Do not live here. This management is absolutely horrible. They will not tell you the truth and take safety issues seriously. This is juts one horrible management. You will walk into the lobby and management will be playing games on their phones while you wait. Do not live here ever.
They charge for water, sewer, trash AND valet trash, & washer/dryer rent! Around $250 /month in fees (which aren't pro-rated when you move out.) You must pay for valet trash but it isn't always collected. So it just fills the breezeway drawing vermin & stinking! There are only 2 handyman to service this complex AND their larger one in Tampa. The garbage disposal remained broken for more than 2 months after repair was requested. There are maybe a dozen guest parking spots on the entire property & they are always occupied by tenants since each apartment has only 1 parking space. All I can say is KEEP LOOKING!!
Save yourself the money and do not live here just because rent is decent compared to other places. I’ve had nothing but a bad experience ever since I moved in 2 weeks ago. First we were supposed to move in on august 2nd but weren’t able to because of work that week so we couldn’t move in until Saturday august 7th. We got to our apartment all ready for move in after a 7 hour drive and had all of our stuff only to find out from staff that our apartment was not move in ready and the walls still needed to be painted and a faucet needed to be fixed and it couldn’t be done until Monday. So we had to stay in a hotel for 2 days and couldn’t move in until late Monday. They had the whole week to do this “walk through” that they had to do but waited until the last minute. Once we moved in, it was very obvious that a “walk through” had never even done because our patio screen door was completely off, our kitchen sink has a major leak, there’s a crack on our bedroom window, the second bedroom and the patio are both missing a light/fan, the laundry room sliding door fell off first time opening, the fridge is missing a shelf and a drawer and the magnetic strip to keep the cold air in is detached from the door, our washer would rumble uncontrollably mid cycle, the floors seemed like they’ve never been cleaned before, mold in our shower, and the walls had scratches on them and paint pieces missing aka not repainted at all. In the two weeks that we’ve lived here we’ve complained twice and only one thing has been fixed. They blame all of these issues on maintenance being short staffed but that’s inexcusable for someone having to wait to move in for there to still be problems. It’s been a terrible experience so far and I hope that whoever decides to move here anyways has a better experience.
They are decent apartments once you clean them. Mine was dirty at move-in, including nicotine stains on the ceiling. Maintenance has been prompt though. We had no issue with rodents or bugs as others had mentioned, and the apartments seemed well insulated.(not much outside noise) My biggest concern were the fees. I was told it would be around $100.00 but it's actually double. Budget at least $200.00 a month, mostly because of trash, sewer, and water. Rent goes up every year. It seems that there are always new ways to charge you. A charge to charge you. There is a pet deposit, pet rent, and pet registration that charges a fee. On move out, they will contract a service to fumigate/clean your apartment if you had a pet. That will be an extra move-out charge. Peace and quiet depend on your fellow renters. Some years have been better than others and usually reflect society as a whole. The staff is courteous enough - it is a business for profit and they work to protect their interests, which is ok. Some staff seems to also live there, which helps. Overall efforts are made to keep the place clean and safe. At this point, the cost is outpacing the benefits and I would have preferred more transparency about the "hidden" costs.
DO NOT LIVE HERE. First, hope that nothing goes wrong in your apartment because the whole complex doesn’t care at all and the communicate is non existent. Our fridge and freezer went out on Christmas and we lost everything. Maintenance was supposed to come this morning at 10am at the latest to provide us with options for a temp fridge. We have yet to hear anything and when we went to the office, Bobbi was the rudest individual I have ever dealt with. She said if it happened to her she “would have kept her fridge closed or put stuff in a cooler” and also that “she sent a text to maintenance but does not have a number that we can contact to reach him” I find this to be extremely rude. She was unwilling to help or even have an ounce of empathy for our situation. Not to mention during summer we had to wait 3 months for a new AC and our apartment averaged 85 degrees. Like I said no not live here.
This apartment is absolutely sad!! It was good at first when we moved in 10 months ago but it has gone down hill fast! Nichole is who signed our lease and she was so nice and so professional!! Now the new managers have been so rude and unprofessional with more residents than me! When you walk into the model apartment it is so nice and seems beautiful!! But once you take a deeper look at the rest of the apartments you will see that it is so ugly and torn up!! Holes in the ceilings and paint falling off. After Nichole left the leasing office they emailed and tacked on pet fees to more than half of the apartment building. When I told them that my pet fee was waived it took weeks to get them to finally take it off. Then they had a tow company and they put stickers that don’t come off all over people’s cars and they put it on ours because the license plate wasn’t in the right spot on the car. They add fees on rent but don’t communicate the reason why. The assistant manager and the manager here have awful attitudes with everyone and don’t see us as humans but as money and if you do anything that might disrupt that like get Covid and are late on rent your nothing. Please be careful when choosing an apartment!! And DO NOT CHOOSE THE DISTRICT AT CLEARWATER!!!!
DON'T rent here, for the love of God. My husband came to look around and was sold on the lovely, well maintained show apartment that you get to see on the grand tour. What you get is much different. 6 months we managed to live here and 2 of those were because we'd complained enough that they let us leave our lease without extra fees but with giving them 60 days notice. ROACHES - honestly a massive problem. They kept telling us how normal they are in Florida...ironically since we moved, we've seen one in 2 months in our new place. At the district we'd be seeing upward of 10 a day some times. Before the roaches it was a bee infestation in our bathroom. Paper wasps on our balcony. Basically every native floridian bug at some point resided with us... unsurprisingly with the amount of cracks in the walls of this place. Then there was the noise - as if a view of the back of publix isn't tempting enough, having a loose grate/speed bump that the trucks would go full force ahead over from 5am onwards. What a treat...not. Then of course, the ignoring of our maintenance requests - what a joy it was living with broken blinds, shoddy paint jobs, a dishwasher that fell forward when opened, a microwave handle that was almost completely falling off, just to name a few issues. These were all made aware to staff from the day we moved in and never fixed during our whole stay. Then there was the neighbours - our lovely neighbours who would arrive home at all times of the night blasting their music from their cars and sitting with the doors open for all to hear. Although none of that will top July 4th when one of said same neighbour group thought setting a single firework off every half hour right next to our car/balcony was really freaking hilarious. Besides all these things, it was wonderful to move into a place that had dust and dog/human hair from previous tenants stuck on the window sills, in the tracks of the sliding doors and on top of the door frames. Sarcasm aside, we have been waiting to write this review for a while. As quick as they are to take your money, not so much to give back the security deposit they owed us. Now that's secure in the bank we can truly express how dreadful this place is to live. Our anxiety and the amount of sleepless nights were the worst here. And considering now we are paying the same amount of rent to experience none of these problems; let's just say we can't steer people away from here fast enough.
We needed a place to live while looking for a home to purchase. Michelle came through for our family. Michelle worked with us to make our time there enjoyable. We had the work out center, convenience to shopping and church. The whole staff was there for us to help us in our transition. God is good, thanks to the staff at the district/clearwater
This is a great little community so far, Michelle the property manager is friendly, informative, and gets the job done. She is assisted by Nichole, who is always there to answer your calls, and texts, so responsive. Overall the place is modern, and clean. I think it's probably the most options for your money overall. It has a gym, yoga studio, and a gorgeous pool. If you haven't decided on a place come down and meet the ladies, take a tour, you won't be disappointed.
If you're a drug dealer or a party person who enjoys living in an apartment that's falling apart, then this is the place for you. Management does nothing about complaints or concerns. The ceiling light in the master bedroom has never worked (even after numerous requests to be fixed). There is no lighting in the other bedrooms- buy lamps. The "amenities" and "services" are a joke. Noise is a huge problem. Your water bill will easily be $100 per month. They don't tell you that when you move in.

The pitch to get you to move in is wonderful. You're shown a beautiful apartment, the staff is nice and sweet but that all ends once you move in. The first major issue is parking. You're assigned one space in which other residents will park in. Management did very little to stop this. Good luck finding a guest parking space at night and on the weekend if someone parks in your spot. Having something repaired requires an act of God. It took about a month to get a leak under the bathroom sink resolved. Had a issue with the AC unit not cooling properly, that took a month to resolve. The trees in the parking lot drop leaves everywhere and are impossible to clean up. Moving out is a pain too. They will come up with something to charge you extra fees and threaten you with collections if you refute the charges. Stay away from this place at all cost!

The process to move in here is pleasant and the girls are great until you sign your contract. A couple of visits to look at the apartment complex isn't enough time to really see what living here is like. My rent here was more expensive than other places I looked at right down the road however I was sold on a new updated apartment not knowing we had a rat infestation and a roach infestation issue in the complex. I also understand my neighbors have bed bug issues that are also not being tended to by the apartment complex. Once I signed my contract and needed assistance from the same girls who sold me on living here the pleasantries stopped. They do not respond. They close maintenance requests that have never been completed. There is no maintenance of the grounds. They put in a new dog park but our hallways are riddled with dirt and smell like garbage because they do no sweeping or power washing. Staff in the office is no longer responsive or kind when you ask for regular service and maintenance. In speaking to my new neighbors this is an on going issue for last 2-3 years. My new updated apartment you find out are really cheap and poorly upgrades once you move in. My paint is peeling off my cabinets. There are holes in the wall I never noticed until I moved in. The flooring is cheap vinyl and ripped by just moved in and sliding furniture. I am leaving as soon as my lease is up. Apartments down the block are literally $200 cheaper and include utilities. I am embarrassed to bring guests here with dead rats in our walkways and the stench. Do not move in here!

This apartment is the worst place I have ever lived in. The management company is a JOKE. They fire their employees every other month. They promise all kinds of things and never make good on that promise. The parking is a HUGE PROBLEM. You get one spot per unit no matter how many bedrooms you are in. They tell you there is plenty of guest parking if you have 2 or more cars. LIES, there has never been enough parking and never will be. Can't be done. 5 owners have tried and failed. The trash- they charge $25 a month for valet trash in which they come 5 days a week unless a holiday then they don't come then either. That is NOT an option. Leaves are everywhere and we were told the landscapers were gonna start to rake. They did ONE BUILDING. All they do is blow leaves all over your car in your hallway, under your door. If they had any brains they would knock down these units and build industrial buildings. Not to mention they now let anyone live here. I feel they do not run background checks, but keep the deposit. They're are many people living here not on the lease, that other residents are paying for. Let me explain each building has 1 water meter and it then split up amongst the residents on the lease in the building. My upstairs neighbor has been renting his out. 25 people in one month using water. After proving this Maggie and the regional Cassandra said well our lawyer said there's nothing we can do. And I quote we might have to tell the owner. Should of done that in the first place. Shaddy management company. They will say anything to get you in here. The people giving 5 stars work here.

I just recently moved out of the apartment complex. The best thing about the complex is the location. It's located in a very convenient place for shopping, commuting to Tampa, parks. However, the management of the complex is just a headache. The parking is a very big issue. Someone may park at your designated spot. But the management doesn't do anything. Best they can do warning(they don't even issue it anyways). It happened to me multiple times. Same result in each event. ZRSManagement company manages the District. They have a reputation. Search some court records. My neighbor cross the hall(never met him) suicided after a month later I moved in. The management did not clean the deceased person's apartment or take any action to cover the exposed area for two months. It stunk and reeked for two months... When you receive your rent bill every month, they also add $4.00 management fee. Again it's a hidden fee. I also never agreed to have a valet garbage collection, but they forced me in. When I moved out they charged me with bogus charges as well. I tried to inquire with the manager. She threatened me via email. Good luck if you'd like to deal with them.
I really love living at The District. Apartments are spacious, in a safe, convenient location, and affordable. Residents are typically very friendly, the apartments have great, functioning amenities, and maintenance is very timely. I highly recommend this property.
lets start from the beginning! We had just moved in and had problems with our internet and we placed a request for maintainence, they didn't come out for literally a month! When they showed up he claimed it was only in the system for a day and I showed him the day I called and made the request he didn't believe me. Parking was a nightmare!! If you have more than one car it's first come first serve and they took half the extra parking up with their storage containers for the construction and my car ended up being towed since I had no where to park because I don't get out till late from my job. Then they are sealing the parking lot and they did not have a place for anyone to park which also became first come first serve EVEN THOUGH IM SUPPOSED TO HAVE A PARKING SPACE!! When we went to the office to find out where to park since they decided to do half the parking spaces at once they said its first come first serve and that we should be more flexible! We don't pay X amount of money a month to be flexable! Especially when we have assigned parking!!!!!! As for the interior of the apartments they aren't too bad but the kitchens run super packed and small to where you can't open a drawer and the oven at the same time. The construction they did wasn't completed when we moved in and they promised it would be done within a month, 6 months later it finally happened and when they replaced what they needed to, they left it looking torn up! The walls were torn up there were chunks missing and it looked terrible to which they also took a while to come and fix! Which also was not as good as it could have been. It's just been one stress after another. Not worth it.
This place is the worst! The staff is all sweet to you in the beginning to get the sale and to lock you in contract. Once you are locked in, let's just say you signed up for 12-15 months of a complete migrane. The maintenance here is a joke. You can't even make an appointment for stuff to get fixed. You have to give maintenance 72hrs to show up unannounced by the way. When we moved in I could not even tell you how many issues needed to be fixed. You would think they would have the apartment move in ready. The contactor's they use are lazy and sloppy. Paint all over the mirrors and floor and they miss a lot of spots. The cleaners barely even clean. Shelves falling off, bad electrical problems, mold, etc. The staff does not care about any of the problems you are having because guess what? You are locked in contract and they already got the commission. Landscaping is disgusting and people do not clean up after there dogs. Barely any parking for friends and family. The models are deceiving. If I were you be smart and go somewhere else! Don't be an idiot and be locked in contract for 12-15 months. You will regret ever moving here! I promise you that.
