Property Ratings at The Crossings at Short Pump
Unfortunate experiences, office staff is useless and will only repeat what they have been reading off of a script. I.e. if you have an emergency and need a guest to stay overnight after the office is closed, and you can't get a pass, and you use the only pass you have with the correct info filled out, they will still tow your car and leave you stranded and provide no help or accountability. No one ever mentioned that that would happen. They also do nothing about the frequent break ins that occur because implementing ANY options like security or cameras is too expensive for these "luxury apartments" to use.
I would not recommend this place to anyone. They are essentially making up all the renovation charges when we move it. I paid $2000 as move-out charges. DO NOT RENT HERE. There are other very nice apartments in the area. They charge you for painting the walls (which they had to do anyway). The staff keeps changing in the rental office, the reason is obvious, THE MANAGEMENt is VERY BAD. I had the worst experience living here. The trash dumpsters are always full, and tenants leave their trash outside the Stench spreads around the community (HEALTH HAZARD). And there is a fine if you leave it outside- again, make up revenues everywhere possible. DO NOT MOVE HERE!

There is a reason why so many apartments are vacant. No one likes to stay or come live here. There are many options in the area, I would not recommend this place to anyone.

Hello, we value resident feedback and would welcome the opportunity to address any concerns you may have in greater detail. Please feel free to give our team a call at your earliest convenience. We hope to work together to improve your rating of our community.
Very thin walls. FAR from a luxury apartment. Playground located in a horrible place. In the middle of 3 building. Kids screaming at the top of their lungs, so if you work at night you can hang up the idea of getting any rest. Neighbors above you sound as if they're coming through the roof every time they take a step. Extremely small for the price you pay. And heating system does more of sucking the moisture out of the apartment than it does heat. Windows are not sealed correctly so it's impossible to maintain temperature in home.
I stayed there for over a year and they are charging me 1700 dollars and basically getting all their stuff replaced at my cost. I would never ask anyone to go to that Appartment again. They will send collection agents to hound you. Avoid this place.

I had very bad experience with the new management and they are not supportive at all. They just want to take advantage of your situation. Don’t waste your money and precious time here, you can find many other good options out there.

The community is good and decent , but management of trash is very poor , there is no place to dump recyclables everything is required to be dumped into the same trash bin. Hope they plan well to manage recycling and be responsible management .
They take all the remodeling money from tenants when they move out. How come they exact condition of everything if someone lives for 4 years. Also staff is very rude, lady named Katie is always rude, unsupportive. It just happened to me, I totally advise against this apartment.

This is my third year in this community. It used to be a nice community with a good set of staffs which were really helpful and thats the reason I twice renewed by lease. However, things started changing to the worse recently. Main problem I would highlight is the lack of communication from the Leasing office/maintenance team. They come up with new rules every time without giving notice and charge the customers. I have multiple examples quote and whenever we call the leasing office to inquire some of the staff speaks very rudely. - In one instance, One fine day they changed all the blinds without notifying me and charged me some 30/60$ per blind. My point is their intention might be good but they should have given the customer a notice and an opportunity if he wants to do himself and avoid the higher price imposed on them - In another instance, on reporting about the presence of roaches, leasing staff send misleading communication about removing everything from kitchen on working day with 3-4 days notice and on inquiring about the same, it came out that the staff didnt mark the required action correctly in the notice. - A more recent example, most of the people live here are working professionals and on weekends when there is a high volume the garbage collection box will be full. Wet/green waste dumpster usually have space but the other(recycle) bins overflow and the staffers won't care to empty them on time causing the residents to leave them near the covered garbage area(i should admit there is a sign asking people to put everything inside) but what to do when its overflowing and no one cleans up for 2 days. Without any notice, the leasing office started sending fines(55$) again as expected when inquired calling the office, they just give a reason that they can enforce any fine without any notice. Overall, this community used to be a good place to live and it is still, however, some of the recent experience is making me believe that the staff here does not care about the residents anymore.

While things are bound to change over the years, we never want it to be in a negative way. We understand your frustrations but assure you that our residents are of utmost importance to our team. Rude staff, no maintenance done, property Manages will bully you to get out of fixing anything. Poor insect/rodent control that has led to numerous problems, including new wiring on my car.

I have only been living here a few months, but everything is great so far. The neighborhood is extremely peaceful and I don’t have any complaints with my apartment so far, besides the thin walls which is normal for an appointment. The staff is also really friendly and helpful. I would definitely recommend anyone to stay here.
I lived this apartment last 3 years , I have bad experiences in this apparent, there are lot of rats inside the apartment and they took months to slove the problem and recently I have moved from this apartment and they charged like any thing , they charged 1200 for small marks on carpet , and they are very rude with me , please avoid if you really need peace
A word of caution – Be prepared to pay 12-17% increase in rent when your lease is up for renewal with no change in amenities. They says customer satisfaction is their top priority but in reality you wouldn’t get any help if you approach them!
I have lived at The Crossings at Short Pump for over 3 years now, and I continue to renew my lease each year. I love the location, the grounds are beautiful, and the pool is a a resort style pool. I have established true friendships at Park. I am fortunate to live here, and feel blessed everyday to have a home at The Crossings at Short Pump. I could probably pay less to live elsewhere, however no other apartment complex makes me feel like I'm home like the apartment I have now! very nice staff and repair team. They are extremely responsive and fix the problem fast.
We have lived here for over 3 years now, Their maintenance team is great and staff at the leasing office is helpful too. I would like to mention special appreciation to their maintenance staff AL, he is very talented and is always willing to help and provide the best service, he has solved all of our maintenance issues starting from a toilet leak to dishwasher. I highly recommend his work. The staff at the office are great, they always try to do their best possible for their tenants, you just need to be polite and ask nicely, I have seen some nasty tenants who crib about everything and anything. I think its best to figure out the problem and take it to the management and they will do anything to fix it right. Regarding the rental, the rates are quite high for us but then again if you are looking for a good community with good school district then all these apartments cost almost the same( i have visited and surveyed most of the apartment complexes in and around short pump and also in twin hickory area. Overall it has been a good stay here.
My boyfriend and I moved into The Crossings late last July and have yet to have any issues. We were referred to them by a friend who lived here as well. The staff has been amazing since the day we first took a tour and have helped us any way they could. The apartment complex is quiet and we have never felt unsafe. The amenities are awesome! The pool area is always clean and ready to use and the gym has enough equipment that I no longer need to pay for a separate gym membership. Our neighbors have been nothing but friendly and welcoming. Our apartment was renovated right before we moved in and done with all stainless steel appliances! After searching for apartments for months, we were so impressed after our tour at The Crossings that we signed our lease the same day! Here we are 11 months later, and we just renewed our lease for another year and couldn't be happier!
I have lived at the crossings for over 2 years now and have been very happy with my stay until some recent changes. It began when it snowed a few weeks ago and the lot was never cleared despite being told by staff that it would be taken care of within 24hrs. Fast forward a few weeks they have decided to implement a parking policy that has absolutely terrible rules for anyone who likes to have guest or family over. I fairly often have family stop and stay with me on their way through Richmond to wherever they are heading and now will not be able to easily accommodate them. The new policy is that guest passes must be issued to all guest and they will be issued for no longer than (7) days nor will they be issued back to back. I spoke with a staff member and even though the policy goes into effect in a few days they could not tell me if there would be any visitor specific parking spots put in or free weekend parking. All in all I think the policy is ridiculous given our location, already abundant parking, and difficulty in me being able to accommodate my friends and family. If I had known this policy was going in to effect I would not have resigned my lease as an open parking policy is important to me. I know not everyone will have this concern but if you frequently have guest I'd suggest looking elsewhere.
This apartment complex used to be a great place to live. Recently, they've started a ridiculous parking policy that makes it nearly impossible to have guests over. It's a huge hassle, there's no guest spots, and you can't even get more than one guest pass in a row. Don't bother bringing it up with the staff, most of them are rude and condescending. They've said it's about "our safety" but there has always been plenty of parking and a safe environment-they're really protecting us from being able to have our friends and loved ones visit us. Don't live here.
I have lived at The Crossings at Short Pump for over 4 years now, and I continue to renew my lease each year. I love the location, the grounds are beautiful, and the pool is a a resort style pool. I have established true friendships at my pool because it is such an inviting place to mingle with folks that love the amnemities, just like me!
Nice ambience for kids. Got to know quiet few people. Quick response during maintenance issues. Friendly staff. Over all I am happy with this place.
Overall was a good experience. However, it's hard to believe these days that they do not accept credit cards as that became an issue for me. Office people were excellent to work with. Apartment looked really good.
I moved recently in a 3rd floor apartment with my kid. The downstairs neighbors started complaining about he extreme noise that get while we walk. I do not know how else to walk. The wooden flooring is so thin that it simply transmits noise even for a normal walk. I cannot live in a house where I cannot walk inside my own house. The staircase and common areas are kept clean always.
