Property Ratings at Edge at Flagler Village
Moved here a few months back and im so happy. The apartment is large, quiet and clean. The community manager and maintenance superintendent have been great. Anytime I’ve had something arise they have tended to it instantly. It is my understanding from what ive read there were issues when the property was acquired, however, I have not had any. Super happy here!

We're thrilled to see your five star review! Thank you for the feedback as it helps us in our efforts to provide the best living experience in the area. Let us know if there's ever anything you need. Thank you again!
This place was decent until the new management took over, now I am looking for a way out. Problems with buildings: Stained and cracked paint in the hallways Dog pee stained carpet in hallways Garage looks like it has never been cleaned Garage gate is frequently broken leaving tenants with nowhere to park At least one elevator breaks per week Air conditioning is broken in several places making it muggy in the building and increasing tenant's electricity bills Trash chute frequently backs up leading to massive pile of trash Random holes in the ceiling that drip water? Huge pot holes in main road through complex Elevators are out of inspection Walls are super thin Management problems: Call the phone number and you'll realize there's no option for residents to speak with anyone at the office. Front office is barely open and only during the day. If you work, good luck because as mentioned there is no phone line New management brought in an Amazon locker for packages which seems like a good idea, except it's not big enough for all the packages that are delivered. This means all the other packages are left in a pile in the common area for anyone who wants to take Tenants can get a parking pass for their guests from the office that is not open on the weekends (when most people have guests?) Cars parked in the garage that aren't registered get booted, contributing to the problem of limited space rather than fixing it. Despite paying for a security guard they do nothing about people illegally parking in the two lane street causing traffic on a daily basis I gave the new management the benefit of the doubt at first but at this point several months later it's clear to me that they don't intend on fixing any of these issues. I have read the other reviews on here and can say that despite the manager responding with "we're trying" I'm not seeing any of this effort.

New property management company has destroyed the building. Mold, filthy walls, broken elevators for 2+ months, trash everywhere, swarms of flies throughout first floor…I could go on and on. There are countless buildings in the area and any of them would be better than having to deal with this unprofessional property management company. Avoid at all costs.

The Edge is a nice building with a lot of potential, but the new management company, Common, is running the building into the ground. The carpet in the hallways are stained with dog urine and the walls are shabby. The leasing office on-site staff are nice, but completely unorganized. The building's website doesn't work to submit maintenance requests so you have to go to the office and make a request in-person. The leasing office doesn't respond via email, and will NOT call you back. The garage desperately needs to be power washed, and the garage gate and elevators are consistently broken. The list goes on and on, so I would strongly advise renting elsewhere. The apartment itself is nice, but you can hear everything going on inside an apartment from the hallway. The location is great but there are half a dozen other buildings in the area to choose from. Attached is a picture of the disgusting carpeting in the hallways.

Hi Shizuko, Thank you for taking the time to tell us about your experience after moving to The Edge. I am sorry that your experience has not met your expectations. Please allow me to express my sincerest apologies. Your feedback is very important to us and it pains me to hear you have not fully enjoyed your experiences since signing your lease with us here at The Edge. We have been going through a transitional phase in the leasing office but, rest assured we are taking the appropriate measures to address the problems you mentioned to prevent any future occurrences. Here at The Edge, we strive for excellence and want all of our members to feel welcomed and appreciated. We have reached out to our IT department to address the community website for members to submit maintenance requests to ensure a seamless process. We changed the phone tree to reach the leasing office and now when you press option 3, it brings you directly to the front desk. When it comes to the garage, we have also placed bids to have the garage professionally power cleaned along with replacing the gate arm in front of the garage. We appreciate the time you took to share your concerns, and it is our hope that you will give us the opportunity to not only improve on better serve you in the future.
Just like the other negative review with COMMON. They do not care about the community. No management on-site. Smoking on “smoke-free” property. Trash overflowing / backed up in chute. Maintenance on limited schedule. Garage gate broken for months. Lived happily 5 years here. The past 8 months have been horrific due to COMMON’s mismanagement. Can’t wait to move out. You’ve been warned.

Hi Douglas, We are sorry to hear you have had a negative experience with Common. Since taking over management, we agree that we've run into some growing pains. However, since arrival, we've had a full staff onsite in the leasing office and they are available to assist with anything you may need. Additionally, we've restructured the Property Services team and will now have an onsite super to ensure issues are being addressed in a more timely manner. If you have any specific requests or questions for our team, please let us know by stopping by the front desk or emailing us at Members@common.com. Best, Common Member Support
I would give zero stars if I could. Let me start off by saying that I have been living here for several years now and used to love it but since new management came on board (Common), this place has QUICKLY gone downhill. There is virtually no staff on site. It seems like most employees are based in NYC or elsewhere. The security is barely around. The two best staff are the two maintenance guys, who seem beyond exhausted from being understaffed. Have been dealing with "management" about a $500 security deposit I paid from moving from one unit to another that they seem to have lost. Numerous emails and phone calls later, this still is not resolved. They have basically stolen $500 from me. Asking me to provide a receipt for my check. Mind you, this was a Western Union money order which they made me give them before getting keys to the new unit. When I ask them why they do not have a copy from whatever bank they deposited in, as it had have been deposited to the Edge, I get no response. Waiting to get this resolved for 5 months now. They constantly send wrong emails to everyone then send another saying "oops sorry disregard that email, it was not supposed to go to everyone" (such as the last email claiming residents did not have their renters insurance on file and will be fined). The elevators are constantly breaking now, to which they claim is the fault of residents, and will start charging us (they say the elevator company tells them this -- not sure how they plan on figuring out which residents are supposedly breaking the elevators). There is dog poop in the garage that has been there for over a month now and the building is dirty overall with trash overloaded. And today, their loyal residents all got boots on their cars for not having a "resident sticker" (mind you we all have a pass to get into the garage) that we were not informed about when new management took over. Have been emailing and calling ALL DAY (as it seems they are now not open at all on Sundays) with NO resolution for the illegal boot on my car (and many other loyal residents who have been renting at the Edge for years). After specifically being told there is someone "on call" who would respond ASAP, no call at all and an email hours later. Due to the exit being open, and lack of security, people have had vehicles broken into.

This is my 3rd year at the Edge and management changed to Common about 3 months ago. I continue to enjoy friendly staff and prompt attention to requests for services. As an example, a very large palm frond was downed in front of my patio (too heavy for me to move). Josh, the new onsite property manager is a delight and and walked with me see it and discuss "how things are going with new management." I have had excellent maintenance service from our very kind and friendly new guy, Don! They are always ready with a greeting and smile. My apartment... cute! 2/2 on the ground floor! Friendly neighbors.

Hi Mary M., we are very happy to have provided you with such a positive experience! Thanks again for taking the time to leave us this information about your recent visit. Take care! The Edge by Common
I am spending lots of time in Florida and the South East on a work assignment and picked the Edge initially for it's location. It's 5 miles from the Ft Lauderdale/Hollywood airport and close enough to my Pompano Beach office. However, besides a convenient spot for me to call 'home', the Edge is in the center of the dining and entertainment universe here in South Florida. It's 4 blocks from the awesome "Los Olas" boulevard which is lined on both sides of the street with sidewalk cafes, boutique shopping, wine bars, taverns, and a couple of cigar stores for good measure. The apartment itself is high tech/cool and cutting 'edge' with a cyber café, dog park, gorgeous recreation facilities including a club room with poker table and table top 'shuffle board'. The gym is large with the latest equipment, uncrowded, and offers yoga classes. The people who live here are a mixed bag of young professionals and some more mature but still fun people. A couple of new restaurants just opened within 100 yards of my door and the "Fresh Market", gourmet and organic grocery is directly across the street!
