Property Ratings at The Domain at Bennett Farms
When I moved in, I saw the reviews as warnings but just kind of ignored them. After moving in, I truly think this is the worst place that I've ever lived in terms of the interactions with management. They will tell you what you want to hear in person but then completely change their tone after the lease. make sure that you get everything in writing or record the meetings. Amber in maintenance is truly phenomenal though.
If you wonder why, see the negative reviews. I had the worst rental experience, and I found a much larger home with amenities, nearby for the same price. After years of aggravation and terrible practices from the entire staff and their corporate representatives, I must review this experience as the worst in history. The charge you for everything, and never follow through on maintenance requests so you are much better off renting a home and finding a decent landlord if you are in a hurry to find housing.
When I moved in this place was great. It was quiet and the staff was amazing. They knew everyone and I always had a pleasant experience in the office. When I signed my lease, they even gave me a birthday card as Insigned on my birthday. My last year, the neighbors were extremely loud and other things… When I asked to have (temporary) roommates removed from the lease, they kept them on. They received emails for months. When I moved, they asked for a signature from someone that moved out a year prior. The clincher was that I didn’t get a deposit back or any itemized list on why I didn’t receive it. The apartment was left in great condition, cleaned, the carpet looked great and nail holes pre patched. For paying a pet deposit, pet rent and a deposit, you would think you would get something back. The newer staff called two or three times because no one could record my forwarding address properly in the system.
The worst apartment / management. The place is not luxury in any sense. These apartments were built so cheap. You will hear everything from the outside street noise to your neighbors watching tv / talking etc. There is no insulation in the walls / window so your electric bill will be very high each month. The worst part is the rude, spiteful , unprofessional office employees. They will not help you at all . They only care about locking you down to a lease and making you pay a ridiculous amount of money for rent / utility bills and fees especially the fraudulent move out fees they claim you own them. Save your sanity and sleep honestly. This place looks nice from the outside but don’t be fooled. Don’t say I didn’t tell you. There are plenty of better apartments in every sense around/ in Zionsville.

Do not lease from this company, you will regret it and end up being overcharged, ignored and sent an outrageous bill upon move out. forget about a security deposit, you won't get it back if you have any issues with their staff regarding maintence practices or raised rent during your lease. they will charge you based on whatever they feel like, even if you leave your apartment pristine and had no pets. maintence permanently damages valuable personal belongings while trying to fix an issue from a different unit, corporate refused to compensate for my personal belongings. If you are looking for an apartment or rental in this area, I encourage you to look elsewhere or contact homes for sale to see if you can rent.

The Domain apartments is a good place to live for many reasons, however, the staff is unprofessional and completely unwilling to work with their tenants. They’re rude, nasty, sarcastic, etc... I have been a tenant for the past 2 years without any problems and when I went to resign for a 3rd year, my lease was raised about $30 to renew (which I expected since it was raised the first time I renewed). However, I didn’t think it’d hurt to go talk to the leasing office about keeping my rent the same or somehow reducing it. Of course, the office said no and I accepted the answer... UNTIL my neighbor on the EXACT floor and EXACT room had a renewal offer of $52 cheaper. Once I asked the leasing office if I could have the same offer, she shut me down, refused to talk about the other offer for confidentiality reasons (duh... that’s why I kept my neighbors name out of it) and got snarky. The leasing office lady then said, “No one gets a price reduction for renewing their lease.” Once I tried to show her the actual proof of my neighbors cheaper offer, she continued to say she wouldn’t talk about it and had no explanation. Once my lease is up, I will not be renewing and I suggest people find another place to live to avoid my situation. Also make sure to ask you’re getting the cheapest option for your apartment, because your neighbor in the exact same situation could be getting a better deal (and the office won’t tell you why either)

The finishes are poor quality - plastic blinds, low level appliances, thin and dingy carpet, drafty windows, thin walls, etc. Even more maddening is that when you move out, they will try to charge you for a list of things they contend are your responsibility, even preexisting mold in their front loading washing machine. Buyer beware.
I just moved in the first of May, and I am overwhelmed by the fantastic Office and Maintenance staff! Everyone has gone out of their way to make my move in transition so easy! I love it here and am very happy with everything!
I do not recommend living at the Domain unless you have endless money to throw away or just want to live in the Zionsville/Carmel -It's a pretty safe area with very low crime. The only thing luxurious about the apartment is the granite counter tops, but it is easy to see once you have moved in that the place was quickly thrown together and the management couldn't care less about the residents as long as they get their rent. They seem to have a high turn over rate in the apartments which I am sure only assist with their bottom line. You can express your concerns to the management staff, but they will only apologize, not offer to help. You can hear all of your neighbors, above, below, & behind. Most of the residents own 1 dog if not more and very few pick up after them. They have very few amenities and the ones they do offer cost additional money. The negatives at The Domain seem to FAR outweigh the positives, especially for paying over $1000, you would expect much more.
My apartment is awesome. Not a single complaint here. Great people, great living, and I feel like it's a very safe community. Would reccomend to anyone!
There is nothing 'Luxurious' about this place except for the price and granite counters. We had countless sleepless nights in which we went to the management to ask for help. Not even to move out, but to help us with this. They did NOTHING. And they soon were very fed up with us for coming back to them asking for help. It was so awful to go through knowing we had to endure sleepless nights with management saying pretty much that we were lying since the 'talked' to the person above us and they are 'never home' even though there was the time he did admit he works through the night and his office is the master bedroom (which was right above our bedroom). Even that confession from him and they still didn't do anything! Our winter was unbearable because of the poor insulation. We could stand near a window and feel a breeze coming through it as well as the outlets that were on a wall attached to the outside. If you want to know your neighbor beside/above/below you, favorite tv show, live here. If you would like to know their conversations, live here. If you would like to hear people use the toilet, live here. You will hear everything. We have lived at other apartments before and this was by far the worst experience. Save yourself from this mistake. And save some money too.
The Domain at Bennett Farms is a newer apartment complex with modern upscale finishes, open floor plans and high ceilings. It also comes with a very high price tag. They have raised my rent every year I have been here. The area is very safe and clean. The management is extremely fast about making repairs. The salt water pool is nice, but small. Wish there was a hot tub. The gym is also nice, but small. You can't really get a full body workout there due to lack of variety of machines. Also, no wifi in the gym even though it is in the club house. I live on a first floor and can hear everything from my neighbors above, but cannot hear the neighbors on each side. The location is convenient for shopping and for getting on 465. So, overall a nice but expensive place to live.
The Domain - I can't recommend it. This place isn't very good at all. They claim to be luxury, but this doesn't really seem to be the case. I would have to agree with others that this build quality here is very sub-par. You can tell that they built this place as cheap as possible. When you are getting a simple quick tour, the place appears to be very nice, but once you're in the apartment for any length of time, it becomes very clear that this place lacks quality in nearly every way. The winter months are the worse, due to very poor insulation. You can stand next to the windows and electrical outlets (on exterior walls) and feel the cold air blow in. Add this to the fact that the heat is electric and you will find how inefficient and costly it is to keep warm in the winter. As others have stated, this place does seem to be very noisy. You can hear people nearly all times of day and night. It seems to me the noise is much more than normal apartment living. I hear the people next to me frequently. I hear the TV and people talking. I think the place is just cheap. Shouldn't be able to hear people talking. Snow Removal - This seems to be hit or miss. Sometimes things get plowed and shoveled right away. Sometimes it seems like it takes 25-48 hours. This can be a pain if you're a working professional leaving early in the morning. Staff - The maintenance crew guys are pretty friendly and seem to do decent work. They've told me several times that they place is pretty cheap. On the other hand, the ladies that work in the office seem to be more figure heads than anything. I don't think they have authority or power to do anything. The manager is really into herself and doesn't really seem to care much when you're talking with her about an issue. You get the impression she is doing you a service by just listening to you and it takes up to much of her time. The results of talking with her usually are zero. The one positive thing - It's a pretty safe area. Zionsville/Carmel has very low crime. This really has nothing to do with the apartment complex itself, just a result of being in a nicer area. As unfortunate as this sounds, this is the only positive. The negatives at The Domain seem to FAR outweigh the positives, especially for paying $900 plus. You pay for luxurious name, but don’t get luxury at all.
We had lived there for 2 years, facing MI road, could hear the road noise day and night, was not very sound proofed. There were several minor recurring maintenance issues with the apartment - noisy ceiling fans, electrical issues with lights, toliets and sinks. Noisy neighbors on either side. Cigarette smell in the stairwell all the time. Stairwell and landings were always dirty, trash, cobwebs all over. Exterior of the building was not maintained. Dogs owners did not pick up after their pets in the yard. Their leasing process will stagger the end of the lease date up to 10 days after the actual end of lease day that you had signed - adding to the total amount that you owe for the last months rent. I would NOT reccommend this to any one who is looking for an apartment on the north side
This place is a JOKE. I have lived in many apartments and townhomes and none were built as cheaply and poorly as The Domain. I can hear my neighbors on 4 sides (left, right, front and below) talking (not yelling, talking), music, TV, closing cabinets IN THEIR APARTMENT, and when the neighbors close the doors you can feel it through the floor. These buildings are basically a big house with lots of rooms. There is no way there is even a hint of soundproofing between the walls or floors. The staff is very nice and of course, there's nothing they can do about the garbage construction. However, unless you want to hear noises from your neighbors at all hours of the day or night, DO NOT move here. I'm moving out as soon as possible and may even just break the lease. It's simply not worth it!
I currently live here and recently renewed my lease for another year. The staff and residents are very friendly. The maintenance staff is also very friendly and prompt although I haven't had any issues since I moved in. I just had a few things for them to adjust when I moved in and they were right on it. The pool, fitness center, and club house are all very clean and really nice. I love my apartment and do not find noise a problem here. I've lived in apartments on and off for many years and noise just comes with apartment living. It's no different here but I haven't found it to be a problem at all. I would definitely recommend this community!
I must respectfully disagree with the other two posters. I currently live here and just renewed my lease. I have never had any problem with noise, even when the apartment next to me threw a party Whenever I've had a maintenance issue it has been handled promptly. The staff is very friendly and they do extra things like throw parties for the community. It is a little on the expensive side to rent here, but it's also true you get what you pay for - the location is excellent, the amenities are great and I have gotten good customer service. I definitely recommend it!
We moved into this place because it was new & looked nice....little did we know the buildings are very poorly insulated!! YOU WILL HEAR EVERYHING! And if you complain to the office they basically do nothing! I would not recommend this place!! It's been absolutely awful living here the past 6 months. CANT WAIT TO MOVE OUT!

I completely agree with you. I've been living here for the past year. Horrible. Might as well live next to a frat house. You will hear every single noise from your neighbors. I am currently listening to "boom boom boom boom" from the people above me and what I can only assume to be home theater system? Seriously...do you honestly need surround sound in a not even 900 sq ft apartment? Can't wait to move out!
I moved in because the apartment is new. It is biggest mistake moving in to that apartment.
