Snug between Uptown and Lower Greenville, Knox/Henderson borrows a little from both -- the restaurant scene and walkability of Uptown with the live music and endless entertainment of Lower Greenville -- to deliver the perfect neighborhood. It's no wonder it's a Dallas favorite, from its restaurants like Café Madrid, Chelsea Corner, and the Porch to the Katy Trail, a 3.5-mile paved walking and bicycling path that runs through Dallas.
Knox/Henderson is located around the merging of Knox Street with Henderson Avenue along Highway 75. The heart of the neighborhood, Greenville Avenue, features funky sidewalk cafes and art galleries along brick-paved sidewalks. The abundance of bike racks and period lighting help solidify this area's cool factor. The residential side of Knox/Henderson offers a unique blend of charming bungalows, townhomes, and modern apartment buildings -- often side-by-side for a unique look with ample character.

Property Ratings at The Courtyards at Lower Greenville
I would not recommend this apartment complex to anyone. The living conditions are far from acceptable, and the management is both unresponsive and unprofessional. First and foremost, the walls are paper-thin, offering absolutely no privacy. You can hear everything your neighbors say, making it impossible to enjoy any peace and quiet. On top of that, the parking gate is almost always broken, leaving the supposed "secure" parking area vulnerable to homeless individuals walking through. My car was broken into, and there are no security cameras to deter such incidents. It's clear that the security here is non-existent. The apartment itself has numerous issues. There's a constant, unpleasant smell that no cleaning or air freshener seems to eliminate. This smell lingers on your clothes, kitchenware, and other belongings, and although you might not notice it inside, others can smell it the moment you step outside. Even the air in the apartment carries this odor. In addition, the heaters emit a strange smell when the coils heat up, further contributing to the discomfort. There are also several fees that feel unjustified. You’re charged a $10 monthly trash fee, but there’s no valet service; you have to take your trash to the dumpster yourself. There’s another $10 monthly pest control fee, yet the service is completely ineffective. The technician sprays and leaves, but it does nothing to resolve the pest issues. I’ve had to deal with cockroaches, and the pest control fee seems like a waste. Additionally, there’s a $10 amenity fee, yet there are absolutely no amenities here to justify it. The management refuses to remove this fee, despite there being no actual amenities provided. The management is arguably the worst part of this complex. The staff changes so frequently that you never know who to contact for help. They only seem to show any concern during inspections. When it comes to maintenance, they are equally unreliable. For example, the maintenance team didn’t even realize that the AC unit needed a filter until I pointed it out. Additionally, there’s mold in the apartment that has not been properly addressed. Overall, this complex offers a poor living experience with unsafe conditions, unresponsive management, and constant maintenance issues. I strongly advise against moving here.
Save your money and don’t rent here. This is not a 4 star location. One of the worst places I’ve lived at. Management is the worst.
