Located at the tip of Lincoln Park and at the end of Lake Shore Drive, Edgewater developed during the late 1800s as a resort town for Chicago's prominent citizens. The gorgeous beaches that stretch along Lake Michigan in Edgewater still attract visitors, and its beautiful skyline of towering offices and apartment buildings house those who've discovered the endless charm of this historic neighborhoods.
Edgewater is about seven miles north of Downtown Chicago, stretched along the coast and offering gorgeous parks and hiking trails along the lake, in addition to the beaches. The neighborhood is home to the Bryn Mawr Historic District, fantastic restaurants, and a variety of locally-owned shops and businesses. Loyola University Chicago, considered one of the best universities in the world, borders Edgewater on the northeast corner. The Swedish American Museum, established in 1976, is one of the neighborhood's landmarks.

Property Ratings at The Duplex Tower
This building in infested with roaches and they never can get rid of them. Pay overpriced rent and live with roaches. The garage leaks and damages you car paint. Over 1/3 of the units leak and thats why many units have concrete designed floors. Your property will get ruined as its major leaks. Run from this building.
This building is a dump and infested with roaches. Also, the building leaks and will ruin your floors. Terrible management and rude nasty door staff. Beware.
I lived there 3 yrs. I give it 2 stars only because it's across the street from the lakefront which is beautiful & has great maintenance & front desk people. Other than that,it's terrible. The management is poor & association slow to fix. The front steps have been broken for months. Elevators are always breaking down & dont get fixed for months. Roach problems.
I lived there for over 12 years, great door staff and maintenance staff I wish the same could be said about the management and the almighty association. If you rent you are treated very differently than owners. Many things went unfixed even after many requests, making small issues rather larger and more expensive fixes that ended up coming out of my pocket. The building is in despair and dated, with the worst roach infestation I have ever encountered in all my years in this city.
The property manager who worked here made living here very difficult. She is not a nice woman. The building is also bug-infested with roaches, etc.
I lived at Granville Towers for 1.5 years while I was getting my undergraduate degree at Loyola. The door staff and maintenance workers here are very kind and friendly, but the property manager here (Marla) is the definition of a power trip. I've lived in two other high-rise buildings in Chicago (one also on Sheridan Road) and another in the Gold Coast. The property managers there have both been absolute angels in comparison to Marla. (Most residents in the building will agree that she unnecessarily makes living at Granville Towers difficult.. just chat with them in the elevators). Other than the property manager here, the units are spacious for the price you pay (as with other buildings that's further from downtown). No gym, but there is a pool open during the summer (it's not very private though). In January 2017, The heat stopped working FOR THE ENTIRE BUILDING for over two weeks. Repairs took over a month to complete. In terms of fees, move-in and move-out are $300 and $400 respectively. The building is a bit outdated for the fees (for context, my Gold Coast condo is 5x newer/nicer for the same fees). There is one star because the maintenance and staff here were kind. What the other reviewer said about roaches is true ..
This building is awesome as far as convenience. Excellent public transportation options and grocery shopping. The building itself is roach-infested unbeknownst to potential renters. There is ongoing construction work, past five years of constant noise and dust and still working. Although there is a pool, it was closed while construction going on. Waaaay overpriced for the space.
