Property Ratings at The Edge at Lakewood
I have lived here multiple years and the office staff has continually gotten worse and worse. They act as if you are bothering them if you call for anything, such as a repair request or general question about the facilities. They do not treat the tenets with respect. When we first moved here the staff was a lot better, maybe budget cuts, or lack of respect for the new owners is their issue. Either way hopefully they can get it together.
We had to relocate and were very sad to leave our cozy apartment at what’s now called The Edge (formally Meadow Lakes). The office staff is full of friendly, caring and helpful women. Denise was my go-to. The girls in the office always had time for anything I needed. The apartments have been going through renovations and looked so much nicer by the time our lease was up. It went from out dated to looking almost like luxury apartments at affordable prices. Our neighbors were kind, considerate and quiet. The grounds have great upkeep too. I don’t have any complaints & I would recommend anyone to live here.
I do not live here, but my family does. I live out of state and visit them frequently. I usually stay a few days at a time when I visit. According to my family, the hot tub has never worked, and the swimming pool is always closed due to maintenance.I had once considered moving here to be closer to my son, but after visiting many times and seeing how poorly the grounds and amenities are taken care of and how disgustingly dirty it is, I would never move here, or recommend it to anyone. They advertise that they have all these amenities, and charge the tenants for it, but don't keep them up and running. There are much nicer and more affordable places to live in the area. Don’t move here!
apparently to renew a lease you need 100,000 credit with renters insurance god forbid they use their own
was an awesome place to live until it sold to new management. they rehired completely new people. ran into the new maintenance man and all he did was talk down about the old ones which was sad because they were awesome and worked very hard and actually got to know everyone. was given a notice to move all my stuff for new windows, they never came until the DAY AFTER we were told. and today is sunday and the hot water has been broken since yesterday morning, no warning no notice, no note to say whats going on (last management always gave notice to let us know) phone calls being ignored, they are always changing their hours, what was once an awesome place is now just a new complex that is being remodeled and being raised to make room for new money. used to love the family environment here.
The apartment staff is friendly enough, and the amenities are... there. Ultimately they're nothing special, and certainly not enough to warrant the kind of rent you'll be paying, however. The place must have been built in the 70's or earlier, judging by the architecture, but they're solid and reasonably clean. You can pay your rent easily and online each month, and, as I recall, there is a 3 day grace period, just in case you get strapped for cash. Why then do they only get 1 star from this reviewer? You will not get your deposit back. Full stop. It can't be done--of this I am convinced. The deposit is something around $800--a fairly hefty chunk of change, and you'd like to see some of that back when you're ready to move on, wouldn't you? Well, you won't see a penny of your money back from this place. I was a good tenant. Always paid my rent on time and kept things in good working order. I'm sure I made my mark on the place, but not more than the normal wear and tear you're supposed to be allowed as a renter. I cleaned thoroughly before vacating the premises, up to and including renting deep carpet cleaning equipment and doing every room. I'm not so naive as to think there should not have been any cleaning costs associated with my moving out, but there is no way they spent $800 cleaning up after me. The property management company sent me an itemized list for the cleaning--which, come to think of it, was very difficult and confusing to read-- and somehow, it did total up to the amount of my deposit. But that means practically nothing, as I wasn't there to verify their cleaning efforts or to ensure that the companies being paid for the work were offering competitive pricing. The housing market in Modesto is such that there are way more people than there are places to live, so I understand if, as was the case with me, you have to move into this complex because it's the only place with a vacancy. But I'm telling you now, either Saran wrap your apartment when you move in or just make your peace with the fact that you'll never see your security deposit again.
Yes it is close to a lot of places but there are more cons then pros. Security is not present during the late hours of the nights and early mornings. Management seems to work around issues than solve them. Have had to repair most of the items myself over the years. Rent has increased to what could be considered a small family home for the price. Water and pluming issues Nearly every month, which gets repaired but never seems to last. traffic from Briggsmore can be heard day and night regardless of distance. Being next to a 24 hour quick stop is nice but have never went do to bad area and homeless riding bikes through the complex as night do to null security. Management remodeled clubhouse and re plastered pool but gym is so far behind that it is never used get a better work out from picking up leafs on my patio. Have had a car stolen and broken into more than twice, but management seems to say "The police will start showing up more if you keep reporting it but until then I can not help you but i will request the security company to send me a report". Lastly the most recent one is no more grills regardless of size or fuel do to fire hazard which i can understand if your water main keeps breaking you will have nothing to put it out. Shop around please I don't want to see some one with a family getting hurt because they say it is safe because its not.
A good choice and nice location for apartment living a well lit apartment building for those who arrive home late at night. The apartment complex is well maintained with security a 24 hrs laundry facility a grass courtyard with a swimming pool and gym. The apartments are Internet and Cable ready. The staff here is very knowledgeable of the surrounding area. It's a couple of blocks walking distance to a supermarket, public transportation and schools.
