The Highlands/Perkins neighborhood of Baton Rouge is located just south of downtown, nestled into the curves of the Mississippi River. This is the worst place ever to live in Baton Rouge!!! I have lived here for almost 2.5 years since 2019 and I am fortunate moving out in 2021. The management has changed in 2020, the new management staff are generally rude, not responsive to maintenance calls, not cooperative. The corridors, parking deck, pool, mail pick up areas are always dirty. Trash is everywhere in the complex! This management charges you a lot for trash pickup and the trash used to be infront of my door for days and they never picked it up. They charge you for any single violation and they never do their part! I have noticed one time last year 2 dead animals in cages thrown in the damp stet!!! I had a water leak from the ceiling because of an AC issue in the apartment above me, the management responded back to me after reporting the issue on their portal with 7 days!!! Save your money and mind and stay away from this horrible place!!!
The first year was great until Property One Management took over in the later half of 2020. Poor management, maintenance, and customer service. They will cheat you to the penny when you move out. Our experience was so bad, from messing up the processing of our buy-out fee and final rent to the day we turned in our keys. The day we were turning in the keys, we decided to check if we missed anything in the apartment and found that the key cores were changed! Management claims that since there was a previous work order, maintenance saw that our belongings were gone so they decided to do all the procedures of taking over the apartment and that they didn't check with office management. When I called out management on this, they threw maintenance under the bus and said it was a mistake and they will not give us back the difference from the day the key cores were changed, which was roughly about 5 days before our legal notice term date... That's easily over $200. The email responses I have from management are unprofessional, rude, and downright unethical. Save your money and peace of mind.
Do yourself a favor and do not sign a lease at this property. The office staff is rude and unresponsive; you are made to feel as though you're inconveniencing them for being a resident. The facilities are always dirty. People don't respect reserved parking spots. The list goes on.
The District’s just had another rash of car break-ins in their parking garage. The garage is very poorly lighted and there is virtually no security at night. The staff is unresponsive and shows little to no concern for the safety of the residents. If you value your safety don’t even consider this place!
The District is the worst place to live! My daughter was promised a 3rd floor apartment in the beginning, but they later claimed the air conditioning was broken in the unit & could not be repaired in time . Liars! The stairs are disgusting! Dog poop, and trash everywhere! The noise is awfully loud, people throwing parties at night. And they lied about having a courtesy officer bc my daughter tried to get help by calling him to later discover he had quilt & not been replaced yet. How can a student in nursing school prepare for exams with noise? Libraries are closed at night due to COVID. The manager won’t let her out if her lease either. Wrong wrong wrong!
The staff was unprofessional and rude. They made lots of promises prior to move in. Bookkeeping is awful and no one in the office knows what the other promised . So sketchy Lots of car break ins and damage to vehicles in the garage. The place was dirty all the time and the halls always smelled like weed. The pool was green and not taken care of at all. Grills broke. Lots of noise too. Animal urine and waste on walkways. Read you lease well. They have every loop hole in the world written into it and fees that you would not believe. $80 carpet cleaning fee when you leave! Charged $100 for a key that they do not return to you when you leave! Don't walk......run out of there. Expensive and not worth half of what you pay.
The complex is short staffed on housekeeping and building and garage maintenance. The hallways are never cleaned entirely on spot cleaned. Due to number of animals and no assigned housekeeper the floors are dusty and unsanitary. The buildings and sidewalks have algae and although front of complex is exceptional and office the picture painted does not display the interior of the complex. Dissapointing and poor for the price.

The outfront signs and landscape portray unique and upscale. The other reviews here so far are 9 months to a year old. This is fast becoming a typical apartment complex....even the maintenance man said...."its an Apartment". Management has changed. Things a year ago are different than now. Baton Rouge had the potential here for unique and upscale, but its showing fast signs of becoming typical. What goes on outside the units is probably going on inside them as well. It won't take long for the lease prices to outscale the product.

These are the nicest new apartments in Baton Rouge. Really nice fitness center and pool. Also, a central parking garage...so no walking stairs. The actual units are really nice.
If you are looking to rent in Baton Rouge, stop here. This place is centrally located on Perkins Road, just a five minute drive from whatever you could need and is just 3 miles from awesome Perkins Rowe and all of its shopping, dining, and entertainment treasures. As far as the apartment itself, every unit is loaded with granite counter tops, a washer/dryer, amazingly large garden tub, spacious closets (seriously someone could live in there), and either stained concrete or hardwood floors. Along with a relaxing pool area, social lounge, covered parking garage, gated access for added security, and a 24-hour gym makes this less of an apartment and more of an all-inclusive resort. Heck this place even has Dawson's Creek (seriously it runs along the backside of the property). If you want it, The District probably has it!
