The Dillon is very conveniently located, it has great amenities such as a nice outdoor pool and hot tub, and the clubhouse entertainment center is a great space for me and my friends to hang out and host small get-togethers. The gym is clean and has everything I need, and when I want to switch it up, it's always nice to shoot around on the outdoor basketball courts and run some pickup games. The staff is incredible, they have always helped me out when I needed something fixed in my apartment, and the manager is very intentional about making The Dillon feel like a positive, safe, and friendly community. They offer shuttle services downtown, which is nice so that I don't always have to bum a ride from my friends if I need a ride. But even still, its convenient location lets me bike to pretty much anywhere I would need to on campus. The apartment units are pretty decently sized as well!

There are so many reasons I could advise you not to live here. It was great last year, but management switched the summer of 2021 and it’s been a steep downhill slope from there. Some highlights - sublet 2 rooms in my 4 bedroom apartment with no notice to me so I came home from a trip to find 2 strangers in my apartment - not monitoring for parking passes or handicap passes so nowhere for handicap people to park - no shuttles ever running on schedule or with enough room for how many people live here
I love the Dillon and definitely recommend it. The internet is great, staff is wonderful, and they are always doing give always!
Terrible management, you can’t count on them for anything. Have pretty much only had problems since I’ve been here, definitely find somewhere else.

This place had food from a year ago in the fridge on move in day and was beyond nasty. The couch is beyond nasty. They hadn’t even cleaned. The parking is major problem. You can’t have many visitors because lack of space for them to park. They tow your car and charge you $180 if your not in guest parking even if it’s full and your a parent and want to visit. Their willingness to fix issues aren’t there. They don’t have funds or out of their hands. They are huge disappointment.

Very disappointing, immoral, and dishonest business practices by leasing staff. Admitted to making a mistake in communicating with us, and are now charging us for it. Taking legal action, which will cost more than the fee, in the hope of helping others in the future.

I’ve been having issues with my lease and I understand that its my fault, but I was told by the general manager Dominique that she would work on it. Its been four weeks and she won’t return my calls or emails. No progress has been made. Just seems unprofessional.

The management of this apartment complex is extremely unprofessional and unpleasant. They refuse to take calls or respond to emails when confronted on their mistakes and take advantage of everyone they can.
The Dillon's staffing issues run deep as their turnover rate seems to be out of control and due to this no one seems to know what is going on. They will lose paperwork, and still charge as if they have not, they will lose the ability to accept payments and still charge you, and they will do anything they can to take your money. Having cable, internet, a gym, and a pool are nice but they cannot make up for the lack of knowledge at the front desk. Avoid this place if you can, but if you plan on driving to campus every day (or most) then it's an option... Not the best but still an option.
They give out parking permits even though they can't fill their lots, so be warned, if you see a couple empty spots, make sure you don't get towed the next morning and have to pay $200.
Moved here because of their "amazing" shuttle service, thinking it would make the 3-4 mile journey to campus bearable... Shuttles used to run until midnight on weeknights in spring of 2017. Now I have to uber back home every day because a few of their drivers quit and they stopped offering nightly and weekend shuttles. Shuttle times also reduced 3x from once every 15 minutes to once every 45 minutes in the afternoon. Used to think the huge distance to campus wasnt a problem which is why I moved here, now I'm regretting that decision every day, and spending $15-$20 a day because of this. FIX THIS, WE WANT OUR NIGHTLY/WEEKEND SHUTTLES BACK THAT WE HAD LAST YEAR. Didnt even bother to tell those of us that signed a new lease about the upcoming changes to the schedule. Awful management. Extremely unthoughtful towards residents.
This Dillon is definitely a bad place to live if you're a student at IU. First, access to campus is very difficult since the only service available is its own shuttle bus, which is small and only runs until 6.45pm. The shuttle also only runs every 45 minutes. Other than that, occasional problems do occur sometimes and it's hard to reach the maintenance service since it's closed on Sunday. I have had water leakage, wifi not working, and other problems as well. Definitely not a good experience here at the Dillon.
Don't live here! Staff is terrible! We had so many problems with plumbing, lights and others and staff took so long to fix. When we moved out our apartment was nearly spotless but got over $1,000 in cleaning fees. They always changed their online billing accounts so it was extremely hard to keep up with. And when you were late because you were unaware of the change they threatened eviction even though I paid every other month. So far away from campus and was not worth it in the long run dealing with the entire staff. Terrible mistake.
The staff handles problem extremely poorly. I reported my broken mailbox key until two weeks and they come back with multiple reasons to get back to USPS. They told me that they already reported to USPS. In fact, USPS did not get any report more than two weeks.
As a resident for 2 years, I have grown to see the truth about the Dillion although dealing with minor issues of being new to the business I can say the apartment is wonderful. Well maintained and a bit higher in price but with all the amenities it can be worth it. Just remember to take the shuttle early just in case it's too full. Management is usually very helpful when problems arise. The neighborhood is full of party people.
The apartment complex itself is just reaching a year old, so obviously the interior/exterior is very nice. During my time that I have lived at the Dillion, formally known as the Collegiate on Patterson, they went under some changes in management, which definitely showed, as the maintenance requests were going unnoticed for a while. Although it took us four new faucets to get a correctly working kitchen sink, the maintenance men eventually got it right. As for the walls... PAPER thin, could hear my neighbor's phone vibrate through the walls. Also went without hot water for the first three months, even after several maintenance requests. As for location: very far off campus, especially for how much you pay in rent, but the private shuttle is awesome. Although it did take 9 months to add a third (get there early or you'll not get a seat). Giving a four star because in the end they made the issues right.
