Moving to Marietta? Don’t let your feathers get ruffled the first time you’re told to turn at the big chicken. It’s not a joke. The 56-foot-tall landmark is a staple of most directions. A Georgia Tech student who obviously had a sense of humor designed the giant, steel bird in 1963. The beak opens and closes as the eyes spin around. Stop in for lunch! The chicken is perched atop a KFC. You can also grab (pluck?) a “Big Chicken” mug or T-shirt from the gift shop.

so far so good…some minor cosmetic issues but nothing that cant be fixed…my only complaint would be the price you pay is way to high for all the cosmetic issues i have uncovered. It is what it is though i am overall happy to be here.

One of the standout features of this location is its proximity to a variety of entertainment and shopping options. Within just a short drive (or even a pleasant walk), you can find a plethora of restaurants, cafes, and shopping centers. Whether you're in the mood for a casual dinner out or a day of retail therapy, everything you need is conveniently close by. This has been a major plus for me, as it allows for easy access to leisure activities without having to travel far. However, I do feel that my apartments could use some upgrades. While the living spaces is functional, many aspects are showing their age. A fresh coat of paint, updated appliances, and modern fixtures would greatly enhance the overall aesthetic. While the current condition is livable, a little investment in upgrades would really elevate my experience at The Cumberland.

I really don’t like how you all handled the fire situation that took place a month ago or so. The fire department trashed my apartment and nobody from the office reached out to check on anyone I didn’t speak to anyone from the leasing office. Not even an email. Only spoke to maintenance Because they were the only ones I seen. Then fire was on a Saturday. I was told damages would be fixed Monday. And it wasn’t fixed until Wednesday. No updates or anything. I had to get a hotel due to the smell and the heat coming from the holes in the ceiling. And received No hotel vouchers to help. I felt like we got no support at all. But as soon as the rent was due I got a phone call and an email EARLY and prior to due date. Money hungry and no care for residents well being. We couldn’t even get an email to check on everyone.

Look long story short. I live here and these people that own it now and the staff that is in place is t worth a hill of beans. Noone will answer when you call the office if you do you get the run around. If you need something fix forget it. But rent MUST be on time. This place is the worse. The building I'm currently in someone has big pitbulls living in there unit, birds and other animals. It sounds like wild kingdom around it. The breezeway and stairs are ridiculously nasty. They no longer include water, trash and sewer in rent so you don't know what your rent could be from one month to the next. Trust me run do not walk away from here. I cannot wait for my lease to be over.

So, my friends and I are looking at a nice, comfortable place to live. We all live at home with our families, and we're in our mid-to-late 20s/early 30s, trying to live independently. I've mostly been doing the hunting online and came across this place, which I thought would be perfect, as they had a 4 bedroom unit. My first issue is communication. I set up my appointment on apartments.com to check out the place. I was really late because I was having car trouble, so I tried to call the office to let them know. The automated dialer made it really difficult for me to get in touch with someone, and I never got a call back confirming my appointment. So after my car is fixed, I head straight over. What I found odd is that the leasing office was in the complex, which I find strange because how would I get in if the gate was closed? That's not very inviting for future tenants. As I am driving to the leasing office, I saw the mountain of garbage where the trash dumpster is. Just piles of garbage and thrown out furniture that looks like it hadn't been picked up in a while. So red flag number 2. I get to the office, and the girl working there, I don't think she knew I was coming. I told her which unit I was interested in, and she said the 4 bedroom was unavailable. That's fine, we're not looking to move in immediately. She tells me there's a 3 bedroom I can look at, and gives me the key right after two people who were looking at before me. I think she tried to direct me the wrong way, because I was able to see the building right there. I open the door to the breezeway, and hit by what smells like a public bathroom. Another red flag. I find the unit, and the key doesn't work. There was also a doormat, so I was unsure if this girl gave me the wrong unit, because I did not want to get in trouble. Irritated, I returned to the office and told her about the key not working. She was confused and said it was working just fine. She didn't even think to figure out if I went to the wrong unit. I also told her about the smell too. I basically told her that we won't be doing business in the future and left. Before I drove off, I took a look at the pool. It was drained, the bottom was full of dirty rainwater, and uncovered, which is dangerous in my opinion. Plus, there were cigarette butts all over the place even in the breezeway. I'm sorry, but if I can't even be given a proper tour in this rathole, I'm definitely not moving in.

I haven’t even had the chance to actual live there! Let alone get a tour! Whoever works in the front office was legitimately rude and felt to the need to make me feel I was lying about an appointment. Also, I CALLED beforehand to ask if I could still come in. Then proceeded to tell me she didn’t have anything available! DONT WASTE YOUR TIME!

Please look absolutely everywhere else before moving into these apartments. Pay the extra money and move somewhere else because your quality of life here will be so poor you will become depressed. The walls are paper thin and you hear EVERYTHING - I mean EVERYTHING that's happening with the neighbors. There is mold and bugs everywhere. Not to mention the terrible communication with management. None of the advertised amenities are in use and the buildings themselves are never cleaned - filled with bugs and trash. I am counting down the three months left in my lease.

Go homeless before you rent here absolutely Garbage management, Complete waste of life living in these dumps , then they ask you to come call or talk about it to get no results , God please save me from this hole in the mud with the roaches and mold everywhere and i mean everywhere in every room almost and cracks in the walls water flooded floors , request been put in for weeks and no response.

I scheduled an appointment for July 6th at 2pm to come tour an apartment and hopefully get an application. I live 3 hours away and took the day of for this appointment only to get there and there be a note on the door saying the office is closed that day. I knock and try to call the office with no answer. Some girl parks and walks up and I ask her if she worked there to which she replied that she’s also there for an appointment. We were outside knocking for like 10-15 minutes when someone from the office came outside and very rudely told us to stop knocking because they’re busy. We explained that we were there for an appointment we scheduled days prior and she said that she didn’t know who scheduled it but they were closed the rest of the day and asked us to leave. Poor organization and very rude staff. Am no longer interested in trying to live there.

I have lived here for about 4 months now and really have had the worst experience ever. The building is NEVER cleaned. Cobwebs are everywhere and the laundry room is filthy with only 1 dryer working. The woman who lived in the apartment previously came to warn me about her ceiling caving in and I can tell it was true because the replacement is paper thin. You can literally hear a pen drop upstairs. I’m put in several service requests weeks ago and nothing has been answered. I am so upset I got suckered into this lease smh can’t wait until it’s up - wish I can leave NOW !

If you need a decent place to stay this complex is okay,I lived here for about a month now. I stay in a classic unit (white appliances, no microwave) and when I moved in it looked like no one had lived here since before I was born(I'm in my mid 20's). There was so much wrong with my apartment when I first moved in. All they did was change the carpet honestly.My fridge is extremely old, like it has stains, the cabinets in the kitchen need painting (still, they haven't came to paint them even though they know they needed to be painted), the front door still needs painting, the floor in my bedroom has a dip in it and no one has came to fix it yet, the window in the bedroom was cracked but it was fixed after I moved in, the water still has a weird gas smell when you turn it on but it goes away after its been on for a while, they did a small paint job after I moved in (something that should have been done before).It's so hard to get in contact with the leasing office and if you dont hound them they will literally leave you in the dust. The lady who initially was over my application got fired in the process of me getting approved and no one else in the office had no knowledge about my app so I basically had to start over which halted my entire moving process. Malik is sweet but it is very obvious they need a lot of help in the office because he seems to be overwhelmed. The complex is quiet which is nice but the management is just not it. If I hadn't already gave them some of my money I definitely would have moved elsewhere.

The best thing I could ever do is break my lease...which is sad. The staff could literally care less abt your issues. They are just there for their checks. Roach infested. Noisy & overpriced. Maintenance won't fix a thing. Everything is old and dated & the information on this site abt amenities is a lie. The list could go on... Look elsewhere if you want to be valued as a tenant.

Worst apartments to live in. I’ve been living here for 6/7 years and every year has become worse. Hopefully we can find a way to break our lease or something. There is black mold in our master bedroom closet. It has been like this for over 2 weeks. My husband has a ostomy pouch that filters the air for his stoma and now has mold. These apts DO NOT care for your health what so ever. Last year our furnace caught on fire after 20 times of complaining it didn’t work. They FINALLY changed it once it caught on fire. They’re also ROACH INFESTED. If I could give this no stars I would.

The apartment aren't the greatest however, at first the front office was amazing until I had and issue. I had to pay for a lock that was broke because of the apartment . Because it broke on a Saturday they would not come out although the ER after hours voicemail states that a lock out is an ER . Management just emailed me on July 25 regarding the issues that happened on July 21st after I filed an complaint with BBB. She offered me 120 however the lock cost me 355 due to the fact that it was a weekend and after hours.

Too many critters.. leasing office has lazy management.. pest control people use products that are supposed to kill the bugs but it doesn’t & they always say they’ll show back up to you a week later after they visit to get rid of bugs.

very poor quality of customer service by the staff in this leasing office. this management (primarily Kameshia) is rude and not very professional with handling small issues and complaints that shouldn't be occurring from the beginning. computers and printing station is never working which causes an inconvenience, I have completely stopped attempting to go to or utilize their computer room due to this false advertised amenity that is an easy fix which shows they do not care, nor do their managing company (star management). there are roaches here (not referring to the management) that can get a bit out of hand if not dealt with. the price you pay is not substantial for the lack in quality of service from the leasing office and bug problem in the homes. I am contemplating breaking my lease and praying to find a home that feels like a home with staff that care and roach free. do not move here unless you want to overpay for what you get and unprofessional service and rude attitudes while your here. oh and roaches!

My apartment is ok. It was suppose to be an upgraded unit before I moved in, however it was not. After three years I finally received the upgraded floors that I should have in the beginning. The unit itself is cozy and comfortable.
Cumberland Crossing is a nice place to live right off of Cobb Parkway in Marietta GA. It is minutes from 75 and 85 and a host of other businesses. The development is very family oriented. Equipped with a pool, media center, and fitness room. Although one of the machines needed to be fixed since we moved here that's the only downfall of the fitness center. The response time of maintenance is awesome once we reported anything they were here in within 24 hrs. The community is gated also which is a plus for and every now and then the cops roll through to make sure nothing is outta hand sonit a very safe neighborhood. The laundry rooms need an update also but other than that I have been pleased with my stay at Cumberland Crossing.
Our apartment complex is quite quiet. it is secluded off a main road so you have to be looking so it to find it. The office staff is a bit rude at times but otherwise it is a decent place to live. People keep to themselves.
