You Pay for the Location, Amenities are Lacking. The gym equipment is in dire need of replacement and the pool was closed all summer. My lease ended and it's been over 6 weeks and I'm still trying to get my security deposit back.
Bugs, pipes constantly freezing, electricity going out in every storm...this place is not built well at all. Management will never answer or return your calls, and parking is a mess. They think they can do whatever they want because of how close they are to the battery. FIND A PLACE THAT'S BETTER!!
Pros: The location. Honestly, you can't beat it. The Edison is right in between 75 and 285, so you can be anywhere in about 25 minutes. Cons: I cannot stress enough just how long it takes for maintenance to come, if they come at all. My roommates and I have had massive leaks/floods over the past few years and they take WEEKS to come look at them. At one point we had a leak over our stove and it would floor the stove/oven any time someone showered. This was a clear electrical hazard and the ceiling was starting to cave... someone came to look... never came back for weeks. We're talking a puddle of water an inch deep in our STOVE. We also had a leak in our wall/floor boards that resulted in our dining room flooding every time it rained. This took months to get fixed. Our baseboards got so much water damage that they rotted all the way through, leaving a massive hole where we could actually stick our hand outside and touch dirt. Again, someone came to look but never came back. We had mold growing under our wood floors.... never got fixed. We were told it wouldn't be replaced until we moved out because it was considered an eyesore, not a necessity (yes, even with mold actively growing). We had neighbors whose floor completely caved in to the unit below. They had a giant hole to the people below them, which was clearly unsafe, and they said it took 3 weeks for The Edison to even start taking care of it. Bugs? You'll wait at least a month for someone to come spray. But thank goodness they occasionally have events in the leasing office. That's definitely a better way to spend your rent than hiring more workers to make sure things get fixed. The units are pretty at move-in, but after that you're on your own.

I lived at Ashford 75 which changed its name to Edison at the Battery for three years. Do not rent an apartment here. These apartments were built in 1972 and it’s obvious. They have tried to “put lipstick on a pig” so to speak, but the structure is running down. My walls were cracking because water was seeping through the ground. I had black mold in the water heater closet and inside my bathrooms. They raised my rent by 1800 dollars by the time I left. If you have an issue like a garbage disposal not working it will take over a week for them to do anything about it. The gym is small and so is the pool. Do not waste your money here. This place is seriously terrible, why rent an apartment here when there are nice apartments all around that have high ceilings, real wood floors, fantastic appliances, and better security that only cost 200 more dollars? I hope this apartment building gets razed, but it obviously won’t since it was built in 1972 and is owned by some greedy and indifferent corporation. Trust me, do not live here
DO NOT live here. The new management sucks. I have been a resident for 7 years. 1. Parking is a Nightmare especially on game days. Previous management did well to manage parking. Now you can't have anywhere to park. People come from different counties to park since there any no consequences. So residents struggle for parking when they get home from work. 2. No one seems to care when you put in a work order. My sink is broke for 3 months and garbage disposal broke for 6 months. Put in series of work orders and they mark them as resolved. But when i get home they never stepped foot into my apartment. I hate living bad reviews but this is absolutely ridiculous. I got home today and there is no single parking more than 600 feet from my unit. Worst part 90% of these cars are not residents.
The office and Maintenance is very friendly. The new Community Manager, Ionna, I hope I spelled it correctly, is very nice. I really appreciate all the work that everyone has put in making this community a great place to live.
This is the perfect location!!! It's right next to The Battery, and easily accessible to get to the games. The new Community Manager; Iona is very nice! She was very welcoming and answered my questions when I stopped by the leasing office.
Fantastic place to live. The front office is fun and inviting but take any issues you may have very seriously. Quick to respond with any questions and Iona, the new Community Manager is easy to to talk to. Walking distance to many different great restaurants and parks, and they also include complimentary resident events monthly. If you want to be treated like family choose The Edison!!!
I recently moved to The Edison about a month and a half ago and my experience has been nothing short of amazing! I appreciate the staff and the efforts that have been made to ensure that my experience here as a resident is welcoming and also appreciate the proximity the community is to literally EVERYTHING! I also appreciate the steps that have been made to add to the community such as renovations and overall upkeep. Would definitely recommend!
The raised prices for the quality of living is atrocious. Be prepared to walk a quarter mile to find a parking space. They don’t have enough parking for residents and now they made first come first served reserved parking (extra $25 a month) and then tow residents that park in parking spots. The gates don’t work so the baseball fans take remaining parking and somehow the tow trucks never tow during that time? This is the first and last lease I’d ever sign here again. The management does not care about your concerns. Lies to you and tells you that they’ll get back to you in a day or by the end of the day but don’t care at all. Zero stars
I’ve lived here for two years and the first year was cool but the second year the management changed and immediately prices went up and the management staff went down. They never notify you for anything, they’ll make a change and if u call about it they’ll just say “the email must’ve got sent to your spam” knowing dang well they ain’t send anything. It gets soooo HOT in the summer and the ac is trash I put in 3 service requests before they just told me “there’s nothing wrong with the ac it’s just bad ac” residents have box ac units hanging out their windows. The water bugs are huge and everywhere, the water sometimes just shuts off out of nowhere, and if u call the office they rarely pick up but when they do they always have an attitude. The management staff will make it very inconvenient for you like if u pay rent online you pay a very high service fee and they only let you pay online. You even have to pay for a parking spot or they will tow your car. I’ve never heard of a apartment complex that makes you pay to park your car and will tow it away from in front of your apartment. So people park in front of the entrance, and places clearly marked no parking because they will tow you for parking in a spot faster than parking illegally. They’re really trying to get the most money out of their residents as possible and to be honest it really isn’t worth it. These are just regular apartments that they market as luxury but really their just old apartments.
I’ve lived here for a year and had at least 2 maintenance requests a month, cockroaches, flooded apartment and backwash out of the toilet and tubs to where they are filled with sewage. The front office is so nice when you move in but the apartments are awful and have so much wrong with them and even when you can’t use you bathroom because of toilet water all over you apartment-it takes them 12 hours to fix. I will never recommend this place to anyone!!! You don’t even get an apology or anything they just send maintenance and have no idea when they will get there. I have had plumbers at my apartment at 10pm twice now when we submit requests at 10am that our apartment is flooded. This week place is a joke
(-) If you live on the bottom floor apartment just be ready for lots of bugs -spiders and cockroaches especially, at least 3 per week- the noises and washing machine smells and humidity of your upstairs neighbors, and an almost always messy hallway accompanied by the smell of trash -or sometimes ferbreeze-. (-) You'll often receive emails saying that someone will arrive at a certain time to do something and no one shows up (I guess my smoke detector didn't need to be routinely checked?) and they've had huge container boxes in the streets for months now, which is a total hazard for drivers. The gates work only half of the time, and eventhough I made a request when I moved in that mold seemed to be growing on the bathroom ceiling and the air ventilation was really weak, nothing was done about it and the mold grew. Be careful living here during game season, as it gets loud and crowded with people who don't actually live in the apartments. (+) The staff is friendly though! They're not going to tell you everything you need to know, especially if you're a first time renter which might screw you over big time (believe me), but at least they're nice. And I'm sure (or at least I hope) if you live in one of the townhouses your entire stay experience will be cleaner, quieter, and more pleasant with good attention and punctual trash days given to you. Even though I didn't really enjoy my stay there, it did have a nice view of the lake and fountain I guess.
Let me tell you what just the last 30 days of living here has looked like: 1) Our apartment has roaches. We asked them to send pest control and it took several months and multiple phone calls for anyone to show up. 2) There are aggressive geese on the property that will actually attack you if you get anywhere near them... and they're everywhere. By the gym. The parking lot. Just walking around. Their poop is also all over the sidewalks and in the grass. 3) Our dishwasher recently stopped working well. Maintenance came to fix it and left a note saying "run the dishwasher on high heat" and did absolutely nothing to fix it. Upon getting a friend to look at it, we discovered the entire filter was filled with mold, as well as the area where the filter went. If maintenance had even checked the filter, they would have seen this. We put in another request to have it fixed... 2.5 weeks later and no one has come. 4) Today we saw that we owe a $300 month-to-month fee for not renewing our yearly lease... except that we did. We pulled it up just to check, and every single roommate signed it last month, as well as the complex manager. 5) My key card to open the gate and gym didn't work because whoever entered it in their system typed the numbers out incorrectly. 6) While surrounding complexes have their pools open during all warm months, this location almost never does. But it doesn't stop them from having both an open and closed sign on the gate. I get it, pools close, but if you're purposely seeking a location with a pool, honestly don't bother. It's maybe open 4 months year. This is just the past month. Not including the many other months of waiting weeks for maintenance to come fix things (and usually leaving huge messes behind and all of their trash when they do), leaks that go unfixed for MONTHS despite numerous requests... and this is just my apartment. I can't imagine how many other neighbors have had the same experience.
The cons are I’ve been here for a year and my kitchen sink flooded twice. It literally took maintenance a week to fix the issue (emergency maintenance order).There is mold growing on my bathroom ceiling. I’m sure it’s due to water damage. Maintenance doesn’t complete orders that are requested online. My car was towed twice by the courtesy team. There is not enough parking for residents or their guest. The gate is literally never closed, ever. There are so many cockroaches in the hallway and my apartment. Pest control never shows up. The floors are uneven. The property manager is extremely apathetic to issues concerning the residents. The pros. Great location. Reasonable price for the area. Apartments are Total electric. I would recommend looking for other apartments in the area. It’s not worth the stress.

I’ve been here since May of 2019 and it is by far the worst experience ever. Issues since I applied! Where do I begin! Roaches GALORE, apartment is outdated with plenty of maintenance issues. Doors are broken, kitchen sink flooded, pipes under the sink are leaking, office staff loss my move in inspection sheet that was FULL of maintenance issues that needed to be fixed, we didn’t even get the apartment we had originally asked for! Maintenance walks in your home unannounced, the gates still don’t work, and the neighbors above me are HORRIBLE. Radco changed management and nothing much has changed. Beware of the phony office staff. They will smile in your face to get you in the door but they only care about the commission checks they receive once you get approved for an apartment. Unprofessional and unkept environment!

You can tell which reviews were written by the staff, either that or some people have really low standards. Roaches, mold, water leaks/flooding, and a cracked foundation that makes my whole unit lean to one side (to the point that the bathtub in the master bedroom doesn't drain properly). It takes forever to get anything "fixed" and the office staff couldn't care less. We've lived in apartments in four states, on both coasts, and have never had any issues like this before and we've only lived here five months. There are better places near here, don't do it to yourself. Did I mention roaches and mold?

THE CHEAP RENT IS NOT WORTH IT. Absolutely the worst experience i've ever had. leasing office sucks. HIGH priority maintenance requests are handled in 5-10 days. the people living underneath my across-the-hall neighbors had BLACK MOLD in their apt and the complex did nothing to compensate them. i was shown one apartment, but the agent marked me for the incorrect unit and i was forced to move into something that I had never even seen. There are so many other places in smyrna....pick one of those other options. You absolutely will regret living here....I know I do.

My Experience at Ashford 75 was the worst in my 10 years renting apartments. The apartments and hallways are loaded with cockroaches and bugs. I had 10 months lease there and we had 3 total floods. One time one of the neighbors apparently stuffed a scrubbing pad into the sewage and caused the flood, nasty stuff coming out of the toilets and showers. The other time a neighbor that lives on top had a fire in the kitchen. The third time was a problem with their outer sewage. Their maintenance people were the worst. They took very long time to come in and fix the issues. They never came and cleaned after fixing the issue, we had to clean bath tubs full of waste and mob bathroom floors, etc. They broke 2 of our queen beds moving the stuff(only one employee showed to move the furniture which damaged further) The last time the sewage was backed up the whole apartment flooded. They ripped the toilets completely from the ground for 3 days we had no bath room access. No toilets, no showers. To top everything off when we moved out after our lease ended they charged us over $200 worth of damage fees (leaving the shower curtains, leaving lamps in the living and bed room, and leaving the trash can in the kitchen, along with other small items). Their managements simply don’t care about our experience and replied with “Accident happens”. Their apartment manager DJ would not even meet with me when I went back to dispute the charges. We stayed their for 10 months in a non-livable situation. Worst experience and I do not wish it on my worst enemy!
Residing at this apt complex for the last 3 months. The staff is always professional and my issues addressed and resolved on time. The complex is kept clean in and out. When i first applied for the apartment i was hesitant because i heard about roaches and bugs. Thankfully i have not experienced anything of the sort.
I've lived in this community 3 years. The staff is great! D'Anthony (office staff), always goes over and beyond. Mrs. Carmichael is very nice and pleasant as well! (Kudos to the front office). The community is clean and the apt amenities have been updated since I've been here. If you are a Braves fans, the stadium is in walking distant. The Battery, shopping, and eateries are in walking distant as well. If you're looking for quietness, this is it!
Please take note at the other reviews. The service and care for the residents here is absolutely awful. Apartments are crawling with roaches and appliances do not work. I am going to move out immediately once my contract is over. DO NOT LIVE HERE!!!!!
I have lived here for just about one month, overall my experience here has been negative. Management is friendly but my issues are primarily with the complex itself. Pros: 1. Management is friendly and works to resolve issues. 2. Proximity, everything is just a few minutes away. Cons: 1. These buildings are old and it shows. 2. Bugs are a serious problem that doesnt seem to be getting fixed. Mainly cockroaches 3. The renovated apartment are clearly done as cheaply as possible. We noted one of the cabinets was broken when we first moved in. This has not been fixed. Our microwave caught on fire the first time I used it I notified the complex and spoke to maintenance about it over 3 weeks ago and it has still not been fixed. Our AC stopped working I still need to put in a maintenance request for this. The hot water heater is extremely dated. 4. Since they allow smoking in the apartments pur halls smell like weed all of the time. Now the smoke is coming into our apartment and you can literally smell smoke inside of our bedroom, it is annoying and a safety hazard. 5. Valet trash, we have still not received our trash can everyone else just throws their bags in the hall. Its embarrassing and smells terrible. As if the weed wasnt bad enough. 6. We hear everything our neighbors a us do. I can here them stomping and their kids screaming. I am up at 12:30am writing this because I cannot sleep with all the stomping. 7. The gates don't work. I am a solid detractor for Ashford 75. I have already advised 4 friends that they should NOT move here. I would advise you to do the same, unless if you want to pay way to much to live in a run down apartment that smells like trash and weed, with your neighbors stomping above you. I wish we had paid a little more and moved some where nicer. seriously its worth paying a few hundred extra to live somewhere nicer. In all fairness they did offer us another unit, while I appreciated this we were already moved in, had internet, and electricity turned on, and they did not offer to cover the cost of movers, or any fees associated with switching our services. We will stay here until the end of our lease and are planning to buy a house, or move to a nicer place after this. Either way I will do my best to avoid staying here more than a year, and will continue to tell anyone looking to AVOID ASHFORD 75!
I was escorted through the property by Chris B. He was warm and inviting from the moment I walked through the door. The property was beautiful and everything I am looking for in a home. Gated, security, pool, gym, office center, friendly safe. Chris provided me with plenty of details about the property and was able to answer all my questions. After seeing other properties between Atlanta and Orlando, I definitely see myself making this my next home.
For one, the inside of the apartments do not have these fixtures and finishes. So lets start there. Second, the place and community is livable, if you don't mind the constant towing of your vehicle at your own expense and the constant issue with the water. They are doing a lot of construction on the property RIGHT NOW but the water issue goes as far beyond it and as such: take a quick shower because the hot water only last for about 5 minutes - then it runs cold, the water pressure is a joke - if a neighbor above you or under you is running their dishwasher or washer, good luck with your shower/dishwasher/washer. All of it is a joke. They combined the rent, water, and trash valet because they know their water system is a complete dumpster fire. The tow people they use are grimy and don't care if they damage your vehicle ( PRONTOW ) is their name or whatever). I've had to fix my tire because they popped it before. And I've been towed about 3 times IN MY OWN COMPLEX THAT I PAY FOR TO LIVE IN. The complex strives off towing people and I honestly think that's where they make most of their money to "upkeep" their sad amenities. The computer room under the leasing office is always disgusting and the computer keyboards don't even work. The manager at the office always has an attitude. No matter what. Sour for no reason so if you have a complaint or grievance, just be prepared for her not to give a care. Now the living amenities when it comes to the apartments are OK at best. All they did was add a coat of paint or two and that's about it. Still dinky and outdated. Granted, you are next to the Battery and all that and they have a low cost but just mind your own business and watch out for your car! I understand different people have different worries and needs and when push comes to shove you need a place to live, just be careful of the things I listed. Lord knows I would have picked a different place if I, one, had know of the towing foolery and water issues and, two, known that there was ALWAYS going to be an issue at the complex. Anyways, if you read this then great! Just be careful on choosing this place.
I have been here for a month and have had minor issues since I applied. The biggest problem is they never hardly answer the phone and rarely follow up. You literally have to go in the office and see someone to get something done.First off after numerous calls to the office, multiple trips and several emails I finally got my mailbox key last week which again I have been here a month. Secondly I pay for VIP trash pick up which is supposed to be picked up 5 days out of the week but doesn't so I have to empty it at the big trash can. Last, getting things repaired. I had one issue and it took several emails to get it fixed but it finally did. The staff is friendly but are always on roller skates so following up is a huge issue.
If I had to choose one word to describe this place it would be CHAOS. The leasing staff lacks communication and is far from organized. I found a listing for a one bedroom online and was promised a 7-month lease for a fixed amount of rent per month on the second floor; it was all verified by the leasing office when they called to follow up with my online application and move in date. The day I moved in is when everything started to go downhill. My second floor was switched to a dungeon like basement floor. My 7-month lease was changed to a 12month lease, unless I wanted to pay an extra $100 per month. It is a 60-day notice to move out instead of the typical 30-day. Then they jack up the rent and utility costs until you move out. Upon putting in my 60-day notice the lady tried to tell me how to fill out the comments section and not put in my concerns, complaints and reasons for moving out. Then I was also charged for the full month rent upon move out even though my move out notice was before the end of the month. After talking to the third person and getting a third story I could only pay what I legally owed. There is no deposit they sneak in the fact that it is a non-refundable rent fee. They did not bother to mention that parking permits are required and got a nasty tow warning plastered to my window that refused to come off. When inquiring about a temporary parking permit for a guest for 2 weeks I was informed that they do not use them anymore, then when I asked someone else they tell me it is a $50 charge for a replacement. People will park anywhere they find a place, no parking zones, handicap zones, fire lanes, they don’t care. Pool is shut down repeatedly for no reason. The smell up and down the halls is awful, there is always trash inside the hallways and piled up around the dumpsters. Maintenance requests are a joke, they take at least a week to respond, even when you have a leak. Then if you put in a request for something that they do not want to do they will close it and mark it as completed. (Tested the theory 3 times) in the short time I have been here I have had issues with: The floor in the bathroom peeling off, a leak saturating my closet floor, a leak coming in from the bedroom window, sliding door missing the exterior handle so anyone could get into the apartment, garbage disposal, twice, electrical outlets not working, mold growing on the walls. They leasing staff is so rude, all they care about is collecting rent.
I went to visit Ashford 75 this past Sunday in hopes of finding my new apartmet home. The representative, Sonya, that showed us around was absolutely awesome! She was very thorough, knowlegeable, professional. I was so impressed by her because I myself am a leasing agent and I know that great leasing agents are hard to find. Consider her an asset. I want to lease here, not only because of the attractive community but because the way she represented your company! Thanks for your great service Sonya
Very awful apartments! I had mold and mildew in my home. My living room was flooded for weeks and they DID NOT care. Just do me a favor and not go here PLEASE!!!!! I terminated my lease because it was so bad. Horrible customer service and bad environment!
Roaches, bed bugs, and a really rude and unresponsive staff! This has been one of the most unpleasant experiences I've had at any community I've lived at in the past 10 years! The staff has an attitude and it always takes them over a week to respond to requests. Save your money and go somewhere else! There are tons of great communities, but Ashford 75 is not one of them.
This place is HORRIBLE and I wouldn't recommend this to NO ONE!!! They get you into a lease and DON"T CARE NOTHING ABOUT YOU!!! Even upper management for GREYSTAR community DOESN"T CARE. I moved in and was told that I would have my master bedroom sink replaced due to the paint peeling off the sink and counter, that took almost 3 months. I moved in and went almost 3 months without a mailbox key and continued to have to travel back and forth to have them check my mailbox for me. Since I moved in I have asked for new white blinds for the front room because they have me with dirty ones. I have asked for the balcony screen door to be fixed. I have asked for them to check my kitchen dishwasher and neither have been addressed. I have been begging this property for 4 months now to help with issues and they still will not give my apartment service. -Pernell-
When I first moved here it wasn't a safe place (especially for a single woman). The maintenance of the apartments was horrible, the hallways looked nasty, and everything looked ran down but hey it was what I could afford and I love the location. After new management took over this place did a whole 360! They remodeled everything evicted all the people who caused problems in the neighborhood and now we even have security which makes me feel safe to come in and out my apartment at night time. Besides the rent going up significantly from what I use to pay, I don't mind living here. This is my second year living here and would be a third if only I could afford the rent but I can't so I will have no choice but to move next year.
I have been living in this apartment complex for about 7 years. It had become a little rundow. Last year a new company took over and immediately started making changes. All units were renovated with new flooring and appliances. They also added beautiful landscaping. They pool that had been closed for nearly 5 years was also renovated and reopened. I really appreciated Ashford 75 for coming in and beautifying the complex. Great job! Ashford 75 is convienent to tons of shopping and restaurants. The highway is just up the street. It is also very close to public transportation.
Nothing but a terrible experience since moving in. I'd give less stars if I could. The leasing agents are apathetic and completely lack customer service. I had about 15 things wrong with my apartment when I moved in and only 5 of them have been fixed after persistently having to threaten them with escalation. Management ignores your emails, says they'll fix things at a certain time but they don't. We have had roaches since we moved in although they make us pay for pest control. They switched our until and move in date 3 times and we were never made aware of the changes until we called to make sure everything was okay for move in. We couldn't do laundry for a month because of holes in the laundry room that they took a month to fix. These were only fixed because I had to call them and email them daily and threaten them with potential court escalation. It is truly terrible. Management, the agents and maintenance all lack professionalism, urgency, honesty & customer service. I'm only staying because I don't want to repay a pet deposit elsewhere. I really wish I got a 6 month lease instead of 12. Seriously, it's terrible. And there are loud, crying children everywhere in my unit, so it's always nice to wake up to screaming kids and loud running feet regularly. DON'T DO IT. It is ratchet, dirty and there are unmarked police cars always doing security, so there is obviously sketchy stuff going on. I do not feel safe here and the entire staff is ridiculously incompetent. Don't trust them, no matter how nice they are during your first visit. They are irresponsible children.
As a mother you always want you and your child to feel as safe as possible and this complex really gives us that. They have amazing police officers who patrol the area. I like to go running at night and I always see a few of them walking around making sure everything and everyone is okay. :)
