As home to East Carolina University, Downtown Greenville is an active, thriving cultural hub for the city. Downtown Greenville is located along the Tar River, with its Town Common -- a riverside park with an amphitheater, boat ramp, fishing piers, and walking trails -- at its heart. The amphitheater is the site of live concerts and other performances. Property Ratings at The District at Tar River-ECU Student Housing
I have emailed them about this and was blown off. The District is keeping my $50 despite me never actually applying I’d like to share thoughts about their lease and why I opted to not apply (to my best recollection). -The stipulation that merely applying for an apartment obligates you to the lease is very unusual. The fact that you are given the application form (which obligates you to the lease if your application is accepted) before being given the lease suggests the company is used to dealing with very inexperienced renters. -The stipulation that you are financially responsible for the entire year’s rent in the event that you cancel is very unusual. Most apartments require a 30 day notice and then only obligate you 1-3 month’s rent. -There is nothing requiring the property management company to give notice before entering the apartment. Applicants should be aware that there is nothing in NC law to protect you from this omission being abused. -The District will keep your money even if you never submit an application or even given them permission to perform a background check. It is common to make application fees non refundable once an application has been submitted because the money goes to a vendor who runs the background check. This is a protection against someone applying, being rejected or not following through, and then demanding their money back even though the background check has already been run. The fact that The District will keep your money even if you haven’t applied or authorized them to run a background check, and hence have no justification for not refunding you, tells you a lot about the ethics of this company.
The floor plans very from one,two, three and four bedrooms. They are all very unique and definitely have lots of space. It is a very quiet community; right near the river, walking distance to the dog park and the Greenway. Also the two amenities are awesome. The first one for students which includes a pool, study rooms, a gym, pool table, computers/printers and much more. The second amenity includes the main office, computers, a coffee bar and a smaller pool which is perfect for children and people who want to relax.The employees are very helpful with any issues you may have and also get to know each resident. The maintenance team is very helpful as well. They are very devoted to their job and consistent with their work. Ive lived at three different communities in Greenville, NC and The District is by far my favorite.
I lived at The District and it has been over two months since I moved out (due to a HORRIBLE experience living there ever since the new management company took over), and I still haven't gotten back the security deposit I was told I would get within 30 days. The office tells me that they're waiting on corporate and no one at corporate will ever answer when I call. I left a message a week ago and my call has still not been returned. I've had a terrible experience living in the community and a terrible experience trying to leave. I would have trouble thinking of even a handful of good things about my time here.

Negatives: The District is about average for a student apartment complex. Maintenance will most likely not come, or if they do they just walk in whenever they prefer. The apartment's regular bug spraying is completely ineffective, and the renovation was sloppy. You have to badger the office and maintenance for every single request. The neighbors are loud, but that's a given in a student apartment complex. Positives: If accessible, the pools and hammock gardens are a lovely addition to the property. The parts actually renovated properly are aesthetically pleasing hardware and fixtures. If on the Wilson Acres side, there's large windows that either you may interpret as a plus or minus (there's lots of light, but your heating/ac bill is a lot higher). If on the Tar River side, you have small windows that feel similar to a dorm room, but better energy conservance. The complex is also in an ideal location. Close to the white gas station if you need any forgotten items, within walking distance of Christy's, and very close to ECU. Conclusion: If you intend to just stay for a short time while going to school, this is probably an ideal option for you. If you are more of an adult wishing to live for a longer period and have consistent, functional management, do not live here.
Non renovated apartments are decent. But the renovated ones are much nicer. Quite neighborhood for the most part. Very nice and helpful staff. There is a dog park and a greenway only a few steps away from the apartments. I recommend living here if you are looking for a decent and quite place to live at a reasonable price.
