Property Ratings at The Edge
I stayed here for a year and a half, so I feel I can accurately describe this place. This Apartment is abysmal. If you are looking for a shady place, this is it. If you read some other reviews you will notice a pattern with cockroaches and other pests. Those are not one offs. You will have roaches in your apartment. They will crawl up the wall, and breed in your pipes. I requested pest control to come out, however the issue was never resolved. It's disgusting. The parking is terrible. The lot is always full, and there are several cars not in use that just occupy the lot. They have paid-for awning spaces in specific areas that they charge you an extra fee for. However, the grounds keeping is near non existent. So no enforcement of that policy is happening. Also, I would highly recommend not to park under those. One of them collapsed on the cars under it, after a snow storm. So the integrity of those structures are questionable at best. If you have children; I would highly recommend you look elsewhere. There were a dozen times I came home from work, and noticed several Police Cars parked in front of the property manager's office. So crime is an issue here. Watch out for your fellow tenants, and don't leave anything of value in your vehicle. They will break into your vehicle, and steal from you. Several of the residents here are unstable, and will want to start a fight if they feel ill will towards you. 2 occasions come to mind with me. 1. An older gentleman was upset that I "parked in his spot"(It was not a reserved spot) and wanted to start a fight. 2. One younger man felt I slighted him, by not saying hello and threatened to vandalize my apartment if he ever found out which unit I was in. I am not telling you this for 'woe is me'. But as a warning; these will be your neighbors if you live here. They are also disingenuous with you. Do not use the recommended electrical company, Ambit Energy. I was new to the DFW area, and did not know the local electrical companies. I asked for help looking for a company, with a reasonable rate for the area norm. Ambit will overcharge you, and the fact that this apartment complex recommended them is telling. Do not expect they will treat you honestly. I first moved in with a 6 month lease, and when my first 6 months were up, they told me they no longer offered 6 month leases. And must renew for one year. Then increased rent by a substantial amount. Hopefully this is enough to recommend to pass this place by
This is probably worst place I’ve ever lived. When I started here I should’ve turned around and went back and found a different complex to stay in. When I first moved in my first night I noticed the rats… I repeat my first night I had rats everywhere eating everything that I’ve worked hard for. When I brought this to the attention of the management team they came by with the stain little sticky pads. I ended up having to take matters into my own hands after visiting the office multiple times and even recording the interaction with the management team laughing at the fact that I had rats … I was told there are more units with a roach problem than the rats and if I wanted to trade that would be the option rats or roaches… Again I say I have this conversation recorded. The mail lady for the complex or mailman never delivers the packages or your mail to the correct place just places them in the window and moves on or leave the keys to your actual packages in the wrong mailbox and you have to dispute it with the lender. Now let’s talk about parking this is probably the part that most Dallas residents are used to but not me parking here is horrible I repeat it is horrible they could care less if the residents have a place to park. There are more commercial vehicles than anything in the parking lot at night if you don’t make it home by at least 7 PM you will not have a place to park . They have a visitors parking on the back wall of the complex which requires no decal parking but anything else is resident parking the spaces require decal. Now when I begin living here you’re required to register visitors overnight with management and receive a placard to hang in the window but here recently I was told the tow company does not tow from the visitors parking. Hence why the parking lot is so full at night they’re worried about only the resident parks next to the building. Well this would make sense and be OK if there was enough parking but because there is an issue with parking this makes no sense whatsoever. There are residents living here with four and five cars and nothing is done about it. Add to that they have visitors parking so you have about nine people parking for one unit this place is a joke. I had my new car towed on a Sunday when the office was closed. Now there’s no way for me to get a decal on a Sunday but when I spoke to management about the vehicle being towed my only advice was because there was no visitors parking as a resident I should’ve waited u
The place needs a good power wash. Or just rebuild from scratch. It is cockroach infested, toilets are slanted which is a huge safety hazard. Property management has already been contacted. Place smells musty like cockroaches. The stairs needs to be power washed and fixed up as well. It shakes when just standing on it. I thought the reviews were just people mad because they did not have enough money to pay rent, but this is ridiculous.
I'll give this complex an extra star for never being spoken to inappropriately/rudely by staff members. Otherwise, we have not had one positive experience here. Don't let the word "deposit" fool you anywhere, you find out while signing everything that nothing is refunded at the end of your lease. Where do I even begin? Being charged for services that aren't even provided half the time or things that don't occur, such as pest control and storm water collection. The $25 MANDATORY trash valet fee falls under one bag, in the specific trash can, and can only be set out at certain hours. So if you work from 2pm - 10pm, they're robbing you. Now, move in time comes and half of the apartment is damaged. Our doors are slanted that lead outside, one was painted shut so we had to pry it open. The bedroom doors are incredibly difficult to close because they weren't cut properly to fit the carpet. The window in our bedroom has about a half inch of wall all around it gutted out. Because of this and the slanted doors there are BUGS. ALWAYS. And even if they offered the pest control they charge for, it won't matter because more will come in. Ants and spiders have been seen crawling on my son's bassinet and our cat tree. Speaking of things being painted shut - when we got here our washer and dryer hookups were missing a valve and the other one was painted shut. When we tried to hook up our washer, we turned the valve and it flooded out in the "laundry room" and down to the floor below us which caused them water damage. When maintenance came to "fix it", we got charged for the new parts when THEY were the ones who screwed it up before. Outside: No parking after 6pm if you don't pay them, TONS OF GUNSHOTS VERY FREQUENTLY, very shallow pool of only 4ft. DON'T COME HERE!!! NOT SAFE AND NOT WORTH THE MONEY!! Really, save yourself. We were forced to sign a 14-month lease, and every day we're here it feels less and less like home. Would end lease and move if it wouldn't cost $4,000 to JUST get out of here, not even including move-in fees elsewhere. I fear for my son's safety when he's born.
I really didn't want to write this review. I like the staff and the apartments itself are a step above what I expected. The problems with the property are actually with the property across the street. The complex is not gated, so my windows look out into the Zenna parking lot, and in that parking lot at almost all hours of all days are 10-15 people in groups yelling, fighting, dealing drugs, and most recently, shooting each other. Two homocides within the span of a month within 500 feet from my front porch don't sit well with me. I found ways to deal with the bass from 3 or 4 cars in the parking lot so loud I could hear and feel it through headphones even while inside and across a street. I found ways to fall asleep with people screaming at each other. I don't really feel like finding a way to deal with shootings. Both the neighbors I have made friends with since moving in are breaking their leases, one due to their door being broken down a few weeks after being robbed at gunpoint, the other due to general safety concern. Maybe the crime in this area will get resolved, but until then I can only recommend not living here unless you are prepared to deal with these kinds of nuisances and dangers. It pains me to write this because the staff has been positively lovely the entire time.

In addition to involvement in area crime watch groups, we have 24-hour monitored cameras throughout the community. We have also partnered with the Dallas Police Department and pay to have extra presence on our community. We recommend to all to contact the Dallas Police Department (911) to report any criminal or suspicious behavior.
If you're here it's because you are considering moving to The Edge and wondering if the bad reviews are true. THEY ARE. Do not move here. Coming from someone who is a responsible, productive member of society, who has rented in all different areas in the northern part of this metroplex for about 10 years now, do NOT move here. You'll regret it immediately, like I did. The only reason I moved here is because I needed to find somewhere fairly inexpensive and quickly, and I wish I would've listened to the bad reviews and kept looking. The walls are paper thin. I can hear when my neighbors are using the toilet, talking on the phone, or even just quietly singing to themselves while cooking. All the outside noises from the breezeway and walking path areas are so loud it sounds like it's coming from inside. The apartment itself isn't too too bad. The layout is rather odd, it smells like cigarettes and weed in my apartment often and I do not smoke either, and there are fire ants in here constantly. I've gotten lucky with finding parking spots close to my front door, thank goodness. This area is not one you want to be walking in after dark from your car. The office staff is just ok, pleasant I suppose, but I definitely wouldn't call them "friendly". I've had my maintenance requests responded to fairly quickly. My biggest issue with this place is SAFETY. I do not feel safe here. I worry, constantly, about my well being while living here. My 3rd night here there was a shooting across the street at Fox & Hound. I understand it's across the street, but it's entirely too close to home. And I'm writing this review tonight because about 20 minutes ago someone was shooting inside the apartment complex. In less than 2 months of living here I've heard gunshots twice. That should not be normal, but it seems to be here. I hate it here and cannot wait for my lease to be up. I dread coming home, I dread being here alone. The cheap rent, the close proximity to highways, whatever reason/excuse you can come up with being interested in The Edge, is not worth compromising your safety. Fingers crossed no more shootings while I'm living here. DO NOT MOVE HERE!!!

They offered you a unit that was toally under price for the area, but by the time you paid for your admin fee and everything else, they will come up with some weird question like they want to see your property tax if you owned a house before, even though we sent them 2 months bank statements, 1 year W2 income tax (recent), why the hell they still want the property tax and license? What if people doesn't own a house before? and if they had a house that they can stay, why are they going to find an apartment to rent?... get to the point they do not want to return your $155 at all, so just let you know while reading this comment, DO NOT PUT ANY OF YOUR MONEY for this place, RIFF OFF AND LIED, just waste your time by the end of the day.
These apartments are right off the Tollway and close to many places in North Dallas and Plano. The premises are well maintained and have nice shady trees. Maintenance has always been punctual and consistent. Every once in awhile, they will offer special events in the clubhouse. Overall, my experience here has been pleasant, and these units are slightly more affordable than others in the surrounding area.
This is the worst management company, office staff and community in North Dallas. There's never consistent hot water for most units, you would think after all the maintenance/construction you can hear starting at 7 am things would be functioning properly, but I've been here 11 long months to not have hot water on most days, mold continuously coming from my celling I guess it's not the solution when you paint over it. The management company and office staff are overcharging and taking your money any way they can from sewage charges or city charges to bogus violations for trash bins. You would start believing gunshots is your new doorbell how frequently someone is running through the apartments having an altercation or there's kaos in the gangsters bars across the street.
I've lived in these apartments for just over three years. In that time frame, there has been a change of management at least twice and new apartment managers at least that many times. At least we were notified of the last change which came 3-4 months ago in the form of an e-mail from Johanna, the new manager. Since the change, problems have been met much more efficiency. I have had a problem with a leak in my bathroom ceiling for almost a year. The only solution was to repair the ceiling over my tub, twice. Not much effort was made to find the source of the leak. That changed once Johanna arrived. My direct contact in the office has been April who showed me my apartment at the beginning. April has withstood all the changes and still kept her professionalism and always a smile when you enter the office. I came to April recently letting her know of the same problem with the bathroom leak. She sent two maintenance workers, Alex and Luis that afternoon to look at it. They stayed until early evening until they had finally found the source of the leak. They've had to order some parts which has taken a little while to arrive. I happen to pass Alex in the courtyard and he updated me on approximately when they would finish. When I came into the office to compliment them, I was met personally by Johanna since April was helping someone on the phone. She thanked me for the comments. Again, a big shout out to April, Alex, Luis, and Johanna. You've lightened my frustrations by one!

If y’all ain’t livin here, you are wrong. The front office staff has bent over backwards to get me and my fiancé moved in as smoothly as possible, super quickly. April and her manager have done everything they can to get us comfortably taken care of in a professional and personal manner and I cannot possibly be more impressed with their level of service and grace. These wonderful women who staff this administration, have been nothing but helpful, kind, and overall amazing, regardless of how difficult we have been with the last minute move in. Nothing less than 5 stars is deserved.

Honestly, i am grateful to be moving out. I agree with the reviews below after how unsafe it is and poorly manages. However, there is one gail who works there and should be working at a finer establisment. Safety, poor. There have been 3 shootings, 1 car fatality, and many solicitors. Also, packages get stolen. There are some friendly people, but the bad ones you remember more. I have been called racist slang such as cracker and whity. There is excessive noise, which can be from the paper thin walls. I hear my neighbors bass all the time, and the other neoghbors who yell. I face the street, which is the worst mistake. I hear alot of bar fights, arguememts, and etc late nights. Dog owners rarely pick up their dogs poop, and some let their dogs offleash. I do not trust other owners here because many do not register them, and raised them aggressive. Property manager is not kind, but does have a condescending attitude toward residents. The special response group is nice, but this place needs more.

Simply terrible place, yeah the cheap rent might fool you but the 1st time you are jolted out of a deep sleep from the sound of gunshots and helicopters overhead, you will ask yourself "what have I done?". Maintenance is horrific they don't fix anything, I've had a broken mailbox for a year now and I've had to become a carpenter, electrician and handyman because they will never come and fix anything. Where to start. I was desperate, and had to sign a lease that day. It seemed livable enough, and I heard the complex was going through some big changes for the better. I'll admit, I'll miss the USB plug-ins on the electrical outlets, the pretty pleasant office staff, and the pizza/pasta place across the street. But that's about it. Things I won't miss? • Pet deposit for my bunny?? • Can't have visitors past 5pm, since all the spots fill up so quick (had to taxi people from the local Walmart parking lot) • Seriously uncomfortable situations most times I had encounters with neighbors (rapey vibes much?) • Rips in my screen that assisted in a break in after I had moved out most of my belongings, a squatter had a nice night living in my apartment and using or stealing my remaining possessions. • Frequent drug deals behind the dumpsters?? • Speaking of, dumpsters loudly being emptied at random times between 4:00-10:00 am.... • Cracks, gaps, and holes around windows and doorways that lets a menagerie of insects and arachnids walk right in, not to mention the dirt blows right into my bedroom when the landscapers use leaf blowers at 7:00 am... • Lack of package acceptance at the front office (better get a PO Box!) • Seriously bent and swayed floors, shelves, cabinets, etc. • Lack of railing on my first floor patio (my neighbors used it more than I ever did) • Glass in the parking lot from broken bottles usually takes at least a week to be cleaned up • Little thing, but their office feels like a freezer, the air vent points directly at the resident's seats. So, remember to bring a jacket? And that's keeping the worst of it to myself. All in all, it's not worth the high price you'd pay, you can find better. Much. Better.

I had the most herendous experience staying in this apartment. So bad i decided to break my lease after 4 months. The managment is poor to say the least . The water smells roaches everywhere the neighborhood is crappy . I ended up having a premature pregnancy due to all the issues i was having. I would not recommend this establishment on my worst enemy. Save yourself a headache and stay at the more peace ful complexes across the street

Let me start off by saying the two ladies in the front office, Maureen and Cindy are amazing! Not sure how anyone has had a bad experience with them. Their customer service is excellent, these women went above and beyond to ensure that my needs were met. They will work with you and help you to the best of their abilities as long as you're doing your part. Anyone complaining about them is either a simp (simple minded idiot) or were probably sheltered as a kid and not used to things not going their way.
I moved in one month ago, since then I've had nothing but bad experiences. Horrible maintenance and worse management. Do yourself a favor and stay away from this place!
I currently live here at 3939 Rosemeade apartments and its honestly a good starter apartment for students or young adults. As far as the parking I have no clue, I don't have a vehicle at the moment but parking is not terrible here in my eyes. My fiance and I are enjoying are stay so far, have no complaints.. Maintenance is good here I would say. Also, it is Dallas, people shouldn't really expect it to be top notch anywhere they go, they're probably just not used to it. I've never heard gun shots in the complex. It's good for retired people as well... Management are very nice and make sure that their residents are okay.... Just my fiance's and I opinion.
Specifically asked about parking when signing lease because of reviews I'd read online. I was told there was no permit required and that there was only occasionally a problem if you came in late after everyone was home. Car was towed last night with no warning after parking for 2 months with no problem. Office showed me some long type-written page they'd posted in mailroom. When I asked them why no email, they said they didn't have the capability to do mass email. They apparently DO have the capability to take electronic rent payment from your account but the technology of email beyond them. Have heard of tow companies giving kickbacks and wonder if that's what's going on here. If you rent here, don't expect to be notified about anything by email.
I made an apartments.com account for the sole purpose of warning anyone who is considering renting at this location. First of all, the apartments are just dirty and not very well taken care of, inside and out. But that's something I typically could look past. My real problem was with the other renters. There were multiple nights that I heard gunshots from somewhere in the complex. The walls are paper thin and I had multiple, extremely noisy neighbors, especially at night. On at least two occasions, I watched drug deals from my living room window. One night, I woke up and there was literally a car on freaking fire outside of my front door. On multiple, multiple occasions I had insults and expletives yelled at me by people in the parking lot as I walked from my apartment to my car and back, for no reason. And on top of all of that, the management are some of the most and rude and most incompetent people I have ever met in my entire life and have no desire to listen to anything you have to say. I truly wish I could give them ZERO stars.
I wish I could give this place 0 stars.You do not want to live here. Seriously. - frequent gunshots and arrests. -dirty poorly maintained - will try to fine scam you out of Evey last penny - unreliable rude and incompetent maintance staff -front office hours are wildly unpredictable (not to mention the staff is unbelievably inexperienced and unhelpful) - not enough parking by far (Ive had to park my car at the bar across the street overnight) - buildings newly refinished on the outside but warped with leaving floors on the inside -I could squat in am abandoned house for free and Be safer. Last Sunday, in the middle of the day, there were cops swarming the completex to find some guy shooting off a gun. Their have been two other shootings in just the six months I have been here. The maintaince crew is not only unreliable but rude and standoffish. They frequently park in my reserved parking spot (I pay an extra 50$ a month to reserve this spot) and then yell at me when I ask them to park in any of the hundreds of non reserved spots. Just yesterday I went to take out the trash and saw it was raining. So I set down the bag and went back inside to get a jacket and umbrella. I was just getting the dog leashed up for a walk when one of the maintenance staff knocked on my door and told me I needed to move the trash bag or I would be fined. I thanked him and immediately took the trash to the dumpster, dog in tow. This morning the completex handed me a fine for $100 for leaving trash in front of my door. When I explained the situation to them they told me to pay the fine or face eviction. At this point eviction would be preferable to being shot in my home or having my car broken into again.
This place was absolutely awful. I moved in right as new management did as well (vesta), and it was ridiculous. The manager treated everyone like garbage and she was the trash man. I was told to move in on a certain day, and when i showed up, the office was closed. The front office had made a mistake. Luckily I had my own vehicle, and not a uhaul. They never even batted an eye at their mistake. I've lived in apartments for awhile, but this was the most cheaply put together. Even on the second floor I could hear everything going on outside. Multiple issues with management. Multiple. Multiple. It was awful. I put in my notice of evacuation quick!

Unfortunately, 3939 Rosemeade apartments have been going down hill even after the management company was bought out. I do not recommend these apartments unless you are in a desperate situation. List of issues: property does not have enough parking, stays trashy and that is in part because some people don't understand what a dumpster is, it took over two months for my breeze way lights to be fixed and had to finally call the corporate office, then just last night I had several bags of dog feces by my patio. Just not worth living at unless you are in a bad situation.
The apartment complex is lacking adequate parking spaces, and the they will towed you although you are a resident. You are only allowed to get one tenant sticker although you own 2 vehicles. they have insects problems. The management is not friendly at all. Some of the 1st floor unit don't have a secured patio(line mines), and other tenants will leave they garbage on your patio if they don't feel like walking to the dumpster, and the apartment complex will fine for anything on your patio that is not patio furniture; therefore, this policy is unfair to tenants with open patios. The Kitchen light circuit is only for 40watts which is not enough lightening in the kitchen. My lease is up the end of August and I currently looking for a better apartment complex that is Tenant friendly. Michael Carter 469-528-5837
I decided on this apartment on a pinch since it was close to the school I was going to. Since I have been here I have been sexually harassed twice and lived with mold with the management not doing anything about either. Since there is no gate or fence around the apartment and there are bars across the street, there are drunk people that wander over and knock on doors and harass people. One night as I was coming home, a guy was bothering me as I got to me apartment door. As I was pondering on how to safely get in without him harassing me, he grabbed my thigh. I somehow were able to safely get in. Terrified that he knew where I lived, I slept on my friends couch for that night. Two nights later, I heard a random knock at 2AM. As a single woman living in that apartment, I was sleeping at my friends house for an entire month. The apartment was fairly nice to me, but when I moved in, they did not bother renovating the apartment at all. The floors were scratched, the toilet was wobbly, the shower leaked water out of the faucet even when the shower head was on, literally nothing was replaced, etc. I even saw roaches after 8 months of living there, which probably came from a neighbor, but was never resolved. Around May when the torrential rain poured, my ceiling developed mold. I notified them immediately. It is currently August and I am moving in two weeks and they have not fixed the problem. BTW, you can get extremely sick due to mold and you can terminate your lease on those grounds. The apartments are definitely improving but I would definitely live somewhere else that is a lot more safe and has a management that is a lot more responsive
Been staying here for 2 years overall ok place but the parking is horrible! Management is unprofessional and has poor communication skills. Prices of the apartment are very good. Takes complex months sometimes to complete work orders! Everything you need is in the area but environment can be loud at times.
On the plus side, the efficiency unit I am in has a fireplace and walk-in closet, my utilities seem to be priced fairly, property maintenance is adequate and the maintenance personnel are helpful, and best of all, the entire complex is quiet. On the minus side, the interior is finished out with the cheapest materials available, and there are no extra features, security gates or assigned orcovered parking. Rents have soared in Dallas, but this apartment is still reasonably priced compared to what is available.
