Beware of car break-ins. There isn't 24hr surveillance which gives criminals a window of opportunity. My vehicle was broken into in 2023, then stolen in 2024. I no longer feel safe and will be moving to a house with a garage.

Recently moved into the property. I have watched this development build driving to and from work. When I started apartment hunting. One of my friends took me here to have drinks at the brewery on site. I immediately fell in love. Scheduled time to visit. Sparkle the Leasing Manager. Amazing! I have interacted with a lot of managers and she is the best. I viewed the property. Came back again with my family she gave them a full tour a second time. Always has a smile on her face. I have emailed. She responds. Call she answers. It’s these little attentions to detail that make moving and living in a residence important. There is a coffee shop on site. Brewery, BBQ Restaurant, river views an amazing gym, dog east. I can go on and on and on. If you’re looking to move close to the city but still have quiet too this is the place!

You have such a great site, and what do you do you put a parking lot right on the river. And there are a couple of shops but they're kind of lame. This place has been open for two perhaps 3 years and it's already falling apart. It's an extreme disappointment for what could have been... Very little effort, by the way. It'll end up being just one more big apartment complex that just happens to be next to the river. You can tell some guy said we'll just throw in a few benches and we'll call it a park.

I have lived in The Eddy at Riverview Landing for 15 months and during this time we have had three ownership changes. Although that is a frustrating thing to go through, the original ownership and next two owners were very friendly and personable to help us through the changes and challenges. Then you get to Fortis who is the current owners, and have been since Feb. 2021. They are by far the worst management company I have ever experienced or dealt with and might be the worst company overall I have ever seen operate. Since taking over they have done everything in their power to make life as bad as possible for all tenants from not cutting grass, cleaning hallways, shutting down all amentities without warning or credit, letting a trash mountain develop multiple times at the dump, not responded to emails or messages, and just straight put eviction notices on peoples doors when they clearly charged incorrect rent amounts. They are awful in every facet of the word and I can not express enough how much you will need to avoid them at all cost.

It is newer community, however, the management is terrible. They don't respond to your e-mails nor phone calls even if you address safety/security concerns. Stay away from this apartment, save your money.

This property is probably one of the most beautiful properties I have ever seen. The only downfall is that the property manager is so rude and she does not answer any of your emails or phone calls dealing with her has become very frustrating. Every time I have callen to speak with her she is busy and the other girls don’t know how to answer my questions but when I go the office they’re all giggling around talking bad about other tenants. We need a better property manager.

Myself, wife, and daughters can't get enough of how amazing this place is to live. I've never written a review for anything before, but feel impelled to share my experience here. The Eddy at Riverview Landing has exceed every expectations my family had for a place to live. It has an amazing BBQ and coffee shop located on its grounds! Additionally, it has an amazing walking trail/patio area next to the Chattahoochee River (safe for young children and one can fish or kayak). On weekends you can enjoy live entertainment, food trunks, and YOGA here... YES ON ITS GROUNDS. The weight room is more than your basic apartment workout area. It includes a cycling ROOM, bench rack, squat rack, free weights, rowing machine, stair stepper, ect. I've gone to actual gym facilities who don't have some of the equipment equipped here at the Eddy. The pool is also more than your basic apartment pool area. It is family friendly, contains a cooking area perfect for grilling, and has resort like canopy areas. They even have a nice setup for pets with a dog park and dog wash. I would go on about the actual setup and look of each building and apartment, but if you look on their website or social medias you can see how nice they are. I am a current medical student and with COVID, have been spending a lot of hours studying from my apartment (now I rented out an additional office space that again is located on their grounds!). Besides the occasional passing truck, I am never disrupted from class. Lastly the staff. Helpful, friendly, and kind. Almost everyday I get a chance to interact with them and every time it's pleasant and fun. My maintenance problems have all been resolved the same day. When I have traveled out of town they were able to assist me with any needs I had with my apartment.

A Brewery, BBQ restaurant and a cafe for breakfast how convenient.The pool & gym is perfect and the ground areas are well maintained. Personally, I can't wait until the pandemic is over to see what else this community has to offer.

The maintenance staff is on point – our work orders get handled quickly. I can’t say enough about the maintenance manager Andrew. We have lived in several communities in the metro ATL area and never felt this taken care of. He is always friendly and helpful.

The apartment complex is located on a VERY busy streets. If you live here you will hear every time a truck passes by, and there are a lot of motorcycles and cars that will excessively rev their engines when passing the complex. Also, cars/trucks use Riverview Rd SE as a shortcut to get onto 285. Be aware that 285 is less than a mile away, you may not get on it for a couple more miles, but you can hear the cars/trucks driving on the highway. Most importantly there is a very active railroad 1 mile away, and the Fulton County Airport – Brown Field (FTY) is about 5 miles away. Expect to hear and feel trains and airplanes at any time of the day or night. I would also like to mention that at the moment there is construction going on, so construction noises is constant throughout the day; therefore, be aware that construction often start at 6 AM.

We're sorry to see this review, Kimmie, as our residents' comfort and satisfaction are very important to us. The interstate is two miles away and therefore cannot be heard from our location. Similarly, any noise from air or train traffic is very rare. The construction occurring next door starts at 7 a.m., not 6 a.m. Management has been in contact with Cobb County Department of Transportation about the street. I was able to get potholes repaired last week that were causing some of the noise. We are currently installing a pedestrian light at the crosswalk as well. The police are aware as well as DOT about the complaints and we are currently working with the City to install more things to help. If you are willing, we would like to work through your concerns with you and clear up any confusion. I was there for a showing, and a resident walked in to ask for maintenance. The staff was SO rude. I never have seen a property manager be so absolutely rude and mean to a resident. And when he left they started making jokes!!! Do not move here at all costs. The staff will likely deny this, but I witnessed it with my own two eyes.

Five stars is not enough to show how happy I am with The Eddy @ Riverview Landing. The staff made me feel at home! Jessica has always been a great help and you'll be in great hands if you work with her. The environment here is beautiful and amazing view of the Chattahoochee from the apartment. The leasing staff are unprofessional, lack basic knowledge on their own property and have zero customer service skills. The application process is drawn out with little to no perks. BEWARE!! ****Applicants are not treated fairly or equally! It's based on how they feel and not on any written requirement!****Regarding the property, The amenities offered are basic for what youre paying per month. You definitely need a car here because there is nothing close by unless you plan to eat bbq and drink coffee daily. I would give this place less than 1 star, if I could. I regret wasting my time here and can't wait to be out of this lease.

You mentioned in your review about getting out of your lease; however, we haven't had anyone sign a lease yet as we are a new construction community. Please note, we treat every applicant fairly and equally and have a 3rd party run background checks. We are a transparent company and will be happy to provide any documentation you would like. Our prices are super affordable for the Smyrna area, especially when you can get a coffee, a beer, or bbq right downstairs from your apartment and walk on the river. I'm so sorry you aren't able to live with us, but we will have public events such as concert series and Yoga in the park and would love for you to be a part of our community! Management
