As its name implies, Medical Center South is located directly south of the Texas Medical Center, which is home to Houston’s major healthcare facilities and medical schools. The neighborhood is also locally known as the Astrodome since the Houston Astrodome dominated the neighborhood. NRG Arena, NRG Stadium, and NRG Center are also located in the neighborhood so living here will give you easy access to rodeos, football games, concerts, and more. Although the area was initially created for the Astrodome, it has since changed drastically. Along with medical facilities, Medical Center South is laden with restaurants, stores, and an abundance of housing options. Rental options include large single-family houses, luxury condos, and modern apartments and townhomes. Attracting even more renters, Medical Center South is also convenient to Downtown Houston, Midtown, and Hermann Park.

Property Ratings at The Daphne Apartments
DO NOT MOVE HERE!!! Even if this is the only place you can afford try somewhere else. You're better off living somewhere else believe me. This was the worst place I have ever lived in. I followed the instructions of the front office staff to get rid of the roaches which was to let them exterminate, seal cracks, and use foggers. After all of that roaches were still crawling everywhere. I kill easily 10 a day. I have been staying with different people since I signed my lease because I am so grossed out. Imagine brushing your teeth and having to kill a roach. Or laying on your bed and seeing one on your bedroom wall. There was a roach swimming in my dog's water bowl. This is no way to live and the leasing office can't help. This place needs to be torn down. I talked to my neighbor and they've been keeping their place clean and using the bogus exterminators they send out. He says he still has to kill multiple roaches a day. This is not a place you want to be if you can help. Get a second job to make the extra money you need for rent. It's not worth being here to save some money. Oh I also heard they break into cars out here. AVOID THIS PLACE AT ALL COST!
Don't come here unless you're ready to be living side by side with roaches! I was a resident for one year and the first day in my apartment I noticed roaches. I told the leasing office I cant stay there. They convinced me to change apartments from 2214 to 1910. Saying it is newly renovated so I wont have the same problem. A few months later, I started noticing roaches every couple of weeks. This was after complaining and having the leasing office send pest control several times. It didn't stop. But the in the last month (12/2022 to now 01/2023) things became really bad. It became a full fledged infestation. I see roaches every single day. And they are everywhere! Kitchen counters, Roof, kitchen cabinets, sink, bath tub even inside the dish washer! I decided I can't take it anymore. I will leave at the end of my lease mid February 2023. I notified the leasing office they said I have to pay a leasing fee penalty of $800+ for not telling them 60 days in advance that I am leaving at the end of my contract. I felt I haven't been treated fairly considering the reason why I decided to leave. I pleaded to them to wave the relisting fee since they have also broken the contract with the roaches infestation but they refused. Anyways, the apartment might seem relatively cheap, but just beware what you are getting yourself into! Your health and hygiene will be at serious risk!
Safety is not a priority. I have not been able to lock my door in over a week. After reaching out to the complex manager and regional manager I received an email addressing the issue but still have not been able to safely lock the door. The front gate is unlocked 80% of the time. Multiple robberies in the complex. Possums run rampant in the ceilings. Structural damage (the walls are literally separating from the floor). The building is not level which means you can't close the room or bathroom door. Water shutdowns every 2 weeks. The list goes on and on. The leasing team is very nice but that doesn't negate that there are major issues there.
I’ve only been here for a couple days so my review was based upon that. I am very happy with the service that I received upon moving in just about everything was perfect and gave me hope after my last experience with an apartment complex. Everything was clean and in place and the staff is very professional and helpful. The area I’m in is quiet and well kept. I am so grateful, Jonathan is my leasing agent he did a remarkable job, every time I called they answered the phone and helped me promptly and made a virtual experience extremely pleasant. Thank you to Jonathan and Josh!
These apartments suck, the office workers and Managment dont care. I would have never come here and will never recommend someone to stay here EVER.
This place swept me under my feet when i first signed . I was so excited, i was ready to start a new job In this area. I met my neighbors, at first i thought they were sketchy but then later i found out that it wasn't really the neighbors that I should watch for but the ignorance of the leasing office. I started to feel like they didn’t care. I got fees after fees for nonsense , i also got attitudes from some of them. I never received calls or emails on time. Plumbing is a disaster, its been an on and off thing for months . No water for 4 hours every 2 weeks. Then the loud barking of dogs started. So much stuff i could talk about on here . I hate this place so much. I wanted to break my lease so bad so many times. Im overpaying for this apartment. I hear rodents crawling in between the air ducts in the middle of the night. I hate that one of the gates is always broken. Grass hasnt been cut in a while on my side of the apartments . I have lots of pictures to prove it .
Property Manager at The Daphne Apartments, Responded To This Review
Hello. Resident satisfaction is something our office is always striving for. It would seem that we have not met your expectation and I would like to remedy that. Unfortunately, ongoing renovations to add washer/dryer require temporary water service interruption in order to add those water lines. We service the lawns weekly. I'd be happy to direct our lawn maintenance to the areas you have observed if you just let us know which area you are referring to. Additionally, there is weekly preventative pest control. I'm not seeing any rodent complaints in our service history over the last several months but would be happy to add your apartment for inspection and treatment. Give us a call and see if we can improve your time with us here. I look forward to working with you.
Almost all these reviews are old so I’m sure management has changed. The leasing office employees are very nice, especially Jonathan. The pest problem is minimal (very few but still there). Rent is good for the area. However, my biggest problem upon moving here has been crime. I haven’t lived here two full months and there has already been three robberies (1 break-in and 2 muggings) in this complex. It’s very disturbing that even with apartment security, people still don’t feel safe where they live. I still have 10 months in this lease and I’m already looking for a new place. Please, talk to current residents and get the scoop because a lot of the reviews I read before moving in were dated and essentially no help.
I would say it is the worst place I ever lived. if there is zero star option i will choose that they deserve no star. The management specially the manager do not know what he is doing. They do not care about the resident they only see the money you have. I have lived there for seven months. When I signed my lease The lease office promises us that we will receive a $ 400 gift card if we signed the lease. Couple weeks later after sighing the lease we asked for our gift card and office receptionist told us that they order it but that it had not arrived yet, and would be issued as soon as they were. This debacle went on with us constantly requesting our gift card, until at the end the manager completely went into denial and stated that they had never promised us a gift. it seems like false advertisement. In addition, I have send numbers of emails to Parque view apartment regarding the pest issue at the apartment . I send the office couple email as, the pests bitten my young children and I took them two time to doctor due the particular reason. I not only effect my kids health but i missed some days from work and on top of it mental stress. Despite paying the pest fee every month, they did not provide those services and that too despite multiple emails requesting action. Furthermore, when I left the their apartment I just received a letter from their office that I owe them $127 after with holding my security deposit. It says that apartment was not clean and some other minors’ issues. When I left the apartment, it was completely clean, and everything were functional. I will strongly recommend do not go there if someone have no option then get everything in written otherwise you will regret it later.
Since I have moved in, we have both received all new staff and new management. The first day we moved in, our apartment was infested with roaches. We had to buy our own stuff to clean it all out, which took us longer to move in. They have received new management so they have been remodeling since. These contractors are so dirty. They leave their trash everywhere and no not pick up. They were changing the roof shingles and left them all over my patio. They have left at least 10 nails all around my front door. On top of that, they were suppose to advise us when they were going to start working on our property and did not. At 8am I wake up to someone pounding on the roof, changing the roof shingles. All of our amenities have been taken away, with no re-compensation. Every weekend there is an apartment, probably 1 building down with blasting music past 1am. There is never anything done about it. To top it off, the parking spaces are so small, you have every car almost touching each other. They are also painting the apartments a mixture of horrible exterior colors. Look for another property, these suck.
I should have trusted the reviews. I moved into this place after reading some of the reviews about roaches everywhere no matter how you clean. I thought it was just them but NO ITS TRUE! No matter how much of a clean freak you are they will always be around TONS of them. I can honestly say I do not go a day without seeing at least 5. Even though I have tried all over the counter items and a professional they are still around. But if you like living around roaches and do not mind them here are a few more things. The lighting around the apartment is horrible it is very dark and unsafe to walk my dog even in the winter when it gets dark around 6pm. Also no one picks up after their dogs, I have seen management walk their dog and not tell anyone a thing. Crime rate is not so well either, since I have been here I have seen a truck on blocks, windows broken in cars, a lady got rob at 8AM in the morning walking to her car, a peeping tom get held down my residents for cops to arrive. My friend is a cop in the area who has been here multiple times and not to visit me either. Management is horrible and will not work with you, all they want is your money. The parking lot also floods between buildings 1 and 4 not sure about the other locations. The apartments are outdated for the price, honestly the only good thing about this place is the location and floor plan. This does not deserve the 4 Stars it currently has.
On the very edge of medical center so you pay higher for location but at this apartment, you don't get the amenities. Old, run down looking, and my AC could not keep up with July/August heat. The complex is quiet but pay the extra 50 bucks a month and get a nicer place in the area. It will be worth it
Literally hated it.
The place is swamped with different size roaches. not only that, you will find many different size geico and lizards. This place is a zoo. Although the management is aware of the little zoo that they are having they wont do anything. They are the absolute most irresponsible and mean people that can gather around in a place.
I told them hundred times that this place is not live-able. over the course of three months that I lived there I killed 6 lizards and countless roaches. I had to fog the whole place at least once a week and it was barely enough.
I told the management that I will share this story with as many people as I can because I dont want other people go through what I went through.
(I would have posted the pictures of those animals here if I could)
Everything has been great so far. I came to Houston for 1 day and had to find an apartment that would be able to work with me on setting everything up from CA. Parque View was a great help with this. I also was stuck traveling for work for a month and when I finally was able to come home they had everything ready for me to move in. One lady in there wasn't the friendliest, but I am hoping she was just having a bad day...we all have those.
I like my apartment, have been living here since 2011, is centered, close to TMC and everywhere else literally, rent is a little bit of struggle, since I am 51 and not making enough money, but I like the area, have gotten used to it over the years.
I lived here about 20 years. location is good. bus routes good, close to TX med ctr close to light rail but forget it. management is NOT friendly. they are rude and just want your money. roaches are a problem for many. I had to use 45 traps fogger every 3 months plus exterminator once a year. you still could see a bug every so often. . crime is fair: about one laptop gets stolen once a year at the bus stop. every so often cars in parking lot get tires stolen. maintenance is okay.pool is okay, laundry is okay. mail center is okay. insides of apartments are crummy. they rarely remodel..electricity cost is average for the area. AC is not that efficient and it may not get completely cool on hot August days. water bill is about $40 a month for one bedroom. dumpster gets filled with garbage on weekend to overflowing and it may not get unloaded by waste removal until Tuesday AM. they require a 60 day notice to leave. this gets them an extra months rent out of you.they also charge a "walk thru" after you leave this can be as high as an additional months rent. so forget it. no matter how close to TX med ctr , bus route ( 87 Plaza Del Oro/Southeast transit center or 73 Bell fort cross town) or light rail, go someplace else. this place will leave you crying eventually
This is a great apartment complex located approximately 1 mile away from the Texas Medical Center. Staff is great and very attentive to all our needs. While only for UT and Baylor students and staff, this complex is perhaps the best deal within the loop! The wait list is somewhat long, but certainly worth it!
