Property Ratings at The Crossings of Oakbrook
Management may as well not even exist, they are so neglectful. If you have a maintenance problem, you may as well pray for the problem to solve itself because no one is coming. When they actually do decide to communicate, they are disrespectful and condescending. They do not maintain their own grounds, but will tow your car if you have a flat tire. Last year we went almost the entire summer with no air conditioning because they refused to fix it. I could go on but hopefully this will dissuade you from moving here
The management at oakbrook has taken a very drastic drop. They have no regard for your own wellbeing, seemed like they were going through hire after hire with maintenance and will only snap back if you have complaints. They constantly had issues with they trash compactor where trash would just be laying all over the place. I would not recommend this place to anyone.
My husband got transferred for work, we were there for a short time and found out my husband's cancer had spread and the doctors could not do anything else for him, gave him six months to a year. He had to leave his job and wanted to go home to be around friends and family, I went to the lease office and explained our situation and asked what we had to do to get out of lease, she gave me papers to sign and said we would have to pay three months rent, she said we could make payments but I said we still had my husband's last few pay checks so I would pay it in full, she said they would do a final walk through and if there was damage they would take out of deposit, I understood, I asked is this everything to get out and she said yes. Fast forward three weeks and I get an additional bill for $1340 and they are keeping out deposit, I called and she said you have to pay 60 days of rent because you didn't give us 60 day notice. I said but I asked you when I was in your office if this was everything and she said well it's in the lease so you have to pay it.
Decent apartments at a good location, but has problems to address. During our time at crossings, we repeatedly had raccoons in our ceilings and walls. Maintenance would set traps in the crawlspace, but the problem persisted. The raccoon problem lead to a number of sleepless nights (they were extremely active and loud at night). With the raccoons came fleas, as well as a consistent, strong odor. I contacted the office regarding the fleas, but decided to treat the problem myself after not hearing back from them after a week. They eventually got back to me and agreed to treat the apartment for fleas after I had already spent money on a commercially available treatment. We also noticed very little air was coming from our vents when the HVAC system was operating. We had spoken with maintenance, who sent someone out to examine the furnace but said they couldn't find anything. This problem persisted, and our utility bills got higher and higher. I looked around the furnace myself and found a large hole about the size of a tissue box in the duct exiting the furnace. I now live in a 1400 sq. foot home, that I pay significantly less to heat and cool than my 2 bedroom apartment at crossings. The office staff refused to compensate us for the money we lost due to the large hole their maintenance staff overlooked. I would STRONGLY discourage others from considering living at the Crossings.
I had a great experience with Kevin one of the maintenance memebers. We had a clogged sink drain and within the next afternoon, after putting in a ticket he was able to come out and have it fixed within less than 10 minutes. He is very respectuful and an overall joy to work with when issues arise.
I have not had any major issues except for my complaint about the inconsiderate neighbors upstairs. No matter how many complaints were given to management, nothing was ever done except a note on the door which didn't change ANYTHING. We are woken up most of our nights by the stomping and yelling that is occuring above our heads.
We lived here for two years. Always paid rent on time. Rent clubhouse half a dozen times. Management was always responsive. The few issues we had were always addressed, albeit if it was maintenance-related, it usually took a few requests to be fully completed. Overall, we really enjoyed living here. Then, we put in our 60-day notice and moved out of state. We hadn’t expected back our security deposit because we had a pet. I already knew that they have to replace the carpet if a resident has a pet no matter the condition of the carpet. So, we did not have it cleaned. What I was NOT told at any time during our residency was that I would be billed for the remaining cost of replacing the carpet. That would have been nice to know rather than receiving an unexpected bill. What else did they throw into this bill? The cost for putting in a brand new tub surround! The day we were moving out, my daughter fell into the tub and her head busted out two tiles. Two. They were the standard, 4”x4” tiles that you find anywhere. When I questioned this charge, I was told they couldn’t repair it. Really?! TWO TILES. Ridiculous. They could have. They just wanted to switch out to the tub surround and charge me for it. On top of that I was nickel and dimed for every little thing. I don’t even care about those. I am not disputing the damage, but the fact they knew they were going to charge me $1100 to replace carpet but never told me. Then replacing the tub tiles with a complete surround just because they could, and charging me $600 for that, on top of the smaller charges. I called the manager and tried to dispute at least some of the charges. She told me she could not make any adjustments, that I had to contact corporate. I wrote a letter addressing each charge and requested a call, letter, or email for a response. Nothing. Then I receive another bill, threatening to sue me if I didn’t pay or set up payment arrangements. NO RESPONSE to my letter at all. I called Rachael (manager) back and set up payment arrangements. I asked if she had heard anything in response to my letter. She had not. I called corporate and left a message. Still to this day, six months later, I have received no response to my letter and call. That is TERRIBLE customer service to someone who ALWAYS paid on time, and paid extra to utilize amenities, and never caused an issue. My recommendation: save up while you live here in case you get a $1700+ bill that you weren’t planning on.
Earlier today I wrote a review and I cannot find it now so I guess it got taken down. Anyways, this place is terrible. The maintenance is horrible, one time I was asleep and they just walked in. I have bad anxiety so you can only imagine being woken up to the sound of a man being in the place you call “home” secondly, the apartment I was shown was upgraded and the one we got was not which wasn’t that big of a deal but was a huge disappointment. Back to the maintenance, nothing is put together well like there’s holes in the walls where you can see they just painted over and the cabinets aren’t even put on straight. There’s nails stuck in the wood on my balcony, the stove is broke, the air flow is bad in the bedroom, and there’s not a light in the bedroom so I had to buy a lamp to put in the bedroom for light. On this website they say the trash is included and the utilities are included. Sounds awesome right?? No, that’s totally a misunderstanding. I still pay for water,electric, and trash removal. So they are putting false advertisement on their website. The people are just plain rude here, and the property manager is writing notes almost every other week complaining about something new like they have nothing better to do with their time. I cannot wait to get out of this place. If you’re looking for somewhere to live and this place seems great because of the price think otherwise and find something more worth your time.

As for the utilities on the website we apologize for the miscommunication..Utilities are separate. At one point trash was included, however with the amount of large items being left outside of our compactor, we could not keep putting more work on both our groundskeeper and Rumpke to ensure that it was cleaned. Keep your eyes open and pray before you decide to live here. Don't be fooled into thinking this is a nice place. It's not a slum or anything, but it is junkier than you might be led to believe if you leave your head in the clubhouse when you tour the place. Make sure that the apartment you tour is the apartment you are going to live in. Many have appliances that are super out of date and potentially unsafe. Our stove was so old it malfunctioned and wouldn't turn off. They did come fairly quickly to fix it, but imagine what could have happened with a malfunctioning stove and a toddler in the house. We experienced multiple leaks, which is more than annoying and made me concerned about mold. This apartment is old. It can't be easy to keep so many crumbling buildings taped together. It seems like maintenance tries, but everything is falling apart. Also, consider the neighbors. There are some great people here, but some quite a few crazies too- more than other places I have lived. Sometimes, my children couldn't play outside because of fighting neighbors, swearing and threatening each other, both upstairs and across the hall. Management never seemed interested in dealing with that. I hope you find a great place to live. Maybe this is it, but I'm doubtful.
Have been living here for almost a year it's the worst apartment I've ever lived in my entire life. management is terrible they're always defensive about their staff even if they're wrong. it does not matter. they're always on their side and the Tenant is always wrong. management is so rude and bad I wanted to break the lease the same day I signed it. the apartment was not even ready. The fridge was dirty had food all over it the bathrooms were dirty the toilet tops were dirty the walls were dirty and moldy spiderwebs World old where all over the walls blood stains on the door God knows where they came from the only thing new in the apartment was the carpet light bulbs burned out paint stains inside the kitchen drawers kitchen sink was broken and was leaking. three days after move in they fixed the sink. Rust was in the bathtub dents in the walls windows don't close properly and some of them are warped window screens are damaged and holes in them if you're interested I have pictures to prove it. Decided to stay because it was too late and I was moving from out of state so I was kind of locked in can't wait for the lease term to expire. I gave them a notice that I'm moving out they inspecting the apartment 2 months before the move out date. I think they are trying to fix the apartment and charge it for my insurance because most of the initial problems were never fixed. Management is super rude she is fit to be a mob boss more than an apartment manager always in denial never admit that they were they are wrong and something wrong even if they're looking at it for example they were looking at the light bulb burned out light bulbs and saying that they're not burned out same with light switches were broken they refused to replace them even though it is very clear that the light bulbs were black and the switches don't work properly they ended up replacing them one week after moving in. The neighbors are worse than management they walk their dogs within couple feet of your windows so you cannot open your blinds and they don't pick up after their dogs so dog poop is all over the place. I complained to management but nothing changed. I really hate this place it's one of the worst places I've ever lived in.
Let's start off with Stacy she was awesome great person great manger!!!! Unfortunately they switched Mangers to AMBER she's very rude you grit your teeth talking to her every time Maintence was Ok I moved in went a year with broke laundry doors but I made them work both bathrooms had mold on ceiling maintence took care of it At the end of living in the crossings my year was about up so I resigned my lease with Stacy as I loved the place I was living never had a problem every thing was great. never had any complaints about them they never had any about me I stayed to myself New mangers came along maintence techs were new but I still stayed to myself after 1 year and 2 months I missed rent for the first time after getting layed off at my job I called let her know I would be a little late I went and took a temp job to make my rent I was working 3rd shift job waiting on my first check to get the rent to the complex as I am sleeping one morning I hear a knocking I did not answer the door as I was resting for work that following night (I did not no it was the manger) until THEY WALKED INTO MY HOME SCARING ME OUT OF A DEAD SLEEP they made the excuse that they was checking to see if I still lived there 1.i called allowing them to kno that I was getting rent but undergoing a hard situation 2.the maintence tech was in my home 2 weeks before changing the air filter talked to him and also told him I was staying and what was going on 3.my truck was parked outside and all my belongings was inside the home therefor they should have never made it past my door step. After I told them to please leave they do I get out of bed and they never locked my home that I had locked when I was sleeping so at this point I told them I was leaving and refused to pay the rent as I did not feel safe in the apt that I was sleeping in I was told to turn my keys in to avoid having a evection notice there for they gave me 2 days to turn in my keys and get out so I did I got every thing I could and put all my stuff in storage I begged for another day to clean and pick up every thing and they refused to allow me and now are trying to charge me for cleaning and more I tryed to call and speak to amber and she is now saying since I don't have any thing in writing it don't matter.
This place has constant turn over and horrible customer service. Phone calls will go unanswered (due to employees on so many smoke breaks). Service appointments will be skipped with no notice. The employees here make living here a mess. Don't bother talking to someone about anything because they will be gone in a flash and you will have to start all over with someone new.
I have lived at The Crossings of Oakbrook for going on 4 years now and I may never leave!! Every place that you live at will not always be perfect (as one of the reviews I see below, nit picking everything....)but I have had no issue with my apartment since I moved in except a few maint. calls but nothing serious, no bug issues, and I feel safe here and that is the biggest plus of them all. The management changed over a year ago and I have seen big improvements!
Really is a great place to live. I rent the updated and remodeled 2 bedroom 2 bath and it is gorgeous. Exactly what I needed, I have recommended this place to all of my friends.
property needs serious maintenance. Paint Please! Bare, rotten wood around the windows, steps. Cement sidewalks crumbling, trees with dead branches hanging over sidewalk not trimmed. The globe lights out front--Not. Mowers knocked them down years ago, few left, some tilted to one side. Junk car(s) one being stored in the parking lot. Commercial truck in parking lot for over two months, hasn't moved. Carpets 10 years old, frayed, flat, cleaned but spots coming up to the surface. Sprinklers are not being run, grass dying. Decorative trim broken, see birds going in attics. Mowers have run into siding and tore off from building, Hastily nailed back on. Renter beware.
I reviewed Crossing and the place is great. Clean, close to all kinds of things. The only thing I was not pleased with was the entry-4 way stop - with people not being kind enough to really follow the guideline it was a little hard getting out.
