We lived there for 3 years. The first year, it wasn't too bad. Minor issues but nothing too bad. Then we got new neighbors that we could hear all the time which caused my dog to have more anxiety. We had a creature living in our walls for over a year. When told about it, they check the chimney that is unusable (glad I never used it since it was missing the damper) and since they couldn't see the creature, did nothing about it. They did say the second time that they could put a hole in the wall to deal with it but we were moving out so I wasn't worried about it but didn't want to get charged for having a pest issue that I made them aware of. Everyone that I know that lived there has gotten charged a ridiculous amount for move out. When you ask questions, they don't answer them and I have it in writing! Also learned to get everything in writing or they will charge a late fee even when there is no agreement on the date that pet fee will be paid. Mold was under the caulk which made cleaning pointless minus I steamed the caulk off in order to clean the mold out of my showers. I will never rent from this property company again. I have never had any issues with the other apartment complexes that I have lived in and that has been a couple.
Positives: I live at the District at Hamilton Place for a year and never encountered any problems. I encountered minimal to no problems with maintenance which was almost always there the next day. I had a smooth move in transition thanks to Olivia. One y that I have would be to the side gate road that connects to Goodwin Rd should have a spot that connects to the entrance of the complex, as well. During holidays and busy lunch hours it can be impossible to enter the complex and this would be easier on tenants. Negatives: Amazon/ USPS does not deliver to your door so it goes to the complex office. So if the complex hours are not convenient to you, it can create a problem. Parking can sometimes be competitive. The biggest problem that I encountered with this complex is very similar to other reviews which was move-out. I received my final bill which had almost $500 dollars worth of additional charges. I had deep cleaned and vacuumed my rug in the bedros yet they charged almost $300 saying the rug was discolored which it was not. I was charged for additional charges, as well, which were, also, untrue. The entire move out process feels like a scam to nickel and dime you for normal wear and tear. Overall: I had a good experience at the District; however, unless you can afford to lose $500 - $1000 at the end towards their picky unnecessary fees I would suggest looking elsewhere and save yourself the headache.
I currently live at this location. I have heard up and down things about them. THEY WILL WORK WITH YOU. We have had a particular issue and they have fixed it from the jump. Remember all of these people are still human and still makes mistakes. The best I can say is if you move here they will try to work with you. Have not moved out obviously so I am not sure on the move out fees but I know that if you break something just go to them and get it handled from the jump. They have helped me and I love their work out center and dog park. (SO MANY BEAUTIFUL DOGS AND CATS IN WINDOWS!!) Everywhere is going to have some ups and downs but they worked with me and understand me. They are also extremely kind.
My neighbors here are all so nice and quiet! It is a good first apartment.

I am a current resident of the District, and can not say enough wonderful things about living here. Before I even moved in, the staff at the District were warm and open in regards to laying out the advantages of the neighborhood, as well as the rules; this allowed me to feel I was making an informed decision about choosing where I would live. After I decided I would be choosing the District, the staff made themselves available to answer any questions I had in the weeks leading up to my move, during the move, and every time I've had a question since, always with kindness and efficiency. If you're looking for a home in Chattanooga, I would highly recommend contacting the District for a consultation.

We moved in almost a year ago and have loved nearly every day of it. We've lived in other apartment complexes in the area and usually ended up hating them in just a short couple of months, usually due to management. But we signed our lease with and usually deal with Olivia in the office and she is AWESOME. We love that they are so big on pets here, almost all of our neighbors have pets and the office always includes them in their monthly get together. They even have a treat bowl in the office. The dog park isn't the best around, but it works and has a fence big enough that most dogs can't jump over it. We originally chose The District because it's gated, close to everything and the landscape, having lived in boring looking complexes before we just got tired of seeing nothing but concrete and cars. The gardeners take pride in their work. Unfortunately that is also the ONLY bad thing I have to say about this place. Myself and my roommate work third shift so it does get a little irritating, being woken up every other day by the weed eater/chainsaw. But I usually just put in headphones and turn on some thunderstorm sounds. Also, because these aren't the newest buildings and are made almost completely of wood, we do get cockroaches/water bugs in the spring and summer. I hate them, they gross me out, but it's also not exactly something that management can just up and change over night. So we just make sure we get out apartment sprayed every few weeks (free of charge, it's included in our rent) and we usually don't have a problem with them inside the house. Now outside the building, that's a different story. Maintenance is always super courteous about our sleeping schedule. They call a few days prior to set up an appointment time so I can make sure I'm awake. They even call my cell phone when they're outside so my dog doesn't go crazy at someone knocking on the door. All and all, we love living here. We plan on renewing our lease until we finally buy a house, which will be at least another year if not more.

I only gave one star because it does not allow you to give zero and post a review. This was without a doubt the most disgusting place I have ever lived. Upon my move in I had to clean urine off the floor from around the toilet and there was dirt that I had to scrub from the floor of the shower before I had even used it. I reported this and I was informed that their cleaning crew doesn't do a good job but unfortunately they were unable to do anything about it. I vacated the apartment June 2, 2019 which was 18 days prior to the end of my lease June 20, 2019 due to two incidences during my last week there. The shower wall fell in on me during my shower and exposed a mold like substance behind the shower wall which may explain why I continuously stayed sick during my time there. The final incident occurred the day before I vacated the apartment. I turned on the facet in the tub to fill my watering can that I use on the patio and a black sludge-like substance started pouring out of the faucet. I immediately made a last minute decision to vacate the apartment as these are not considered livable conditions I suspect the pipes my be corroded and feel these apartment should be condemned. I informed them of my reason to leave and was told the manager would contact me on Monday. I never received that call however I did receive one from Haley (an assistant to the actual manager) over a week later wanting to know when I planned on paying my rent. I asked her if she had not been made aware of my vacating of the apartment over a week before and she told me she does not work on the weekends. I never said anything to her about me vacating the apartment on the weekend which let me know she was LYING.. I turned my keys to the apartment in they day I left and she tried to say she thought I was still living there. I explained the situation to her with regards to the water and she had no interest in trying to find out what the black substance was that had started coming out of the faucets. She told me she would be turning my account over to the attorneys for collections. I have a hard time believing this will hold up in court as I still have the watering can and am not above having it tested myself to find what it was that was coming out of their faucets.

We just moved into The District this month and it has been so nice . The people that live here are very friendly . The office staff is courteous and helpful . The landscape is beautiful . So glad we made The District our new home.
Think really hard before renting from this place. They are liars and they just cheat families out of money. They are constantly changing the rules to fit whatever mood that they are in that day. The contract that you sign is not followed it’s just enforced for some not all. One minute you have as many cars you want the next minute they tell you that your only allowed 2. Make up your mind people. In the time that I have been there they have been through 3 properties managers and 4 different complete office staffs. They can’t keep anyone, and they can’t keep up the property. The dog park water dispenser doesn’t work, but at least they are keeping it up and working... NOT!
I just killed another cockroach in my apartment bigger than a half dollar. I wish I could upload the pictures to this website. Aside from the cockroaches, we have some other type of bugs living in our light fixtures in the kitchen. It's embarrassing when we have friends over because that's the first thing they notice when walking into the kitchen. We have doors in the apartment that won't close all the way because they are to big or just warped. We can only use one bathroom to take baths because the drain will not seal and we have asked them to fix it twice in the past year and still nothing. Some lady at the office was giving my son a hard time about being at the pool without his pool tag. He was the only one there and just sitting in a chair. We have used the pool only twice over 2 years. They have time to harass the tenants but no time to help them. I wouldnt move here if it was half price. Terrible management. Outside looks great, but the inside of the apartments are run down.
This is my favorite apartment I've ever lived in. It has huge vaulted ceilings with nice looking ceiling fans in every room. I can rarely hear my neighbors (when I do, it's usually when they are outside). The dog park is the nicest one I've ever seen at an apartment complex. The pool is great with a beautiful sundeck! There is tons of parking - always open spots at all times of the day. The grounds are nicely kept and maintenance is fantastic. I am looking forward to living here for a the next few years!
I have lived at the district at hamilton place for 18 years.This has been home for me.I like that the apartments are close to shopping and medical fascilities.My main reason for renting was because of the landscaping with all the trees,it feels like home.During my time here, I have never felt unsafe,and that is important to me.When I have had something that needed to be repaired,it has been done usually within that day I have called.Those things have been important to me for staying here.
Don't fall for the "specials" this hole commonly advertises; they post these discounts as the only way to trick people into signing a lease. Once you sign a lease they will treat you like garbage. I'll try to give some of the many issues I experienced in the hopes that it will save someone the stress; you can find way better apartments for a cheaper price elsewhere. - When you get your monthly "rate" make sure to also account for the renters insurance they force you to have [~$35/month], remember that they use gas so you will have a bill from Chattanooga Gas as well as your EPB bill. - The non existent insulation in these ancient halfway houses had my electricity bill between $90 and $220 a month. That's just me, hardy ever home, keeping the temp at 75 during summer and 65 during winter. As a point of reference, my electric bill at my previous apartment (larger square footage) never got higher than $90; the apartment I'm at now looks to be about $70. Definitely a disparity at this location. - Your windows will more than likely not hold themselves up, get used to using candles or wooden dowels to hold them up. - Whatever they promise you, DO NOT SIGN OR BELIEVE IT UNTIL YOU'VE GOT IT IN WRITING FROM JENNIFER. I signed a 6-month lease yet had to pay back my $600 in discounted rent or they were going to force me to stay for 12 months as the girl who did my lease did it incorrectly. - My heat went out twice during my 6 month tenure. As a side note they did fix it both times within 48 hours but then my AC went out and they refused to work on it until "Spring". Do not assume that you have the right to anything by paying rent here; your assumption would be wrong. - The office in general is just a clown show. You will often have incorrect amounts charged to you, and when you call to work it out you will be treated like someone who is wasting their time. - The gate for this property is a joke as people sit in front of it waiting for someone who lives there to come by and have to open it while they sneak in. THERE IS NO SECURITY GUARD. Overall this place was a horrible experience that will have me being overly paranoid before moving into any apartment in the future. The saying "lipstick on a pig" hardly does it justice.
My wife, my son, and I lived at this apartment for a year prior to moving out before I leave for basic training for the military. We followed every rule in the book so when we got a dog we paid the $300 pet deposit. 9 months down the road we move out. Our last months rent is supposed to be prorated so we pay about $200 less. Instead we get charged the full amount and they hold the extra $200 hostage saying they'll take any damages out of it. I'm not really okay with this considering everyone has bills to pay and I have a baby that we're expecting any day now but I say okay that's fine. We get some expected charges to our apartment and I'm okay with that. Next thing you know we get an email stating we have a $300 pet fee tacked onto our final statement. I call the office and am told by the assistant manager (Sydney Folds) "I'll call you back in the morning when I've had time to review your file". Two days later and I had not received a phone call. I call today and am told she's in a meeting and will return my call later, after providing a good call back number. I just received not a call, but an email, stating that the $300 we paid for a PET DEPOSIT instead was placed towards our rent as credit and that we will have to make up the $300 pet deposit. This is being addressed 9 months after the fact and 2 weeks after we are no longer your customer. I have never griefed anyone in my life but you will get no additional money from me. That money belongs to my wife, my son, and my future daughter. Keep the $54 YOU OWE ME.
I absolutely love living here. The apartments are beautifully maintained, the staff and management are helpful and friendly, the amenities are top notch, the culture and climate of the tenants is diverse and neighbors are friendly. There are not big problems and if you see a big you can get weekly spraying at no extra cost. The complex is secured with a gate and and officer on site if security is important to you. I have no complaints with these apartments and have enjoyed making it my home. ??
While the apartments themselves were nice, the management was awful to deal with. We did not recieve receipts for our rent and when asked they literally photocopied our checks instead of giving us an actual receipt. The online system for rent could not prorate rent and we were often sent the incorrect amounts and were asked to pay differences that we did not understand. If these issues would have been dealt with in a professional way, we would have been fine but we were responded to with unprofessional and innappropriate behavior. The employees in the office were rude and did not pick up the phone or meet with you. Terrible complex that I would not reccommend to friends.

I have never in my life been treated with such disrespect by a business. Disorganized, unprofessional, dishonest, and manipulative. Took money from me then conveniently "lost" my file and refused a refund.
I only here lived here a short time, but living here is amazing!!! From the hardwood flooring to the 24 hour fitness room.
I picked these apartments because of all the green space for my dog, while there's not a fenced in dog park it is very pet friendly. It's in a desirable area, close to the largest mall in town, and the interstate. Lots of restaurants close by, as well. The apartments sit back off the road, they are very quiet and don't feel like they're so close to a very busy area. There's also a trail that runs around the apartments, again, great for dogs and exercise. The staff is friendly and quick to respond. Overall, it's a nice place to live with well layed out floor plans. I do hear noise from my upstairs neighbors, if that's a concern you might want to consider the top floor. The District is about 5-15 minutes away from everywhere you probably need to be. Hope this helps.
We have lived at the District for almost 2 years. It was a last minute find. We had made a deposit at another community and finally got to tour the unit the week before we moved in - needless to say the demo unit was perfect but the actual unit left a lot to be desired. In a panic my husband and I started exploring our area immediately- we found the District online, jumped in the car and ran right over. We met with the very helpful manager, toured the unit for rent and got an application in that day!
