I have been staying here for 3 years… and you get what you get living in the cheapest apartment in Knoxville …. But I have been with out AC for YEARS and I keep calling and putting work orders in. They send someone out the next day, and every single time they say “you need a new unit, I can’t fix it” then they leave .. and I’ll call back in a week and be like “hey what’s going on? “ and they tell me I don’t have a work order it’s been completed. So they put another one in and it’s the same cycle over and over again . Even when I tell them what the maintenance tells me .

We’ve lived at The District, formerly Briarcliff at West Hills for 5 years. All of the reviews are valid. However, with new ownership and new management, we’ve seen a lot of great progress. Maintenance orders are finally happening!! Lori, the new property manager is taking care of business! The grounds have never looked better and I hear building renovations are underway. It’s so good to see someone give this place a little love. And the pool is finally opening this year!!

My girlfriend and I currently live here and all the reviews or comments saying that place is a good place or giving it 4 or 5 stars is a lie. This place is an absolute dump and management is awful. We have holes in the wall, stopped up pipes, leaking in places, doors broken. With all of these we have only lived here 4 months. Yes only 4 months they let us move into this crap and we have put work orders in every week to every day and nothing happens. So please do not listen to anyone saying come live here. Also they have three different managers since we have lived here. We currently breaking our lease and getting out. If you do move here make sure you take lots of pictures and videos because they will call you liars or won’t listen to you.
This place is a disaster and is only in business because people NEED a place to stay. The buildings aren’t even complete! Unfinished flooring, stairwells with holes in them… it’s insane that they charge so much and yet they can’t even have properly finished buildings. They tore up the flooring in my building over a year ago, and they never came back to put new flooring in! So you just walk on construction wood, how nice! We are paying more than we were when we moved in, yet the building looks far worse. The laundry rooms are nasty, puddles of dirty water in the floor, goop all over machines, and that might be passable if the machines actually started. The only nice thing that can be said about The District is that the location is great, other than that I have nothing positive to say, at all.
no seriously. management isnt even the (only) problem. no one has mentioned how thin the walls and floors of this apartment is. on the phone with my mom a dog next door barked and she thought it was in my apartment. when a downstairs neighbor plays music too loud it shakes the floor. nothing was ever done for our AC going out for a month in 2022 other than a “sorry” and a window unit for less than a week before it was finally fixed. pool still doesnt work, though it looks like theyre doing work to it right now. the price its going to is also absolutely not worth it. they wont actually do anything about people parkin in handicap spots who arent supposed to. i could go on and on. find somewhere else, seriously. they changed the name from briarcliff to the district to escape an awful but well deserved stigma.

This place is literally falling apart. The balconies have been removed and not replaced because they were dangerous, the pool isn’t open in July and august and is disgusting when it is. It is an extremely high crime apartment complex. The walls are paper thin and if you have someone living above you, it sounds like they are coming through the ceiling. Not only have I rented there, but have been in several of the apartments in different buildings, they were all equally bad. There is no justification for charging what they charge for rent.
seriously don't know how the review score is so high. this place is horrible. maintenance doesn't happen around here--work orders get cancelled instead. staff is all over the place so it's impossible to get anything done. every time my contract ends i get double charged or something. can easily say i would not recommend this place to anyone, and if i could go back in time, would not have moved here in the first place
I attempted to apply for an apartment that is allegedly available per this website. It's been almost a full week and I have yet to receive any sort of reply from them via email or telephone. They made sure to go ahead and take my $200 application fee as well. I would not recommend doing business with these folks.
I have lived here for years and it just continues to get so bad I do not think I will renew my lease. For months I have called the office and have only been able to get through to a human being one time. I have submitted multiple maintenance requests for various issues only for them to be ignored. my apartment smells like sewage because there has been stale, moldering standing water in my dishwasher for a week that has gone unfixed. The complex had also owed me money for almost six months now for charging me for electricity which I already paid through KUB. My emails and messages submitted through the portal go ignored. The grounds and buildings are filthier by the day with debris such as dirty diapers and wrappers littering even the laundry rooms. When I received a renewal offer did not even get some sort of offer special or even reduced rate for signing a longer lease
We have lived here 3 years. The first 2 years were great. Last year new management took over and now nothing gets done. Our air went out in May and it's now August and it still isn't fixed. They brought us a window unit that cools up to 100sqft but we didn't pay to only live in 100 sqft. Somedays it reaches over 90 in our apartment. Also it took 2 months for us to get a new stove.In the past year our apartment has been sprayed once. To top it off we have had dozens of packages get stolen but we were told we couldn't install cameras. If you want to feel like you are living in hell move here!
Please do not move here. I have lived here about a year and half and am breaking my lease to get out of this awful place. We have had roaches on and off since we moved in, our air conditioner has been broken since the start of summer and they STILL have not fixed it, there is dog poo everywhere, there’s been multiple shootings here, office never answers the phone, and the list goes on. Awful, awful place. Unsafe, unclean. Awful.
The photos are old. The staff never answers the phone or does anything you need. The laundry mat in the off site apartments never get cleaned. The on site buildings never seem to get pressure washed. They charge late fee’s by just one day late. They never clean the property or the dog lot. Their maintenance will mess up your stuff worse by trying to fix it… bugs… trash everywhere… never their responsibility to do anything you request like have a field mowed or anything.
This place is 0/10. Just read the low stars cause they are dead accurate. I could type out all my hate and complaints for this place. But I can't even talk about it anymore it's drained my life force. Literally got depressed from this place and I've had a really challenging life I was homeless in canada and I was much much happier on a park bench then here.
This is without a doubt the worst experience with an apartment I have ever had. I had to sign the lease while out of state due to a company relocation situation and while the unit I was shown over video chat looked great, the actual unit I was placed in was terrible. Where to begin... the apartment smelled terrible as soon as I opened the door (it literally smelled like previous tenants smoked inside the apartment), the utility closet was coated in dirt and grime and spiderwebs (I highly doubt it had ever been cleaned)(PS: this is where the air return is), the floors were ripped in places and extremely dirty, the shelves in the kitchen still had crumbs, rice, and other junk all over them as if they hadn't even been cleaned, there are holes in the drywall behind the light fixture in the bathroom as well as along the floor molding behind the commode, and the grout in the tub is gross and dirty. Bugs... lets talk about bugs. So the 2nd morning that I woke up in my apartment I turned on the kitchen light to see 2 cockroaches run across my floor and 1 across my countertop. I mention that it was my 2nd morning because I literally hadn't even unpacked my kitchen boxes yet. All of my food/pantry items were still in sealed containers (the plastic kind, not cardboard boxes) and I hadn't cooked yet, and I hadn't even had any food trash to throw away. The kitchen was completely empty with no food anywhere, unless you count the pieces of rice still left in the cabinets I mentioned earlier. I mentioned the bugs to the admin office and was told I would be added to the pest control list. IT TOOK 3 WEEKS FOR MY UNIT TO GET TREATED! The common areas have dog poop all over them (nobody picks up after their dogs, partly because the dog stations never have baggies), the ash trays and trash can at the apartment front door is hardly ever cleaned out and is literally overflowing with trash, oh and speaking of trash: the trash fee you pay along with your rent doesn't cover anyone actually taking out your trash... from all I can tell its just an extra fee you pay for no reason. The only "trash service" is having a dumpster in your parking lot somewhere that you walk your own trash out to. If you're considering living at Briarcliff apartments, you're better off buying a $50 tent from Walmart and living under the overpass. Seriously don't even consider it!!
First of the summer A/C went out took over 2 weeks to get part to repair only after calling every day did they put in portable A/C. Now been dealing with water leak that started in AUG. Keep get run around about getting it fixed. Had to pay 300.00 2 days before Xmas to keep from getting water and ele turned off. Parking lot between 909 and 905 builds only light for lot is someone leaving patio lights on. As for handicap parking last time I looked there were only 3 spaces for the whole place, with 2 spaces next to office.
First, there are much nicer complexes in the same price range elsewhere in the Knoxville area. I toured the model, paid the $50 application fee (Incredibly misleading when they tell you it is a “waived” application). The “waive” just means it is put towards your first months rent IF you are approved. I was approved, then they wanted the deposit before I could even see the unit I applied for. I get it, you don’t want to have vacant units but let the tenant see what they are getting before fully committing, especially when you do not have accurate representation of the floor plans when you apply (not all units come with a balcony/patio). Asking for a full deposit on top of a $50 application fee feels sketchy when you can not see what you are buying into. I know a fair share of landlords and not one of them has ever asked for the deposit prior to the tenant viewing the unit they will be moving in to. You pay the deposit at the time you sign the lease, PERIOD. If someone tells you otherwise you might be taken advantage of. It looks like a bargain but the walls are paper thin and their MODEL unit had water damage to the point where the ceiling was starting to cave in! Of course I am not going to pay you a deposit when your model does not look good. Please learn from my experience and do not waste your time with this place.
I've lived here almost 3 years, the maintenance team is fantastic, I will miss them when our lease is up, but the new property manager really acts like she doesnt care. Trying to get a hold of her is difficult on a good day. Wont talk to you directly really. shes a bit off putting. I dont think she realizes its not just a job, but people live here and their lives are affected by her choices or lack of. her staff is great. The young man at the front is just the sweetest and to be honest, should be in charge. Now the building, it's okayish, I mean between the walls being paper thin, the draft In the windows and doors, bugs, the smell of cigarettes, and the constant plumbing issues, I'm amazed I've stayed as long here as I have. I think it's only because the maintenance is so kind and helpful, but they need better pay and extra help. I really tried to give it the benefit of the doubt, but after so long, I just cant stand it anymore. The price is not worth the space or location, so when our time is up, well be moving to another complex.
I have lived at this complex for years with no problems until the change in management and property ownership recently. In February I was sent a lease renewal notice with an expiration of March 6th. Before the March 6th deadline I repeatedly requested for a 15 month renewal offer and every request was ignored for weeks. For the past week I have finally gotten a response from the new property manager, but she insisted that because the complex was bought out before she got around to sending my renewal offer that I will now have to pay a higher rent in line with the new company’s standards. This is absolutely unacceptable. I was fully within the terms of lease negotiation and the complete failure of management to address this issue before the lease offer expiration or takeover is not my fault. It should have been handled within the proper time frame instead of procrastinating and then doing a bait and switch on the lease rates with me. Absolutely terrible management support and blame-shifting
I moved in here in September and at first they were great. When they were purchased by a new company everything changed. Only a couple of people that work in the office are worth having employed. Everytime I walk into the office one of the workers is always on her cell phone and if you need a package hope she isn't there because she always has a horrible attitude if you need help. The playground for any kids you may have is a disaster waiting to happen. they have 3 pieces of wood nailed over where a piece fell off and it was a danger. If the cost for breaking a lease wasnt so steep I would be gone tomorrow.
i haven't been living here long but I will say that everything is pretty great. The AC stays cold which is one of my biggest things. I have to have a cold apartment. Also, the remodel is perfect. I'm madly in love with the granite in the kitchen. Neighbors are quiet and seem to be quite friendly. As well as the staff here they are all super kind and helpful!
After looking at several apartments in the Knoxvilke area, The Briarcliff at West Hills is by far the best out there! They are not just out to make money, but I feel they focus more on the pleasure of their residents. That my friends is not something you see very often in the world today. They have rooms available your choice of 1,2, or 3 bedrooms, all in which are equally nice no matter the size. Amenities include, outdoor swimming pool, 24-hour gym, on-site maintenance , grilling station with picnic table, volleyball court, fenced pet park, kids playground, DVD rental kiosk, laundry facilities, a pet friendly environment, and the list goes on. There are a few that I am very thankful for that make me know my decision was surely the best I made. First when applying and talking about the swimming pool,she mentioned that once a month they have a pool party or other activities with all the residents. Activities involving anyone who wants to attend. Gifts and food for all. What business actually takes time out to interact with their residents ? Also they invite you to bring your family with you to the parties if they come to visit you. Again I say they can not just be about the money. Gym is very convenient, as one would have to pay monthly elsewhere. 24-hour Gym is very convient for someone who works different hours, or may prefer to workout at night. On-site Maintenance is very important, after moving in shortly my air conditioner wasn't working properly, I made a phone call and the maintenance came and fixed it the next day. It was so late the prior day, otherwise they are there to assist you within the hour you call! GREAT SERVICE! We all know how very important pets are to most people who own them, and some have to find a home when they move...NOT AT BRIARCLIFF! They are a pet friendly facinity. To a person who may have lost a loved one, or clearly has a dog as a best friend being able to keep their fur baby means so much to them. I could go on for days about how great it feels to reside at my apartment where the company surely makes my stay fill a lot like a family based community..but I couldn't go on without giving them such gratitude! THANK YOU BRIARCLIFF AT WEST HILLS for making my first apartment experience feel a lot like home! May God Bless You Abundantly!
The only negative thing about our apartment is I need new shocks because of the speedbumps.
