Property Ratings at The District Universal Boulevard Apartments
I lived here a few years ago and then moved away to a different city. When I was planning in moving back, I had liked The District so much that I chose to move in here again. The location is great. I like that it has a garage. I like the package locker system. I like the amenities. The layout of the apartment is nice. Those are all still true, but WOW have things changed. The apartment was filthy when I moved in. The floor was so dirty that it turned the bottoms of my feet black and I spent an entire saturday scrubbing it (when I know, based on my lease, that they charged the previous tenant a cleaning fee at move-out). I have had problems with ants, and last night I found a cockroach crawling into my food. The tub was stained when I moved in. The dishwasher and clothes washer both had damage to them that was not completely rendering them broken, but was concerning. The business center and movie room are closed. Gates are broken. My air conditioner is gushing water and when I called maintenance out the first time, they would not believe me that something was wrong. It’s just frustrating to be paying this much and having so many issues.

The fire alarm in building A goes off at least twice a month, often times at late hours or early in the morning. It's broken. The fire department begrudgingly shows up and turns it off. Maybe a dozen residents still bother to evacuate. Most people wait it out on their patio. People's dogs howl in pain from the screeching noise. The property management knows that this is a problem. I'm sure they get countless emails about it every time that it happens, but they just. won't. fix. it. Keep in mind - this building has had two fires in the past 3 years. With that in recent memory, residents still won't evacuate because the problem is so persistent that nobody takes it seriously anymore. God help us if there is ever an actual fire.

We lived in The District for over a year and absolutely loved it. The apartment is well maintained. Maintenance requests are handled in a timely manner. Staff is super friendly (especially Amanda and Rachel). They just make the standard of living better every passing day.

The District was one of our first steps when we were apartment hunting and the staff was so friendly and helpful that everywhere else was just going to be a major step back! Incredible staff and they keep everything nice and clean! Any issue we've had were resolved quickly and efficiently! Our neighbors are so friendly and the small community events the staff puts on are so fun too!! Absolutely love it!

The apartment units and pool area were fine, but as I was being toured, a large rat ran across the property. This was a few feet away from the apartment model that they showed me. Needless to say, I won’t be moving here, and I couldn’t get out of there fast enough. I was utterly disgusted.

The apartment has always been a great place to live; beautiful rooms, updated facilities, and a great location. However, the previous management (as you can probably tell from the other reviews) didn’t care much about their residents. EVERYTHING HAS CHANGED. The new management has made this place something to be proud to call home. They’re creating a community, not just renting you a place for the night.

The hallways and stairwells have door urine and feces and smell awful. The sound from above is obnoxious and nothing gets done. You have to call about maintenance issues multiple times and things are still broken. The office crew are rude and mean and don't care about you. Overall run away and spend your money somewhere nice.

We have been at The District for a year and absolutely love the apartments. The exterior of the building is maintained well along with the actual interior amenities; however, the hallways are a little dark and need some attention. The staff for the most part are great. When I have lived elsewhere I have always seen a lot of change among office staff; however, everyone is still here from when we first leased. Jessica, the Community Manager, is great to deal with when you can catch her. She is very energetic and knows a lot about the property. Nicholas always has a smile and is extremely helpful whenever me or my wife comes into the office. He greets every resident by their name which I think is great considering the size of the community. Legia (not sure of the correct spelling) is very friendly and helpful . Kelly, Assistant Manager, is great but can be very sarcastic when you ask simple questions. The pool and gym are by far the best amenities that they have on property. Fitness center is 2 stories and also offers tanning. Equipment is in need of some repair but is still functional. Pool is gorgeous. Weekends and summer it gets a little crowded but the residents keep it peaceful. Business Center always seems to be out of paper or out of ink. Multimedia room is a waste of space and would be used more if it offered more than a small DVD player. I do wish they would have a few more resident events as the last couple months seems to have been lacking. Food trucks apparently no longer come and it is always alcohol based. Basically, The District is a great place to live and we definitely will be renewing our lease for our second year. Apartments are amazing, amenities are great, staff is awesome.

The District is a nice apartment complex in a great area. However, I cannot reccomend moving here due to incompetent and heartless management. Upon moving out, we were told that we could pay $150 for their EZ clean service. We went in to the office to sign up, and the representative told us not to opt in, that we only needed to wipe down the counters and vacuum. We did all of this. A few days later, we were informed that The District would be keeping our deposit for a cleaning fee, and the total bill came to over $280. When I went in to dispute the charges, I was interrupted and treated poorly. The representative lied outright about the previous conversation. Words were exchanged, and I moved on. There are other reservations to moving here. The "stunning" courtyard they advertise has become a dump, with no irrigation and vast amounts of dog waste everywhere. The "dog park" that was just built is a joke. It is in a flooded marshland, and the bars are big enough for most apartment dogs to fit through, putting them at risk of being hit by cars, which drive dangerously fast through the garage. The complex claims to have breed restrictions, but one visit to The District and you will find Pitbulls, German Shepherds, Rottweilers, and the like. I love dogs, but the rules they themselves have laid down are unenforced, unless it means cash flow for management. We actually enjoyed our apartment at The District, but the decay of the facilities is evident all around. Management is friendly when you come through the door, but when you actually need assistance, they are nowhere to be found and outright rude. A few years ago, I would have reccomended The District as a fine place to live, but I simply cannot say it is any longer. I have given a one star review not out of spite and anger, which I certainly have an abundance of today, but to highlight the existing and growing problems of the overpriced, unfriendly environment at The District.

Location is alright if you want to be in the area of tourists and night life. In the apartment the washer and dryer has been giving my roommate and I problems since we moved in. Maintenance came once fixed it, it messed up again and our clothes were still soaked after it ran through the wash. Maintenance came and fixed it three times and we are still having a problem with it. They have trash valet but wont take your boxes unless they are in a trash bag. Since Ive moved in (6 months now) they have not given me a working gate code.

This complex is horrible. Numerous dog owners allow their dogs to defecate in the hallways, stairwells, and everywhere they please. It is not cleaned up even after management is alerted. Even worse, they will not even try to correct the issue. The hallways smell horrible and there is dust and trash everywhere. There is noise from the parking lot every night and every morning from the busses there to pick tourists staying at the complex behind this one. This is the worst place we have lived and would not recommend it to our worst enemy. Stay away!
