Property Ratings at The Dutton Luxury Apartments
I've lived here since May of 2021 (now two years). It certainly is no luxury apartment. There is a new owner every 6 months, people leave trash everywhere around the entire property, my apartment has had multiple issues with mold, broken AC during the summertime, dishwasher that barely works, broken dryer that wasn't fixed for weeks, cockroaches, spiders, a shooting in late 2021 outside my building.... the list goes on. The pool has been open for maybe 3 weeks out of the 2 years that I've lived here. It is spacious, the walls are pretty thick, it is affordable, and it comes with the things you need, but it is not AT ALL a luxury apartment, and it's a joke that luxury is in the name. Some of the renovated units may be nice, but mine has not been touched since before my previous roommate lived there, which was earlier than 2018.
I’ve been towed several times as a resident for not having a parking pass. Ant infestation. Thin wall. They Changed name bc of shootings and car theft. My Honda has been vandalized by the neighborhood. The rent changes monthly w random fees. Management is very rude. Lots of college parties.
This is the worst apartment complex I’ve ever lived in. I’ve been living here for 4 years and the first 3 years were decent but after the new management took over, things began to go downhill. They add random charges without warning or explanation. They’re money hungry but refuse to fix major stuff like smoke alarms They play favorites and tend to some residents needs more than others. They changed the leasing office hours to now their closed on the weekends but not taking in account residents availability. The gate barely works but closed it and didn’t say anything now residents can’t get through the gate at night and you can’t dial your gate code because the keypad doesn’t work either, so now residents are being locked out of the apartment on a Friday and can’t get help and contact anyone until Monday!
DO NOT under any circumstances live here. I went 5 weeks without AC in the heat of the summer and they said it took so long because there was a management change. Our apartment has flooded 12 times with no promises of anything changing anytime soon. My other roommates and I are constantly coughing (most likely from mold). It is impossible to get any answers about anything and nothing is ever communicated to residents.

I filed a maintenance request the week I moved in and it was not completed until 6 months later after I moved out. The manager wouldn’t talk to me after I was continually charged after moving out and I still, to this day, receive bills for the apartment I moved out of last year. They have no clue what is going on at the apartment complex.
This is the absolute worst apartment complex I’ve ever lived in. It is not safe and there is barely ever a cop at the gate. The gate works occasionally and everything breaks in your apartment. We had a bomb go off in the apartment below us and were evacuated by the squat team without any communication of when we would be back. It was terrifying for three college kids with no family in town being kicked out at 2 o’clock in the morning with no where to go. We had to go to class in our pajamas With no access to our clothes or college supplies. There have been multiple active shooters Through my three years of living here on the apartment complex grounds. Maintenance is very nice and I have always had wonderful experiences with them but that is the best I can say for this apartment complex as the management is very shady. They rock on extra charges to your account whenever you feel like it. A general rule of thumb is don’t live in an apartment complex that has to change their name every two years because of news headlines for crime and bad reviews. Parents do not allow your kids to live here. There are safer options for the same price. You have been warned.
New management got rid of all the black workers in the office ??, the apt is nice but they will pop up without notice and will try to charge you for any little thing
They charge way too much for what they give. I live there right now and can tell you the office and mantience need work. There are things I put in my move in review they still haven’t came to fix. Multiple appliances have messed up and taking weeks to get them correct. The likelihood of me renew now that prices have went up are very slim considering the issues I’ve had while living here. I’ve lived here since August and not a month has went by where there isn’t an issues. So if you considering living here i would think about and talk to some of the other current residents.
Corey is a great worker here for the vie, any time i had a situation, he made sure that I was taking care of all the time.
This is my first apartment and they have really set the standard. Staff is caring and they do what they can to help make for a smooth transition. The online pictures are real as this place is newly renovated. The staff really wants everyone to get along and have a good time, as proven by the weekly gatherings and outings.
I am not sure how this shows as a 5 star residence. It is far from that. They do not care that they spam residences, never are able to fix work orders, but yet expect you to pay rent and every other fee they throw at you. I did not feel safe here or that my simple requests were ever met. Please save yourself some stress and go to another college apartment that has things together and cares about their residences.
This place is aterrible place to live. The front office is very rude their answer to everything is always we are under new management. If you don't like the answer you get when you call,callback the next day and someone different will give you a different answer. They don't have their stuff together.

The apartment has changed management multiple times since I have been here. They have slowly gotten better but with change there is always a learning curve.
Before the complex was always really trashed and you could tell the management didn't really care. Now with the new management they make sure the gate is closed, the penalize visitors who don't park in the designated spots, and they even redid the flooring and updated the apartments.
I've lived here 2 and a half years, my roommates and I heard horrible reviews after we moved in, we were devastated. However, the experience wasn't as bad as we expected. The man genet switched in the middle of our lease and the new management seemed to really care about what their tenets concerns were. There was some crime, there were 2 shootings and a robbery but management did everything they could to make everyone feel safe. They've since changed management again, this time the man in charge is a former student and he and the team have done things to improve the property. The best thing about this place was that each room was rented out individually so, my friends and I didn't have to worry about someone being late on rent. Also, all of the utilities are included in rent. We had overages almost every month but when we actually tried to control it, it turned out to be not very much that we paid.
They constantly try to cheat you when signing the lease. And your apartment can even look like the pictures if you are willing to work to make them refurnish it. Its been 5 days and there is still black mold in my shower. But the walls look decent now
