Property Ratings at The Edison Apartments
Coming up on the end of my time at the Edison I thought I'd detail the best and worst parts of living in this building in hopes it will help those looking for a Richmond apartment. Overall my experience has been quite positive. The best: 1. The actual apartment- I absolutely LOVE my apartment itself. The layout is unique (I have a loft bedroom), with high ceilings, lovely features like granite countertops, floor to ceiling windows, and a spacious living area. 2. The amenities- the gym, yoga studio, lounge, common patios, and movie theatre are very nice to have in the building and are always kept clean and in mostly working order. 3. The staff- I've always had positive experiences with the leasing office and the maintenance staff is fantastic. They have fixed any and all issues I have had within 24 hours. The Worst: 1. The parking garage- To be totally fair, the garage is managed by an outside provider so these issues are not totally the Edison's fault. The garage is full of horribly tight spaces and turns, terrible parking jobs, ONLY has access to the building on the 6th floor, and is $110/month which is rather expensive for Richmond. Additionally, two floors of spaces are "reserved" for a VCU partnership so be prepared to go to the top of the 8 floor garage if you're coming home from work. 2. The location- If you work downtown, you might love the location! However, for myself as a recent college grad I was looking for walking distance to night life and restaurants. There is some of this around, but not a lot so driving and Ubering is your new best friend. If you're looking for what I was in a location, I'd recommend looking in Scott's Addition or the Fan. 3. Storage space- Within my apartment, the storage is lacking. There is no coat closet, no drawers in the bathroom (only the under the sink cabinet), and the washer/dryer closet has no storage space. In the kitchen, drawers are really tiny. There are quite a few cabinets, but only high up so the configuration of your stuff was bothersome. Again, overall I really did enjoy my time at the Edison. For me, the positives did outweigh the negatives and I would recommend this building to anyone looking for a reasonably priced and wonderful place to live.
I live at The Edison for one year and have nothing, but positive experience! Very quiet and well maintained building. The neighbors are very respectful, which makes this place very peaceful. The location is amazing as well and close to everything you need! Would stay longer, but have to move after graduation. Best of luck!

Extremely terrible service. Construction all through the stay at home/work from order. They don't care at all about customer satisfaction or being accommodating to residents. They enter your apartment without notice whenever they want. Terrible staff now.
Pros: location. downtown with all its pluses and minuses. very to close to capital park and the hospital. plently places to eat. not loud, which is pleasant surprise. fair prices. had a studio in downtown and they only minimally raised the prices through my 3 years. had a in unit washer and dryer that worked great. basement gym: easy to access, well equipped gym that pre-covid was my goto workout spot common areas. many common areas on most floor and a clubhouse on bottom floor. mostly free to use and they had fun gathering events. wifi available at all these spots. great for studying. Cons: most units are without openable windows. thats a richmond thing. but the windows are large so it did no bother me no maintenance on the weekend. some surprise add on fees. like for receiving packages they secured them in a mail room and you had to pay a fee for this service.
Authors info: Medical Student. Lived at The Edison Apartments from 2015-2019. I left the facility because I had to relocate to a different state for residency training. Facility: If I didn't have to relocate I would have continued to live at this place. I lived in the tower. My neighbors were other young health care professionals, which made for a great environment. There were plenty of study spaces available. The place was quiet, very clean, very safe (never had an issues with crime) and well maintained. An easy 10-minute walk to the medical center and you get to walk through the capital. I rarely drove because of this. I was able to easily rent out the lounge or movie theater for events. The gym was great as well as the yoga room. All supplies in the gym were well maintained and worked properly. My apartment was very modern and whenever I had issues, the maintenance team was quick to respond and solve my issue. Overall rating: 10/10 Office Manager (Camarin): Camarin was the best office manager someone could ask for. I originally lived in California and I had to apartment shop over the phone. She was patient and honest with how my apartment looked and how the facility ran when she spoke to me over the phone. When I flew into Richmond and saw my apartment (already purchased) everything she said was true. She was the definition of customer services, professionalism, and humanism. She was always welcoming and available. She addressed all of my concerns promptly. Because of her, my move out of the facility was smooth as butter. While Camarin was running the facility, all of my co-residents also noticed and felt we were in good hands. I would hire her to run my company if I could. Overall rating: 10/10 Maintenance Team (Kyle and Vince): Both of these gentlemen were very kind and welcoming. The best crew money “Can’t” buy. Whenever I had a maintenance issue they were quick and professional. Over the years I was able to get to know them and they are genuinely humble and hardworking human beings. Their customer service exceeded my expectations and if I had a company I would hire them in a heart beat. Overall rating: 10/10 Summary: I would recommend the Edison Apartments to anyone. You will enjoy your time there especially if you are a young professional.
Do not go for this apartment at any cost. They just want to extract money from you. One of the worst services you can imagine. They did not even show me an apartment and started bothering me with phone calls to pay for processing charges. They are more pressed on dollars then actually focusing on ensuring loyalty of customers through good service.
POSITIVES" 1. Location- I walk to work and there are so many restaurants and activities to do all within walking distance 2. Parking Garage (see below few places with downtown living parking ($100 a month) 3. Apartment design is unique 4. If you're in the Annex building (VERY IMPORTANT TO KNOW BEFORE YOU SIGN A LEASE!!) you might be able to get a patio area outside -I have one for my dogs 5. 24 hour gym, movie theatre, club room, trash chute, conference rooms, and yoga space. They also have coffee available in the lobby area, usually doesn't work 6. Maintenance responds fairly quickly to requests and they have an online system to submit requests 7. Allows small dogs NEGATIVES - 1. The parking garage ONLY ATTACHES AT THE 6th FLOOR. If you live in the ANNEX building you have to take 2 elevators (or stairs if you're one of those people) to get to your apartment from the garage. During my tour I didn't realize this because Camarin and I were talking and I wasn't paying attention. When you enter garage.. you have about 5 steps to go down to get to actual 6th floor of building... so good luck with heavy items, you have to use the lift to navigate those stairs. The garage also has incredibly small spaces. Some cars even park so that you can't even get into your car 2. It says "efficient appliances" but they would not allow me to install a bidet in my bathroom (it's just an attachment), water pressure is really low 3. Leasing office and maintenance are closed on the weekends 4. Nonrefundable $50 fee for extra key cards (WHAT?!) 5. Trash chute is only on the 6th floor for those that live in the Annex. No matter what floor you're on, you've gotta haul your trash to the 6th floor. They say recycling.. there's a sign on the trash chute saying no cardboard.. meaning you have to go out to a dumpster by the parking garage on 8th street to dispose of cardboard 6. Walls are thin.. SUPER THIN 7. Not super dog friendly. In other apartments I had no problem paying the pet fee because they used that money towards dog bags or pet dedicated areas to potty. If you have a dog, I would suggest being on a lower floor to take them out potty quickly 8. No grocery stores within my version of a walking distance 9. No drawers or shelves in bathroom, my kitchen there aren't any drawers for utensils, I bought an island for that purpose 10. Leasing hours are supposedly from 9:00 am-5:00 pm, however, twice already I have gone and the leasing office was already closed or not yet open.
Apartment is nice, but not the best quality and certainly over-priced, very expensive in comparison to other apartments nearby. There does not seem to be any equity in what is charged. Trash shutes and patios have been closed for months, due to renovation. No end in sight. Multiple management teams within a year. There seems to be no organization or communication between on-site manager and higher management. Had some issues with vandalism, more security cameras should be installed in the future. Windows are poorly insulated, allowing excessive street/traffic noise. Thin walls, you can hear everything your neighbors say or do. You also hear people walking down the hall, doors closing, dogs, etc. I've never lived anywhere with sound issues like this. Parking is a problem, there is no guest parking, the rate of garage parking is way too high and the space is very tiny, it's a pain to get in and out. The internet service is slow; residents are not notified when their packages arrive; not as clean as it was initially in the common areas; move in fees were too high. They charge you for everything, there is a fee to process paperwork. Nonrefundable pet deposit and additional monthly rent … Overall, the sooner the lease is up, the better.
Few pros, many cons. Pros: Neighborhood: restaurants, cafés, small shops, banks, parks are in walking distance. Good location for public transportation. Amenities: great gym, movie theater and bike storage/repair room, club room. Apartment: our 2 bedroom/2 bathroom flat is very spacious. Huge living room with hardwood floors, bedrooms are big enough for king size beds, a lot of storage space and big walk-in closets. Kitchen appliances in good condition, washer/dryer work well. No issues with plumbing or bugs. Cons: poor management: 3 different property managers in a year. Higher management ignores any kind of complaint or request. Never ending renovation, closed trash shutes, patios, sidewalks and one exit of parking garage. Noise: paper thin walls, loud elevators, loud HVAC system, loud traffic, loud residents, mainly students. Most of parking spots reserved for VCU, impossible to find a spot during the day. Can’t wait to move out.
The management is awful and careless. They have been conducting renovations since I moved in. Trash chutes have not been fixed. Sidewalks are blocked off. Maintenance says they will come to an emergency in 15 minutes, but took an hour. The elevator takes you to different floors, other than what you press. More than half of the spots are reserved for VCU. The printer never has ink/is always broken. "Free" wifi in community areas is really bad. Just poor quality apartments.
I pay more then in my previos flat but get less. No pool, no community event, no trash shute. Package service is a bad joke. Flat doesn,t look like in the pictures. VCU is close this is the only good thing.
I've lived her for a couple of years and the only good thing left is maintenance. Vince and Kyle are wonderful and always willing to help any way possible, especially one reoccurring issues which is pretty much the only thing that kept me here for so long. Management has changed many times and the new people do not make any effort what so ever to get to know old tenants at this location. They charge a fine for every little thing you do wrong. Parking costs $100 a month and it's super hard to find parking during the day. More than half of the spots are reserved for VCU and every unreserved spot is super small so you're only about 10 inches away from the car next to you which causes your car to have a lot of random scratches on it from opening doors. The "free" printer is never working, it's always broken and the trash chutes have been closed for months so you have to go downstairs and out the door to throw your trash away. The walls are really thin so you can hear a good amount going on in the halls and next door. The movie theater and club room is really nice if they are not reserved which is all the time so don't expect to see them that often. The cons definitely outweigh the pros and I don't find it to be worth it anymore. There are also never any community events.
