Property Ratings at The Dodson
no a/c for months, no hot water, smells like rotten cigarettes, loud neighbors, broke sink faucet, tile from the shower started falling off, old plumbing system made it impossible to use the bathroom without flooding it, management refused to help, yes this includes the new management. if you think “oh i’ll just tough it out” i promise you. you will not. choose anywhere else. the rent price is not even worth it. save your sanity
From the time me and my fiancé moved in our back doors have been messed up and they we’re supposed to replace them a long time ago and they just keep ignoring us and giving us the run around and it’s been over a year and a half. Had a possible rat but they did do something about that. Our apartment constantly smells like weed because of our neighbors and the laundry facility SUCKS! I wouldn’t really recommend.
Ever since the new management company has taken over, we have seen so many new changes! the upgrades done throughout out the property is amazing! also my maintenance request have been taken care of quicker and office staff is always on top of things. Love my stay here now!
Management is totally unresponsive. Usually there isn't even anyone on property to help you. I put in several work orders for my garbage disposal to be fixed and didn't get a reply for nearly 6 months. They give almost no notice for inspections and then fine you if your fire extinguisher isn't outside the door, even though they told you yesterday and you've been out of town. Also water shutoffs all the time. Like once or twice a week. Several times it felt like a real sanitation issue. I finally moved out, set up a payment plan for move out expenses and after half of it was paid the payments were cancelled. I called and the person I spoke to had no idea what I was talking about. Next thing I know it's being sent to collections and I was NEVER notified. Turns out they turn that over to the management company, but the person I spoke to was so incompetent they didn't tell me that. There are better places to live. Don't live here.
The management does not have a good communication between each other and take forever to reply back . It was a good place to stay when Chris was working there but the service is so poor after he left . They just put fee on your billing but when is time to fix stuff they take weeks to do it. The person that works in the office does not know what she/he doing. They have fees on stuff you don’t even use.
The pictures of the apartments on here are false. It is NOTHING that nice. The water is shut off twice a week to the whole complex for 1 apartment repair. Who does that? When your lease is up and you are considering if you want to sign a new lease, the price increases $300! And don't even think about contacting management.....you will never find them. She have backed out on our tour when I was told to run. I have regretted this place from the first month. So glad I'm out!
They have been very helpful with recent money problems that have occured due to Covid. Very flexible and very willing to work things out and customize payment options. I will be forever grateful for that. But their maintenance system SUCKS. 3 months to fix my dishwasher. A month to fix my AC. And now going on 2 months of having a window panel busted out of my door that is still not fixed.
It was a very easy process to so application an lease esp being remote i wasn't even in state an was able to get it done. Im still new but so far things are good. Look forward to spending more time qn checking out facilities.
The community is nice, but the office staff to use some work.
The atmosphere is extremely relaxing. These are quiet apartments to live in, and the location is very convenient, considering that you are right in town but off of the main roads, making traffic bearable.
When I first moved in the hot water did not work, my bedroom door did not lock/close. A few days later the towel holder broke off the wall in one bathroom. The balcony door inside lock didnt close and me and my roommate would walk in and see it open. The garbage disposal works but has something inside of it that sounds like metal (weve never used it) & maintenance didnt do anything for that when they came. They said it should dissolve within a few days which made no sense because he didnt pour anything down the drain for it.. Its honestly overly priced rent for what the residents are having to go through. People never answer the phone, Chris sometimes answers but other than that barely anyone. I called a couple times before one day and someone answered it then hung up in my face. I wish I could leave and go somewhere else but Im stuck because of the lease. I hope someone over the property manager sees this because overall management & workers need to be looked into to make sure they do theyre jobs.
Awful service they dont listen managers completely ignore me and they sent out email saying they fixed my issues but nothing was touched
It's a very pleasant place to call home. Management and maintenance personnel are very nice, and responsive to our needs.
It's a very pleasant place to live. Howard R.
Rent ANYWHERE not managed by BH management. I lived at Towne Oaks East (now called Dodson) for 3 years and BH was the worst management company I dealt with. If you choose to live here make sure to keep copies of anything you sign. I suggest communication with management in writing. There were many times I could not get someone on the phone so I would go to the office to get clarity on notices, new rules, and charges. What I was told in person was very often different from what actually happened. How my last 2 maintenance requests were handled: • Water dripping from upstairs A/C unit – took 5 maintenance requests to get it completely fixed and cleaned up. September 2019 – October 2019 • Dishwasher – broken from 9/25/2019 – to 10/18/2019 the only communication from maintenance before a workable fix was administered was that “it wasn’t urgent”.
