Property Ratings at The Crossings Apartments
The Crossing Apartment, ethics are as strong as the crooked tile in my bathroom. The manager Shoney will set appointments with you and then not show up. But I am sure the future mold in my bathroom will. Which was one of the reasons I moved out. Two days in a row you avoid me. Leaving before 2pm. Please make sure you read your lease for the carpet cleaning fee, which is funny because I had to clean my apartment before I moved in, I found hair all over the apartment, many outlets did not work, doors do not have a proper seal. They will do everything they can to take your deposit. Take photos of everything even countertops before and after moving in.
My unit was filthy dirty and full of trash when I moved in! Cabinets are dingy, the appliances are old and don't work, and the plumbing is horrible. Toilets overflow and the master bathroom shower has no water pressure. Maintenance staff are all absolutely useless and will dirty your home and leave your lights on all day. The office staff on property and even at the corporate office couldn't care less.

I do apologize for the initial impression of when you first moved in, but your apartment wasn't full of trash. Unfortunately contractors didn't clean up after themselves and that issue was handled. The minor issues were addressed as soon as possible and every maintenance request that you have put in, we have handled same day. If you are having a current issue with your shower, please call the office so we can get your work order completed.
They will keep your deposit and they can't keep maintenance workers to do repairs.
I would highly recommend anyone looking for apartment look elsewhere. The staff is rude and unhelpful there’s trash all over the property. They have one dumpster for five + buildings so it’s such a long walk and so inconvenient. The carpets are super cheap and only stapled around the walls I can literally lift the carpet up by pulling on it. Their air conditioners are barely hanging on so our electricity bill during the summer was borderline unaffordable and our apartment was still 80 degrees during the day - my poor pets. When we called maintenance they said it was because our air filter was too thick and recommended we take it out so allergies are awful and it only helped by a couple degrees. Parking is limited - I’m sure to push people to pay for a garage. Managers are not helpful either if you have additional issues. DO NOT RENT FROM THIS APARTMENT COMPLEX. I already told a couple friends who were looking into moving here NOT TO! They found a way better complex just five minutes away.
We have lived here for 13 years this year and I have to say - the apartment complex has had it's fair share of ups and downs with the changes in management. The bad reviews below do have merit for the previous management team, but I am pleased to share that our new property manager and her team are AMAZING! Every single thing that we've had an issue with (some of these are outstanding issues that are over a year old) has been handled in the past week thanks to her. I've been able to speak directly to her and she's been open, honest, and actually does what she says she is going to do. I appreciate her taking the time to actually listen and for the first time in a LONG time, I have solutions and am confident in the property staff. So long rant short - things are improving and I'm VERY happy with the new management. Stop by and see the apartments. If you have concerns about something - ask to talk to the property manager about it. I promise you that she will listen to you and give you honest feedback. You will be heard and respected.
This is my third apartment since moving to Kansas City and it is a Ritz-Carlton compared to my old apartments. I love the area, it's quite except for occasional trains and sirens. The space is CLEAN, they DNA dog poop which is a big plus. They have a nice walking trail near the apartment that I like to walk. We've got a two bedroom on the third floor facing the pond. We're actually pass the pond and it the summer can't even see the pond in the summer, but we're still being charged for "pond view". Oh well, we're already spending an atrocious amount for a two bedroom because my boyfriend "wanted to the space". The office ladies are pretty good, one in particular acts like she hates her life and my questions are an inconvenience to her, so I just try to avoid her.

Don’t rent here - simple. Absolutely outdated appliances. The dishwasher doesn’t clean properly and the washer is so ancient it will rip your clothes. Complex didn’t clean oven before move in, so it’s full of burnt food. Ancient thermostat. Poor insulation in the building so the electric bill is always high. They use a third party biller for water payments so you have to pay a fee each month just to receive your bill. Parking lot always has potholes and they’re slow to fix it. You can pay more money each month for a pond view - a view that is full of trash. The walking trail they advertise is NOT easily accessible. They’re pet friendly, so expect lots of dog poop as well as loud dogs barking that the complex does nothing about. I’ve had the worst time with service requests. They are slow to act and do not properly communicate. The girls in the front office, with the exception of Ally, are rude and unprofessional. Things like the security alarm and the thermostat are so old that they’ve yellowed. Not to mention there are phone jack hookups everywhere - very unappealing. Kitchen and bathroom counters are white and stain if you don’t remove something from them within minutes. Find another place.

I would like to sincerely apologize for your experience so far here at The Crossings. We truly value our residents and would love an opportunity to make everything right. Please feel free to come by the office so that we can address any and all of your concerns.
Please note that this review is for a Picasso style apartment on the 3rd floor. My review was much longer, but there is a character limit. I picked this complex due to its cheaper cost as well as its seemingly quaint living situation. I toured the property in March and did not see any true issues with it. Once I moved in and the weather got warmer, I began to see things were about to get worse. There is only one air conditioning vent in each room (the bedroom, bathroom, kitchen, and living room). In short, if you walk from your bedroom and enter your living room, you will feel an extremely noticeable difference in temperature (at least 10 degrees). I tend to keep my apartment set at 77 when I am away and set it to 74 while I am there. I am the type of person that prefers living in cooler climates (67 is my preferred temperature), but even with the thermostat set to that, I would never reach that level of comfort (that, and I didn't want to pay for the egregious electric bill, either). The dishwasher is fairly decent, but it seems like it only cleans about 80% of the dishes I put in it. The others I either go ahead and hand-wash or throw them back in for a 2nd cycle. Overall, it works, but it is not the best. The dryer is absolutely terrible. It does not matter what sized load of laundry I put in there, I will have to run the dryer for at least 80 minutes or longer. I empty my lint trap after every single load, but it doesn't fix the problem. I know that the dryer works (kind of) because it puts out heat, but it doesn't seem to fully dry clothes on the first attempt. I spoke with the maintenance crew about it and they gave the old cliche of "Well, you probably are overfilling it and are not keeping the lint trap clean." Neither of those accounts are true. I am a single occupant that does laundry once a week. It boils down to two loads of laundry that are both what I would consider medium loads. The washing machine does not get stuffed to the brim, and the dryer only gets filled to about 50% capacity. Ultimately -- my loads are not that large. In short, I would be very cautious about living on the top floor here because the vaulted ceilings make it impossible to cool. Unless you enjoy very warm climates, it is not a comfortable living situation in the warmer months. The appliances can be a hassle at times, but they do serve their purpose all things considered. The community itself is also nice due to the pool and living near the police station.
The staff will lie about the cost of living here, the lease agreement and maintenance issues go unresolved indefinitely. Once you sign the line they have no respect for you or your family. 12 years of apartment living in several cities and this was the worst and most costly experience. They seem nice and you will give them the benefit of a doubt but stay away. Zero stars.
We relocated to Lenexa recently and unfortunately chose The Crossings to live in for the 3 months that it took us to find a house. The office staff grossly misrepresented the terms of breaking the lease to us, something that was of great significance to us since we knew we would not be staying long. I do not know if the office staff misunderstood the policy, and in turn misinformed us, or if we were blatantly lied to in order to get us to sign their lease. All I know is that Town Management does not seem even a little bit concerned that their staff is at best uninformed of their policies, and at worst being dishonest with people to get them in the door. If you are in need of a place to live while house shopping, please do yourself a favor and stay at the Extended Stay hotel. Side note-I see that some people are concerned about how noisy the apartments are. The fact that our downstairs neighbor has threatened to call the cops on my 2 and 5 year old children would suggest that the noise may be a problem in the downstairs units.
The Crossings Apartments are great apartments if you're looking for upscale living without destroying your budget. They're quiet, well maintained, quick response times on maintenance requests, very centrally located within minutes of the highway systems so you can get pretty much anywhere in 15 minutes or less and the pool is like your own personal oasis. The staff are also some of the friendliest and helpful people I've met. I've lived in these homes for over 5 years and would recommend them over and over.
