The management can either make or break a property. This property is BROKEN. Management consistently found means to fine me - allegedly violated the Trash Valet policy not once, but twice - the last timebeingthe week that I was moving out. Each time a $25 fee. Charged for a neighbor's second complaint about my dog barking even though I was never notified of the first complaint or who the neighbor was who complained. I signed a 14 month contract (that was the option). Two and 1/2 months prior to the end of the lease, I notified the, that I was leaving. I was told then that 90 days is required to give notice, of which I said that I wold be leaving at the end of my lease. The response was that I would be charged for an additional month's rent at the month to month rate - which was $600 more plus I would be charged an additional 85%. In addition, I was provided a list of fees that would be charged if the apartment was not left in what basically would be "make ready" statusm- including a fee if the carpet was not professionally cleaned. DO NOT WASTE YOUR TIME HERE. The hallways are nasty from the "Valet" service provider spilling the garbage and not cleaning it. The company upgraded the door locks to digital keypads and added the costs for the upgrade to the tenant rent. JUST AGREGIOUS!!
Very irresponsible leasing staff, they don’t care what issues we are facing. I moved in recently and complained about problems inside unit but they don’t care
I can't put into words how completely disappointed I am in how we were treated by this management group. The true definition of greed. After 9 months of constant AC issues, and them promising to fix it over and over and never delivering, they would prefer you to deal with it and be miserable than make things right. We have paid higher electricity bills than you would in a house because of our AC issues and they couldn't care less. We live at Cypress Waters in Coppell TX, and each time you go to the front office with an issue they tell you to leave and take care of it online. The office manager Amanda will not deal with you unless you're looking to lease a new apartment. Good luck trying to get anyone to see things from your point of view, because as soon as you do, Stacy will speak to you like a child, completely lacking any empathy and will do her best to belittle you. This is the most condescending company I have ever dealt with in 30 years. We truly thought someone from this group, anyone would offer anything to help remedy the situation, but instead we were met with "deal with it". Thank you Busboom Group. You really do not know how you have made us feel during this time. You had every opportunity to make it right, but you chose a few thousand bucks over your reputation and making your guests comfortable.
Ever had the cops called on you when you raised your voice because of the incompetent management team who one, refused to help, two, threatened to call the cops only if we didn't leave, but as soon as we did, called the cops anyway, three, the cops showed up and told us to stop being babies when our place was 85 degrees with a broken ac unit we've had to ask to be fixed both in person and online with work orders (a total of 4 times, two undocumented due to poor management skills), and four, after reaching out to corporate, the corporate manager tells you you shouldn't have gone to the front office after you've given them hours to fix a problem? Yeah, me either. It was the first! Oh and the managers refused to give us the president and VP's info. So we found it ourselves and contacted them. Steer clear from this complex. They deleted my review the first time, but I will keep posting this same review until they finally stop deleting it. Needs new management. Amanda is the district manager and she will 10/10 call the cops on you instead of being empathic and understanding and respectful. Stacy is the corporate manager and she will 10/10 tell you she didn't have time to fix your problem even though you've given her the full day and she tries to tell you you're not the only person she's helping (no duh we aren't idiots) and that she adamantly ignored your phone calls on purpose via email. Literally the most disrespectful group of people I've ever met. They try to lie and say we’ve only put in two work orders when we’ve actually asked them 5 times to fix our issue in person as well. Don't waste your money or time here. They delete reviews and have their employees and friends and family leave good reviews to hide the fact that they're actually a 2/5 rating of good apartment complexes. Please stay away! I promise y'all it's worth finding somewhere else. All the bad reviews around here, are REAL. I wish we had believed them. The management is the worst of all. My own friends and family have also posted negative reviews as well. Do your research everyone! Their corporate manager also tells us she’s ending the convo even though it hasn’t been resolved so beware of that as well!!!
I would not recommend staying here , the employees do not treat the residents well. There are way better properties in the area that are worth it . The “luxury” of the apartments has also gone down in the last year. Save yourself time and move to another apartment .
Absolutely worst experience. I’m five year resident that will not be renewing. This place was a wonderful place to live until management changed hands. Any concerns I have raised have been replied to with generic responses. They take no ownership for issues and offer no solutions. They are condescending rather accepting any responsibility. I had a leaking roof for months. I had to put several work orders in. Each time they would tell me it was fixed. I would learn as soon as it rained that of course it wasn’t. When I d call back they’d tell me I had to put another work order in. This went on and on. I learned too late that they require 90 day move out notice so I ended against better judgment renewing. Each year I pay my renters insurance in full. Never had an issue.no ever contacted me to let me know they didn’t receive proof this year. I just so happen to look to see they have been charging me forced place insurance. When I showed them I had paid my policy in full they want to say how it’s my fault they didn’t get proof and the will not refund any of the money they have charged me. Such bad business. I’ve never been a day late with rent. I’m a good resident. Not even a courtesy call to let me know so I could have been aware. It’s been pointless to contact anyone and expect that anyone will care. They don’t care. This is how they do business. Such a disappointment after being so happy here to now feeling like I’m counting days until I can be done with this lease.
I am so happy to be at the end of my lease. The construction of these apartments is absolutely sloppy. Cabinets bang into eachother when you open them because the handles were installed incorrectly, the locks on my doors break constantly, and the walls are paper thin. Trash pickup is inconsistent, and parking is an absolute nightmare. The location is convenient (aside from the construction happening on all sides), so I could get over any of these things if it weren't for the fact that the leasing office is also asking me to pay for an additional month's rent past the end of my lease at a month-to-month rate, even though I have informed them months in advance of my intent to vacate.
STAY AWAY from this property and every other of the BUSBOOM properties. From the absentee ownership and inept corporate support staff and leasing support staff, the only feeling you will get is they could care less about you as a person or a client. You are a revenue stream – nothing more. There are so many rental properties in proximity to their properties save your time, effort and cash and look elsewhere.

I love this complex! Beautiful amenities, pools, homes, no pest problem, maintenance team fixes things quick and are friendly, office staff responds to emails or phone calls quickly. It’s close to my college, work, LBJ 635, 114, 183, shopping centers, Grapevine mall. I seriously love this place especially the affordable housing program!
Very rude management with no communication whatsoever between themselves. Did no sort of email communication before/after towing my car (which btw) wasn't in my fault whatsoever. And washed their hands off by just reading a bunch of lines from a 40 page documents. Wondering if there's a corporate office/ customer support tied to this property management? Would love to talk to them.
Single guy, only person on lease and one car....and I cannot find a parking spot if arriving after 5:30 PM. Absolutely ridiculous. One may not consider the "luxury" of parking until you have a car full of groceries and you're humping them a couple of blocks. This problem isn't irregular, but consistent. I don't know how the construction was approved by the city as there clearly isn't enough parking. Sure they consider the attached garages additional parking but that's an extra $120/month. And even this is abused as I rarely see a car in a garage, rather it's just used as storage (less expensive than offsite storage). Walls are very thin, very hard to get a good night's rest on the weekend.
Pros: It's actually a nice apartment and well laid out. Kitchen appliances are stainless steel and in good shape. Fantastic internet speed if you have AT&T due to the fiber optics. Cons: Practically no insulation. Particularly bad on the first floor since the parking garage is right below. The unheated parking garage. During the winter, the floor is about the same temperature as an ice rink. Even running the heater constantly, it doesn't get any better. Also during the winter, your pipes will freeze. The outgoing pipes. The pipes are exposed in the parking garage and have no insulation, so they freeze. Every time the weather dipped below freezing, I saw maintenance essentially going door to door snaking the bathtubs. The lack of insulation also means that you hear your neighbors. It sounded like the ones above me were doing a river dance constantly. And, during the summer, I could hear every pool party. Maintenance uses the little golf carts to get around and ignore every stop sign. I've seen so many near accidents. Ignore the prices that are on the internet. You can expect to pay a lot more. And then, they add fees on top of it. Finally, they do whatever they can to keep your money when you leave. I was charged an Electric Transfer fee, a resurface bathtub fee and a satellite removal fee. The Electric Transfer fee was ridiculous. The bathtub did not need to be resurfaced although it did need to be re-grouted. And, as mentioned above, I used AT&T. While there was a satellite on my balcony, it was there when I moved in. I was essentially charged for leaving things as I found them. Other: Right now (early 2017), there's a lot of construction in the area. This is not the fault of the apartment, but it's always noisy and dusty. And, occasionally, the roads leading into the complex are closed.
Poor experience "before" getting to the lease. Worked with Dontae (seasoned employee). Was quoted a rent, but when I went to apply for the rent who quoted (after looking it up), I was now told he was mistaken and it'd be $100/mo more. Bait and switch!
It's a 2-story, 1-bedroom townhouse with a yard and it's awesome.
Up and coming suburban community on the rise. These apartments and townhomes are just a little over 2 years old. More apartments and townhomes are currently being built. Everything inside is brand new. Matching stainless steel kitchen appliances, espresso cabinetry, granite countertops available, and large garden tub in the bathroom. Fun community events, parties, and happy-hours happen at least once a month. Maintenance has a speedy response time and tends to matters typically within the hour depending on the issue. The neighborhood is close to many restaurants, eateries and local shops. More shopping centers and businesses are set to be constructed over the next 4 years. Just right off highway I-635, you can travel to Dallas or Ft. Worth and the surrounding cities in no time flat!
These apartments are part of a new development that is growing with business and retails space all around it. They have so many model apartments to choose from including Modern Urban Apartments and Town homes. The staff is very friendly and very close to the residents. The apartment itself is beautiful and the complex is filled with amenities for everyone. Maintenance is on top of everything. I have not one bad thing to say about this place. Tanya Munoz

Cypress Waters certainly knows how to make itself look good, inside and out. The architecture is very modern and abstract which keeps up with the rapid growth of our technology and design. The people here are friendly and the staff are incredibly helpful with our needs. They offer parties and get togethers all throughout the year at the pool and clubhouse! Even the gym itself is modern and simple. It is at the heart of the city and it has a great feel to surround it.

The apartments are nice, but there are some issues that are standard across the board, such as parking. It is horrendous! And, on a Sunday at around 3pm, there is none!! We literally park in the handicap spaces and on the white lines. Another issue is the walls are thin. I can hear my neighbors underneath me and next door. You can also clearly hear conversations outside; it's really unbelievable. The halls are not maintained consistently. There is trash in the halls and I usually call to advise them of it. Maintenance responds in a timely manner and the office staff is nice.
I moved from a 3 bedroom home, to a 1 bedroom apartment. I was a little hesitant due to space constraints. The property has a resort type feel to it. Everything is wide open. The grounds are kept clean. I have been pleasantly surprised at the low level of noise from my side, and upstairs neighbor. Apartment is well insulated. A lot of walking areas for dogs. The best part is that is QUIET.
Cypress Waters apartments have been great to live at for a single 20 something girl looking to feel safe, secure and live in modern style.
I absolutely love it here at cypress waters. The neighborhood is very peaceful and the neighbors are friendly. They offer washer/dryer rentals and storage rentals. They also have trash valet that comes 5 days out of the week, all you have to do is put your trash can outside your door in the evenings and they'll pick it up. No need to purchase a trash can either because it comes in every unit. They're appliances are stainless steel and top of the line. The fitness center, pool, and clubhouse all have WiFi and att uverse cable to watch at your leisure. Every amenity is AMAZING! Not to mention the great staff and maintenance technicians. I think I'll be here for a while.
