I went to visit a friend and wanted to inquire about the possibility of renting. DON’T!! I noticed that all appliances were old and worn out, the cabinets are hung upside down, there is a hole in the floor underneath the linoleum they laid before he moved in. The paint is the landlord special. Bugs, dust, black mold nothing was cleaned up before being painted over. They recently repainted outside and the paint is coming off. I’ve witnessed the laziness and inattentiveness of their maintenance first hand. The sinks were not replaced when messed up they just painted them to cover it. If you have an emergency with for instance the A/C they won’t come fix it. So the emergency line is pointless. The photos on the websites are old photos of when it was goat built. The pool looks like crap. The playground is in disrepair, the ponds are in disrepair. The parking is a nightmare even for residents. The office people are never there or if they are you are the biggest inconvenience to them. Trash everywhere. They raise the rent every six months and no improvement of property. Even the office update was half assed and looks terrible. They had some guys redo the parking areas and they did a crap job. They claim to have rules but don’t enforce them. They will also make sure to make it impossible to rent from them. The his is directly from myself and a current resident. If you can afford better do so. For your own good follow my lead and stay far away from these apartments!!!!!!!!!!

I am done doing business with this company. I suggest you don't ever. They charge for amenities that you cannot use. They are never in the office. This place has gone down quick. Rent went up though. I dare you to call and get someone on the phone state that you have a problem see how they respond.

the worst of the worst place to stay. the management team is soooooo unprofessional. the asst. manager mouth is soo file and unprofessional. she dont know how to communicate at no point and the whole time you talking she gives no eye contact. dont try to work with the tenants. i would go to a shelter if i had to stay there and deal with them. they dont try to resolve the issue nor communicate back with you about your situation. the last management was way more nice and professional. these people they have now have a bad name out on this property now. they have sooo many vacant its a shame. they have ran all the tentants away and everyone moving out. the coroporate office or superior over them need to come down and observe what going on. they are the worst people now to deal with and need to be stop to think its ok to talk to people the way they do!! i would never recommend them to anyone and i will spread the word of how they are. unprofessional is real there!!!!

The appliances are old. Countertops are white easy to stain and hard to come out. The Countertops are PAINTED! The light fixtures and ceiling fan are old. Breezeway always dirty.

Changed the name and went up on the rent but that is it. Trash everywhere. Snakes everywhere. Maintenance is non existent. Shootings and break ins galore. No pool, no fitness center, lakes are swamps. Pics are from 20 years ago. Don’t fall for the lies.
I recently visited Legacy (Walls, MS) with the intent of inquiring about apartment availability. When I arrived there were two unprofessional looking women there. One was one her cellphone and the other appeared to be babysitting. Neither of the two were helpful and I seem to be inconveniening them. I guess, expecting people to do their job is asking too much. First impressions are important. THIS PLACE IS A DEFINITE NO!
They are ok for the most part. There is little interest in keeping the place clean and up to par. Maintanence is the worst and makes me not want to renew my lease. They ride around on carts all day doing nothing. It takes forever to get a simple repair done. They will also lie and mark jobs compete that they haven't done. On the good side I've never felt unsafe here. Sheriffs are constantly on site as a courtesy but beware they sometimes profile tenants. The ladies in the office always have good attitudes so that's a plus.

The grounds of the old alzea ridge side is pathetic! algae so thick in ponds you can cut it with a knife; and they have the nerve to post a sign that says no fishing or swimming! Who would want to go anywhere near it! The pond shown in the advertisement with the bridge no longer looks like that, the water is dried up and now filled with overgrown grass and trash. zillions of spider webs with hundreds of dead bugs is what you see plastered on the walls outside your front door. Im not making this up, all you have to do is walk the grounds...guarantee you will seek other options!
I've been living at these apartments for a year and 3 months and I believe we're on about our 4th or 5th set of management! And I'm talking about we have had ups and we have had D O W N S !!! But finally I believe we have the best management team this places ever seen!!! The Legacy Ladies Got there GAME ON..IM So impressed with the smiles the greetings when you walk in the door they make you feel like you are at home and you are somebody as they should the prime management here was horrible!!!!! And when you call the home office and try to get in touch with the district manager and can't even get in touch with them that lets me know that if you don't have support from the top it's hard to get things done!!! So I believe finally that I am where I'm supposed to be they are actually working on things to get the place like it's supposed to be getting the pond cleaned up just doing things the way they should have been done I renewed my lease in June and I am happy that I did now but I was really worried!!!!!! You see coming from a management background myself I do understand. So upper management the ones that are there at the home office check this out, if it it has an amenity thats listed as offered in your package like tennis courts or a computer that you can use at the office then it needs to be there because that's what we're paying our rent for that's what Drew us to the apartments but if it breaks give it fixed or buy a new one you don't just not fix it I've actually sit and listen to these three young ladies up there and they're on fire about getting this place right but if you don't spend money you can't make money so upper management for my home office in Nashville help these ladies listen to them because it's not very often you get a Dream Team like that together and you end up losing them to because five managers or Ford Rangers have been in and out since I've been here so there's a problem somewhere above their heads so thank you ladies the new Legacy Ladies as I like to call it in for working hard to get this place together you know who this is I'll just put my initials W. F. keep it up ladies!!!!!! I just can't guarantee you when I write another review in about 3 months instead of three stars it's going to be a five star
This is the worst place I have ever lived. I have had a maintenance request in since January of 2017 that they keep insisting they will fix. Instead, they mark it as completed and do not show up. The air went out in our apartment, and guess where maintenance was? I dont know, either. Left THREE messages, and we were never called back. Website advertises NEW GYM, it has not been opened in over six months with promises of renovations. They have been claiming renovations since I moved in (2016) The leasing office is rude, and will not help. I have had 5 maintenance requests while living there, and NOTHING has been fixed. I have provided written and verbal notice to each person a minimum of 3 times that they are not allowed to enter my apartment without an appointment (unless an emergency) but they barge in anyways, WITHOUT EVEN KNOCKING.
I have been a resident here for about 4 months now. Upon moving here, I identified there was a terrible problem with with mice infestation. I reported the issue to management on several occasions, yet never had pest control enter my apt to control the issue. Over the course of the few months I have lived here, I see mice in my apt everyday. I open my kitchen cabinets and they jump out at me. They leave droppings all over my counter tops as well as my cabinets and in my pets food bowl. They are in my bedroom closet. They are everywhere. I am terrified of the creatures so I decided to break my lease because I live in fear. The management will do nothing to assist you. So beware before moving here!!!!
I wish I could give 0 stars. Since new management has taken over, this place has become a joke. For two days, I've tried paying rent at different times during the day, and nobody has been in the office, even though the sign on the door said "open" and hours are *supposed to be until 5...apparently going anytime between 1 and 4 isn't included in that. They do not fix maintenance requests, and the pool is constantly closed. . I've literally watched people selling drugs in the parking lot (cops were called) and the siding on the building I live in has been off for months because of a storm and they just never fixed it , so we get to listen to squirrels, birds , and who knows what else scurry around in there at all hours of the day (and night). I could go on , but honestly , it's not worth my time. Just do not live here if you can help it.
Please try to find another apartment community for your family!! Maintenance here is subpar. The "48-hour maintenance guarantee" is false advertising more often than not. And there is nothing "luxury" at all about these apartments -they are just as standard as any other that you would visit. The so-called new management is only concerned with collecting rent. The property manager does not like speaking with anyone, unless you are coming in to see about leasing (always the cordial one when booking new tenants). Once you are on the hook and sign your contract, you will not hear back from the manager regarding any issues. The new leasing consultant that does the leg work for the manager is just as unprofessional and incompetent as the maintenance staff (I will just leave that at that). There are only a few apartment communities in Walls, MS. If living in Walls is your preference, my recommendation to you is that you look into the other apartments before settling here. The incoming rent here is reasonable enough, in comparisonto others in the area. But they will increase at a ridiculous rate after the first year. I suppose these days you can't escape that in any apartment community you choose. But if your financial circumstance allows, I suggest you consider looking elsewhere first; and leave this one as only your last resort.
Me and my children were very excited to go to the pool today to enjoy some quality time. The pool has only been open for 2 days and its completly dirty and CLOSED!! Ever since legacy apartments have taken over the rent has gone up and things have gone down. I am not happy with the change.
My review would run too long and they will likely delete it just when I am about finished. So suffice it to say, if you're looking for good property management, then you should KEEP LOOKING. Let me be clear that "emergency" maintenance issues are addressed in a timely fashion. But any general issue your report is likely to fall on deaf ears. They don't follow up with you. And even corporate will ignore you. But I guess no apartment community is "management perfect". And you have to live somewhere, right?! But if your concern is for great amenities, beautiful surroundings, and a relatively quiet community, then this is the perfect place to choose for your next home. I give all the aforementioned a 5 Star rating for sure! Just make sure you have a better-than-average mobile and internet service because this place is pratically a dead zone all around! I didn't know this until after I was all moved in. I actually had to get a landline phone service put in because of terrible reception out here. Also, if you want satellite service, keep in mind that there is an absurd $500 "non-refundable" deposit fee required! Also, parking is terribe--only 7 spots in front of each building on the side that I reside; not including the one handicap space, that you cannot use, even though there are no disabled residents living in the building. This is not a knock against the disabled. I think more apartment communities should have adequate handicap spaces. But if there are no disables residents in the building for which the space is intended, the any RENT PAYING RESIDENT should be able to use it -especially given te limited parking as it is. After all, most couples or roommates (as in my case) have two vehicles. Yes, you can add $50/mo to your rent to get a dedicated parking space. But that doesn't work for some people with already limited funds. And it's only for one space anyway. In summary, if amenities and beauty are your thing, then welcome to Leagacy at Pecan Grove!! But don't expect much in the way of good property management. Personally, I am disappointed in how they will just delete your general maintenance reports or inquiries that you submit online. But they will send a returnemail as if it was addressed, knowing it was not. This is very, very sad. Again, you will not get any follow through with the corporate office either. So just make sure EVERYTHING is in order in your apartment BEFORE signing your leasing papers. Good luck.
I've been living here for almost a year. It's by far the best apartment my family has stayed it. They have lots of kids, yet we have t had not one problem, and the staff is very nice, maintenance gets the job done quickly.
