Property Ratings at The Draper
I had some doubts because I had to wait to move in, but then I was upgraded. Then I needed my fridge looked at--took some time. But the greatest benefit is the staff--especially Corey, who delivers on his promises and keeps you in touch at all times. Excellent
I lived here for 3.5 years when the building was just opening and witnessed its evolution. They started over charging for rent and charging to use the amenity spaces that the community was supposed to be able to use freely because of the high cost of rent. This used to be a community and tenants interacted with management and mixed with events but the Flats ruined that when other Flats properties abused the shared Amenities. CONS: -Apathy from management -Package room mail theft (management does not assist with viewing security cameras) -Mice inside my third floor apartment and other tenants complained but were silenced on the app and maintenance pretended as if they never heard of the problem before when in fact management told me they were dealing with this before because smokers leave the doors propped open and mice come in during the cold months. -Extremely strict monitoring of the community app removes any mention of negativity towards the Draper. -Door staff missing at night -No security at night to break up parties -HVAC is great but is all centralized for the whole building so it is either a/c for everyone or heat for everyone. So when it gets to be certain temperatures or if the sun shines into your apartment and bakes it, you can't turn on the a/c until the outside temperature reaches the threshold. So invest in a good floor fan, you will need it, I did and I lived in the shady courtyard. -Other Flats properties used to be able to share amenities and they would advertise to the cheaper properties near that they could use Draper amenities for free and they would abuse it with guests and parties where I wouldn't be able to find room at the pool for just myself. This last summer they hired a security guard to check people in/out of the pool because there was a fight one night at the pool. PROS: -Maintenance was quick and kind
If you like coming home to the smell of other tenants’ smoking, this is the place for you. Every day, I smell tenants smoking as it seeps into my unit. Management refuses to do anything actionable. Every. Single. Day. This is on top of the other issues listed recently (package thefts, per waste, unresponsive management). Do not move here.
I’ve been holding off on leaving a review as I had high hopes for this property, but after today it was the final straw and I must warn people about this place. You need to truly understand what you are signing up for if you move here. So let me break it down for you! Management: A complete joke! If you have an issue you are better off talking to yourself. Bringing up the issue with them will be met with them quoting your lease and trying to hid behind their gross negligence with the fine print. Package Room: If you choose to have packages sent here (which I’d highly advise not to) they will be thrown in a package room that EVERYONE in the building has a key fob to. ANYONE can get the package. When you bring up the issue with the office, they quote the lease “ Article IV of the Community Policies, Rules, and Regulations Addendum of the Lease states: “For communities that do accept packages on behalf of its Residents: Resident(s) gives Owner permission to sign and accept any parcels or letters sent to Resident(s) through UPS, Federal Express, Airborne, United States Postal Service or the like. Resident agrees that Owner does not accept responsibility or liability for any lost, damaged, or unordered deliveries, and agrees to hold Owner harmless for the same.” After speaking with an attorney at my office today about this I was informed this doesn’t excuse their gross negligence and they can still be held accountable. A package was either stolen out of the room today of mine or UPS lied and didn’t deliver it. I’ll let you figure it out after you read other 1-Star reviews. Phone System: The listed number doesn’t work and corporate number hangs up on you. Theft: There is a lot of thieves in the building. The day I moved in I ordered food and caught someone from the 4th floor trying to get in the elevator with my food and dropped it when he seen me. Parking Garage: Nasty overflowing trash, $125 a month and not secured like they claim. I could go on and on but what’s the point. Management won’t fix it. They give excuses! Btw this building is far from luxury, at best it’s entry level modern. Hopefully you listen to the 1-Star reviews, I didn’t! Coming from property management for the last 25 years I figured a lot of it was just upset tenants. I believe them now. Also it’s about 80 in here all winter and you can’t make it cooler no matter what they tell you. An open window is your only relief.
have been here for 2 years and I would say THIS IS the WORSE place that I lived in Chicago and I have rented here for the last 15 years. The management is horrible and often is very unresponsive. Most tenants are looking to file lawsuits or seek legal action due to the negligence. The garage door has been broken for about 6 months and they have yet to fix the door. Now we are seeing vandalism to cars (stealing parts), robberies inside the garage and homeless people hanging out. Ohh and if you are here In The summer the rooftop is a mess! Cushions are stained and trash is always overflowing. The building also has a rodent problem! Below you can find pictures of various trash rooms on the floors. This building reminds me of a college dorm at times. This could all be avoided if they had a process but management does not try here or think beyond the moment. Just remember everything that glistens isn’t gold My lease is up in July and I am LEAVING!!

Nothing but empty promises. They do not have a 24/7 door staff as they state, and when the staff is present at the door they are often distracted with watching movies on their phone or laptops. The building security is lackluster at best, with having an elevator that is open and accessible to anyone. Numerous posts in the community feed suggest this has been ongoing for some time with the building staff not taking any action. The place operates more like a dorm on the weekend with obnoxious parties throughout most of the building, but particularly in common areas. Multiple times amenities have been shut down for cleaning outside of their normally scheduled maintenance windows as a result of this. Upon move-in of my own unit, I indicated the dryer, window, and dishwasher didn't work. So far, only 1 of those 3 has been fixed after 14+ days of occupancy. The management staff in the building truly do not care about residents. Hopefully, FLATS wakes up and replaces them, as they are the main reason why the building continues to sit at such a low occupancy rate.
