Property Ratings at The District
We've been living here for a little more than a year now. So far, our experience has been great, peaceful neighborhood, friendly fellow residents, kind and approachable staff, and of course the proximity to majority go-to places like restaurants, groceries, etc. We also appreciate the response time of the maintenance crew whenever we request for them, they sure do deliver excellent on-time services. We've been recommending The District to our friends looking for aprtments, some of them are currently already living here too and we also hear mostly positive feedbacks from them.

I have lived at the District for several years. I would not recommend living here. The only positive thing remaining about the District is the location. The leasing office and management do not care about residents. They only care if you pay your rent each month. The communication regarding any concerns you may have is nonexistent. Maintenance requests go unaddressed. I have 2 maintenance issues that still have not been addressed and this goes back to October or things are supposedly fixed but then break shortly thereafter. Mold and bugs are ongoing issues in these apartments. There is no sound proofing so forget it if you have a noisy neighbor. The upgrades that were done several years ago were done poorly and cheaply. The cost of rent is now equal to a mortgage payment. Garbage and dog poop piled up for weeks in December and January with many, many emails and finally communication with Freeman Webb before those issues were resolved. There is supposedly a non smoking policy in buildings but that is not enforced as my neighbor smokes in his apartment and right outside, littering cigarette plastic tips everywhere. The worst part is the total lack of care and concern shown by the leasing office and management. I am having an issue with a neighbor and have called plus emailed and have received zero response from management. No recognition that there is an issue, no apology, no communication about what they are going to do to address the concern. Nothing. I hate living here. Things have been going downhill for years now and this year has been the worst. I cannot wait until my lease is up

Super nice apartments, great amenities, but the 1 bed 1 bath apartment they quoted me actually wasn't available until next year when I went to go apply. Simple mistake on their part, but it cost me $300/month extra to go with a different unit.

Our stay here for a year was great!! But suprisingly, they increase our renewal rent outrageously! Maintainance takes weeks to repair some our sink. Apartment slowly falling apart. One more thing the doors are cheaply repainted a couple of times,when we open the doors(2 bedrooms, bathroom,storage rooms) literally all doors, it creates a creeky sound and hard to open because paints are sticking together. Even we are already 1 year here.

I’ve lived at the district for almost 2 years. The first year was great. The 2nd year has been a nightmare. As soon as I signed my lease everything started falling apart in my apartment. I also developed a mouse problem that lasted months. I could not use my kitchen because there were mouse droppings everywhere including I’m my food. I called the leasing office twice, supposedly pest control came, but did absolutely nothing but leave traps that didn’t work. I had to get it out of my apartment myself. I’m still finding mouse droppings so there must be another one hiding somewhere and I know nothing will be done once again. I will not be renewing my lease. I would not recommend living here for more than one year.

The apartment reeks of water damage and is coated in layer after layer of paint, like putting lipstick on a pig. Rent is overpriced for the quality of unit which you receive. The hot water heater and AC unit are in the same closet both with exposed wires just asking for a fire. Giant hole behind the mirror and sink. Will probably get a response on this review from management saying they will address these issues but then nothing will happen. Have put in multiple requests for water damage smell but at this point I don't even care if they show up as I only have a month on my lease left, which I will not be renewing.
When I moved in there was a birds nest and dead birds and no one did anything about it. They said it’s my apartment I need to just clean it up. The new management is increasing prices but this complex is cheap and not worth what they are raising it to. There is zero communication with them. It takes maintence forever to get to you. People get tickets for parking on the street constantly.
The day we moved in the towel rack fell off the wall. they never fixed it. When the washer broke It took weeks to get maintenance to my apartment. When they came by it was mid we were told a third party had to come out to fix it. Maintenance said they’d tell their manager. We were told we could use the laundromat and we’d be reimbursed . No reimbursement. Weeks pass and after calling incessantly I got in contact with the office. They told me the maintenance team had failed to mention a third party needed to be contacted to come fix it. Eventually someone came out to fix the washer. A week past and the washer broke. When the guy came out to fix the washer he said it’d more than likely break again because the washer needed to be replaced. The shower stopped draining. I put some drain-o through the drain. Nothing worked. The request was ignored and for another week my shower wouldn’t drain AT ALL. I had dirty water sitting in there for days at a time which is a breading ground for bacteria. When I got ahold of the office they told me no one had come out due to the same lack of communication that happened with my washer. The plumber said there’s an underlying issue with the pipes that affects my shower and the tenant below me. The plumber notified the office of the underlying issue. The issue remains. The top shelf in the storage closet fell due to improper installation. Items broke/were destroyed in the process. Months pass, while I was out of town they “installed” the shelf. They replastered where the shelf fell. I put a tent on top of it to test it out, it collapsed again. Shelf never fixed. A piece to the dryer door fell off, we’ve been taping the door shut. Dog bags are never stocked to and the waste bins are constantly overflowing. Rent prices raised when you can’t use 3 of the amenities paid for. 2 of us were on the lease and back in June the other tenant told them to get the proper documents and a new lease together since I was moving and he was staying. It’s August and they just got the roommate release form together, we signed, handed it in last week and hopefully they are getting my past roommate a new lease. When Rhonda, the Assistant manager called this morning, August 10, she asked me if I was planning to pay rent. I’ve signed the roommate release form and am no longer obligated to do anything for them. It’s on the other tenant. While trying to explain this she hung up on me and that’s not the first unprofessional experience I’ve had with her.
The location is great! It is right off of I-170 with easy access to The Galleria, Brentwood Promenade, Maplewood Commons and other shopping. Also a quick 5 minute or less drive to the U. City Loop and Downtown Clayton. The Metrolink is close access to get you to Downtown St. Louis or the Central West End. The complex itself is nice for young adults trying to save money, but not live in a dump. The unit is a combination of carpet (well-kept) and fake-wood plank floors with granite countertops and plenty of windows to make it open and bright. The community features plenty of green space, pool, playground if you have children, access to the Centennial Greenway, an amazing pet policy, dog parks in the community, and fitness facility. The units offer in unit laundry for extra or a central coin laundry facility. The major downsides of the place are limited free parking lot spots (but plenty of free street parking) and the maintenance staff takes multiple reminders to complete non-emergent tasks.
The District is great! The remodeled floor plans, the spacious green space, the amenities, and the friendly staff all make this a great place to live. Even the pets love it. We have lived there for 2 years and have had nothing but a great experience.
I visited this property and I love it! They are updated renovated and beautiful! The location is one of the best parts of this community. I can get anywhere in 20 minutes and I can walk to shops with no problem.
