This place just wants your money. I moved in in April & the amenities have maybe been functional for a month or two of my stay here. I’ve had pending maintenance requests since August (it is December). I notified the office of a termite infestation in my apartment in September (again, it’s now December) and there’s been no remedy provided. One of our bathrooms is unusable due to the swarm of insects inhabiting it. We can’t sit in our common space at night due to the swarm that comes from beneath our fridge. Do not call or email the office because they won’t answer you and neither will the property management company. By far the WORST place I have ever lived.
STAY AWAY FROM THIS PLACE! Rude and unhelpful staff. The maintenance requests take months, leasing agents are unresponsive, emails not responded to for months, nobody picks up the phone. Roaches and spiders every night, appliances don’t work, nails sticking out of my carpet stabbing me in the feet. This has been the worst living conditions I’ve ever experienced How do the owners sleep at night charging these prices for this pig pin of an apartment complex? Take your money and go literally anywhere else in Tampa and it will be nicer. STAY AWAY
The Delmar is by far the worst apartment complex I have ever lived in. My air conditioning has been broken for over a month now, without any proper resolution ever discussed with me. Maintenance comes out every couple of days to tinker with it, but the unit is still not working and it has consistently been 80 degrees inside my home for a month. Maintenance installed a portable window AC unit before the hurricanes which made at least the bedroom livable for sleeping. Today maintenance removed the window unit without any explanation from the property manager. We have all just been through hell with the hurricanes and my apartment is now 77 degrees as a whole, with no relief. Additionally, I am disgusted by the response of the Delmar property management to the recent hurricanes. All of my friends apartment complexes brought generators in so tenants could find relief from the heat and charge their devices in the community building. Instead the Delmar shut its door completely all of last week, and has only just reopened with reduced hours.
I have been having multiple maintenance issues and finding anyone to even hear me to ask for help is almost impossible. I have been calling every single day, no answer. I have maintenance orders in online with them stated " completed" but still broken. I have gone into the office and given false promises. I have not had a washer or dryer for 21 days. My cabinets fell off the wall and was sitting on my sink for days. The maintenance team is friendly but communication and help is non existent

Old run down buildings that they try to make look new with cheaply done renovations. You feel as if you're living in a college town here but NOT in a good way. Smells of cigarettes and weed all the time. Constantly had to keep candle burning in my apartment to avoid all the smells. Each one of the staff members will relay you with different information on simple questions, this place is just a mess. No one will return your phone calls and its a shocker if someone finally responds to your emails. The pool view is the only good thing this place has going. The exit gate has been closed for about a year now so lots of not monitored traffic in and out of the complex. Friday & Saturday nights you will hear people yelling in parking lots of all hours of the night. They over charge you sooo much here for how old and gross these buildings truly are. Avoid this place and take your money to many other great apartments near this one!!!

The maintenance here at the Delmar are always on time when you call them, my air conditioner was down and they took care of it quickly also when my garbage disposal was clogged they took care of that too quickly and efficiently ! The maintenance staff here are awesome thanks for all you do!

Car part theft, kayak theft, and run down apartments. Walls are paper thin and more often than not you’ll half at least one loud and annoying neighbor. This annoying neighbor can be from below you, beside you, or ADJACENT to you on the OTHER SIDE of the complex building. You will hear everyone because of how thin the walls are. You can’t enjoy the pool or barbecue because of the rowdy annoying people there. Sometimes, the lockers are too full and your stuff is left out in the open. There’s dog poop all over the grass and people let their huge dogs off leashes. Please don’t waste your money here, it’s not even worth the location because of the super heavy traffic.

THE ABSOLUTE WORST IN EVERY WAY POSSIBLE. I moved out in JUNE and my security deposit of 1600$ has yet to be returned to me it is now OCTOBER. I have heard every reason as to why I haven’t received my security deposit. Come to find out another discourteous employee informed me today my account was only just recently closed the end of September so now I have no idea how much longer it will take to get to me. I have dealt with more rude employees from this company than I have in my entire life all of which can’t seem to get their story straight. Avoid living here at all costs. There’s a reason why there are countless horrible reviews and it seems to only be getting worse.

If I could give this 0 stars I would. There is a HUGE termite problem going on in this apartment complex. Termites were coming out of MY WALLS. And the management office DID NOT CARE. I warned my neighbors and other people around the complex bc we continuously saw a termite company driving around the complex!!! SERIOUS PROBLEM. I beg please please do not sign a lease here. Unless you want to be visited in the middle of the night by termites BUSTING THROUGH YOUR WALLS. By far the worst apartment complex I have ever lived at, I am so happy I am out of there. Please do yourself a favor, STAY AWAY.

Absolutely horrible experience. My AC has been broken 5+ times throughout the year. However, the most recent time, my cooling went out over the summer when my apartment has been up to 90 degrees sometimes! Maintenance came out 3 times over a 2 week period before they realized there was a leak and the AC company had to come out. Then the AC company came out and said they couldn't find the leak so they would have to come back. After ANOTHER week of not hearing back I had to call the front desk 4 times until they informed me it would take YET ANOTHER week for them to come out to find the leak. DO NOT LIVE HERE unless you want to live without AC in the middle of summer in Florida.

The office does not care about the safety of its residents. My kayak recently got stolen and they can't access the cameras which would show us who stole it! They do not care! Multiple people I know in this neighborhood are getting things stolen and the office does nothing to increase the safety and security in this neighborhood!

“I have lived in the Cove for about a year and a half now. I sincerely believe when I reflect on my life on my death bed, my biggest regret will be re-signing this lease. The apartments are not kept up well. The tour takes through a well maintained unit, but on move in day, they put you in a unit where every corner they could cut has been cut. Feel free to let the office know about the fixes that will need to be completed, but just know they won't do anything about it because as I was told "It's not a priority." The water flow from my kitchen faucet has become so slow it's rendered useless. But again, tenants having a working sink is just "not a priority" at this time. There's always construction, and it starts at the early hours of 7:30AM, sometimes sooner. I'm all for an early start on the day, but sometimes you'd like to sleep in on a Saturday. Don't expect that luxury if you live in the Cove. The construction also takes up a TON of parking, once it's the early evening and the majority of residents are home from work, consider yourself lucky to get a spot near your building. The "world class" amenities are constantly broken/out of order. The grills haven't been available since move-in. So much of the gym is straight up broken. Every pool is over run by groups of 40 year olds drinking like they're pledging PIKE at Florida State. Maybe you'd like to read a book by the "Zen" pool for a relaxing day. Too bad, you're listening to Jimmy Buffet Pandora Radio from one of the other tenant's bluetooth speaker that's set to full volume and blown out (they don't even pay for the streaming subscription so the abrasively loud music is punctuated by even louder Pep Boys commercials). It's not even the good Buffet songs either, just Cheeseburger in Paradise on a loop for the most part. The gates don't close because of traffic concerns on Westshore. This leads to so many non-residents using the amenities! And there are some negative outcomes when anyone can access the community, the brand new kayak I purchased upon move in was cut off the rack and stolen. I was conned into making the mistake of re-signing based off false promises that these points would be addressed. My issues as a tenant have been willfully ignored, so I am doing my part to ensure no one else falls for their lies.”

We are current residents and not happy with this place. We moved in April and Immediately noticed some outlets are falling out of the wall, carpet is coming up and is a big trip hazard, and the closet door was broken- none of these things have been fixed. During our first week in, our air conditioning and washer broke. The washer flooded the house and the air conditioning had to be fully replaced at the same time. The tap water smells horrible like sewer water all the time and we reported this to maintenance. Although, they canceled our request saying that they are only doing emergency requests right now- this was months ago, still haven’t heard anything. The stairs to the second floor are very slippery and rusty when it rains. I have slipped and fell down twice now. Also, the dog park is small and is mainly dirt. Please don’t rent here!
DO. NOT. SIGN. HERE. I am a current resident here, and I'm dealing with a termite infestation. There are termites crawling up my walls... in my bedroom.. in my bathroom... in my kitchen. It's disgusting. I have been dealing with this for four weeks with no resolution. Pest control was supposed to come this past Monday, but a 'scheduling mistake' caused them not to show, so I had to wait another week for them to come out. And who knows if they'll even show up this time! The main office won't call me back. I've left voicemails and e-mailed asking for someone to call me. They'll only e-mail me back, 5 hours later, saying they're "doing everything they can". I have had to relocate twice now, for the past two weeks, because these conditions are uninhabitable. I am still forced to pay rent for the time that I have had to relocate. (I had a friend who lived here about 3 years ago, and she just told me that they had the same termite problem when she lived here too.) They aren't taking any effective measures to correct this problem. Save yourself the money, headache, stress and frustration, and sign elsewhere—or live with termites crawling on your walls and flying around your house. If I could rate 0 stars, I would!
Recent lease renewal costs (>$100/mo increase) & forced amenities (i.e. valet trash) may not be cost effective to those I recommend to.
I think this is a perfect place for students wanting to get away from the downtown rush. The complex is so peaceful and quiet compared to other places I have lived.
I would recommend because of the location and the confutable living place .
If you don't enjoy the water or a swimming pool then you might prefer another location.
Chris in the leasing office was very welcoming and knowledgeable. It made the apartment search much easier. And the pool on the bay was what made this apartment the real winner.
Only reason to decline is suddennavailability of a one bedroom at my current complex Solis . So I decided to stay at Solis Apts. Thanks anyway!
Just a suggestion...Should begin to accommodate neighbors who prefer a more quiet environment with "Quiet courtyards" where people are required to adhere to community curfews for noise and where people can live in a designated "quiet courtyard" if they prefer and so if people move in to a "quiet courtyard" and/or building they can expect to receive noise violation fines if they are up at all hours of the night making loud and obnoxious noise.

I love the location, the amenities, and being so close to the water. Maintenance and front office are always super helpful and responsive.
Community is great, but the gym situation really needs to be fixed or you should compensate residents in some way. People pay a rental amount that was reflective of their ability to utilize a gym.
Great location, not as expensive as some other complexes in South Tampa. I do wish there was actual security at the gate, or at least a gate that closed at night.
I would if you are looking for a decent place to live. I wish you had a better trash management and disposal facility. The Trash butler is good if people were to use it. Many residents seem to just dump outside the dumpsters that the raccoons seem to love to dig into. Personally my location was close to my apartment and had less issues disposing my trash. There are only 2 compactor/dumpsters in the whole community and that is clearly not enough.
The experience of the bay being there every morning and the salt breeze. Amazing for the mind, soul, and spirit.
My only complaint is lack of storage and kitchen space (cabinets and drawers)

The day of move in, my carpet was full of fleas. I would not had a place to stay had I not been traveling for work. I was told it would be treated twice but it was only treated once. There are no fleas, but would have appreciated follow thru on the second treatment.
The price is fairly high for the upkeep of the ammeneties and wait time of service requests
Water Charge is way too much after replacing the toilet and faucet fixtures to reduce water use.
The office personnel and the maintenance team (Miguel especially) treated us like family and was always professional and friendly

I have lived here for about three years. I’ve always been treated well and if I could buy the apartment I would. The new company is doing a great job. My compliments!
Maintenance takes a little while and the appliances seem to be biting the dust and faulty. Also, our neighbors are extremely loud and inconsiderate. A girl across the way does not pick up her dogs droppings (I’ve seen her leave it multiple times) and even with the notices she still does not pick it up. I do love this place though. It is very comfortable and better than where I was living before.
