Property Ratings at The Dexter
As I write this we are 15 days into interrupted water service going on 48 hours straight without water. The building hired incompetent plumbers who have not been able to address the issue. The leak has proved to be so bad that the City of Austin turned off water to the building until the leak is completely fixed. All this while it has been 100*+ outside. Unbelievable mismanagement.
My wife and I moved into The Dexter when we relocated to Austin and our 6 month stay was extremely disappointing. The first thing that you notice is that the facility is significantly shabbier than you see in pictures. Retaining walls are crumbling, landscaping and walkways are poorly maintained, and there is a constant presence of pet waste. Trash services are also poorly handled as the dumpsters are in high visibility areas and constantly overflowing. Upon moving in, we weren’t able to unpack our belongings for over a week because of a significant cockroach infestation. This required multiple treatments to get under control and we had to go into our own pocket to buy additional spray and traps in order to get the situation under control. The gym and pool area are both poorly maintained and were frequently closed. The gym has very limited hours and they closed the pool for the season quite early while there was still persistent heat in Texas. Our unit has multiple shabby patching jobs where it looks like a previous tenant punched a hole in the wall. These were repaired with little concern for aesthetics. Outages in hot water and electricity are regular occurrences. During the latest winter freeze, The Dexter seemed significantly unprepared to provide any sort of support or assistance to residents. I personally cleared several tree branches with the assistance of other residents simply so we could get our cars out of the parking lot. Recently the face panel of our central heating system simply fell off the wall, nearly striking my wife who was sitting nearby. Upon inspection, it’s not clear to me that the panel was ever securely fastened to the wall to begin with. Even when pulling up to The Dexter, you’ll notice that the “T” has fallen out of the monument sign that faces William Cannon Drive. This has been the case for months, and it reflects the low quality of care that management provides for the facility. Even in attempting to close out our lease, management has been consistently non-responsive to emails. If you are looking for an apartment in Austin, I’m sure you can do better than The Dexter at the same price point.

Thank you for taking the time to provide us with your feedback. We apologize for the various issues you experienced during your time here and we take all feedback seriously. We will use this as an opportunity to review our practices and policies in order to improve our services.
They deleted my original review! Do not move here! You’ll get ur car towed, you’ll have roaches everywhere, you’ll be ghosted by management, repairs will never get done, it’s unsafe, there’s homeless everywhere and shootings and i can keep going. do yourself a favor and don’t make my mistake.

Hello. Due to the nature of your concerns, we feel it would be best if we spoke with you directly. Please give us a call when you have a moment so we can address your concerns properly. Thank you.
The trashiest apartments I’ve ever experienced. I visit my friend frequently who’s locked into a lease at this place. Trash, dirty needles, nails, cockroaches (probably from the trash) all over the parking lot. Management non-existent. Pool is disgusting. Maintenance leaves evicted tenants garbage all over the place for weeks. Don’t do it. Online pics of complex are heavily edited. Just drive by and you’ll understand.

We're sincerely sorry to hear this was your experience during your visit. We'd love the opportunity to address these concerns with the resident as our door is always open. Please have them call us at (512) 443-4046 or email thedexter@rpmliving.com.
This place has gone under new management (again) and although it all looks pretty and new on the outside - the actual apartments are out of date, the neighbors have not been vetted (porch theft, domestic violence, car damage) and any attempt to get things fixed is laughably always behind. It's been exactly 30 days since the complex has had real and functioning hot water - they "fixed" it with propane tanks and we haven't heard of any updates since. then.

We're sorry this has been your experience and want nothing more than to address your concerns. Changes at our community can be challenging and our new team is eager to help make a great living experience for all our valued residents. Our community is experiencing some issues, but in the mean time we do have temporary boilers on site providing hot water to all our residents. We've provided continuous updates to our residents. Please give us a call at (512) 443-4046 where we'll connect you with our Community Manager.
I lived here a year. The leasing office never answered calls. They also close early or randomly. They handed out flyers instead of sending emails. My AC went out in the middle of summer it took them 3 days to even look at it. My light in the kitchen went out it took over 3 weeks for it to get replaced. Try cooking in the dark! The bathroom doesn’t have a vent so it’s the most humid room in the apartment. I wasn’t told about there not being a microwave. My apartment didn’t have a balcony or washer and dryer connections. I been trying to turn in my apartment keys in for 4 days. Called, emailed, left voicemails. NO response. I highly recommend staying away from these apartments. The rating on Roscoe Property’s is 1.2.

From our previous message, we're deeply disappointed to hear this has been your experience and apologize for the delay in our communication. We closed our office unexpectedly on Monday and part of the business day on Tuesday due to sanitation services in our leasing office and sent community-wide communication. Our community has gone through a change in teams and we're eager to make the living experience of our residents better. We're sorry you experienced issues upon move-in and with your maintenance requests under previous management. Our new team would like to discuss your intent to vacate as we haven't received a notice to vacate. We thank you for your feedback as we are always open to improve.
Reasonable rents, Google fiber availability, reasonably close to the core city.
I love celeste and the office and the apt and my neighbors
I never have a problem having my service requests taken care of in a very timely manner. The work is very professional & I am always VERY pleased! Thank you, Summer Valley, for caring about your tenants!
I love the tranquility and attention that we are given
Great Job very professional and courteous staff and management. Thank you
I've suggested Summer Valley to several friends.. they say the place feels run down and out-dated and that they are aware of drug and drinking issues here. I haven't given up yet.

I would not recommend to anybody that enjoys working water every day.
The office is friendly & helpful. The location is great also.

A recommendation to help lean more towards the would side would be fixing the rotting wood around the complex, adding more visitor and handicap spots, adding pet waste bins. Making the "pet park" area an actual area people can walk their pets (ex. Making the ground one level then adding grass and a fence around the area).
The apartment is a large size for a great price. I would recommend this community to our friends and family.
I wouldn't have before strictly on the water situation alone. And before because of our little rodent problem. Haven't seen a mouse since last summer and the water is working well in the bathroom.
I lived here for 2 years. Location and price were perfect for what I needed at the time. Complex was usually quiet and my apartment had everything new when I moved in.
Nice community, but wish everything would be fixed when i had moved in
Location, price, and service levels are all recommendations Parking is a little bit of a issue for visitors, all visitor parking is on one side of the complex and none on the other
I tried recommending this place but when they called no one answered, they left a message and no one returned their call. Needless to say I won't be recommending it again.
These guys never slack on their job, despite the small amount of people on the team.
The slow response time was a bit concerning. Other than that, though, the service was great.
It's a good value, on transit lines, with shopping nearby.
Because this apt complex is a good starter home for anyone new or used to the envoirment & it's suprisingly very safe I've never had a problem with the community
This place is awful. The management is a bunch of fake personalities and the maintenance workers are perverted and lazy.
