You have never and will never will pay higher utility bills than you will here. Don't believe anything the office tells you about utilities. My daughter and her three roommates just paid $343 just for water and sewer fees for ONE month. That's just water and sewer, not electricity or anything else. I've seen a year's worth of bills so I know what I'm writing about. They blame Conservice for the utilities and say they have nothing to do with it. Find a place with normal billing practices fro utilities. YOU WILL PAY HIGHER UTILITY BILLS THAN YOU HAVE EVER OR WILL EVER PAY.

We would love to be able to get to the bottom of this, if you could send us a copy of the utility bill we can dig deeper into it. Looking at the utilities sent over to us, I didn't anyone charged that amount even with the electric added. I lived here my last semester at Texas State and had almost no issues. Got paired with random roommates and we got along well. Had a few maintenance requests but they fixed them relatively quickly. I really liked the location being just outside of town but also close to west campus. No noise complaints and the rent price is exceptional, although utilities were a little high. Very glad I found a place that offered a 6 month lease as well. Office staff was always very friendly and even remembered my name. My favorite of the three places I lived in SMTX!

I'm surprised at the rating of these apartments when everyone I knew that lived here hated it.. The room I got looked like it wasnt cared for, dirty toilet and shower that the apartments didnt care how it looked. I constantly had issues with my apartment such as running shower, constant a/c issues. Management sucked when I lived there 2020 and I doubt it has changed. There is no roaches, bless but should your apartment have any problems (which is most likely will), the management and maintenance team suck.

I've lived here for almost 3 years now. In those 3 years I've seen this place go in the gutter. Management is extremely unhelpful and occasionally will refuse to help. Maintenance doesn't do their job, on average it takes them 4 to 5 days to even come look at something. It took them well over a week to fix my hot water heater. The front desk are part-time students that don't know what's going on around the complex. They aren't helpful at all. The pool/hot tub is always broken and the club house/gym has be closed for at least 6 months. Overall, this place is extremely inconstant and overpriced. The amenities and price might sound like a deal, but don't let them fool you. Avoid this place at all cost.

To start, a "one bedroom" it's actually a studio so watch out for that. You can't tell from the floor plan image that it's a studio, but it is. I have had dozens upon dozens of maintenance problems. Too many to name, but they include flooding sewage from other floors, broken appliances, peeling floors with dust that poofs up when you walk, pests in appliances, AC issues, nauseating sewage smells coming from walls and pipes, etc. There is mold everywhere and it made me sick. I have been moved out for a few months already and my health issues from it have still not gone away. As a resident, I sent in requests through the portal, email, in person, by phone, and by certified US mail. Nothing. Every time I called they were somehow even further behind in fixing issues. None of my issues ever got fixed. The renovation teams they hire destroy apartments. They broke my wall clock, ate my candy, and left the wrappers on the floor. They shoved sealant and nails down my sink disposal. They left my front door open and constantly parked in the car port that I pay for. You might notice management commenting on some reviews across different sites. They never actually follow up. If you try to, they tell you what you want to hear and then never actually do anything. They’re all liars. I made an entire binder of things that needed to be fixed, the manager asked to keep it so she could go through one by one but i pretty much never heard from her again and she stole my binder for nothing. The new online portal system only allows certain credit cards and the convenience fees are ridiculous. Be prepared to pay out of pocket in check. The clubhouse was kinda cool for a bit, but it's been closed down for renovations for months. The clubhouse was fine, so they should've spent Renovation money on the apartments themselves. The "renovations" they did do to the units are absolute trash & uneven. My issues never got resolved. I contacted someone at least once a week throughout my entire lease and I never heard back. I wholeheartedly recommend that you do not live here. It's not worth it. If you already signed here, the advice I can give you is to be persistent and stay with other people in different complexes as much as you can. This is not a good place to be in emotionally nor physically. I talked to a worker once about the conditions they made us live in. He said it wasn’t right of them and he agreed that management was a mess. There’s your proof from the inside.

everything was broken upon move in. dishwasher and cabinets still contained previous tenants dishes. washer leaks water. we've asked them to replace the dryer because it's really loud multiple times but each time they suggest to fix it and it just turns to a different loud nose emanating from it. broken blinds. broken mirrors. water pressure sucks. mold in bathrooms. just terrible.
I was suppose to move in yesterday (8/18) and walked in EVERYTHING was disappointing!!! There was inches of dust everywhere! The couch was slashed open the washer, dryer and dishwasher were broken, the tub had stains of black and yellow with obvious plumbing issues there were 2 burn stains on the counters. They didn't even have bar stools so they were missing furniture. There also was a huge whole in the wall in the restroom. This place is a joke and having to pay this high amount of rent for this crap with out seeing it first is a huge disappointment! The model is nothing at all like any of the apartments!!! This whole place is a dump with lazy work staff who don't care that they are charging a fortune for a dump!! Now I have to wait a week before I move in to see if the place is even livable.
I would give them no stars if I could. Do not believe the pictures online all of the fake. The AC do not work in the apartments, the apartments are not clean, everything needs to be repaired, I would not recommend staying. If you are a PARENT please do not let your child stay in this unsafe apartment.
I moved in before they raised rent prices, and I definitely wouldn't recommend these apartments to anyone especially now that prices have been raised. When I moved in, my dryer and dishwasher were broken, and the fridge wouldn't stay cold. It took 2 months for these to be fixed. Plus, don't believe them when they tell you they've been "renovating apartments" because I was moved into a rundown apartment complete with mold and an ant infestation. Also, don't come home after 10 pm because you'll have no parking unless you pay a monthly fee for a covered spot. Basically the only good thing about the edge is the bus route.
Lots of dogs and college student pet owners who do not pick up after there pets. So watch out for lots of dog poo lurking in the grass waiting to get you. It's everywhere, gross!!
Community was nice and friendly, the apartment themselves were great and maintenance was super fast. Great place to live and meet new people.
I have had mixed experiences here. Management is decent, everyone who works here is upbeat and positive, and they offer treats to residents (like tacos for lunch or something). Since the management has changed, the staff has gotten a lot better in being informed. It was a disappointment to see maintenance put everything from the recycling bin into the garbage bin. If people are hired (like pest control or carpenters) they are not informed to park in uncovered parking which means they park in spots that residents pay for. During busy seasons, parking can be incredibly difficult. In August, when things get busy, maintenance gets too busy to keep the pools clean. But not many people bother to go there anyways. The apartments down the road have bigger and better ones. The gate barely works and even when it does, the clickers they give for it isn't always effective. On the plus side, this is definitely one of the better places for the TxState shuttle bus.
