Property Ratings at The District Apartments
Had the ac broken for about 2 weeks in July and couldn’t get a reach of maintenance. First month of me moving in maintenance came unannounced 3 times. Dish washer never worked, lights were messed up, microwave randomly stopped working, floors were uneven. All the doors were very old looking. Walls were very thin so you could hear your neighbors doing EVERYTHING. Charge $25 for valet trash pickup but they’re very picky about what they can and can’t throw away. Maintenance people would go into apartment while no one’s home to fix something and claim the door was unlocked.
Sierra is amazing at what she does, she is very respectful and patient. Keep it up The apartment is really neat, everything is new and has a very quiet environment. I haven’t had any problems thus far and hoping not I highly recommend, trust me
So far I’ve had a great experience. Sierra has done a wonderful job providing me with all the information and help i need. The apartments are beautiful and clean. Security is amazing.

I’ve been here 2 weeks and cant wait to move. This stuff is not newly renovated, it’s covered up mess and ROACHES! Listen, if you have a better option go anywhere but here. Don’t say I disnt warn you!

The new management company is forcing all the old tenants out with 30-day notices. They never answer the phone. The have hired a RUDE front attendant named Jala. These apartments already had terrible foundation issues so no renovation they do will make them any better. Floors coming up, leaks, etc. Find better.

Would have gotten five stars but they really never answer the phone, always changing managements and it gets worser every time. Lots of people have to move least then a month even though they have resigned a lease but they claim don’t have the paperwork and fail to give the people a copy of it. Some people go months without anything being fix around the property. They just now fixing the lights on the outside. And the sad part is some people been here 3plus years and have to be gone when they lease up not even giving people 90days to figure something out. I’ll make this apartment my very last choice. And if you do decide to move here, good luck!

TERRIBLE , gnat infestation , my sink has been broken for 3 months it floods and they dont care . my air was out for months as well and just got fixed a month ago . 0/10 rating would not recommend
Don’t move here. Maintenance take their time fixing things no matter how many times you put a ticket in. Takes weeks-months for them to fix things. However, I always see them walking around laughing and talking. Office staff don’t answer the phone & the managers act like they’re too good to talk to the residents. I hear gunshots almost everyday. 3 people were killed in our apt since i moved in (7 mos). I even saw one get pulled out of the car & into a body bag. So yeah go somewhere else. The gate doesn’t work which it should. Can’t wait til my lease is up!
I been over there the last two days trying get over to these apartments and the visit was lovely and the manger that I spoke to is very very helpful and professional I love her it's all about respect and that's what she give you the apartment complex look very amazing and beautiful the last two visit I went lord will I am planning on moving over there me and my son the environment seem so nice from what I see the apartment complex outside is so clean I love them and ain't even move in yet
THIS IS PATHETIC! I HAVE BEEN CALLING THE OFFICE ALL MONTH TO COME AND FIX MY APARTMENTS. THE OFFICE STAFF DO NOT CARE ABOUT YOUR LIVING CONDITION!! THE ONLY THING THEY TELL YOU IS THEY PUT A TICKET IN!!! MAINTENANCE PEOPLE SUCK! THEY DO NOT KNOW ANYTHING!
Lack of maintenance plus hidden fees plus lazy office workers equals waste of time and money
I have a 1 year old and the air conditioner went out a week ago.. meanwhile me and my 1 year old niece sweat to death while their maintenance men lie like their going to bring a window unit in at least. Plus our front door isn't secure. And we ask to fix our stove 1 month ago it's only 1 eye working. Oh and I forgot to mention that prior to the a/c going out it leak water onto the carpet badly to the point you can't even walk into the bedroom..take a guess that they didn't come and clean the carpet..this is crazy think twice before moving here... even their maintenance men say that the apts ain't crap...for a lack of words
It's a roof over your head... Management is horrible.. Maintenance is horrible.. If you rarely need to make a work order or speak with management, it's a lot more peaceful. Obviously not the best neighborhood. I hear gunshots quite a bit. You get what you pay for.
I currently live in the Providence Place Apartments. They are located at the corner of Kirby Parkway and Knight Arnold in Memphis, TN. The location is perfect for easy comute to a main interstate as well as restaurants and shops in the East Memphis area. I am single with no children so the environment is perfect for someone who is single or newly married. The apartments are fairly priced for the area. One bedroom apt can range from 560 to 620 dollars. But if you go one street over you will pay 740 to 800 dollars a month. The grounds are kept up well and you will rarely see trash around. Maintenance responds fairly well and if it is a real emergency they will get right on it. For the most part I can't complain. For the price and location it is worth checking out. Plus I work less than 10 mins from home so that's really a plus!
Providence Place is an amazing place to stay. The rent is very affordable. You will have lovely neighbors... It's not too noisey. It's Perfect for everyone!!! Wether you're retiring, in school, or just looking for a place to stay; Providence is definitely the way to go.. My Cousin stayed there until she moved out of town and I use to go and spend Every weekend with her. I loved it there!! And hopefully, you will too!
Upon receiving a new job offer and a limited time to move and settle in, I searched Apartment.com to find my new home. When I felt I had found suitable quarters, I initiated conversation with this complex. I requested a ground floor apartment due to my issues with my knees; and a one bedroom apartment with a move in date for March 22,2015. Well, that is when everything began to fall apart. When informed I could move in on the 22nd, I thought it prudent to call ahead on the 21st to confirm. At this point, I was informed that the apartment would not be ready until 4:30 pm on the 23rd. Welllll now, I arrive at the complex to sign the lease papers, complete the apartment walk thru only to find that I have only one choice for the apartment; an upstairs unit. Since I am in a bind to move and start my new job, I am forced to accept the upstairs unit. Fifteen , count them fifteen stairs to climb daily. Upon entering the apartment, the carpets are damp yet dirty looking with stains ( at this point I was informed this is normal wear and tear); no screen on my patio; screens in bedrooms have holes in them; open the dishwasher and the knob falls off; in the bath, the tub is stained as well, making it look like it has not been cleaned in , say 10 years!! Again I was informed this was normal wear and tear. As my job would and does entail long hours and the first 6 weeks without a day off, I WAS STUCK. So I signed the lease papers and returned to my job. Well, I began adjusting to the daily climb to my unit and what happens next, the air conditioning fails. Seems I have to have a new unit. This takes a while as it seems that it was too cool to add the Freon. Oh, let me not forget, I vacuumed my apartment and it seems that my vacuum was pulling more and more of the carpet up. You would think they would replace the carpets every 5 years or so and not every other century. I have been here for 4 months and looking forward with eagerness to the end of my lease so that I can find a truly suitable apartment home. For the record, they have repaired my dishwasher, after 2 1/2 months, installed a screen for my patio after 2 1/2 months; repaired my AC unit. The carpet never was cleaned and yes, every time I vacuum more fibers are coming up. So if you have any bits of wisdom as to how I should proceed, please share.
Providence Place is in a great area especially when it accommodates with my daily schedule. The apartment complex is clean and not too noisy, so I've been told. Everyone has excellent feedback from being a resident.The view is awesome. Absolutely does not have crowded parking lots. The office staff are very informative and professional.
