The Courtyards Apartments

I actually only lived there for three months but faced multiple unjust charges, including over $250 for locksmith services in June and nearly $700 in move-out fees for what was clearly normal wear and tear. For example, the carpet in the bedroom was cleaner at move-out than at move-in due to my use of a dust collector, yet I was charged $426 for it! The maintenance team also refused my request for a locksmith to replace the lock but still charged me for the service. Additionally, my electricity bills from June to July were inexplicably 2 to 3 times higher than usual, with no clear explanation provided. I also experienced ongoing disturbances from my roommate and his girlfriend, who frequently visited and stayed overnight, causing many sleepless nights with their loud noise and yelling at midnight. Despite multiple complaints to the leasing office, the issue was never resolved, ultimately forcing me to relocate while still being responsible for my lease payments. On top of that, I had to spend three days cleaning up the mess left by my roommate in the kitchen and living room at the end of the lease term. I strongly advise potential renters to be cautious, as my experience suggests poor management and unfair billing practices.

Yes, the location is convenient and the apartments are generally pretty good. However, this place is a complete money grab because they know many North campus students want to live here. They charge $150 now if you get locked out. It’s not worth paying for at all, overpriced.

As a student at the University of Michigan, the location is so convenient, it’s located by the UM bus stops and the Ann Arbor Ride stops! The on call CAs and maintenance is a great plus as well!

I really enjoy the efforts that the staff put in place for community engagement. I love the events and competitive games they have hosted to show appreciation for their residents. In addition, I have received really great assistance from the CAs, especially Falon. She has always greeted me with kindness and has been very welcoming, ensuring that I feel heard and valued as a member of the Courtyards community!

apartments are very well run, office is very helpful, but be careful of deadlines—it’s easy to get screwed out of housing

They really take care and pay attention to the needs of their renters. Great and convenient location, especially if you have classes on north campus

The apartments are quite large which is nice. Appliances are a bit dated and it wasn’t cleaned well when I moved in. Bathroom doesn’t have a fan which isn’t ideal. Maintenance staff is amazing though!

The maintenance comes asap when you require it and does a great job fixing things. It's a great location and the amenities are a plus

There are not many options for North Campus students that offer so much. The washer and dryer are small, but having them in my apartment is pretty cool. Also like not having to share a bathroom and it having all the furniture. There is free coffee and snacks and events that usually offer food too. They offer parking for friends, but if more than a day, is $5 a day. Would be better if always free, but have never had a problem getting a spot. Overall, a great deal for students.

Best location on North Campus, friendly staff, quick maintenance, and good amenities! Nice study and lounge spaces. For me, it’s a great place to live.

I lived at the Courtyards for 3 years as a resident and I really enjoyed it! The staff were always friendly, accommodating, and professional. I lived at several places where the staff clearly did not care, and this is definitely not one of them. The property managers and staff were always quick to answer my emails and calls, and the maintenance staff would always complete work orders really fast! I really enjoyed my apartment and all the amenities the Courtyards has to offer (especially the study rooms!), and I would highly suggest living here for anyone who wants a nice place on North Campus!

The people who run these apartments are incompetent. They will charge you for everything you do. I regret ever renting from them.

Please avoid living the Courtyard! No matter how we complain on the Internet, please tell your friend, tell the prospective students to U of M, avoid living here! My life and my career was ruined by this vicious landlord. Not only do they suck every penny of your pocket but also they cause troubles for your daily life. Living there is my worst decision of my life so far!!!!!!!!!!!!!!!! Shame on this place!

Management has no control over their staff, often not returning messages left with the Community Assistant. Maintenance and staff fail to relock apartment doors once they have entered. Staff lack training and expertise.

THINK TWICE ABOUT LIVING HERE. The Courtyards Student Apartment are an absolute rip off and are no where near worth their cost. The office staff are extremely ignorant and are unable to handle any task on their own. One look at the office shows how unorganized they are. Over the course of LESS THAN TWO WEEKS, they have lost two packages (that were signed for), my driver's license, and a parking pass that was turned in (for which they want to charge me). Vomit is left on the floor for several days, despite multiple complaints.
