Property Ratings at The District at Forestville
The convenience of the location and appliances are a perk. The neighborhood is relatively quiet and everyone minds their business. However, those are the only commendable things about the District. 5 days after moving in during the winter, I had to get a new fridge because mine did not work At All! I now know my unit was not thoroughly inspected prior to me moving in. My dishwasher is inaccessible, the electric wiring in the hallway and main bedroom are inconsistent and the shower knobs do not turn completely off. I’ve had them fixed literally once every 3 months. Though you control your A/C, the temperature does not drop lower than 69 and during the summer your apt will constantly be at 85 degrees no matter what the thermostat is on. The worst thing about it here isn’t the fact that there has been flooding from the pipes in the bathroom or the unbearable amount of roaches due to holes, crack and unleveled floor boarding in my unit-it’s the ignoring and disregard from the staff. I installed cameras in my home because they enter without leaving a notice and every time you go to the front office, they give you the run around. I seriously cannot wait to leave! I’m considering breaking my lease to do so.
Do not rent from here! I was wanting to rent an apartment from out of state (tricky on its own.) I had my offer letter from my new job. They “researched” it for a week and a half. I called a few times to check on my application. They proceed to tell me that my job offer is fake and that the company does not exist in the area and that I created the offer letter myself. They also advised me to look into it because the pay rate does not sound “right.” I did my own research and the information was 100% accurate. How come I could find it but they could not? I call to try to remedy the situation and they tell me I am just denied and there is nothing they can do even though the error was on their side. The manager and employees are unprofessional and disrespectful and do not know how to run a business. Beware.
I’m a current resident. The apartment is very spacious. I have to give great thanks to Asst property manager Victoria she is very helpful and if you have an issue she will work with you. Everyone is friendly(staff) The only thing I would like to see the new appliances there putting in the renovated apartments in mine. Thanks I plan on being here a little longer.
I WOULD NOT recommend anyone to move here. I’ve been here for 2 years and is about to break my lease due to the inconsistency and carelessness of the rental office. I’ve complained several times about neighbors and nothing have been done. They DO NOT come out to fix anything unless you contact them several I MEAN SEVERAL times but as soon as your rent a day or 2 late they are putting notices on your door. If you’re looking for a place to move please make this your last option.
svc @ lorring park under manager lisa... is atrocious. good location, but, a friend got shot walking to 7-11, another held @ gun point & robbed in the unlocked ldry room & know svrl cars were defaced. ironically, police are always here, arresting people & doing drills- running dogs thru the complex svrl times a yr. we've waited long periods of time for hot water, air conditioning repair & basic services. when we ask for help, we're often treated like we're an inconvenience. the office looks nice- none of the apartments look like the office. the BEDBUGS are awful. we've had 3 bouts, never had them before here. it started across the hall w/ 2 of my neighbors- 2 years ago. we didn't see them until 6 mos after the other 2 apartments were sprayed. the exterminator sprayed & we were clear for mos. they returned. each time they go away, we get new stuff (you have to throw away couches & mattresses...clothes, a new neighbor comes & here we go again. they're hiding & keep coming back- no one cares. we're obviously not bringing them here- we never travel or have overnight guests, mgmt won't help. we use the expensive on-site washer/dryer, we spray, but they're laying eggs in the old carpet that i clean wkly. the pool is open, if you only want to swim with kids in the late noon/evening. it took 2 years to replace the dishwasher & stove hood. they "fixed" the bathroom tile- leaving the mold in the wall. now, 1 mo. later, tiles are falling down again. we've been here over 5 yrs- the carpet was old when we moved in (they promised to replace it) we still have it. the walls are thin- I can deal, my neighbors cannot. they are loud & still beat on the floors & walls. we have been here a long time- we pay our bills & rarely ask for anything- still when we asked to move up a floor, after years of living here- we get a "reapply". mgmt is rude, unhelpful & abrasive- i've been loud talked & ignored. the donaldson group- property managers, won't answer calls or call back- i had moderate success posting on facebook. i think mgmt is trying to illegally force us out by ignoring us & being rude- but the turnover rate is so high that there are postings in the hallway reminding tenants to pay on time or be evicted. we stay here because of location, it's not worth it. the only good reviews here are from people who lived here when there was different mgmt ( if you look at reviews, current mgmt replies to emails from 4-5 yrs ago, as if they helped people... who are long gone).
If I could give 0 Stars I would. I have been there since Oct. 2013 and I have been through 3 management companies. The first management company had the office staff embezzling money, so accounts were crazy. Kettler came in and tried their best to manage the accounts, but left before completing. When the Current company (Donaldson Group) came in, they literally just tried to evict everyone with messed up accounts rather than correct them. My friend apparently owes them $5000.00 when she paid her rent in advance and every month. Crazy!. On top of that, ROACHES, ROACHES, ROACHES. I hate roaches, I walk in my kitchen with Raid just in case. Nasty. Maintenance still has not fixed my door that I have been requesting to get fixed since the last management company was there, and they messed my account up, I showed them proof of their mistake and they said I was wrong, and tried to evict me for $6.00. Please don't get me started on the parking, my car is not in my name, It is registered in my mothers name, so I cannot get a parking pass. Although I pay rent!. Then they got this janky tow truck company that does anything to tow. So most people park on the street, and now we have the homeowners complaining. I am over this community, they cost too much money for nothing.
I really enjoy my apartment complex because it is very close to in walking distance to my favorite mall, Forestville Mall located just minutes from my home. I lived here for several years and really love the friendly staff who takes pride in their work. I really love the new management, pool renovations, up kept landscape, recycle management on the property as well as accepting pets which I really love.
When I first moved here I love it, but the pass seven month I had live with out knob on my bath tube and use pliers to turn the water on after report several time they put the wrong size on so it broke again and then took another two months before they replaced.
Depending on which area of the complex you live in it is quiet. Very kid friendly. I don't like the fact that the only way to pay your rent is to mail it.
I have resided at Lorring Park Apartments for one year in October. These are very spacious apartment with a great location. Lorring Park apartments are so close to the beltway and shopping it's like a dream came true. They have playground and swimming a pool for the residents. There is also ample parking for residents and visitors. Lorring Park also welcomes your pets. Laundry facilities kept clean as well as the buildings. I enjoy staying here in this quiet neighborhood.
I've moved into a neighborhood in District Heights, MD where at one time it was "Little South Central"! Seriously, this apartment complex was horrible. I spoke with a GF of mine, and she lived here years ago, and said that there were shootings, and robberies, like crazy here. Since they changed management, and PG police came and help cleaned up the place, things are really looking bright around here. Just a hop and one skip from the Metro, shops galore, in walking distance, to our left and right Neighbors are nice, smile, and say hello. The pool opened this summer, first time since the complex has been here and it was packed with neighbors meeting for the first or second time, enjoying the water and each others company. Staff is strict, but great and understanding, and always greet you with a smile. In closing, I really love living here at Lorring Park Apartments, and anyone looking for affordable, nice, safe, housing in this area, this is the place for you!
I moved here June of 15', not knowing what to expect. Coming from Northern VA, I am used to a type of environment, and speaking with people who lived in the area, and at this location before stated that it wasn't the best place to live. I looked online and read the reviews, and it scare me to death. After coming to view the apartment, and applying not thinking I was going to be approved.. But I was wrong. I was approved, and the process went great. Move in day, I was late coming to get my keys. Just a few days prior, I had to have emergency surgery, and was late arriving, but the gentlemen at the office stayed until I got there. The staff is pretty good, and the neighborhood is quiet, and the other residents are nice and smile and say hello. I love where I live, and plan on staying here for a while.
I moved here in the beginning of the summer, and needless to say things were ok.. Until I read my lease. Found out that my rent that was posted on their website for a 2 BRm was $1049 was actually more than that... Then after only being there for a month, and paid my August rent in the middle of the month, I was sent to court for non-payment of rent before the 12th of the month. WHO DOES THAT? Atlese give someone time to pay their rent, instead you take them to court before the month is even over. Look lets be honest here... this neighborhood is not in the worst of areas, there are worst places to live, but if you live in the DMV area, you want your complex to be completely honest with you as you move in. I'm a single mother who can't afford surprises where she provides a place for her children. Neighbors are loud, have their kids running above you half the night, fighting, police being called and let's not mention roaches galore. So if you think this is the place to move.. Think again and run! Run far FAR AWAY!
The location is perfect. I am close to shopping, Metro and the highway. They have great customer service and the apartment I toured was clean and had a great layout.
It's very quiet and so far I like it my first apartment great choice great community close to shopping centers and bus stops very convenient!
