until they decide to invest some money in a system overhaul, which is never going to happen here.
The apartment itself if nice, the staff is very friendly, and location is convenient. However, the place is under constant maintenance. Since I moved in 2 years ago, emails have been regularly sent a couple times a month about another elevator being down or water being shut off again for repairs.
I really enjoyed the tour of The Courts at Preston Oaks. Me and my wife was very satisfied with the property and the professionalism that the staff showed. We definitely will move forward. Eddie Eskridge (972)754-9603 thank you
The Courts at Preston Oaks is a jewel is an otherwise bland landscape. Even the fact that it is built in the mid '80s, it goes toe to toe with more current complexes and surpasses them. Instead of rows and rows of cars baking in the Dallas summer heat, vehicles are tucked under the complex, just a few steps from your new home, protecting them and keeping them cooler while letting large breezeway, garden paths, and community pools with BBQ grills grace the grounds. It's so inviting to stand on your terrace and see green grounds and clear waters. Open floor plans allow for sunlight (or fire light from the fireplace) to light your common rooms. And keeping the common rooms between the bed rooms allows for privacy at night from roommates or family. It's how I would build my home. I'm glad someone else did it first.
I have to say..........I REALLY LOVE MY APARTMENT!!!!! Even though it is 1 bedroom, it is spacious with central air and a wood burning fireplace. Of course, there is a beautiful pool with occasional gatherings for the residents. Maintaince is incredible!! Most times, they come to fix things that day. In the past, I have had one of the maintenance guys even hang some of my wall hangings!!! Oh, by the way, I have been here almost 6 years!!
I moved in about three weeks ago and love it. Upon move in the apartment looked essentially brand new. Location is wonderful, it is about three minuets from all the restaurants and bars on montford and beltline. They are redoing one of the pools right now but the noise isn't bad. Work out room is kind of small but I never have a problem getting on machines I want to use. It is nice that parking is underground but kind of a hassle going in and out through all the security. There are two remote control gates and then I have to use access card to get in elevator room. Office staff is alright, I had some communication issues with one of the leasing consultants before move in, he would never return my calls. Lastly, I am lucky to not have my balcony face in towards the apartment hall ways. It is a very strange architectural choice and I feel bad for the people whose balconies/windows open up to concrete hallway. It would be unpleasant to open windows for everyone to easily look into your apartment and the noise of people walking and talking would bother me.
I lived here for the past 3 years overall I enjoyed it. they had a lot resident events and catered food a lot which I liked. Great sense of community. I have had a few service issues over the years but they were taken care of right away.
After living 2 years I ended up moving and am reporting their issues to the TAA. I initially didn't want to move due to the convenience the underground parking and newly renovated gym. It was their staff that fell short in every aspect. The maintenance staff will need multiple notifications before they fix an issue. The management is overwhelmed with running the property. A maintenance issue that could have been fixed when it was first brought to the office was put off resulting in greater repairs. This is a great place to live if your apartment does not have any issues or if you never see the staff. I would use caution when leasing here.
