The office manager will give excuses and lies and not fix anything! The dumpsters stay full and trashed all around. Cars get broken into. If you decorate your door with wreaths or anything, that will be stolen. They can’t keep maintenance men and when they do have one they still won’t fix anything. They raise the rent every year. Stay away!

Please bear with us as we bring the community back to life but do communicate any issues you'd like to see get addressed and we'll do our best to take care of them in a timely manner. Brighter days are ahead!
Terrible place. Increased rent with NO upgrades. They rig things to make them work for the next tenants. It’s sad. Loud with unsupervised kids everywhere. Moved out January and it’s may with no security deposit back. Keep getting told they would call me back. HORRIBLE business to deal with !!!!!
Oglethorpe Ridge & hallmark properties are a complete joke & a scam. The office staff is completely incompetent, rude, and unlawful. Every practice this company follows are illegal. They go through office staff like the weather changes. Office managers quit at the drop of a hat without any notice leaving the office stranded. A horrible place to live. The amenities that they boast about are complete crap. The pool stays closed the majority of the summer due to it always being green and never cleaned or kept up, or they just don't feel like opening it. The "playground" is a raggedy jungle gym & piece of junk spring riding toy, a tetherball post with just a rope and no ball, and railroad ties around the edges but they've been destroyed and moved everywhere and never fixed. The basketball court is a run down piece of pavement that's all cracked up and destroyed with a broken basketball hoop with no net. The electrical box directly next to the basketball "court" is completely busted up which is extremely dangerous for the kids. There are constantly kids all over the parking lot and in and out of common areas without supervision as young as 5 years old. The fences around the perimeter of the complex are all smashed and broken out and they won't replace them. Don't even bother trying to get something fixed inside your apartment because it will never happen. There's black mold all over the showers and under the sinks in the bathrooms. The wood fixtures in the bathrooms are rotting and falling apart. When they do "fix" things inside the apartments it consists of taking junk parts from vacant units and putting them in yours. They don't pay the people who do work for them such as landscapers, pressure washers, etc. Cops are there constantly due to being called over anything and everything. Certain tenants are given special privileges and breaks off their rent to spy on other residents and report back to the office or to the police on anything to get them evicted. The new property manager who lives on site has a pit bull which is against the policies of the complex. They change their policies and rules whenever they feel like it. The windows don't lock and most of them don't have screens so if you're on the first floor anybody can come in whenever they feel like it. You will not live in peace in this apartment complex. I wouldn't recommend this place to my worst enemy.
Terrible place to live if your looking for a peaceful place to lay your head. Management seems nice enough when you move in, but a few months here and you will see the truth. When I moved here the breezeways were disgusting, but I was told by one of the office ladies (Mrs. Teresa) during a viewing that they switched landscaping companies and it would be cleaned within 2 weeks, but it didn't get cleaned for a few months. Prior to it being cleaned, the threats started coming. Although my children and I had just moved in, we were blamed (by the other office lady, Mrs. Donna) for all the trash that was outside when we moved in and then told I would be charged a $50 pick up fee for trash that was in the breezeway. Also, she stated we would be subject to pop-up inspections (which are illegal). When I opposed, the issue was eventually left alone. This property is overrun with unattended children from ages 2 who run right in front/behind cars and will not move for passing cars. Almost monthly we get the poorly-worded newsletters that include caps, bolded, and underlined words used to intimidate people. I haven't seen a positive one since I moved in. They did move in a courtesy officer from another county (Walker County) and they were sure to send a notice out to warn tenants he will be walking the property with his K-9 companion and that he can make an arrest. I was even told by Mrs. Donna that he was knocking on people's doors disturbing everyone to smell their apartment to locate where a marijuana smell was coming from. I however, did not witness that. However, the officer was actually stopping cars to see why they were at the complex one night out next to the entrance! People hide in their apartments out of fear of being charged $50 every time for smoking cigarettes on their own balconies. I don't smoke or like being exposed to second hand smoke, but I do feel bad for those who pay good money for rent and cannot smoke freely on their balconies or inside (now they have to sneak, so we still smell it in the breezeways vs it going directly outside). Although management likes to give clear expectations with threatening notices, you cannot expect timely repairs because they have one maintenance man who works at multiple properties. He works hard, but there are way too many units in this complex for one person, let alone several properties. This is VERY LITTLE of what I've experienced in my short time here. I wouldn't recommend this place to my WORST enemy.
We live in an apartment complex that is handicap accessible. It helps with my husbands disability. The apartment is very spacious and nice. We live on the bottom floor and can not hear the people above us which is nice. I would recommend these apartments.
