Five Points South wraps around the University of Alabama at Birmingham with the UAB Campus Green sitting in the heart of the neighborhood. The south end of the neighborhood contains the Vulcan Park and Museum and the Vulcan Walking Trail, while the north end contains Railroad Park Foundation and Regions Field. Five Points South is a historic district that was founded in 1893. It is considered the city’s food hub and is home to top restaurants like Bottega and Highlands Bar and Grill – winner of the James Beard Award.
As Birmingham’s entertainment district, Five Points South provides more than historic architecture, great food, and an energetic student vibe. You’ll also discover a variety of shops, coffee houses, the Abroms-Engel Institute for the Visual Arts, and a variety of festivals and events. Five Points South is very walkable and students often walk to and from class. Be sure to stop by the Storyteller fountain, created by local artist Frank Fleming.

Property Ratings at The Dulion
Space has potential but looks outdated with the flooring, old appliances, and needs to be repainted.
I'm skeptic about the other 5 star reviews on this place.Yes the apartments are cheap and the location is convenient. However, I have been living here for less than a year and I am so sick of this place. This place is anything but 5 stars. First of all the building is a hundred years old. They have a terrible pest, plumbing, and electrical problems. Plus the elevator is extremely slow! Like it takes ~3 minutes at times and there is only 7 floors. Also, the place smells funny. On top of that they only have 2 washers and one of them do not work properly. If you put your clothes in the one to the left, there's a good chance your clothes will not get cleaned. They also only have 4 dryers but 2 of them hardly ever work properly. It steals your quarters and sometimes it doesn't even generate heat to dry your clothes. In the last 10 days I have had 8 issues with my unit. They are recurring leak and power breaker issues. The maintenance aren't qualified to deal with electrical issues. My breakers starting tripping consistently after they did an "elevator upgrade". They were working on the elevator directly across from the apartment. As soon as they finished I started to have issues with my breaker. I told the leasing manager and maintenance manager this but they didn't listen to me. Instead of having an actual electrician who knows what they're doing, they went the cheap route and tried to have unqualified people do it themselves. My breaker has been tripping every 15 minutes and it has been going on for 4 days straight now. Also you have to pay $50 a month to be able to park your car in the parking deck. You can't park it outside because there is a high chance that it will get broken into. My car was broken into twice in one week!! This place is awful. Whatever you do please do not live here!!
I am shocked that there are no reviews regarding this. While the building is cool and the location is great, the place was infested. And I am talking the small tiny red roaches. You cant fix that unless the entire place is renovated. I have lived there twice in my life because of the location and I did love my place but there are roaches. always. Move in at the highest floor possible. That seems to help. Also, park on the street which is irritating. I think you can choose to pay for parking in a deck a block away. Anyway, I did not even keep food at my apartment anymore, it was so bad. I never kept the garbage with anything that could attract them yet there was always one or two in the bathroom or kitchen. When they started crawling on my bed (Which I only kept one sheet on it so I could make sure everything was clean, they managed to crawl on my bed. I even had a cat but that barely helped. Again everyone was nice there, but be aware that this building is old, and they cant help the fact that the deep core of it is infested. Also when I was there, there was "two" washers in the laundry mat and you have to SHARE with the hair salon downstairs. And there is one washer that does not agitate the clothing so it never truly cleans. So basically you have one working washer that you share with that entire building and the hair salon. Maybe the other washer is fixed by now. A lot of people never noticed it wasnt working, but trust me, check certain areas of your clothes and you will see that any food or other things arent removed. Gross, but its true. Use the washer on the right.
I moved here four months ago and the place is very good. I don't know about the previous management but now everything is fine. I'm on top floor, the apt is clean, no noises and nice kitchen equipment working perfectly. I see quite often personnel walking around cleaning/repairing things so that the building is well maintained. The location is great of course, you walk everywhere.
I have lived in The Dulion for a few years now. The location is very convenient, and I feel safe although I live alone. Unfortunately, management changed earlier this year. It has been a terrible experience since then. Unanswered calls, ignoring emails, rude responses, it seems as if they want all of their tenants to just leave. They also have a problem with their pest control. And there used to be someone that would clean the lobby and staircase, I guess that is also a service they decided was unnecessary.
I've lived here for almost 6 years and the new management is wonderful. Stacy always calls me back and goes out of her way to make sure everyone is happy. Maintenance hasn't changed but that's a good thing. They are always polite and gets the job done. I highly recommend Dulion apartments.
I was excited about moving to this place because the neighborhood and apartments themselves seemed really great and thought it was a done deal, but after actively trying to give KH management my money so they'd hold a room for me, their staff suddenly became unresponsive. If they won't get back to me when I'm actively trying to pay them, I don't even want to imagine what it'll be like if I need to get a hold of them when something needs to be fixed in the apartment.
